NEO PAINTS, A CELEBRATION OF COLOUR SINCE 1953 ... NEO Paints Factory (PTY) Ltd is a wholly owned Namibian company. Our range of over 90 products has been developed, tested and quality controlled in our Windhoek factory and distributed throughout the country since 1953. Today every major hardware retailer in Namibia distributes NEO Paints’ products, ensuring our products are available in every town in Namibia.

HISTORY In 1954, Krauer & Gotthard employed a paint chemist from Germany, Mr Hesse, to assist in the manufacturing of paint, but unfortunately ran into nancial problems. Mr Claus Meinert (from the well-known printer family) took over and immediately realised that running a paint company requires one’s full attention and a strong knowledge of paint chemistry to develop top of the range paints and a sustainable supply chain. Hesse was offered the company in 1958. During the 1950’s Namibia was like one united family. Word of a paint factory opening in Windhoek spread like wild re amongst the inhabitants of the country. Like any new product it rst had to proof itself, the usual questions arose. Is the product any good? Will the quality of the paint live up to the standards of South African paints? Government Ofcials were sceptic – their loyalty was obviously with what they knew and have trusted for years. NEO Paints obtained SABS certication for their products shortly after – ensuring that the quality was indeed equal to the South African goods and standards. The local sh and meat canners were the rst to obtain the SABS mark, followed by NEO Paints and Coca-Cola. The rst paint was made by Hesse’s own formulations. Together with his vast knowledge and experience in paint, Hesse formulated the rst two batches of Wall Paint and Gloss Paint. Transportation per truck was prohibited outside towns at that stage, so dealers received their stock via railway and contractors picked up their paint at the factory. Contractors were allowed to transport building material outside Windhoek using their own trucks to deliver to sites. The raw materials used to manufacture paint was received via railway from South Africa with loads up to 1400 bags (35 000 kg), manually off loading one bag at a time. After off loading all the raw materials, employees were covered in white dust from head to toe and as a thank you they received a bottle of “paint of remover” – Brandy for immediate consumption.

Our happiness is not in things, it’s in people – it’s in meaningful relationships - deep bonding’s of LOVE. Should you sell your investment property? A decision to sell a long-term asset such as a property can sometimes be a challenging decision for an investor, more so for a novice investor. Every property investor will be confronted with this question at some point in their investment journey. Therefore, knowing when to sell or hold your investment property is essential when building a portfolio. Due to the long-term nature of the property investment journey, the general rule is that property should at least be held for five to ten years to allow the investor enough time to study market conditions and further assess the viability of their portfolio. FNB Home Loans unpacks some of the reasons why investors end up selling their properties:

Ÿ Exit strategy - some investors venture into property having already developed an exit plan, which consists of selling the properties and using the funds for alternative business interests.

Ÿ Recycling equity - this involves selling a property and using the equity to buy a better performing one. When going for this strategy, it is essential to take into account the costs involved in selling and acquiring a new property and whether the returns will be better in the long-term.

Ÿ Poor performance - if a property fails to provide good rental yield and capital returns for at least five to ten years, it may be considered to be performing poorly and eventually sold.

Ÿ Diversification - property investors may sell some of their properties to unlock capital and diversify their financial risk into another asset class, such as

listed equities.

Ÿ Deteriorating neighbourhood - selling property due to unfavourable changes in the neighbourhood is common for inexperienced investors who did not conduct proper research when acquiring the property.This could also have been the investor's former place of residence, which they decided to rent out after moving out.

Ÿ Life changing events - major life changing events like getting married or having children may lead investors to sell their properties and seek a new direction in life.

Ÿ Market timing - new investors who do not adequately understand how the property cycle works may be tempted to sell when market conditions seem unfavourable. There are many circumstances and underlying factors that may lead you to consider selling or holding your investment property. The decision should ultimately be based on your current circumstances, investment strategy and what you aim to achieve. DON’T LET GO Ÿ Remove the pool cleaner from the pool for the

I am sure anybody who struggles with controlling his/her weight, will tell you, it's vital, not to let go and eat whatever you want. Within weeks you would have easily picked up some extra kg's and getting that extra kg's off takes forever.

Ÿ Set the valves of your solar panels to allow water

Well, in the case of swimming pools, the same principal applies. In many a case, we see people closing their pools in March, switch the pool pump off, only to open up all in September and receive a number of expensive surprises.

Ÿ Do not leave floaters inside the covered pool.

The first item, which normally gets damaged, is the pool pump. Pool water is filled with acid. Water inside a pump switched off for long periods of time (like a month or more) corrodes the mechanical seal of the pump. Every year in September we receive many a pool pump with the exact same problems, due to the owner switching the pump off during winter. Tips on the smart things to do:

How to use pesticides Before using a pesticide Read the label thoroughly! Be familiar with all precautions. Be familiar with the First Aid precautions. Put on the proper personal protective equipment.

Pesticide exposure Pesticides can enter the body through inhalation, ingestion, or absorption by the skin and eyes. The skin usually receives the most exposure, so it is important to cover as much of the body as possible. Wear the items of protective clothing the label requires: for example, long-sleeved shirts, long pants, overalls, non-absorbent gloves (not leather or fabric), rubber footwear (not canvas or leather), a hat, goggles, or a dust mist filter. If no specific clothing is listed, non-absorbent gloves, long-sleeved shirts, long pants, socks, and closed shoes are recommended. Contact lenses may trap materials on the eyes; wear eye protection or remove contact lenses before mixing and applying pesticides. When mixing or applying a pesticide Ÿ Never smoke or eat while mixing or applying pesticides. You could easily carry traces of the pesticide from your hands to your mouth. Also, some pesticide products are flammable. Ÿ Follow the “Directions for Use” on the label carefully. ¡ Use only for the purpose listed. ¡ Use only the amount directed, at the time and under the conditions specified. ¡ Twice the amount will NOT do twice the job. You could harm yourself, others, or the plant/area/pet you are trying to protect. ¡ Always mix or dilute the pesticide outdoors or in a well-ventilated area. Only use the amount listed on the label and measure the pesticide carefully. (Absolutely refrain from using the same measuring cups or spoons that you use in the kitchen!). ¡ Mix only the amount that you need for each application. Do not prepare larger amounts to store for possible future use. The pesticide will degrade and become ineffective over time. HOUSEFINDER

Ÿ Keep children, pets (including birds and fish), and toys (including pet toys) away from areas where you mix and apply pesticides for at least the length of time required on the label. If no time is listed on the label, wait until the pesticide has dried before reentering the area. Ÿ If clothing becomes saturated in spray solution or contaminated with the pesticide concentrate, dispose of it immediately. Wash any parts of the body that may have been exposed to the pesticide, with soap and water, and finish the job in fresh, clean clothing. Ÿ Indoors or outdoors, never put bait for insects or rats, mice and other rodents where small children or pets can reach it. Pesticides that are formulated as baits (containing a feed attractant) are still pesticides. Ÿ Consider selective insecticides, with a limited range of target pests, to avoid harm to non-target organisms such as pollinators and natural predators. Storage Never store pesticides into food containers, such as empty soft drink or milk bottles. Keep pesticides in their original containers – ones that clearly identify the contents. Re-fasten all childproof caps tightly. Outdoor applications Ÿ Never apply pesticides outdoors on a windy day, drift can have adverse effects. Ÿ Use coarse droplet nozzles on your sprayer to reduce misting. Larger droplets help prevent drift. Ÿ Spray as close to the target as possible, you want to get good coverage, while still preventing drift. Ÿ Do not apply pesticides on very hot days – the active ingredients in some pesticides can vaporize and drift onto non-target surfaces. Easter Garibaldi biscuits “I believe the secret to a good cookie is equal quantities of butter and sugar and of course using real butter and not margarine. Try this recipe out this Easter, you won't be disappointed”.

Ingredients

Ÿ 110g caster sugar plus extra for dusting Ÿ 110g butter, softened at room temp. Ÿ 1 egg, separated Ÿ 225g cake flour, sieved Ÿ good pinch mixed spice Ÿ 55g currants Ÿ 30g candied peel Ÿ 3 tbsp milk

1. Preheat oven to 160oC. Line a baking sheet with greaseproof paper 2. Cream butter and sugar together until light and fluffy. Beat in egg yolk until well combined 3. Fold in the flour then add the mixed spice, currents and candied peel. Stir in enough milk to make a stiff dough 4. Roll dough out on a floured surface and cut out Easter shaped cookies with a cookie cutter. Place on baking sheet and bake for 10 minutes 5. Remove cookies from the oven, brush with egg white and sprinkle with castor sugar. Return to the oven for 5-10 minutes until golden brown 6. Remove cookies from the tray and cool on a wire rack
