Taos Real Estate Market Report

The Covid-19 pandemic in 2020 added an extra surge of buyers to a market that has been steadily gaining momentum since 2015. The market looks set to remain very strong in 2021. January and February 2021 sales were well above 2020’s for the same months. Call me for a free market analysis of the value of your property, and a consultation about the selling process. SINGLE-FAMILY HOMES - 2020 unit sales of single-family homes–by far the biggest segment of the market–were 25% more than 2019; dollar sales were up 30%. This despite very low inventory of homes listed for sale. The supply of homes is nowhere near adequate for buyer demand, which spiked last year due to the Covid-19 pandemic, and which shows no sign of diminishing. Prices are rising at an accelerated rate. CONDOS - Demand has also increased. The lack of inventory is even more acute than for homes, and this was a limiting factor on sales: 2020 sold units were down 6% from 2019’s total. Prices are rising in this market segment, too. Median and average prices were up 25% and 10%, respectively. As a result, total dollar sales were up 3% despite the 6% drop in units sold. LAND - Unit sales finished 2020 down 6% from 2019. The land market hasn’t recovered from the real estate recession of 2008-2011 the way the residential market has. The cost to buy land and build a home has for years been substantially greater than the price of an existing home; and 2020 saw a huge jump in building costs. Nevertheless, with residential inventory so limited and unlikely to improve, some buyers will opt to buy land and build. Recently, there has been a sharp increase in pending land sales. We expect 2021 sales to be up significantly over 2020.

As we have adjusted over this past year to a new way of life, with vastly more of us working from our homes, home office remodeling trends have leapt to keep pace. Experts suggest putting more of your remodeling dollars toward sprucing up the home office. Bob Orner has been building in Taos for nearly half a century. His company, Up Front Constructions, recently completed a two-year job building out the top two floors of the Blake Hotel in the Taos Ski Valley. He spoke with us about doing business during the pandemic, sources of inspiration and how the long quarantine has brought the home office remodel to the forefront. “I moved to Taos, from Montana, when I was 20 (44 years ago), not knowing anyone, just looking for adventure. I had headed out to Montana from New Jersey when I was 15, to live on a ranch with my dad, step-mom and six siblings, and finished up high school there. During that time I fell in love with woodworking and started making furniture. I later built a log

spec house there with my older brother, which sold right away. That was not easy because every time we picked up a heavy log to put in place on the wall we would start laughing and have to put it back down, then try again. Our sense of humor damn near killed us. I then set off for Taos on my motorbike, all starry-eyed, with 50 bucks in my back pocket. My first stop, as I rolled into town, was the gas station, where I landed my first job pumping gas. Soon after that, I met a contractor and joined his crew. We worked together for the next eight years before I started Up Front Construction out of necessity, as work had dried up. It was funny, my boss always used to say, ‘Don’t ever become a contractor, it sucks!’ He was pretty convincing for a while, until I landed my first job and realized that I loved running construction jobs — and still do! “Currently we focus on building custom homes, additions and renovations out of adobe, frame and pumice. I really enjoy the old, authentic adobe look, with wavy walls and lots of


artistic character, like viga ends that protrude from exterior walls at different lengths and angles. My favorite places to visit for inspiration are the Fechin House, the Mabel Dodge Luhan House and the old Victor Higgins home, to name just a few. “I really appreciate all my talented, dependable, local employees, whose expertise and integrity create the foundation of everything we do. My supervisors Richard Hoyle and Gary Apodaca have worked for me for about 30 years, and my other supervisor, Brian Trujillo, has been with me for 22 years — all three of them are invaluable to my business, and to my clients. I am blessed to have had their support and loyalty over all these years.

TELL US A LITTLE ABOUT YOUR CONNECTION TO NEW MEXICO. Growing up in Taos, I’ve been fortunate to be part of a culturally rich community, surrounded by an incredibly diverse landscape that offers a plethora of activities to experience, and breathtaking views. Taos draws people here for so many reasons which makes it an ideal place to live and visit -- it’s a big melting which makes Taos so unique. Growing up here, I experienced living off the land in the truest sense: tending to gardens and orchards, spending time in the mountains skiing, camping, hunting, and fishing. My connection to the area is quite deep. I was born and raised here in El Prado. My grandparents were a big part of my growing up. My grandfather Luis Martinez was the owner of the Gulf gas station on Taos Plaza, county commissioner, and a bus driver for which he is probably most well-known. My father, Phillip Trujillo, is a contractor who built Orlando’s Restaurant (originally a Southwestern art trading post) and my mother, Francina Martinez, is a real estate specialist for the U.S. government. My aunt and biggest supporter, Dolores Trujillo, was a long time educator within the Taos school district.

As a child, I was an avid local sports fan, and later became a Taos Tiger participating in football, track, basketball, baseball & most notably soccer where we won the District championship my senior under Jake Mossman, and one of the great coaches of the sport - Michael Hensley.

After graduating in 2008, I left Taos to attend Occidental College in Los Angeles. WHAT WAS THE JOURNEY LIKE RETURNING BACK HOME? After graduating from college, I had the opportunity to teach English to children in Spain, and travel throughout Europe, immersing myself in many local communities and cultures. In between I worked for sports and entertainment organizations (IMG, Fox Sports & San Jose Earthquakes of Major League Soccer). I was then recruited by a fast growing global software company in San Francisco where I led a branch of their marketing team. In the summer of 2019, I returned to Taos. I missed my family and the land and wanted to reconnect with my roots. The decision to get into real estate was born out of my family history here in Northern New Mexico and my enjoyment of the land. I love sharing the land and the rich history of Taos with people. With that in mind, I became a Realtor in November the same year I returned. Shortly after beginning this new career, I met Page Sullivan, a veteran realtor who is a wealth of knowledge and who I like to refer to as the “Queen of real estate” in Northern New Mexico. Page has been a major influence from who I’ve learned so much from in such a short period of time. The region is made up of a remarkably special and diverse community. It all begins with recognizing the beauty of nature around us and respecting Mother Nature, along with acknowledging those who have come before us to shape our rich traditions, especially the indigenous community. Preserving the community includes things like supporting local businesses and artisans, looking for ways to care for our elders and veterans, supporting youth education programs and extracurricular activities, donating to local charities, etc. The responsibility really rests on the entire community, along with those who visit our precious region. I try to support local businesses by consuming their goods and encouraging others to do the same. This summer, I’m hoping to coordinate a clean-up of the mountains around Taos. When we travel to the mountains, there are piles of trash off to the side of the road. To me it is important to clean it up as it’s really a scar on the beauty that makes up so much of where we live. Also important to me is caring for our elders. I was fortunate to have my grandfather until he was 100 years old and saw the need for our elders to be appropriately cared for and loved. In the future, I look forward to getting involved in youth sports, local politics, and continuing to promote health and wellness within the community.

LASTLY, HOW CAN PEOPLE GET INVOLVED IMMEDIATELY WITH HELPING THE COMMUNITY? First - stay informed with a local publication like The Taos News. Learn about volunteer and donation opportunities. Utilize social media; follow @Taos @HomInNM on Instagram. Participate in conversations on local Facebook groups. Local community boards are also great in a small town like Taos. Consume literature about the region and familiarize yourself with past and current artists. Patrick O’Brien of The Salamander Company LLC. has been helping people build their dream homes for more than 20 years. In doing so, O’Brien and former partner Robert Ivy have earned a reputation as craftsmen, collaborative partners, and innovative solution-seekers. When asked about the essence of Salamander Company’s approach, O’Brien says “We always strive to be creative in our problem-solving and use that as an approach to the whole project.” He explains that each person on the crew and the subcontractor companies form a whole team; doing the best they can for the sake of their own work and for the mission, which is completing the house for the client. Establishing a good relationship with the client for a new home or renovation project is the key first step. “After you meet a new client, you move very quickly into a relationship of high trust that lasts for eight to 10 months,” observes O’Brien. “People are asked to commit a lot of money to the project. We try to maintain the initial level of trust all the way through the project and well into the future.” As a longtime Taos resident, O’Brien strives to do the best job possible and to make sure all communications are honest and transparent. He explains at the beginning of the process exactly what the company charges and why. That honesty has been particularly important over the past year, as the pandemic has increased prices dramatically and lengthened the time frame for construction projects.

PANDEMIC IMPACTS The arrival of COVID-19 last spring introduced a host of new challenges for projects already underway. “There are inevitably surprises with any project,” says O’Brien. “This past year has been full of them with supply chain issues and price increases.” When the pandemic hit last March, the company shut down for eight weeks. O’Brien was able to get a PPP loan that allowed him to continue to pay his crew. In the midst of two renovations, he had to work with his clients to explain that the timeline for their projects would be extended. It’s always a challenge to keep a construction project moving on its original timeline, but with COVID restrictions, those issues were compounded. “Usually, you can load up crews on the site, with different subs working in the same room,” O’Brien explains. “Now, we need to keep personnel on the job site to a minimum, staggering the subcontractors, which adds challenges to scheduling a project and affects the timeline.” Among other problems to solve has been the skyrocketing costs of building materials. Salamander Company always builds in

a 5 percent allowance for rising prices, but the pandemic increases have been 30-70 percent. Plywood, truss packages, and metal fasteners are among the materials that have increased. It becomes a matter of communication between the client and contractor, identifying trends and the increased costs based on those trends. “ In talking to managers at local hardware stores, increased prices are coming from the distributors, everything has ramped up,” says O’Brien. “I expect the prices to come down a certain degree, but not to pre-pandemic levels. I think we are looking at a new normal.” And what might the new normal be? In the past, construction costs to build might vary between $250 and $280 a square foot. Now, O’Brien uses $280 - $300 as a place to start pricing, hoping that it won’t cost that much for the finished project.

NEW CONSTRUCTION PROJECTS Currently, Salamander Company is building a new house near Arroyo Seco for a local who has lived here a long time. “This is her retirement dream house,” explains O’Brien. “It is a modest-sized house with 1,200 square feet inside and a similar amount of outdoor space, including a carport and portal. Outdoor space is important because for so many months of the year it is easy to maintain indoor/outdoor living.” Although the house is small, O’Brien describes it as handsome. The house has a stucco exterior and extensive rich wood details inside and out. It also has some features that are more hidden. It is being built with super tight construction, part of a series of developing practices representing a current trend in building.

THE TREND TOWARDS THE PASSIVE HOUSE A passive house is super-insulated, from the foundation up to the finishes and almost airtight, making the heating systems relatively inexpensive and requiring very little energy to heat. All-electric homes are being supplemented with solar panels, in some cases producing a net zero energy house that produces as much energy as it uses. As is the case with the Arroyo Seco home, there is propane for radiant floor heat with a wood stove as back up. “The passive house is super energy efficient and airtight so there is less need less for propane to keep the house comfortable and warm. I’d like to take the company into the passive home direction, learning from locals who are working in the field and from the reading I am doing. It makes so much sense.” An important part of the approach is triple pane windows, which cost more but reduce the price of the mechanical systems and energy over time. “If you have less house to

heat and an easier house to heat those two things go hand-in-hand,” says O’Brien. With renovations, the emphasis tends to be on stylistic changes, but there may still be some possibility of adapting the passive home approach through retrofitting older homes, although it is more of a challenge. O’Brien would like to develop a simple energy modeling tool to look at savings from improvements like changing out windows or adding insulation. Such a model could show initial costs for improvements and then estimate the energy savings over a period of years. While the monetary payback might take a number of years, there is an immediate benefit in increased comfort.

LOOKING BACK AND FORWARD Part of the success of Salamander Company is its reliance on local expertise. The crew is all local and the subcontractors are long-standing companies like Valverde Energy and Maes Electrical. Maintaining these relationships ensures collaborative problem-solving and competitive pricing, based on the desire to continue to work together in the future. Local designers are also important to high quality results; EDGE and Henry Architects are frequent partners. Recently there was a change at Salamander Company. O’Brien is now the sole proprietor, but he had a partner who retired at the beginning of the year. Robert Ivy was O’Brien’s partner for 20 years. O’Brien says, “A lot of success that the company has had is based on the reputation that he and I built together.” That reputation has translated into consistent projects with repeat business and new clients coming through word of mouth and more recently a few internet ads. And the demand is increasing. “I’ve had more calls in the last six months than in a typical two-to three-year period. It’s like the dam broke. Since the pandemic began, more people are working remotely and looking at communities like Taos,” O’Brien explains. “A young couple has been traveling around the country in their RV for the last three to four years. They’ve finally decided to make Taos their home. They have a modest-sized house planned for a beautiful property in Arroyo Hondo. It is their dream and I’m happy to be involved. They are super excited and that makes me feel excited, too.”

A century ago Taos was “discovered” by a group of artists, many of whom chose to remain here and established what would become one of the most consequential art colonies in the country. In any context it’s a remarkable piece of history, Why did this isolated little mountain town foster such excitement, creativity and distinction? Over the years that spirit has continued to attract the inventive, the arty, the pioneering, the quirky. In 2020, however, Taos appears to be the destination for a whole different category of newcomers: the Zoom workforce. Realtors across the region confirm that, as other local businesses struggled to stay afloat, the real estate market in Taos was buzzier than a beehive. Brian Stenum, owner of Casa Encantada Realty and 2021 president of the Taos County Association of Realtors, noted that “the local real estate market saw a significant increase in activity last year with sales higher than in any other year

SINGLE-FAMILY HOMES Through the first two months, unit sales of single-family homes–by far the biggest segment of the market–are up 50% over the same period in 2020 (54 vs. 36 closed sales). Dollar sales are up 94%. Median and average price are up 24% and 29%, respectively. The supply of homes listed for sale continues to diminish but buyer demand, which spiked last year due to the pandemic, remains strong. Prices are rising.

CONDOS Sales in this segment of the market are also up, despite an even tighter inventory than in Single-Family Homes: For the first two months, unit sales are 14 this year vs. 5 last year. Condo prices are rising, too, although this is not reflected in the year-to-date median and average prices, due to the small number of transactions. Inventory will remain inadequate again this year, so prices should continue to rise.

for a year, although the construction itself took about 6 or 7 months. This is not the way to fly for most, but it is possible and the savings can be substantial. We ended up thrilled with our outcome but our relationship with our lead guy, who we entrusted with this task, didn’t survive, so be forewarned. My honey and I did though, which is the key and not guaranteed even with the tightest of couples. Because of all that is involved, I think the first consideration is what kind of building material you want to work with. That is, if you know. There are contractors who specialize in pumice, adobe, straw bale, and rastra. Almost all can do wood frame, but not all do the others well. Sometimes you don’t know all the nuances, advantages and disadvantages of each, so you start with a blank slate. Thanks to Google, given the time and interest, you can find out all you need to. Or you can find out as you interview people and hear what they have to say. Hopefully both.

Building a new home, or remodeling, updating or adding to an older home, can be a very stressful experience. Who you choose and hook your wagon to is a real important decision and one that takes time and thought. Regardless, it is likely to be a difficult experience and can strain even the best of relationships. I know firsthand because we went through a major remodel ourselves, as those that follow my columns likely know.

I suggest you interview several people you have heard good things about. It is so easy to get information off the web, both good and bad. But to me, finding someone who will not only educate you, but also listens, and you are comfortable with, is as important as price. We had the experience of almost working with a contractor whose work I admired. As a realtor I was in one of his houses and was impressed with the finish and quality of the home. But as we worked thru the bid process, we found that he did not try and make sure we understood as he was not clear about what was included and what was not. When we were about to commit we found that there were significant items we thought were a part of the price we were discussing but weren’t. We walked away from that fellow and never looked back. He was all sales and no caring - and that wouldn’t have worked for us. Make sure you talk to all the people you are considering. Get references and walk through homes they have built or projects they finished. Look at the corners. See if there are cracks where there ought not be or spaces where things ought to be flush and tight. And listen to experiences of those that have come before you. Get an itemized breakdown of the bid. There are contractors out there that will do a line-item proposal so you can include and exclude items as you work through your budget.

Most folks choose to hire a professional builder. In Taos they are referred to as contractors. One does not have to work with an architect, but some folks do. And the more complicated or sophisticated the job, the more consideration ought to be given to adding that layer to the structure you are putting into place, so long as you can afford the extra tab.

Be careful of the MAWs (or Might As Wells). They can kill your budget. You may be presented with two types of windows. One may be only $100 more than the other. But taken together that may mean thousands. Or you might be presented with door locksets. One may be $50 more than another. But realize that you might be making 100 choices during the process and if you always go for the one that’s a little more that adds up. We went through that. Discipline, and keeping your eye on your priorities is so important.

I ought to say that people can be their own contractor. Few have the skill sets or time to do that - but we did. And only because we had a man who had a crew that we trusted and knew we would work well together. Even then, my honey and I worked at it seven days a week

We have lots of good people to work with. And a few not so good. But if you do your homework and listen and learn, you’re bound to find the right professional for you. You do want it to be an exciting and rewarding experience. Harvey Blaustein is a retired attorney and local real estate broker.
