Sue Hunt has worn many hats — from creative to editorial author for Transitory Nature — but her time working as a real estate broker has helped countless individuals find their future homes. Her brokerage firm aids in buying, viewing and even building dream properties.
“I see the diversity of people’s dreams,” says Hunt. “Each of us lives in our bodies, homes and with land in a very different way. For me, it’s about helping people feel like the best version of themself in their daily habits and homes. Sue found Taos through a college interest in sustainable, off-grid building. “I had Earthships book one, two and three in my New York City apartment,” Hunt recalls.
“I always thought, ‘When I get the chance to get to New Mexico, I will most certainly drive to Taos.’” After pulling over and standing on the Gorge Bridge, she realized this was where she needed to stay. Now, 10 years later, Taos has become her true home, where
she lives with her entire family — and it will remain so for years to come.
Hunt derives her passion for real estate directly from the creative, mysterious land itself. “You must be unique, resourceful and connected to land to make it work here. I truly love walking alongside clients as this process unfolds for each person,” she says.
Real estate, for Hunt, is as much about building relationships as it is about building house foundations. She believes success comes from creating authentic friendships, a commitment to community, and intimate family and friend networks — as well as to the larger ecosystem of Taos.
“My dedication to real estate connects to me the way we live on a physical and spiritual level. These layers create purpose and a grounded path forward,” Hunt says, remarking that Taos creates a guttural sense of physical identity, evolving closely with the land, the livelihoods, and all who dwell here. “It’s been a 10-year evolution for me.”

wins — the meeting of minds between client and broker. Real estate has become a convergence of life transitions for Hunt, and many times, it works out in an emotionally connected way for everyone.

2023 ended the year with sales well below 2022 in all categories of property. Both the number of closed sales and the dollar volume were down. The red-hot market of 2020-2022 was bound to cool off at some time, and 2023 was it. The sharp spike in interest rates, worries about inflation and the economy, and the scary geopolitical situation, combined to dampen buyer enthusiasm for real estate investments. 2024 should see the market regain momentum, as interest rates have begun to decline and the long-anticipated recession seems to be not happening.
For the year through June, the number of sales of Single-Family Homes is up slightly compared to last year, Condos are exactly the same, and Land is down substantially. The market is sluggish, as buyers wait to see what will happen with the economy, interest rates, and geopolitics. We had thought that the market bottomed in 2024, and that 2025 would begin a new uptrend; now it looks as if 2025 will be flat. SINGLE-FAMILY HOMES – June unit sales were down compared to June last year, at 17 vs. 20, reducing the year-to-date gain to just 9 houses sold (+9%). Dollar sales are up 11%. Median price is the same as last year at $550,000; average price is up 2% at $590,500. The inventory of homes listed for sale dscontinues to increase; it is up 44% from a year ago. Buyers have more homes to choose from --- and more room to negotiate --- but the combination of higher prices and interest rates, and the concerns noted above, are combining to dampen enthusiasm for real estate investments.

SINGLE-FAMILY HOMES – Unit sales were 29% fewer than last year. Dollar sales were down 31%. Median price was about the same (+1%), and average price was down 3%. The rapid price rises of 20%-25% per year during the 2020-2022 market surge were unsustainable. However, there is still more demand than supply, with the inventory of homes listed for sale the lowest it has been in many years; therefore, prices should remain fairly firm.
CONDOS – For the full year, unit sales were down 37% compared to last year. This was mainly due to lack of inventory---there were very few condos available for purchase. Dollar sales were down 25%. Median and average prices were actually up 17% and 19%, respectively, due to the acute shortage of inventory.
CONDOS – June 2025 had just 3 closed sales, down from 6 in June 2024. Year-to-date unit sales are only equal to last year, at 24 condos sold for the six months. Dollar sales are down 6%. Median price is up 4% but average price is down 6%. Averages can be skewed by a few outliers in a data set of only 24 sales; however, it appears that, as with Homes, prices are not increasing much if at all. Condo inventory is not increasing much, so this should keep prices from decreasing.
LAND – June 2025 sales for the month were down by 13 tracts vs. last June; year-to-date there have been 31 fewer sales this year (-32%). Dollar sales are actually up 12%. Median price is up $20,500 (27%). Average price is up $80,200 (64%). These large percentage increases are due to this year including more high-dollar lots being sold (including one commercial lot that sold for $3 million). Since the Land market remains a case of much more supply than demand, we expect that over the course of this year prices will

Rio Grande Gorge Bridge
The Rio Grande Gorge Bridge, first erected in 1963, is a picturesque piece of the infamous U.S. Route 64, spanning east to the Wild West. Named the “Most Beautiful Steel Bridge” in the “Long Span” category in 1966 by the American Institute of Steel Construction, it has been featured in numerous films, including Natural Born Killers, Twins, White Sands, She's Having a Baby, The Signal, Paul, Vacation, Wild Hogs, and Terminator Salvation. Nearly every newcomer pulls over, setting foot on the daringly high bridge. Some may not get too close to the edge, but if you're brave enough, you're met with a stunning view of the crashing river rapids and steep cliffside. For more than three decades the Taos Pueblo Pow Wow has been an annual event that attracts Native people from all over the nation for three days of intertribal dancing, singing, great foods, and the gathering of old friends and making new ones. Although interrupted by the recent pandemic, the Taos Pueblo Pow Wow has been revived as a muchanticipated celebration for not only Native people but also for non-Native visitors as well.
Set adjacent to the tribe’s bison pasture north of the traditional historic village, the Pow Wow Grounds offer an unmatched landscape view under the picturesque gaze of Pueblo Peak. The Pow Wow, whose emblem is “Creating Connections Between Youth and Elders," will take place Friday through Sunday July 11-13 at the end of Ben Romero and Buffalo Pasture Road in El Prado. No powwow events will take place at the historic Taos Pueblo. This year, the event will include a traditional hand game, a game of chance derived from Plains Indian traditions. Each day, the Pow Wow will begin with a Grand Entry, during which all dancers in full regalia, along with invited guests, gather for round dancing inside the arena as various drum groups from all along the pow wow trail fill the air with the songs of old and new. In addition, the event will include a variety of specials and contest dancing signifying the origins of the many tribes that make up the pow wow world. Admission is free. The Fiestas de Taos are a Spanish generational celebration a gathering of community to honor the culture and spirit of this small mountain town. All Taoseños are encouraged to pause their summer efforts and work, make their way to the plazas, and relish in food, drink, dance, and ceremonies that promote faith and the mysterious joyousness of Taos. Yet the central feature is not the parades nor the music, but the colorful merry-go-round known as Tio Vivo. Its re-emergence from the 1930s, after it was first rediscovered by Lions Club of Taos member Ernie Martinez, is a reminder
of the importance of preserving treasures from the past. After being retrieved from an old Peñasco barn, the second-oldest “Flying Jenny” carousel in the country was brought back from ruin to the center of Fiesta celebration. Over the years, various artists have contributed to its restoration, painting the horses with unique designs—and, of course, some classic New Mexico motifs. The Tio Vivo restoration is truly a labor of love and a generational landmark. Many town elders reminisce about their childhoods as they watch their beloved grandchildren ride around on the very same horses they did. The price for
maintaining it is outweighed by the joy it brings to Taos children and the historical significance it carries. It remains a staple of Taos celebrations—the children laugh loudly, and parents look on with smiles. I myself remember my first ride in my first blue fiesta dress, taking in the painted wood horses and the kindness of everyone around. Tio Vivo collects stories and histories of Taos. Since its first appearance in the 1880s, it has been an integral link in the bonds of the Taos community. Tio vivo is a visible reminder of the traditions woven into the unique multicultural heritage of Northern New Mexico.

A sunken living room draws your gaze to the mountain view beyond, and the sculptural fireplace features an inset woodcarving of a hermit. The room stays cool in the summer thanks to the thick adobe walls, and warm in the winter with radiant heat beneath the brick floor.
A sinuous tiled serpent guides you up a custom spiral cedar staircase to an upstairs space that has served as an office, but could also be an additional bedroom, an entertaining area, or a quiet retreat. At the top of the stairs, a hand-hewn carving of two figures perhaps monks emerges from an opening in the adobe walls. The home, built in the 1990s by Tommy Fresquez, features woodcarvings by local artisans.
French doors open onto a large deck with breathtaking views west across the Rio Grande Gorge to Ute and San Antonio Mountains and north to Taos Mountain.
On the first floor, the primary bedroom features a sculpted red adobe corner fireplace decorated with a carved feather. It adjoins a bathroom with a sunken tub and a view of the rose garden. A rainwater catchment system supplies water for bathing.
The flowing design leads to two additional bedrooms, each with its own bathroom featuring custom ceramic sinks and colorful tile. The spacious kitchen includes a center island, patterned copper inserts in the cabinetry, and a red British Aga stove with four separate cooking compartments. “Each compartment operates at a different temperature, from roasting to warming,” Michael explains.
Two steps down, a large dining room features its own fireplace and expansive windows. High ceilings with custom finishes and exposed vigas complement the mix of brick, Saltillo tile, and traditional earthen floors. The white-clay walls, inspired by historic Taos structures, are made with materials from the nearby Tierra Blanca mine.
The home’s textural feel continues through French doors into an inner courtyard with a Mediterranean sensibility. Woven vines create a shaded alcove, and a portal shelters a table and chairs a perfect spot for breakfast. Raised, irrigated beds await vegetables and flowers and an apple tree adds charm and bounty.
Beyond the courtyard, piñon-covered land invites exploration. A wooden walkway leads to a massive bell that reverberates through the earth when rung. One of the couple’s favorite summer sights was the full moon shining through the arched bell stand.
The front entry, through an arbor of willows, and a terraced rockwork garden evoke the ambiance of Tuscany. Purple irises bloom alongside lilacs, wildflowers and more apple trees. Deer are frequent visitors in the fall, drawn by ripening fruit.
Also on the property is a 1,200-squarefoot studio light-filled, comfortably cool and equipped with shelves, a sink, a half-bath and its own fireplace. When the couple purchased the property, an old horse stable stood here. They worked with builder Roger Romero to preserve it and add space, creating a studio that feels both new and in harmony with the land’s history.
A wraparound porch provides a perfect place to take a break and draw inspiration from the surrounding trees and terrain.

New Mexico is known for its outstanding natural landscapes — the dramatic plateaus and valleys, the sweeping mountains steep as a knife edge. Yet there is a silent wonder amidst it all, rustling with the wind. These seven trees are nestled among your favorite hikes, along the Rio Grande and high up in the mountains — all native species to New Mexico.
One of the most common and widespread pines in the Western U.S., including New Mexico, the ponderosa pine is among the most recognizable evergreen trees, with bright green needles that have a heavenly aroma that takes you straight to the woods. It is generally known to occur in mountain terrain, making it perfectly suited for Taos’ steep slopes. The Ecological Research Institute (ERI) found that routine clearing of around 50 percent of pine groves maintains individual tree health and revitalizes the soil. While they are essential for native landscapes, they also make excellent kindling in wildfires, so be sure to trim and maintain any near your home. If you're pining for some ponderosa, just head to Carson National Forest.

The Rocky Mountain juniper (Juniperus scopulorum) is well adapted to New Mexico’s arid climate and can tolerate a variety of soil types. They tend to grow solo or in small groves. In contrast to the pine, these trees can survive mass forest fires and are often home to small birds and provide canopy for deer and goats. Their berries, with a bitter and peppery taste, are edible — though perhaps not very tasty. These trees acclimate to many environments, make a great aesthetic choice in landscaping, and may even attract some winged and horned visitors.

How do you capture the color of a New Mexico sunset? Many have tried, but the best replica is the orange hue of the Indian paintbrush. Known for its deep orange petals, the plant is native to the Western regions of the United States. It resides mostly in grasslands or forest clearings — so see if you can spot any on your next walk. First named "prairie fire," it can take on the characteristics of nearby plants. This subalpine wildflower is uniquely able to grow in volatile serpentine soils, which contain high levels of natural metals. Used by the Chippewa Indigenous peoples as an actual paintbrush, this is the perfect addition to any artist's home.
When it comes to the flora of New Mexico, it is nearly impossible not to think of the fragrant bushels of desert sage. It covers nearly every prairie and is a true Taos resident. The most common types — white sage (Salvia apiana) and desert sage (Salvia azurea) — bloom in soft blues and whites during the summer, letting off a strong aromatic smell. They are especially strong drought survivors and are vital to pollinators. Desert sage also has medicinal properties, while white sage is known for smudging, an Indigenous American tradition to cleanse the spirit. It is meant to drive away any negative energy and restore balance. Sage is the perfect plant to implement in a newly purchased home, to plant in the backyard, or even keep a bundle in your sock drawer.
Also known as the scrub oak, this tree is a common sight in canyons, mesas, and mountain slopes. Growing well above sea level, the oak prefers high altitudes. It is quick to restore its roots after a dry summer forest fire and can survive droughts and heavy snow. This small but mighty tree often blooms with bright foliage, providing shade and a burst of color. It requires minimal watering, while the foliage allows the beautiful New Mexican sun to shine through. It highlights the classic Taos outdoors and adds variety to your property. As a keystone species, the health of oaks helps maintain ecological balance and provides resources and habitats for wildlife.
Last but certainly not least is New Mexico’s state flower, the yucca. Officially adopted in 1927 and coined the “blossom of the desert,” the yucca’s sweet, fragrant white flowers appear to explode out of a gathering of green needles, making it very distinctive. It symbolizes tenacity and strength, derived from its holistic properties and high vitamin C content. Indigenous peoples have long used the strong fibers for basket weaving, sandals, and rope. The sword-shaped leaves fight off even the harshest conditions, and the flower and pods — when cooked — are considered a delicacy. The yucca’s unique beauty makes it highly sought after in landscaping, as it is low maintenance and requires minimal water. It represents protection and is sure to ward off any unwanted visitors.
Cacti, which are plentiful throughout New Mexico, bloom with brightly colored flowers and fruits during the spring. The spindly, lattice-like stems hold a significant amount of water, making them essential to desert ecosystems. Cacti are especially valuable in that they invite other native plants to grow alongside them, making them the perfect addition to your backyard. The dried leaves and spines have been used in all sorts of artisanry, from fishhooks to furniture. They are a perfect symbol of our high desert home. The most common types — cholla and spiny star cacti — are specifically native to New Mexico, so next time you landscape, consider picking up some pokey new inhabitants. Just don't let the little ones touch them!
The Enchanted Circle is an 83-mile circular highway of stunning scenery that links the Taos Pueblo, considered to be one of the oldest continuously inhabited communities in the nation, with towns and areas known for their history, culture and abundance of outdoor activities. The drive takes approximately 2 ½ hours, but be sure to add time for plenty of stops along the way.
