Don’t forget that it is not the large one-time actions that create extraordinary lives, it is the small and daily items that create a life that is beyond our wildest imaginations. By simply ignoring the weight and value of the little things, we lose awareness of what those small actions can inspire within us and the next several months or even years. By taking time to reflect on 2018, however dull and mundane it seems while in the midst of the year and day to day motions, we allow ourselves to see the small changes that have made big impacts. For most, the thought of hanging pictures on a wall or moving an old piano into the family room may seem like a normal activity, but it started to raise pride and creativity up within our souls that will have continued impact and effects on our next days and year. Reflection opens us up to appreciation and gratitude for what has come. When we do this, we empty our minds of negativity and open our minds to receive the benefit and possibility of what even the small actions of 2018 can bring in 2019. Reflecting back myself over the past year I realiase that in the midst of working through the most difficult season of my life on a personal level after losing my child, I had to make a few adjustments. Small adjustments resulted in bigger blessings. HouseFinder ended the year strong as you are holding in your hands the biggest edition of 2018, with a whopping 80 pages of properties, products and services on offer as well as informative and helpful articles. Help your adult child buy their first house Owning your own home is synonymous with financial stability and parents can play a vital role using their own healthy credit profile to help their young adult daughter or son purchase their first home. As a home will probably be your child's biggest asset in their life, it makes sense to help them out as a parent. However, there are a few aspects to consider when deciding to help your son or daughter buy their first place which will help them get their best start as a home owner. Generally, as you are older, you have the benefit of joint incomes, an established credit record as well as better earning power. Without these aspects, it is more difficult to raise money for a deposit, get a loan from a bank as well as maintain the bond, making owning a home a daunting prospect for any young adult. Long-term commitment First, it is important to establish why your

son or daughter wants to be a home owner and whether they are being realistic in what they want. Buying your first home is a big step, and also a very big financial commitment. Your child needs to understand that repayments will account for a big chunk of their monthly income, which may mean they aren't able to afford additional expenses such as studying further or trips away with friends. Thoughtful Renovation Purchasing a new house is exciting and simple, but transforming it into a home that reflects your personal style could be a challenge. Working with Olive Rose Interiors, this challenge will be a pleasant journey. Like many houses, this house showed great potential to transform itself from a dark, dated and unpleasant interior into a radiant, warm and contemporary home. Kitchen / entertainment area: The first priority was to make the layout of the kitchen work more efficiently. This was achieved by splitting the large space into two areas; the kitchen and the pantry/scullery. The dark entertainment area was drastically changed, by removing a wall, lifting the roof and installing glass and aluminium sliding doors. The sliding doors that run along the length of the back façade open up onto the beautiful garden, also providing the kitchen with views over the garden. The existing dark floor tiles were removed and replaced by light large format tiles to create the illusion of more space. The contemporary country kitchen is anchored by a large 3m long solid oak island; a perfect place for conversation and cooking. The kitchen cabinetry in neutral colours was imported and finished off with matt concrete-looking engineered stone counter tops and distressed tiles for the splash backs. The Smeg appliances are the perfect complement to this contemporary country kitchen. Upstairs lounge: The upstairs lounge was greatly transformed by removing the existing timber mezzanine level. This

opened up the space and allowed light to flood into the space. All the remaining wood work was painted white and the existing floor finishes were replaced by vinyl flooring. The fireplace chimney was clad with a brick cladding, an element which was repeated throughout the home to bring continuity throughout the interior. The high ceilings were the perfect backdrop for the large white suspended feature lights. Main en-suite: A brighter main en-suite was created by introducing another window and lifting the ceiling height. The custom made solid oak bath plinth and vanity are the perfect base for the free standing bath and natural stone basins. Functional and ambient lighting was included in the bathroom with a combination of functional down lights and ambient dimmable starry lights. Large format neutral tiles were used throughout the bathroom and set off against navy blue glass subway wall tiles in the shower. The remaining rooms in the house were addressed in a similar fashion, maintaining the neutral colour palette and repeating materials throughout the house. Although a neutral palette, interest, texture and detail were brought into the space by use of textures and natural elements such as stone, weathered wood, concrete and plants. Guided with the professional design skills mentioned above, this house was transformed from a dark, dated and unpleasant interior into a radiant, warm and contemporary home. Conveyancers, a necessity or luxury? In the last month this question became very relevant in Namibia with attention being turned on the the Deeds Registries Act, 2015 (Act No. 14 of 2015) which has been published in the gazette and will come into operation in Namibia once the Minister of Land Reform, in terms of section 96 thereof, publishes the required notice. If the Minister publishes the notice with the Act in its current form, the question is answered. Conveyancers are a luxury. Various stake holders in the Namibia property market have however raised their concern over the amended act and have expressed their views on the matter of title deed security and thereby indirectly answered the above question differently. All are in agreement that Conveyancers are a necessity. The same question recently arose in South Africa. In proxy Smart service (Pty) Ltd v Law Society of South Africa and others(2018) 3 AllSA S67 (GP) the court considered the scope of the statutorily prescribed services reserved for conveyancers. Proxi Smart Services (Proxi) was a company intended to set up a computerised system whereby some of the functions currently carried out by Proxi. Only certain services, as prescribed by statue, would be carried out by conveyancers.

The application by Proxi Smart service(pty) Ltd was dismissed with costs. In the judge's ruling, he confirmed the necessity of conveyancers rendering these services opposed to an unregulated Company. They further found that the public derives comfort from the fact that the property transactions involving large sums of money are controlled by professional societies. Proxi business model will lead to a loss of control of the process by the regulated professionals and strip the process from the statutory controls and assurance. There is a perception that conveyancing is merely the completion of forms and that the registration of deeds can be equated with the registering of a motor vehicle - and that secretaries and the public are quite capable of managing the conveyancing. It is submitted and confirmed by the above case law that this perception is a myth, and that conveyancing is a highly specialized profession. A conveyancer is a practicing legal practitioner (admitted by the High Court of Namibia), who has passed a specialized conveyancing examination (in terms of the Legal Practitioners Act) enabling him/her to practice as conveyancer in Namibia. The conveyancer's profession is regulated by the Law Society and high ethical standards have been laid down to ensure the public is protected.

Pretty water saving gardens There are a misconception about water saving or indigenous plant choices to be rather dull, ugly or boring. We need to take into consideration the vast difference in the climatic conditions, of South-Africa and Namibia, when you see beautiful luscious gardens in garden magazines. Here in Namibia we need to encourage our local gardeners to go for the correct water wise plant choices without having to falsely interpreted it as boring or unattractive. I have seen many astonishing water saving or indigenous gardens leaving much of the luscious gardens appearing to be rather uninteresting. One can improvise much better with detail and décor with your water saving garden than with the easy come luscious gardens. Let’s once again look at efficient watering methods. Ÿ Mulching is of utmost importance to keep your soil cooled down and prevent evaporation, keeping the soil moist. Ÿ Watering more often, less at a time enabling your plant to absorb enough water without flushing it with too much water that eventually just drains away or evaporates, for the roots system can only absorb a certain amount of water at a time. Ÿ Watering very early in the morning, especially in summer time is crucially important. Less evaporation and good drainage due to cool soil conditions resulting in efficient water consumption. Ÿ Using 300 to 500mm pvc pipes to water directly at the root system of your plant. Ÿ Direct watering to the roosts by

Ÿ Do not transplant plants during very dry periods, for you normally then would have to water them extra to be able to survive. Ÿ Do not feed during dry periods for you also need to water more. Here are some tips to minimize wind damage: Ÿ Plant a windbreak around the perimeter

of your house to create a calm oasis for the garden. The best windbreaks have an outer layer of lower growing shrubs and grasses, followed by an inner layer of taller shrubs or small trees. The idea is for the wind to be directed gently upward – like a ramp – and over the garden. Choose plants for the windbreak that are salt and drought tolerant and not so dense they block all the wind, just reduce it. Ÿ Wind screens: You can reduce wind

damage with structures such as privacy fencing or latticework covered with flowering vines. Solid barriers (walls) can create turbulence, so opt instead for permeable screens. Fences should have gaps between the slats to allow the air to filter through.

Ÿ Plant low and strong: Low growing

plants will be less susceptible to wind damage than taller plants. Rather than trying to stake tall plants, choose plants that develop deep root systems and have firm trunks.

Here are some tips for dealing with salt on plants in coastal climates: Ÿ Choose salt-tolerant plants: Pick plant species that are less susceptible to salt damage. Beachfront plants need to be extremely salt-tolerant while plants in sheltered areas need to be at least moderately tolerant. Ÿ Hose off plants periodically to remove salt deposits.

the heat and often have a protective covering of hairs. Ÿ Leaves with a shiny or waxy coating that reflect the sun, reduce surface evaporation and deflect salt. Ÿ Tiny needle-like leaves such as those found on confetti bush, for example. Christmas Almond Spritz Cookies

The best part of the festive season is definitely that jar of cookies that sits on the counter. Every year I bake big batches with my kids and we pig out for weeks. This recipe is one of my favourite, sprinkle with coloured sugar to make them more festive. Ingredients Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ

1 cup butter, softened 1/2 cup white sugar 1/2 cup sticky brown sugar 1 large egg 1/2 teaspoon almond extract 1/2 teaspoon vanilla extract 2-1/2 cups cake flour 1/4 teaspoon bicarb 1/4 teaspoon salt Pink and red coloured sugar, optional

Directions In a large bowl, cream butter and sugars until fluffy. Beat in egg and extracts. Combine the flour, bicarb and salt; gradually add to the creamed mixture and mix well. Using a cookie press fitted with the disk of your choice, press dough 2 in. apart onto ungreased baking sheets. If desired, sprinkle with coloured sugar. Bake at 180°c for 7-9 minutes or until edges just begin to brown. Cool on wire racks.
