Can you believe that we are already in March. 2017 is now in full swing and by the looks of it, we can count on a good rainy season. Thinking back how desperate we all were in December for rain then January came and suddenly the heavens opened up over most parts of our country. February was even better and the dams are now starting to fill up and give us that peace of mind that we will have water for the rest of the year. Een van die besonderse gesigte in hierdie mooi land van ons, is om te sien hoe alles binne ‘n paar dae na die reën, van bruin, geel en swart verander na groen. Ons het n baie dankbare aarde, wat die meeste maak van elke bietjie water wat val. Met die goeie reëns is almal se gemoedere gelig. Boere kan asem skep en vee en wild se kondisie is aan die verbeter. Dit is in teenstelling met wat tans in die ekonomie aangaan. Daar is soveel aspekte wat die ekonomie huidiglik beinvloed dat daar bitter min rede is om baie optimisties te wees dat hierdie jaar enigsins beter gaan wees as 2016. Inteendeel, die jaar gaan heel moontlik die laagtepunt bereik van die ekonomiese winter waarin ons ons tans bevind. Besighede en huishoudings voel dit alreeds, en almal maak nuwe planne om kop bo water te hou. Wees verseker: “Elke donker wolk, het ‘n silver rand”. Transfer process of a Property WHY DOES IT TAKE SO LONG? Most of us dream of owning our own house. What happens once you found it? Unfortunately the process from finding the dream property to moving into your dream house can be cumbersome, especially to the uninformed purchaser. So what does the process involve and why does it take longer than we think it should? Herewith a summary of a typical property transaction in the most elementary language: 1. It is recommended to visit your bank even before you start with your house hunting. The home loan consultant at your bank will look at your income and expenses and be able to tell you beforehand how much the bank would be prepared to lend you in order to purchase your property. 2. Once you establish for what amount you qualify and have found a property to your taste and in your price range, the next step in the process would be to negotiate and sign a valid sales agreement (Deed of Sale). The sales agreement of any fixed property must be in writing and signed by both the registered owner, as seller, and the person who wishes to buy the property, as the purchaser. 3. Copies of the Deed of Sale should be given to all parties, as well as to the appointed conveyancer. The conveyancer will immediately attend to a deeds search to ensure that the property is registered in the name of the seller and to establish other conditions which may influence the transfer of the property to the purchaser. 4. With a copy of the Deed of Sale in hand, the purchaser will typically again attend the home loan consultant at his bank to apply for and to obtain the guarantees for the purchase price of the property. The Deed of Sale would normally contain a clause which provides for the guarantees to be delivered to the conveyancer within a certain period, failing which the sales

agreement will lapse and become null and void. The application process of a loan to the actual delivery of guarantees can take a few weeks and it is thus very important that you make an appointment with your bank immediately after signing the Deed of Sale. 5. Hopefully, the bank will tell you that they are willing to finance the purchase price of your property. The bank will now give instructions to a conveyancer to draft the bond documents. Only once the bond documents have been signed by the purchaser, the bank issue a bank guarantee for the purchase price to the seller. 6. The purchase price (or the value of the property) will determine the amount payable for transfer costs. These costs include the fees of the conveyancer, the transfer and stamp duties payable to the Receiver of Revenue, and the Deeds Office fee. If you intend to take a loan from your bank to pay the purchase price and the bank intends to register a bond over your property, the costs for the registration of the bond also need to be paid. You can therefore expect two invoices from the conveyancers in this process. 7. Now you get to the point where the guarantee for the purchase price of your property has been delivered, what next? The conveyancing attorneys will at this stage ask the parties to sign all transfer documents. Once the transfer costs have been paid, the conveyancer will attend to the payment of the transfer duties to the Receiver of Revenue. The conveyancer will also request clearance figures from the relevant Municipality and obtain a building compliance certificate from the seller (in certain jurisdictions). If the conveyancer has established that the seller still has a bond over the property, he will at this stage also arrange for the issuing of guarantees (from the amount available for the purchase price) to the seller's bank for the cancellation of the current bonds.

Once the seller's bank has received sufficient guarantees to enable them to cancel their bonds, they will instruct a conveyancer on their behalf to attend to the cancellation of the seller's current bond. 8. So, you have signed the deed of sale, you obtained a guarantee for the purchase price, you have signed the transfer and bond documents, the transfer and bond costs have been paid, how much longer? In the final stages of the process, the conveyancer attending to the transfer will arrange for the lodgement of all relevant documents at the Deeds office. In a normal transfer, there are usually three conveyancers involved, namely the transfer attorney, the bond cancellation attorney and the bond registration attorney. These conveyancers must lodge their documents at the deeds office on the same day as one set and the transactions are then “linked�. The one transaction can then not be registered without the other simultaneous registrations. Without going into the detail of the registration process at the deeds office, it typically takes 7 – 10 days for the transfer process to be examined and registered at the Deeds Office. It is only once the transfer has been registered at the deeds office that you are now the proud owner of your property! We trust that this short summary provides some insight into the process of a typical transfer of a property and explains why the process can take longer than we think necessary. New homeloan regulations Thinking of buying a second or subsequent home? As from 22 March 2017, prospective home loan applicants of second or subsequent residential properties will be required to pay a percentage of the purchasing price or market value of the property as a deposit. We've been blessed with rain, and joy of joys, our gardens are slowly returning to their former splendour. Alas, we're not the only ones that are bright eyed and bushy tailed, quite a few pests and plagues are rearing an ugly head or two. Oh no, we won't allow them to have “their way”, so time to CONTROL, BUT NOT OVERKILL

Jaccuzi’s and Hygiene We are entering March…. And many of us might have started planning for the coming holiday season. In fact very soon May will be upon us…. This means only one thing “the pool is to cold”, time to get the Jacuzzi uncovered and filled with water. “So it's no big deal…. The Jacuzzi has been standing for a year. Press the button, 16 hours later it is warm and all is ready for a Braai with friends and having a relaxing memorable evening”. In fact, why am I even reading this? Operating a Jacuzzi' is straight forward” Wrong: Below that cover, inside the water, some very Scary bacteria's can be lurking. If you research, you will quickly learn the risks of many people sitting in this confined space, very warm water coupled with many air jets working overtime. The nasty part is: Oils, lotions, cosmetics, hair products, and sweat, build up and foul your filters and circulation system, leading to cloudy water, scum lines on the Jacuzzi walls, foaming, and stench… I am sure you get the picture. So let's agree that a Jacuzzi is not the same than a swimming pool. I am sure most of you have your shower floors, scrubbed out properly once a month?

Why do we then oversee the Jacuzzi, which is sometimes shared by more than one person? So let's do the following and this would ensure that the Jacuzzi plays it's part in making you house a home to family and friends. Ÿ A good idea would be to replace the water.

Ÿ Simply draining the Jacuzzi is not good enough. Start the pumps for a few seconds to blow all water out he pipes into the Jacuzzi.
