MANAGER’S CORNER

Hello Neighbors,
As we enter the time of year that marks the beginning of the holiday season, and with Thanksgiving just around the corner, we want you to know how grateful we are to live in such a beautiful community. Surrounded by the natural beauty of the Pacific Northwest and the kind, caring neighbors who make this place so special, we truly have much to be thankful for.
Recently, we were reminded once again of the generosity and compassion that make Bow Lake such a remarkable place to live. One of our residents was unfortunately scammed out of a significant amount of money, leaving him short on rent for the following month. In an incredible act of kindness, another resident anonymously started a GoFundMe campaign that raised enough to cover a large portion of his rent. The recipient was deeply moved by this outpouring of support and said, “Bow Lake is a treasure. There is nowhere else that I could live where something like this would happen!”
After hearing from some officers at the “Coffee with a Cop” meeting in October, we were also reminded about what a wonderful community we have. This is a place where people look out for one another with a true Neighborhood Mentality. That is something rare and worth celebrating.
As we count our blessings this season, we want to thank each of you for helping make Bow Lake such a warm, welcoming, and caring place to call home. Wishing you all a wonderful Thanksgiving filled with friendship, gratitude, and joy.
With Gratitude, Sean and Denise

As a reminder, when we have at least 17 residents in attendance (not counting Board members), there will be a drawing for a $20 gift card.
Please remember, if you have any questions or concerns regarding the Clubhouse, Recreation Association, or upcoming events, we encourage you to attend the monthly meetings to learn more.

COMMUNITY NOTES AND REMINDERS
• RECENT NOTICES
We’ve received some calls and visits with questions about the recent notices that were delivered and mailed to residents. As many of you know, several new laws were passed in Washington State this summer regarding landlord–tenant relations. While residents experience these changes from the tenant’s perspective, we’ve also had to adjust the way we operate to comply with the new requirements.
Some of these laws now require a more detailed and specific process for serving any legal document. By law, we must post the document on your home in a visible location, take a photo of it, and also mail a copy to you by certified mail. In addition, the language used in these documents has become more formal and complex to meet state legal standards. We understand that this process may seem confusing, but please know that we are simply following the procedures required by law. If you receive a legal notice from us, you may receive it more than once and through more than one delivery method. We appreciate your understanding as we work to stay fully compliant with state regulations.
• INSURANCE REQUIREMENT
We’ve noticed some confusion recently about the community’s insurance requirements. Many residents have received reminder cards in the mail and may believe that providing proof of insurance once is sufficient. However, we need proof of current insurance on file each year. This means that whenever your policy renews, you must provide an updated Binder or Declaration Page. (Please note that a copy of your invoice does not meet this requirement.)
Maintaining insurance on your home is extremely important. In the unfortunate event of a catastrophe, such as a fire, you would be responsible for the cost of debris removal and any damage caused to another person’s property. Having the right insurance in place helps protect you and your neighbors.
You can drop off your updated paperwork in the office, email it to us, or have your insurance company send it directly when your policy renews. Please make sure we have your current insurance information on file to help keep everyone protected.
• FREE ITEMS REMINDER
If you have items you’d like to give away, please place them in the laundry room or donate them to a local resale organization such as Habitat for Humanity or Value Village. We kindly ask that you do not leave items on your lawn or in your carport for others to pick up. The only exception to this is immediately following the annual yard sale, when items may be temporarily set out until they are removed. Thank you for helping us keep our community safe and looking its best!
• CLUBHOUSE PARKING
When parking in the spaces around the Clubhouse, please be mindful not to pull your vehicle so close to the curb that it blocks the sidewalk. Clear access is essential for residents who use wheelchairs, walkers, and scooters, and keeping the sidewalk unobstructed ensures safe and easy passage for everyone. Thank you for helping us keep our community accessible to all.
