THE LEASE AGREEMENT This is a legal contract between an Owner/ Landlord/ Lessor and a Tenant/Lessee, whereby the Lessor allows the tenant temporary use of his dwelling, in return for payment from the Lessee, known as rent. MAERUA MALL UPGRADE Being bold in the face of adversity. Maerua Mall bucks trend during economic downturn Despite the country's economic travails over the last couple of years, Maerua Mall has shown its confidence in Namibia's ability to bounce back by commissioning and overseeing a major upgrade to the shopping centre that included the establishment of a brand-new Family Entertainment Centre. “We decided to invest 'against the cycle' by upgrading Maerua Mall and introducing a new and exciting brand positioning,” explains Carel Fourie, CEO of Oryx Properties, owners of the mall. The hugely popular Family Entertainment Centre ties in perfectly with Maerua Mall's new motto, “Be part of the family”. With every economic cycle there are opportunities as well as challenges, Fourie points out. “The pressures that some businesses are experiencing, as well as the competitiveness of the environment, forces all businesses to up their game in terms of customer experience and sustainability,” he says. This is why Oryx Properties, which is worth more than N$2 billion and has a diverse portfolio in Namibia and South Africa, positioned itself to take advantage of the difficult economic climate.

The motivation behind the Family Entertainment Centre was based on the premise that shoppers demand more experiences than pure retail. Safe and healthy environments are especially important for the youth of the country to v i s i t . C o n s t r u c t i o n o f t h e Fa m i l y Entertainment Centre started in March 2017 and was complete by November 2017. It is originally a European concept so most of the materials used to build it were sourced from Europe, especially from Sweden and the UK. With many competing demands on consumers' precious disposable dollars, shoppers are now demanding more than just retail when they venture out into malls. “For Windhoek and the entire Namibian community, we wanted to bring more options in terms of world-class entertainment,” says Fourie. Appealing to a wide range of tastes and ages, there's something for everyone, from adrenaline junkies to corporates looking for teambuilding opportunities and parents who want to hold kids' parties in a safe and healthy environment. 2

Built over two levels, the new 3 500m development includes a trampoline and climbing-wall centre, an 18-hole glow-in-

the-dark mini-golf (a first for Namibia) and a foam pit. An 'Africa'-themed indoor playpark features a 16-m-long four-lane slide, a massive ball pit, trampolines, and a spiral-climber obstacle course. The tenpin-bowling alley has four lanes and a shoe-hire kiosk, while the gaming area has 20 token-operated arcade machines featuring much-loved old-school games such as Pac-Man. Included in the upgrade were modernising changes to the food court and introducing new key tenants, including Mugg & Bean and Panarottis, have signed up, and more new stores will be opening soon. Established in 1990, Maerua Mall is the second-largest shopping mall in Namibia. Handy tips for container gardens

4> Hanging baskets are always a very functional and practical way of showing off, especially owering ground cover or trailing annuals. The soil volume of a hanging basket is limited, resulting in fast evaporation. Without frequent watering, the plants will suffer and die. It is very important that the soil, for hanging baskets, retains its moist for a longer period, without being too moist. A good way of retaining enough water in a hanging basket is by adding polymer crystals to your potting mix. These crystals absorb 400 times its own volume becoming a jelly crystal, retaining the water for the hair roots of the plant and return back into a small crystal as it dries out again. Hanging baskets also require regular feeding with a balanced organic, liquid fertilizer. Plant food Starting from NAD 105

1> Feeding and watering of container plants depends on the size of the pot, soil mix, position of the pot (sun/shade). Containers naturally need more frequent watering and feeding for it contains a limited amount of soil. Liquid fertilizers are preferably the safest way to feed container plant as well as pelletised organic fertilizers. For our hot and dry conditions, make sure your potting mix contains more substance regarding water retention. In our hot, sunny conditions, line your outdoor pots out with a layer of newspaper before ď€ lling the pot with the potting soil, in order to act as a heat insulation to prevent the sun from heating up the soil damaging the root system. 2> Planting your pot requires certain important steps that must be followed in order to have a happy and healthy pot plant. Drainage holes in the bottom of the pot is crucial as well as the drainage material, e.g. pebbles are important to ensure good drainage and to ensure the drainage holes do not get clogged by soil and debris. The soil should also be of such a compound that allows for good water retention, without holding two much water behind, and will

also drain well. A rich organic, but loose soil, is important for most indoor pots like most commercial potting mixes.

Water crystals Starting from NAD 110

Pebbles or bark chips can be used as a mulch to decorate and ensure less evaporation. Do ensure that the pot is ď€ lled to at least 12cm from the rim of the pot, otherwise the plant appears to disappear in the pot and one often tends to over water, since the room for more water is there. 3> The relation, pot to plant is usually one third pot and one third plant. This is a good measurement and will thus be a good rule to follow in choosing any pot for most plants. Many times, due to the high pot prices, people have the tendency, to save on the cost of a pot by choosing a smaller pot. This results in transplanting in a bigger pot sooner. Eventually, costing more in the end. This rule can either be the other way around, especially when a more simpler and modern effect wants to be created. Always see to it that the plant and the pot complement each other at all times. The potting mix is crucially important in order to support the plant.

This recipe is borrowed from Jamie Oliver. It is not difficult to make, but does take some time. It is really worth it though as it is an impressive looking beauty. The reason it is called a Baumkuchen (tree cake) is because when you slice it open it looks like the layers in a tree trunk. Enjoy!! Ÿ Ÿ

Use a pastry brush to spread the mixture evenly over the base of the tin, so it just covers the surface, then cook under the grill for 4 minutes, or until set and golden all over.

Ÿ

Ladle another thin layer of batter on top, and return to the grill. Once golden, brush a thin layer of the softened marmalade over the cake – you want just enough for a thin glaze.

Continue layering and grilling, glazing with marmalade every second or third layer, until the batter is used up – you should get 15 to 18 layers.

Brush the top of the cake with a good layer of marmalade, then run a knife around the outside of the cake. Leave to cool, then cover with clingfilm and chill for a few hours, or overnight, to set.

Ÿ

A couple of hours before you're ready to serve, break the chocolate into pieces and melt with the remaining 50g butter in a heatproof bowl set over a small saucepan of simmering water. Once completely melted and glossy, stir through the rum, then set it aside for 10 minutes to cool.

Preheat the grill to medium-high, and grease and line the base of a 23cm springform cake tin.

Roughly chop and place the marzipan and a little of the cream in the bowl of a standing mixer and beat using the paddle attachment until you have a thick paste. Gradually add the rest of the cream and continue to beat until you have a pale paste. Add 170g of the butter and beat until completely incorporated. Next add the sugar and beat again until the mixture is pale and creamy.

220g unsalted butter (room temp), plus extra for greasing 300 g golden marzipan 100 ml single cream 225 g sugar 10 large free-range eggs 1/2 tablespoon vanilla extract 1 orange 150 g self-raising flour 100 g cornflour 300 g thin-cut marmalade 200 g dark chocolate (70%) 50 ml spiced rum 25 g toasted flaked almonds

Finally, separate and beat in the egg yolks one at a time (save the whites), then the vanilla extract. Finely grate in the orange zest.

Sift the self-raising flour and cornflour into a bowl, mix together, then, using a large metal spoon, gradually fold into the cake batter.

Ÿ

Whisk the egg whites to firm peaks, then fold into the batter with the large metal spoon, being careful not to knock out too much of the air.

Ÿ

Spoon the marmalade into a small pan and melt over a low heat, add a splash of water if needed to loosen, and keep warm.

Remove the cake from the tin and set it on a serving plate. Pour on the chocolate sauce and use a spatula to spread it evenly over the top, letting it drizzle down the sides.

Leave it to set slightly, then garnish with the toasted flaked almonds, before leaving it to cool completely. Serve with a big mug of tea or a festive sherry. This cake keeps really well in a tin for up to 2 days (not that it'll be around that long!).

Now to assemble the cake: using a ladle as your measure, spoon just enough batter into the cake tin to cover the base – you'll probably need to fill the ladle to about two-thirds.
