Renovating your first home It's not unusual for people to buy their first home with the intention of renovating it. Buying your first home can be a difficult and intimidating process but there's no doubt that it's also very exciting, and if done right, extremely satisfying. When you bring renovation into the picture, all of this gets magnified, and so does the risk of something going wrong. Here are a few tips to help you go about renovating your first home: 1. Consider whether your first home will be your permanent home. Many people recommend buying your first home more as an investment than as a home. The younger you are when you buy your first home, the more this advice applies to you. People change as they grow older, and they also get more set in their ways. Twenty years from now, you might not want to be living in the house you choose to buy today; but right now you're probably more willing to make compromises. So think ahead – consider whether you're going to be living in this house for the rest of your life, or whether this is only a temporary arrangement until you have what it takes to buy a permanent home. How you do your renovation should depend on whether the house will be with you forever or be eventually sold to someone else. If it's your permanent home, then you can pretty much do whatever you want, within the limits of practicality and budget of course 2. Work out a budget. This is of course obvious, but there's a lot more to working out your budget than simply figuring out what you can afford to spend on a house.

When you're looking for houses, considers not only the price of the house but what percentage of the price you will need to spend on renovations. It is also a good idea to get a professional assessment of your costs. 3. If possible, save instead of borrowing. Borrowing money to renovate your house can be expensive, and also comes with its own stress and complications. If possible, the ideal situation is to save money and renovate your house bit by bit. This not only keeps your costs down, but it's also more satisfying. 4. Focus on the exterior and the essentials. Don't make the mistake of going in and changing absolutely everything. If you've planned and budgeted properly, this is unlikely to happen but it's still worth mentioning. There will be plenty in your new home that needs minimal or cosmetic work. Focus only on the essentials and on the exterior. It's important for your house to both protect you from the weather and look good from the outside, especially if you plan to resell. 5. Do what you can yourself. One of the best ways to save money when renovating your home is to get your hands dirty. There's a special satisfaction in knowing that you've put your own time and sweat into the house you're living in. However, do make sure that you know what you're doing. You don't want to end up hiring a professional to both undo your damage and do the original job. Most people have only basic skills, but even those can be put to use. If nothing else, take on the responsibility of painting your new home. If you can, get help from a friend, especially for tasks you're not too confident about. 6. Hire a good contractor. For everything you can't do yourself, you will of course need to hire someone else. Be sure to hire a contractor who is experienced and trustworthy. The best way to find such a person is usually through word of mouth. Ask friends and family for recommendations.

COLD POOL....BRRRR A Cold Pool is an white elephant. Much better to get the right information on heating your pool. The choice of “how to heat your swimming pool” is a topic which comes up many a time when clients phones myself/ Hendrik / Desiree or Fransisco at Lic. With our friend GOOGLE many a person claims he is a pool heating specialist. Truth is unless the information you get from google is from an reputable article about Namibia, the information will not be correct and worth less than scrap paper. I say this as the weather in Europe and many other countries differs completely form ours. Heat pumps are widely available but I would take the following into consideration when buying a heat pump.

reputable dealer who can refer you to clients who have had the brand he sells for more than 4 years. Many cheap imported heat pumps are not closely as efcient as what they claim on paper. This would mean that a small Zodiac or Suncommand heatpump, rated 6 kw, easily outperforms the oppositon's 8,7 kw heat pump. Assure yourself that your heat pump installer has proper knowledge on how to correctly install the heatpump. A heat pump cannot be placed anywhere you like. Note that heat pump does not work like a geyser. A properly specked heat pump would take at least 5 days of 24 hour running to get the pool to a decent temp of 29 – 31 degrees. consumption but ensure that you can swim during days when other people cannot. Ÿ A pool with a water feature running into it, normally tends to cool the water down and thus the effect of the heat pump would be very small. Ÿ A proper pool cover increases the efciency of the heatpump immensely. Ÿ If you use Electric solar panels for electricity supply to your house I would most denitely purchase a heatpump. Solar panels What are the most common problems the public phones us about? Cheap imitations are easily 50% cheaper and look the same than “the real deal” but if it is not a solid solar panel with the propper tubes inside the heating capacity is at least 30% less. Ÿ This means that during times when the day temp is only 20 degrees the max temp

from water owing back to the pool will be 19 degrees. Ÿ Wind cools your pool down. Make very sure you cover your pool with a proper solar blanket available from Lic or a proper pool cover. Ÿ It is very important that the solar panel clamps be re tightened after the rst 3 months of Installation. If not, it can lead to leakages. Ÿ It is important that the water be fed through the solar panels every day. Even if not summer. During the winter (May – August) the panels will still become very hot and the Namibian sun will do it's deal to ensure that they do not last very long. ONCE BITTEN, FOREVER HOOKED! CITRUS HYSTRIX – KEI LIME A “must have” for every garden. They exude a mixture of flavours from the mellowness of lemongrass, the tang of lime juice and the peppery heat of ginger or mild chiles. A flavour not be be forgotten soon, more likely one that you will crave. These shrub-like trees are primarily grown throughout southeast Asia and the rind and leaves are used for flavouring Thai curries and main dishes. Glossy, dark green leaves are quite distinctive, looking like two leaves joined together as one appears to grow from the tip of the other. They can be used off the tree, dried or even frozen in freezer bags to be used as needed. Because Kei limes produce very little juice, the juice and flesh of the fruit are very rarely used, but the sour-tasting rind can be finely grated and used for flavouring dishes. Apart from the ability to enhance food, the Kei lime is an absolutely effective cleanser, natural odorizer, adding a sparkling scent like sweet Neroli citrus blossoms and each scratch of the zest releases another instalment of refreshing perfume. Remove tough stains by mixing Kei lime juice with a sprinkling of detergent. Leaves in cotton sachets in your linen and clothes closets will keep fish moths away. The essential oils in the fruit, leaves and rind are incorporated into various pharmaceutical- and beauty products. HOW TO PLANT AND CARE FOR YOUR KEI LIME – or any fruit tree for that matter Ÿ Kei limes (like most fruit setting trees) prefer a sunny spot. Ÿ Although this genus of citrus is more cold tolerant than others, still select a protected site against a south-facing wall, if possible. Protect with frost cover in winter if necessary. Ÿ Dig a hole three to five times wider than the container your tree comes in and at least a meter deep. Ÿ Mix the soil dug out with ample organic matter, such as a good quality compost or coco peat. Effective

drainage is important to prevent root rot and ensure sufficient uptake of nutrients. Ÿ Fill back the hole with this mixture to a depth that when the tree is placed in the centre, the crown of the tree (the spot where the trunk meets the roots) is at surface level, not below. Ÿ At this point, also mix in 500gr of Efekto's superphosphate for good hair root development. Healthy hair roots are of utmost importance as they take water and nutrients through to the main arteries. Ÿ Now water the hole, wait for the water to settle in order to see if the soil “dropped” a bit and whether you should add more. Ÿ Lower the tree into the hole and close up with the rest of the mixture. Ÿ Water thoroughly again and wait at least 6 – 8 days before watering again. It is a common mistake to overwater after initial planting of fruit- and other trees as root rot easily sets in. Ÿ When new growth is noticed after approximately 4 – 6 weeks, apply Efekto's 3:1:5 slow release fertilizer on a 3 monthly basis. Unlike other fruit trees, Kei limes are not greedy feeders. Ÿ Kei limes available at retail nurseries nowadays have been grafted to keep them smaller (ungrafted trees can reach a height of 10 – 12m) and produce more and better quality fruit. This makes them, like kumquats, ideal container plants. Ÿ As with other grafted fruit trees, always remove all growth below the graft or any sprouts from the base of the trunk at ground level. PESTS AND DISEASES – rarely, if ever, always seem to be in good health. As a matter of fact, a tree or two in your garden will keep your other plants relatively pest free. Pears and Simonzola in phyllo pastry

Method: Skin and the core the pears. Cut the pears in slices squeeze some lemon juice over them and season with salt and pepper. Put Simonzola cheese in a bowl. Add a tot of port wine and mix it until you have a paste. Divide the phyllo pastry in squares and brush them with clarified butter. Make piles of 4 squares of phyllo pastry. Place a spoon of the Simonzola mix in the middle of the squares. Brush the extremities and roll them. Finish with another butter brush over the simonzolla rolls. Preheat your oven to 170°c Place the rolls on a tray and bake them until they are golden and crispy. Enjoy with cranberry jelly
