GUNNING TO KEEP TAOS UNIQUE

Victoria Gunn brings her Chicago flair to the Taos real estate landscape. Following her parents, who moved to Taos Ski Valley in 1979, Gunn began her New Mexico chapter after being drawn to the Land of Enchantment. Upon arriving, she found herself amidst the “beautiful chaos” of the small mountain town.

She launched her concierge real estate service alongside Conagan Stay, a company she worked for before it rebranded as Berkshire Hathaway HomeServices. Gunn has always believed real estate requires a great deal of behind-the-scenes work.

“It is more work than people assume; it’s all about your commitment to it and the hours you put in. It is about figuring out what people want and how to provide it for them,” Gunn says. “In the Wild West, it was a whole other level.”

Ever since her very first sale — a $1.3 million penthouse to the CEO of FTD Floral — she’s been hooked on the business. She revels in the freedom it provides but knows it takes more than an organized calendar to succeed.

“Working in real estate isn’t about driving fancy cars and contracting million-dollar homes every other day — you have to

create meaningful relationships with your clients. Once a purchase agreement is accepted, that’s when the real work begins,” Gunn says.

She finds inspiration not just in selling properties, but in taking the time to beautify the homes — and the lives — of the people inside them.

Gunn also noted Taos is not your average rural town. It is a true community, where you have to commit your time and give back. Real estate has allowed her to deeply integrate into every aspect of the community, from volunteering at Stray Hearts Animal Shelter to participating in Taos Pride and St. James Episcopal Church.

For Gunn, it’s all about keeping Taos local — preserving its strange and wonderful uniqueness. In developing her website, she has prioritized highlighting events and life in Taos, launching a new series called “Tales of the Weird” to encourage people to embed themselves in local culture, not just the houses they purchase.

“I did this as much for the locals as the people visiting. All my work is a love story — an homage to Taos. Its culture is as distinctive as you can get, and it will em-

brace you if you consider yourself a guest of the land,” Gunn says. “There is no place like it, and I hope Taos stays fun and weird forever.”

Gunn has distinguished herself not just as a broker, but as a “concierge” of real estate.

“I call myself a concierge because you tell me what you need, and I provide. I got a guy for everything. I want to support people in the emotional process of not only purchasing a home but in the aftermath as well.”

Gunn’s Chicago training introduced her to New Mexico’s real estate scene as one of the best, but only by living in the community has she truly come to understand the importance of helping people find their homes. She makes it a point to personally get to know her clients and encourages them to pick up a copy of Tempo every week to integrate their lives into the community.

Taos Real Estate Market Report

Year-to-Date through April 30 (4 months)

2023 ended the year with sales well below 2022 in all categories of property. Both the number of closed sales and the dollar volume were down. The red-hot market of 2020-2022 was bound to cool off at some time, and 2023 was it. The sharp spike in interest rates, worries about inflation and the economy, and the scary geopolitical situation, combined to dampen buyer enthusiasm for real estate investments. 2024 should see the market regain momentum, as interest rates have begun to decline and the long-anticipated recession seems to be not happening.

For the first four months (January - April), the number of sales of Single-Family Homes and Condos are both up, but Land is down. 2024 may have been the end of the downturn that started after the market peaked in late 2022; however, current concerns about tariffs, resurgent inflation, and a possible recession may have a negative effect on the real estate market this year.

SINGLE-FAMILY HOMES – Unit sales were 29% fewer than last year. Dollar sales were down 31%. Median price was about the same (+1%), and average price was down 3%. The rapid price rises of 20%-25% per year during the 2020-2022 market surge were unsustainable. However, there is still more demand than supply, with the inventory of homes listed for sale the lowest it has been in many years; therefore, prices should remain fairly firm.

SINGLE-FAMILY HOMES – For the year through 4 months, unit sales are up by 5 (+7%) compared to last year, at 73 vs. 68 houses sold. Dollar sales are up by 15%. Median price is down slightly (-1%), while average price iss up 8%. The inventory of homes for sale remains low, which should keep prices from falling; however, they are not rising much. The market is no longer the one-sided seller’s market that it was during the 2020-2022 boom. Buyers are finding some room to negotiate, and we are seeing more discounting from asking price.

CONDOS – For the full year, unit sales were down 37% compared to last year. This was mainly due to lack of inventory---there were very few condos available for purchase. Dollar sales were down 25%. Median and average prices were actually up 17% and 19%, respectively, due to the acute shortage of inventory.

CONDOS – Year-to-date unit sales are up by 3 compared to last year, at 16 vs. 13 (+23%). Dollar sales are up, but only 8%. Median price is up 7% but average price is down 12%. Averages can be skewed by a few sales in such a small data set; we need more data to gauge the direction of this market segment. However, since condo inventory remains extremely limited, prices should remain firm.

LAND – The number of sales was down 20% compared to last year. Dollar sales were down 21%, with median price down 5% and average price down 2%. New Mexico has protected the night sky for more than 25 years, and Taos has even more stringent

“When it is finished, it will be a center for community learning and outreach,” Zach Riesche, senior public relations specialist with UNM–Taos, says. “We hope that the opportunity to see the stars will have a profound effect on people’s lives.”

Replastering of San Franscisco de Asis Church Taos Farmers Market

The San Francisco de Asís Church in Ranchos de Taos was built over more than 40 years between 1772 and 1816. It is a blend of Spanish Colonial architecture and the traditional building techniques of the Taos Pueblo people, according to the church. It has been recognized as a National Historic Landmark and is said to be one of the most photographed churches in the world.

Ever since the building’s completion, parishioners have come together to repair and re-mud the church

in an act of faith known as the enjarre, Guadalupe Tafoya, archivist and historian for the church, explains.

This year, the enjarre is scheduled for June 23–28.

“Volunteers, donations, and food are welcome to support the process,” Tafoya says. “It is hard work, and you may get sore, although it is also a lot of fun.”

While churches are replastered in other parts of the Southwest, the San Francisco de Asís Church remains a unique and sacred structure found only in Taos.

The Taos Farmers Market is full of the tastes of the region. In the summer, you’ll find sweet peaches along with chiles roasting in big baskets.

“The Taos Farmers Market is the only place in Taos where one can taste the flavors of the region directly from the hands that grew it,” Jennifer Helsel, member of the Taos Farmers Market board and treasurer, says.

“Whether it’s vegetables, herbs, meat, cheese or wild-grown plants and flowers, our vendors gather the best of what this land offers and allow us all to feel that connection to the land beneath us with each ingredient.”

The market opens for Saturday morning shopping in mid-May at the Taos County Courthouse at the corner of Paseo del Pueblo Sur and Albright Street. It’s a popular stop for visitors and locals alike. At the Taos Farmers Market, they say, “Know the food, and you’ll know the place.”

“I’d like to see a little kitchen witchery: some locally sourced tinctures, handmade soaps and maybe even tarot card readings,” she adds. “It’s all about honoring the passing of the torch in the most authentic Taos way.” She also notes the store’s knowledgeable, easygoing staff will remain on board. “They are all lovely, kind and gracious. It’s a pleasure working with them through the tweaks we are making.”
