BUILDING VS BUYING Sometimes a potential buyer has been looking at a number of houses and just cannot find the perfect home. Will it be better to just buy an empty erf and build a customised home? There are a number of things to consider before making this decision. We highlight a few advantages and disadvantages which need to be considered when deciding whether to build or buy a new home. Cost of building vs renovating: Existing houses will commonly be less expensive than new houses, but one hardly finds an existing house which meets all of the buyer's requirements. Most new owners of existing houses will need to renovate in order to make the home suitable to their specific requirements. The costs of the renovations should be taken into account when comparing prices of existing houses with that of houses to be constructed. However, when constructing a home there are additional upfront costs like employing an architect, an engineer and quantity surveyor, which should be kept in mind. One also has to live somewhere while your new home is under construction. The home owner who decides to build will therefore most probably have to pay rent while also having to service an additional bond payment on the new construction. Difference in Value: Building materials have improved over the years and new technology can add value to a home, especially if one considers the “greener” homes. In previous decades, no consideration was given to green building methods or solar energy, while today in all construction projects, this is something that will be considered. These materials and greener methods and technology will add value to a newly constructed home. Some reputable contractors will also be willing to grant a warranty on their newly constructed buildings and especially on the roof structure of a newly constructed home, while most existing homes will be sold “voetstoots”. The new owner of an existing home will therefore have no claim for defects which are discovered after registration of

the transfer. Convenience and budget: A major advantage of buying an existing home is the transaction time-line. A purchaser of an existing home can move into the house as soon as the registration process has been finalised. Even if small renovations will be required, the construction work will most probably not require the owners to move into another property during the construction period. The flipside of the coin is that construction of a new house will probably take months before it will be move-in ready, while those owners will have to find an additional roof over their heads during the construction period. The building process also requires constant attention and most persons, who choose to construct rather than buy an existing home, will probably visit the building site almost daily. Even if you use the best builder in town, it would be recommended to check on progress regularly, to monitor quality and limit “extras” as far as possible. This can be time consuming and add pressure on your daily responsibilities. Financing: It is often more difficult to obtain a “building loan” from a bank than a loan for an existing house. The reasons being that the financial institution, who is asked to approve a building loan, needs to consider the proposed plans of the house, make an assessment of the value of the house to be constructed from the plans, has to approve the contractor that will be used in the building process and normally will be required to finance the vacant land before any construction takes place. It puts the financial institution at a greater risk for losses than financing an existing house. The above mentioned facts also put the prospective new home owner at a disadvantage, because he will have to appoint an architect and engineer to draw up building plans on a vacant plot which is

not registered to his name yet. These costs will have to be financed upfront by the prospective purchaser of an empty plot. The Seller of an empty plot on the other hand would in most cases not be patient enough as to allow the Purchaser sufficient time to appoint an architect, get the approval of the building plans from the Municipality and wait for bond approval before the sale of the empty erf can be registered in the name of the new owner. Construction costs, more often than not, exceeds the quotation provided by the b u i l d i n g c o n t r a c t o r, b e c a u s e o f unforeseen difficulties like ground formations or extras added during the construction period. The same can however be said about renovations to an existing house. If the new owner gets financing through a bank loan, it will be crucial for him to stay within the limits of the bond amount and budget approved by the bank, or alternatively finance those items from savings. Location: If the prospective buyer of a new home has his heart set on a specific older established neighbourhood, it may be difficult to find vacant land in that area. He would therefore most probably have to buy an existing house. New constructions are normally on the outskirts of town and in new neighbourhoods, which makes it less safe and more difficult to get to the existing amenities. The bottom line is that if you, as prospective new home owner, need to have a perfect home that meets your every desire and you have time and money to see the project through, it is advisable to build your dream home with the best professional team you can afford. However, if time is of the essence and money is limited, it may be best to buy an existing house, which can be renovated at a later stage to meet your needs.

The Calming effect of Koi fish “Earning your daily bread is not always easy”. I am sure most of you can relate to stress. Non-paying customers, a moody boss, “cat fights” in the workplace to name a few stress building activities really helps making it difficult to earn money. A good hobby helps a lot in relieving stress. I deal with many clients in Namibia who keeps Koi fish and are very passionate about this hobby. I, myself find it mesmerizing to watch them and to see how they grow and there “inter fish communication”. Most kids are fascinated by the colorful fish. Apart from eliminating stress and tension being build up elsewhere, a Koi pond is a perfect way of adding beauty to your backyard or any outdoor space. I am going to touch on a few common questions we get: 1. My pond is so green I cannot find the fish between the algy strings. Let us check out your filtration system: If the UV light is to small and the filtration speed of the water is incorrect you will always struggle with too much algy. 2. Do my fish need hiding places? Yes: Just like in nature big enough rocks, plants or any structure enables the fish to hide when the want to. 3. Why is one fish chasing another one? Spawning behaviour can look like one fish is chasing another. You'll usually observe this behaviour in algae-laden ponds in the

spring when days grow longer and water temperature rises. The female will appear plumper, and the males will chase the females, butting them to induce the release of eggs. 4. How do I treat for fish illnesses? It is important to remove and quarantine badly diseased fish to prevent the spread of disease. When two or three fish are affected or the disease is infectious, change 25 to 30 percent of the water and remove any excess debris. Use a water treatment that neutralizes the heavy metals, chlorine and chloramines from tap water, so fish will not be harmed. Treat the entire pond with a remedy that destroys harmful bacteria, parasites and fungus. We have a range of Koi pond medicines at LIC Pool shop. Rock with hardy winter herbs Winter time is soul food time, healthy homemade soups, hearty stews and lots of other “lekker kos”! Cooking these dishes without herbs is pointless. Fortunately, “soul food herbs” are all winter hardy, no danger of frost bite. On top of it they are all drought resistant and you can save those precious drops for other plants. The herbs mentioned below are happy in most, if not all, soil conditions. However, it is a good idea to prepare soil with ample organic matter such as compost or old kraal manure. Add Efekto's bone meal or superphosphate and apply Efekto's Seagro at regular intervals for optimal health and growth. It's of great importance to look after one's immune system, especially in winter. Like all herbs, these will not only improve and enhance the taste of dishes, but have numerous medicinal qualities as well. THYME – Thymus vulgaris Full sun, but can tolerate light shade. Thrives in rockeries (infusing the cacti?), also ideal for pots. Plants should be replaced every third year as they tend to become woody, producing fewer young shoots with less flavour. Culinary: Popular in stuffing for any meat and fish dishes. Use in soup, rice and stews. It has a strong flavour, though, and should be used sparingly. As a tea – excellent for poor digestion,

colic, flatulence, halitosis, fever and also very stress relieving. ROSEMARY – Rosmarinus officinalis A very hardy, evergreen shrub. Plant in full sun as it will fare poorly in shade and could easily get mildew. Once again, an ideal plant for rockeries if you don't like the dullness of just cacti and succulents. Producing ample nectar, bees love to visit this plant in its flowering stage Culinary: Lending a subtle flavour to most Mediterranean dishes. Great to sprinkle on pizzas. As a tea – fatigue , headache, poor blood circulation and relieve of tension. Forgot to remember? Sniffing a sprig of rosemary once a day will improve your memory tremendously. OREGANO – Origanum vulgare Tough is more the word than hardy – evergreen and such a willing little grower, happy with just about any spot in the garden as long as there is some sun. No need to dry and store, this plant keeps on producing and you will always have a fresh supply to pick. Culinary: Pizza, pasta, sauces, cheese and tomato dishes. Combine with basil as these two herbs supplement each other very well.

As a tea – combine with camomile, rosemary or mint to relieve headaches, especially if they are the symptoms of liver problems or tension.

LAVENDER – Lavandula spp. And cultivars Hardy, aromatic, perennial shrub – very water wise. Should however, be replaced after about 4 – 5 years for they tend to become woody, but that's quite a few years of blissful joy having this plant in your garden! Culinary: Strangely enough, food does not absorb the flavour of lavender, lavender simply makes it more flavourful. Fresh leaves and flowers can be used sparingly in salads, salad dressings, fruit, meat and fish dishes. As a tea – very calming, good for nausea and numerous other ailments.

TIP: DON'T CUT BACK ANY FROST DAMAGE UNTIL THERE IS NO FURTHER DANGER OF COLD SPELLS. INSULATE PLANT ROOTS WITH A THICK LAYER OF COMPOST OR BARK NUGGETS.

Stuffed Finger Peppers I have noticed that the shops are all stocking these beautiful coloured finger peppers. It seems a waste to just use them as a snack or on a salad, so I decided to create a little stuffed pepper recipe. It worked like a bomb. 1 Packet baby peppers Half a tub of smooth cream cheese Half a cup of grated mature cheddar Half a small onion, grated 1 Table spoon of mayonnaise 1 Table spoon sliced pickled jalapeno peppers Sprinkle of Portuguese peri peri spice Extra grated cheddar for topping Halve the peppers lengthways and remove the seeds Combine all the other ingredients except the extra cheddar Fill the peppers with the cream cheese mix Sprinkle with extra cheddar Grill for a couple of minutes until mixture is bubbling and cheese has browned
