Homeloan application approved - what next? Once you've found your ideal property, made an offer and gotten your home loan application approved by the bank, the most crucial step to follow is registering and moving into your dream house. On average the property registration process takes about three months or more to complete, which can often be frustrating for first time buyers. Therefore, being informed will help you meet most of the requirements upfront, making the registration process and experience as seamless as possible. Here's what buyers should expect during the registration process:

Moving arrangements – you shouldn't wait until the property is registered to make moving arrangements. Not only is a move costly if unplanned for, but you will also have to start paying your home loan instalment on the first month after registration. Also take into account your current lease agreement if you are renting, as you may have to pay a cancellation fee and give the property owner 30 days notice. It is advisable to cooperate with all parties involved in the registration of the bond to avoid unnecessary delays. If there's anything you don't understand speak to your Home Loans consultant for clarity.

Home Loan quote - the bank will send you a quotation which you should read and understand. Once you are satisfied with the agreement, sign the documents and send them back as soon as possible. Life Insurance - you may be required to have adequate life insurance or a mortgage protection plan that will be ceded onto the home loan to cover the outstanding amount in the unfortunate event that you pass away. This ensures that your home loan balance is paid off, to prevent your loved ones from facing financial difficulties. Attorney's fees - in order for the registration process to proceed, the bank and the seller appoint bond registration and transferring attorneys, respectively. Each of these attorneys will charge fees which need to be paid by the buyer upfront. Signing of documents - bond registration and transferring attorneys will invite you to their offices to sign a couple of documents. You will be required to provide your original ID, proof of residence, income tax number and proof of your banking details.

The ins and outs

Of communal living


If you’ve just bought a house in an Estate for the first time, get ready to enjoy the benefits of vast open spaces, nature on your doorstep, and tonnes of conveniences within walking distance of your home. There are certain aspects of living in an Estate or Complex that may come as a surprise, however, such as the rules and terminologies you might never have encountered before. Not to worry, we’re here to clear up any confusion that may arise. What is a Body Corporate? When you buy a place in an estate, you’ve bought a section (or ‘unit’) which belongs to the larger common property. This means you are now part of the Body Corporate, a group of owners who manage and maintain the property. Congrats! Does that mean you are now responsible for dealing with all the issues that arise in the Estate? Nope, that job belongs to the Trustees. In Trustees we trust Trustees are members of the Body Corporate (owners like you) who are elected to make sure life in the Estate runs smoothly. This means looking after the common property (driveways, the kids’ playground, the clubhouse, etc) and organising repairs in the event of damage (caused by raucous clubhouse guests or other natural disasters). They also have to maintain a fund which pays for all of this, and make sure lawnmowers, weedeaters and so on are working well. Trustees need a thick skin, and they don’t get paid for their services. But don’t worry – they have help in the form of a Managing Agent. Let the Managing Agent manage The Body Corporate might hold a meeting to select a Managing Agent who will then orchestrate most of the above duties, as well as collect levies, chase unpaid debts, organise insurance, and all the other stuff Trustees are too busy to deal with. Trustees then have to sign off on invoices, and make decisions based on the good of the Body Corporate. Managing Agents are paid a fee that comes from your monthly levies which, if you’ve never lived in an Estate/Complex before, will probably be new to you too. A look at levies You’ll receive a bill each month detailing what your levy is. These fees feed the fund which pays for the upkeep of the common www.standardbank.com/namibia

property. Sometimes you’ll be called upon to pay a special levy – this is usually a onceoff amount (decided by the Trustees and Managing Agent) that is raised to pay for unexpected expenses. Let’s hypothesise for a bit: Imagine a leopard moves into the neighbouring grounds, and someone notices that the Estate’s fences aren’t quite high enough to keep the leopard out. Well that’s certainly unexpected! The cost of raising the fence height wouldn’t have been budgeted for, and would probably require a special levy. Owners will be sent a notice saying what the problem is and how it will be fixed. Special levies should be rare, but it pays to be prepared. Just in case… What’s common, and what’s mine? If you own a standalone property out in the ‘burbs, you’re responsible for everything that falls apart, inside and out. In an Estate, you’re only liable to repair what belongs to you, and what happens inside your house. If your unit needs new putty on the outside window, that’s the Body Corporate’s issue, not yours. However, if you’ve constructed an awesome sunshade on your balcony which happens to pick up some unwelcome ventilation during a hailstorm, you’ll have to pay for the repairs. Sorry. You’re all in it together As you can see, running an Estate is a complicated business. The value of your unit is directly related to how good the common property looks and how well it’s managed and maintained. So when it comes time to attend an Annual General Meeting, make sure you pop in to have your say over the budget, assist in making decisions and to drop a few helpful suggestions. Saving money on Pool cleaners Winter time... or with our “current weather patterns”, I should rather say, “Extended Autumn time”, the pool is normally the last thing on which people focus. Inside the pool you normally find the “Creepy Crawly” as most people refer to, the pool cleaner. Normally we neglect this item as it is inside the water and cannot be damaged by the sun….

the slightest variance in the correct suction power from the pool pump will cause a damaged pool cleaner not to work properly.

Reality is, a pool cleaner left inside the covered swimming pool, can be damaged, very badly by chemicals. Pool chemicals like, chlorine and acid, normally attack elements like Algy / bacteria and calcium. During long periods of not using the pool, like for instance (Autumn and Winter) the pool chemicals inside a covered pool, attacks the pool cleaner causing all parts to lose their ability to work properly.

Our advice is: remove the pool cleaner from your covered pool during the times when the pool is not in use. Store it inside a garage and do the same with the pool cleaner pipes. ( do not bent the pipes)

Summer glory gone? Time for winter beauties!! Delightful patches and splashes of colour are always so soul soothing, but alas, summer annuals are now saying goodbye and it's time to prepare beds for winter glory. SOIL PREPARATION Soil will pretty much be stripped of nutrients with not sufficient organic matter left either. Remove existing spent seedlings and all weeds, if any. Work in ample compost, adding some coco peat. This will ensure proper drainage and efficient uptake of fertilizer. Next work in Efekto's Vitaboost Organic fertilizer. This will promote excellent health and growth. There might be fungi present in the soil due to previous over moist conditions that could cause root rot. To prevent this, treat soil prior to planting with Efekto's Virikop. PLANTING Seedlings: Soil must be slightly moist and lightly compacted by using the back of a garden rake. Remove seedlings carefully from the seedling tray with a table spoon, don't pull them by the stem, it's the plant's lifeline! The task will be so much easier if the soil is moist – therefore, water a few hours before planting. Minimize the time newly planted seedlings have to bake in the sun by planting early morning or early evening. Plant the seedlings at about the depth it was in the container, or a bit deeper, using the table spoon to dig the hole. Firm the soil around the seedlings, but don't press so hard that you compact it. Apply a liquid fertilizer on a monthly basis – Efekto's Seagro, Kelp or All Purpose. Don't let cutworms nip your seedlings in the bud – scatter Efekto's Cutworm Bait directly after planting. Seed: Same as for seedlings. Information regarding spacing, depth, etc., are clearly seen on the reverse side of seed packets. To prevent seed rot, keep soil just moist until seedlings are at least 2cm tall. Some colourful winter varieties – Calendula, Poppy (California and Iceland), Sweet pea, Viola and Pansies. BE COLD WISE IN WINTER to prevent or at least lower the risk of frost damage.

Ÿ Insulate by mulching with bark nuggets. Ÿ Cover sensitive plants with frost sheeting. This does not have to be taken off during winter as it lets in sufficient air and light. Ÿ Applying water, either to the soil or the plants themselves, but know how and when to water. Following the daily weather forecast in winter would be helpful. Cold moves through dry air and soil faster than it does in moist soil and air. Watering prevents the cold from moving in and wet soils hold four times more heat than dry soils. Wet soils conduct heat from inside the earth to the soil surface better than dry soils, with the heat radiating to the air above the soil. Sprinkling water on the plants themselves uses the latent heat energy given off when water freezes. Each 1 gram of water gives off 80 calories of heat as it freezes. This helps keep the plant tissues beneath the freezing water from developing ice crystals within their cells. It is the ice crystals forming in the plant's cells that kill the cells, leading to frost damage or killing the plant. N.B.: Cacti and succulents are the exception. They store water in their cells and with abundant internal water, they are more likely to freeze. They are going dormant this month, so start withholding water, just every few weeks for maintenance. As such plants use internal water to maintain, the level of dissolved substances in the cell sap rises, creating a sort of natural anti-freeze. PSSST! Low carb choc & macadamia brownies Just because you're banting doesn't mean you can't enjoy something sweet. It is important to let the butter and eggs at room temperature for this recipe or things can get a little tricky.

Ingredients: ¾ cup almond flour ¾ cup erythritol (zylotol) ¾ cup macadamia nuts ¼ cup coconut oil 5 tablespoons salted butter 3 tablespoons cocoa powder 2 large eggs 1 ½ teaspoons baking powder 1 teaspoon vanilla extract 1 teaspoon instant coffee

Method: 1. Preheat your oven to 180C. If you can, before you start, have your butter and eggs waiting at room temperature. 2. In a mixing bowl, add your butter, coconut oil, and erythritol. Let the butter get to room temperature before you start mixing it. 3. Cream the fats and sweetener together, making a creamy consistency. 4. Add your eggs and vanilla extract into the creamed butter. Try to have the eggs at room temperature before you start. 5. Mix these together well until everything is a creamed consistency. If you didn't use room temperature eggs, your coconut oil will seize up a bit and create a lumpy texture. 6. Add your cocoa powder and instant coffee to the mixture. 7. Mix the cocoa powder and coffee in well, until the mixture is a dark brown. You can now add your baking powder. 8. Cream everything together and then add your almond flour. 9. Mix this thoroughly until a light brown and fluffy texture is achieved. 10. Add 1/2 Cup of your Macadamia nuts and fold them in, making sure they are evenly distributed in the batter. 11. On a 22cm x 22cm oven pan spread your batter evenly. Top with the rest of your macadamia nuts, and press them into the batter with your finger. You want them to be submerged into the batter, but still showing the top. 12. Put your brownie batter into the oven for 25 minutes at 180� C. You should be able to poke them with a toothpick and have it come out clean. The edges will be slightly brown, almost burnt. Let them cool for at least 15 minutes before slicing. Serve them up and enjoy
