The Year to October 31, 2020 HOMES — After a drop earlier in the year due to the onset of the Covid-19 pandemic, singlefamily home sales have surged during the past five months. Cumulative unit sales through ten months are now 21% above last year’s pace. The market is hot! The number of properties going under contract has jumped to levels not seen before. Unfortunately, the inventory of homes listed for sale is not keeping up with the burgeoning demand. CONDO UNIT SALES year-to-date are still trailing last year’s numbers, but they are gaining. The condo market also has critically low inventory, and sales are therefore less than they could be. Prices are rising rapidly in this market segment, too. LAND SALES are still lagging last year. The land market hasn’t recovered from the real estate recession like the residential market has. However, with residential inventory very limited, some buyers may opt to buy land and build. The Covid-19 pandemic has added a new wave of buyers to a market that has been steadily gaining momentum for the past several years. During the summers between semesters, Romero assisted her parents while they traveled by running their real estate business. She had earned her license in order to do this, but it wasn’t until she was pregnant with her daughter, Amanda – who she had to figure out how to take care of – that she decided to dive more deeply into realty as a profession. Romero joined forces with her mother, who was already proprietor of a thriving real estate business. She notes that her mom “can match people and properties better than anybody I’ve ever known.” There, Romero discovered that she excelled in the transactional aspect of their work. A decade later she pursued a life-long interest in the law, returning to college as a nontraditional student at 40. She notes that she had “dug a few holes for myself academically… so I had to overcome some obstacles,” which she did with determination. Romero completed an English degree with honors. She enrolled in and graduated from the University of New Mexico School of Law. Credentials in hand, she initially worked for a firm in Albuquerque as a litigant and then opened her own practice, MY Romero Law. Years passed. She returned to Taos once again to help her aging parents with their business. Here, she reacquainted herself with Loretta, a former classmate at THS; the two married. In time, Romero joined the team at Century 21, where she’s an associate broker who primarily assists her fellow agents with their clientele in the “back of the house.” She facilitates agreements on behalf of buyers and seller and provides legal counsel for the company.

Margaret Romero, full time attorney and part time associate broker, has led a complex and interesting life. Her mother and father met in Tennessee while he was enlisted in the Navy and eventually landed in California, where she was born. They moved to New Mexico when she was still a child, later making their way to Taos. Her family has roots here; she guesses she’s the seventh or eight generation to call Taos her home. Like her father and grandfather, Romero is a graduate of Taos High School (THS). After earning a diploma, she began her pursuit of postsecondary education, but this didn’t end up being the straightforward trajectory she might have anticipated. In fact, she wouldn’t complete a bachelor’s degree until her early 40s.

This dynamic woman is leaving litigation behind for a transactional practice. She “helps people fulfill their dreams” by creating, sorting through and aligning leases, loans, titles and other documents, working to ensure the pieces fit together. This dovetails nicely with her realty work. She describes real estate as “history, everything goes back in time and involves things that have happened, things that have changed and so you have to figure out what all that means in the context of today.” When not helping her colleagues, buyers and sellers at Century 21, or clients through her law practice, Romero tends to the outdoor space of the couple’s home in Lower Ranchitos. They grow food – including vegetables that are easier to cultivate in our arid climate, such as potatoes and garlic – and an extravagance of flowers, like the sunflowers that are Loretta’s favorites. Margaret loves to spend time with family and get outside for camping trips when her busy schedule allows.

It’s an exciting day when the Taos team helps the British Columbia crew hoist 80 huge panels into place.

“10K” (the nickname for Jed Magee’s most recent TSV project) has all that and more – beginning with a bombproof slopeside entry with a rubber floor and cubbies, racks and boot warmers to organize, thaw out, and dry a forest of gear before morning. Bedrooms and baths are arrayed on two levels, providing more space than is common in many ski homes, where accommodations are often just big enough to shower, sleep, and stash a weekend’s worth of layers. There’s a TV room on the guest level, and an ingenious bunkroom for the kids. Sofa beds pull out in the event of overflow. The heart of the house is a striking Great Room with an open kitchen where many cooks and onlookers can work and hang out. The nearby dining table seats twelve, and

there’s cushy seating around the fireplace. Outside on the deck, a hot tub is dramatically sequestered on a runway that projects out into the trees. The challenge for any Ski Valley builder is to somehow shoehorn a complex building onto a ridiculously small, steep and boulder-laden building site – and to get it done in a building season that can be as short as six months between snowstorms. For Jed, the solution at 10K was to collaborate with Collective Carpentry of Invermere, British Columbia, a company specializing in high performance structures prefabricated offsite before being trucked to the destination and erected on prepared foundations.

With its high ceilings and forest views, the Great Room can easily handle a dozen skiers, including the inevitable crowd clustered around the kitchen island.

10K features 16” thick double-framed walls and 18” thick roof panels, both densely packed with non-toxic cellulose and rock wool insulation. The sections are tightly joined with integral gaskets, and the vaporproof siding is taped to eliminate cold air infiltration. Four 18-wheelers delivered the entire package, which was hoisted into place panel-by-panel – from bare foundations to a complete structure in a matter of days! If that sounds easy, it’s not. The concrete foundation walls have to be incredibly precise to accept the prefabricated walls – there’s just no wiggle room. It’s a high performance building system that has to be matched with high performance construction skills at every step. Jed’s current project, also across from the return trail, is his second Collective Carpentry collaboration. While the slope is not as steep as 10K, one section of the house had to be entirely cantilevered on steel beams over a stream that could not be disturbed. This delayed construction, forcing Jed and the foundation crew to work furiously ahead of the arrival of the building. The 80-panel structure was up in under a week, and the last roof panel was fastened as the first snowflakes fell!

The bunkroom’s full-size beds can handle either adults or kids, and is complemented by the nearby TV room.

“Giggling with relief,” was how Jed put it. Now he can finish the house through the winter at a normal pace. Just another season for a TSV builder! HOME DESIGN AND CONSTRUCTION Rammed earth construction has been used for thousands of years all over the world. As David Gold points out: it is not a new technology. Walls that were built thousands of years ago still stand - a testament to the durability and sustainability of rammed earth. The thermal mass of its two-foot thick walls can absorb heat from sunny winter days and release it to warm the house on chilly nights. The home’s passive solar features and water collection systems add to its sustainability and alignment with the local ecosystem. “In some ways, the house looks like an old structure with its weathered and sandblasted exteriors,” points out David Gold. “It has a pitched roof like others in the valley and fits into its setting.” The use of traditional materials and forms in combination with glass walls and more modern shapes is the result of the collaboration between the homeowners and Santa Fe architect Suby Bowden. The home won the highest award for design excellence in 2009 for New Mexico from the American Institute of Architects and has been featured in a cover story for Santa Fe’s magazine Trend.

FLOW OF THE HOME The entry is through an enclosed breezeway known as a zaguan (a contemporary expression of the entryway to Spanish colonial haciendas). Glass accordion doors fold back so that the space can be open to the outdoors on warm days. Exposed lifts of rammed earth give the room character and texture. It is warmed by an elegant Rumford fireplace known for its tall, shallow design that efficiently reflects heat and carries away smoke without losing heat. Polished black concrete floors provide an elegant surface as one enters the house into a formal great room with another Rumford fireplace and full-length windows that capture El Salto and surrounding peaks. The kitchen is functional as well as beautiful with a large white marble center island. Open shelves display dishware while room for food storage is provided around a wall in a large pantry out of sight. Through the kitchen is a cozy den warmed by a third Rumford fireplace surrounded by built-in bookshelves. At the center heart of the house, the dramatic glass-walled stair tower leads up to a second-floor office loft that has been the office for David Gold working remotely for the last 16 years. Also on the second floor is the large master suite and bathroom. One of the most delightful spaces is the deck off the bedroom/ bathroom with a hot tub and views to a bit of Taos Mountain and the river below. In the other wing of the house, there are two bedrooms and a bath, garage and a covered outdoor space that connects to the guest house that feels like its own private space. ANGEL FIRE COMMUNITY PROFILE Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. About 210 inches of snow typically fall on Angel Fire in the winter, and average temperatures range between 0 and 30 degrees. Summertime highs rarely exceed 80 degrees, with frequent afternoon thunderstorms that cool off midday temperatures. Originally a favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s when the first ski runs of Angel Fire Resort were cut on Aqua Fria Peak. Tourism fuels the local economy although several large, working ranches still operate in the area. Surrounded by U.S. National

Forest and private ranches, the incorporated village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort has more 2,000 private homes, a 500-acre ski and snowboard mountain, a destination zip line, a championship golf course, country club, fishing lake and other amenities for member-landowners. CLOSING STATEMENT which is always a challenge for me. It takes me back to my old standard line of “we have no style here in Taos so surely no high style”. Or something akin to that. But let’s look at that again. I have tried in my last two columns to focus on what may be our new world order - and not just a short chapter in our collective book of life. As I write this, it is still too soon to know when we will get access to a safe and effective vaccine so, for now. the present might be the future, And with the aid of my artist wife’s visions we started talking about how the new folks moving to Taos might change things, how we might get folks coming here who care about high design and style and not just a comfortable place to live. The view from where Sharyn sits, a person aware of interior trends and what those that have choice are choosing these days, has her thinking we are going to see more light and bright kitchens. . Think Denver, she said. And likely higher end fooring, cabinetry and finishes. It also seems that because so much of our housing stock is older we may well see a surge of new construction. When you think about – well, I think about it – there has been little new one family residential construction in Taos over the past 13 years. If a buyer comes along and says I’d like to see a 3 bedroom 2 bath younger home, there ain’t many out there. That great recession saw to that.

DESIGN.

A couple of weeks ago my honey and I were sitting out back in the magnificent gardens of our good friends and neighbors, Brock Brown and Linda Nichols. Linda was out of town but we had the pleasure of Brock’s time and brain. They live in what he has taught me was called the Silver Stocking District in the day. But I doubt too many people would know where that was if asked. (I note parenthetically that Brock or Dr. Brown to some, was a rock star of geography when he was working for a living. He and his great black dog, Miguel, hang out almost daily on the plaza, there to help or advise those visiting our fair town. Brock is a local character, very approachable, with all the warmth and charm of our town. But I digress.)

Now, due to the corona virus, we have residents from surrounding states, and further, who see Taos as a safe harbor. Most of those seeking refuge have a few dollars as they are either seeking a 2nd home or they have the freedom to sell their current home and move here. That’s lots of folks, as we saw this season. Add to those lots of people call fire flee-ers. Those are the folks who fled California for a safer place to live from the wrath of nature, only to end up in a not so much better place. Those people, and the Oregonians who now see their state differently, are also going to look at that same map of our country. And those folks are going to see New Mexico sitting quietly off to the side. With room to spare and acceptance as a middle name. To me, I see a wave arriving here in the next 3 to 5 years that will be different from when we arrived some 25 years ago. They would be coming for different reasons and with more money than those that came at any time before. But because this could be a bigger migration of people, I think we may well see some changes here. And stores like L & G Interiors, where Ace Hardware is in the middle of town, that couldn’t make it 15 years ago might find some footing today. . There is nothing wrong with style. Or design. But showy won’t do here. So one day at a time and we’ll see how it plays out. One of my sayings is those that come here to change Taos don’t make it. And those that come here to have Taos change them do. And that may well apply to high design as well, I expect.

Anyway, as we chatted some time away, I happen to bring up the topic of the piece you are now reading. The good folks at Enchanted Homes call it the High Style or High Design issue, Harvey Blaustein is a retired attorney and local real estate broker.
