Home loan interest rates When your home loan is granted, it is important to consider what can be done to reduce the repayment term and the interest that you pay. These will save you a great deal of money in the long term. In fact, there are a number of things that you can do to either alter the amount of interest you end up paying or the term of your repayments. Start with a substantial deposit If at all possible, raise the biggest deposit that you can before buying a home, or save up for a large first payment while you are waiting for transfer to go through. With a deposit, you will save money on your monthly bond repayments and be able to pay off your loan faster, saving thousands of dollars and shaving years off the lifespan of your bond. The bigger your deposit, the better your chance of getting a lower interest rate and reducing the total interest charged on your bond. Extend the term of your bond Most people take their bond over 25, however you can opt for a 20-year bond. A 25-year bond may reduce your monthly repayments, but ultimately increases the amount that you need to pay back, because the interest is charged over a longer term. Increasing the term of your bond is only a good idea if you're really struggling with affordability.

Make extra repayments whenever you can If you are not struggling to make the monthly repayments, it is always better to try to pay as much as possible into your bond each month. You should pay back as much as you can afford of your home loan, both at the outset and at any time that you have the extra finances. Every time you have some extra cash – a tax refund, a big commission, an annual bonus – pay some of that into your bond. You may miss it in the short term, but in the long run you'll be far better off. Remember that interest on a mortgage loan is calculated daily and then billed monthly. Because of this, if you make any additional payments into your home loan, you will reduce the outstanding balance as well as the interest that you pay. Chlorine and your pool We've all done it. The junior brigade wants to swim…. The pool is starting to go green and you've put too much chlorine in your pool….. Ooops… But is too much chlorine in your pool dangerous? And what are the signs? And how do you fix it? Of course, too much chlorine can be dangerous. Exposure to over-chlorination can provoke asthma, lung irritation, and potentially skin and eye irritation. As well as being potentially bad for you, it's bad for your pool. High chlorine levels lower the pH of the water. It becomes more acidic. This results in corrosion of metal piping, pool equipment, and concrete surfaces. If your pool has a liner, the high water acidity can damage it. And it can have the same effect on your swimming costume. SOME POPULAR MYTHS ABOUT CHLORINE. You can smell when there is too much chlorine No you can't. What you're smelling isn't chlorine: you're smelling chloramines. In fact, the “chlorine” smell actually means your pool has too little chlorine. Or, at least, too little free chlorine. Chlorine oxidises body oils, suntan/sunblock oils, cosmetics, sweat, urine, and other human bodily waste, as well as bugs, leaf mould, etc. What it does with them is to produce ammonia based compounds of chlorine called chloramines. That's what you're smelling! The residual chlorine that hasn't yet oxidised organic matter is called “free chlorine” and that doesn't smell at all.

Well, yes it can. However, in 9 times out of 10, what's stinging and causing you red eye actually isn't chlorine; it's the chloramines. Or rather, it's because the chloramines are affecting the pH balance of your pool water. The human eye has a pH between 7.4 and 7.6. If the pH balance of the water is too far outside of this range it's going to irritate your eyes. Too much chlorine in the pool irritates your skin as above, most of the time it's not the chlorine that's irritating your skin – it's the chloramines and the pH of the water. Skin irritation from swimming is usually caused by bacteria in the water: most commonly the bacterium Pseudomonas aeruginosa that manifests itself as a red, bumpy rash. Its other most common manifestation is as an ear infection. To quote the American The important point is this: chlorine kills bacteria. But chlorine works most efficiently in water with a pH of 7.4-7.6. At a pH of 8.0, chlorine's germkilling capacity is 80% less effective. Too much chlorine in the pool turns blond hair green. No it doesn't. What turns blond hair green isn't chlorine – it's copper. To be fair, some chlorine manufacturers include copper in their product; but copper pipes or a copper heater can also introduce the element into the water. The green hair thing is caused by letting copper infused water dry naturally on your hair and then, once you hair has dried, shampooing it. Since most shampoos have a pH of 9 or more, the shampoo oxidises the copper residue in your hair and turns it – yup – green.

How to Lower the Chlorine in Your Pool Let's see how high the Cl level really is: The first thing to do is: Bring a sample of water to the Lic Pool shop in Macadam street for a free test. The sample needs to be taken at least 30 cm below the surface of the water. Stop adding chlorine to your pool. If your chlorine reading is only a little over 3ppm don't sweat about it. Just stop adding more chlorine to the water. If you've got a chlorinator or a chlorine feeder, turn it off. If you use a chlorine floater, remove it from the pool. If you've got a chlorine tablet in your skimmer, remove it. As long as you're not adding more chlorine to the water, by the time a couple of swimmers have jumped in and added the de-chlorinating effect of their smelly feet, armpits, and backsides to the accumulating dirt, debris, and bugs that constantly hit the pool, the problem will solve itself.

Take the pool cover off and let the sunlight do it's work. If it's a bright, sunny day and you've got a couple of hours to spare before you need to use the pool, just take the pool cover off. The ultra violet in natural sunlight destroys chlorine, and the direct sunshine of a cloudless day is quite capable of depleting 90% or more of a pool's chlorine level in just 2-3 hours. H is for HIBISCUS With its attractive foliage and lush, funnel-shaped blooms in a variety of spectacular colours, Hisbicus is simply a drop down dead gorgeous member of the plant world. Alas, we're not the only ones that enjoy these beauties – a number of troublesome Hibiscus plant pests find the plant irresistible.

Common pest problems of hibiscus

Aphids: Tiny green, white or black pests that suck the juices from the foliage, depriving the plant of essential nutrients. They're usually found in clusters. Whiteflies: Very tiny, gnat-sized pests that suck juices from the underside of the leaves. This causes withering and leaf drop. Thrips: Small, narrow pests that lay eggs inside hibiscus buds, often causing buds to drop before flowering. Mealybugs: Soft-bodied, juicesucking pests covered with a protective, waxy cotton-like mass. Scale: May be either armoured scales (covered by a flat, plate-like covering) or soft scales (tine pests with a cottony, waxy surface). Both damage the plant by sucking sap from leaves, stems and trunks. Ants: Although they do not directly harm hibiscus or any other plants, they are actually the root of the problem. The above pests, excluding whitefly, cannot deposit their eggs on host plants. The ants do so for them, willingly and diligently in return for a reward. Scale, aphids and other sap sucking pests leave sweet excretion on the plants, known as honeydew. The worker ants instinctively feed the soldiers and queen and honeydew is a prime source of food. They actually protect the aphids (their milk cows) by fighting off natural predators. Unfortunately, honeydew causes a secondary problem, sooty mildew which causes leaves to harden and drop. Always first hose honeydew

off before applying a contact insecticide. By controlling ants Hibiscus will be free of the abovementioned pests. Spraying will only kill surface ants while they're actively working – activities in the nests will carry on as usual and before you know it there will be ants all over again. Rather use baits such as Efekto's Ant Vanish or AnTrap. With a delayed action it give the ant enough time to reach the nest. It works slower, but total control is the result, not complete eradication as ants have their role in nature and our aim should not be overkill. A contact pesticide can be used to treat hibiscus pests such as Efekto's Cypermethrin or Malasol together with a wetting agent (Efekto's Insure or G49-Wetting Agent.) However, one should be careful with spraying as beneficial insects that prey on pests will also be killed as well as pollinators. It will be far more environmentally friendly and safe to use a systemic insecticide every three months. This will ensure your Hibiscus stays healthy all year round. We recommend Efekto's Plant

* Plant in organic rich soil that drains well. Mix soil with coco peat instead of compost. * Water plants deeply and thoroughly. * To encourage re-bloom, remove old flowers before they form seed heads. Prune Hibiscus regularly to provide sunlight and air circulation to the centre of the plant. * In early spring, remove dead stems from established plants and apply a balanced fertilizer such as Efekto's 3:1:5. 100g Oreo cookies 40g unsalted butter, melted 1 banana 75ml thick caramel 150ml cream Pinch of cream of tartar Icing sugar to taste

Nobody wants to spend their Valentines evening slaving away in the kitchen. This recipe is a perfect end to your romantic dinner and it won't take you hours to prepare. Method Whizz the Oreos in a food processor to fine crumbs. Pour in the melted butter with the motor still running and whizz briefly until the mixture is the texture of wet sand. Divide among 2 x 12cm loose bottomed tart tins and press into the sides. Chill for 10 minutes. Peel and slice the banana, then put a layer of banana slices in each tart tin. Warm the caramel sauce in the microwave until just pourable - then divide between the tarts. Leave to cool. Pour the cream into a bowl, add the cream of tartar and ½ tbsp icing sugar. Stir, taste and add more sugar if you like, but take it easy as the rest of the tart is very sweet. Whip the cream to soft peaks and transfer to a piping bag fitted with a star nozzle. Pipe swirls over each tart or spoon the cream on top and make swirls and peaks using the back of the spoon.
