CELEBRATING 10 SUCCESSFUL YEARS HAPPY BIRTHDAY TO US! 10 years ago we bought a little property guide and decided that “little” is not going to work for us. So we set out on a path to develop a free monthly magazine with everything property related, from homes to buy or rent, commercial properties, gardening, interior design, furniture, plumbing, electricians, insurance, banking and finance, baking and cooking and more... From 2006 to 2011 Housefinder’s customer base grew at an average of almost 150% per year, increasing the original print run of 3,500 magazines per month to 7,000. When we celebrated our 100th edition in November 2011, the publication has bulked up from the original 24 pager to an entertaining, informative 80 pages! Between 2011 and 2015 showed an increase in all levels of business - more advertisers, more readers, more partnerships. The print run increased to 10,000 copies per month and the December 2015 issue was a whopping 96 pages. In our birthday year, we celebrated by leaving the confines of only the printed and web-based publication to a sharper focus to include social media. During our “Find that Gem” Treasure Hunt in September to November this year we reached over 150,000 people and engaged with more than 45,000 in and around Windhoek! Speaking of which, the treasure hunt, utilising the Geocaching App was a roaring success! The participants entered on Housefinder’s facebook page with a selfie after which they had to download the Geocaching application on their mobile device and search for the hidden treasure which each held a portion of a riddle. The riddle portions could only be solved with some research into the specific sponsor’s business. Caches with riddles were hidden all over

Windhoek, some at well known attractions. The Geocaching concept is very new to Namibia, but according to the feedback the participants had great fun. It’s unique, creative and smart. The final answer to the riddles lead to the finale event where all participants needed to be at: exactly 18:00 at Windhoek Gardens Guesthouse. The 10 winners of the prizes were selected by a lucky draw determined whether a key could unlock a padlock. Over N$60,000 worth in prizes from all the sponsor parters (Homeconomix, Pupkewitz, Touch of Style, Obeco, Manrico, FNB, Ferreiras and Windhoek Gardens Guesthouse) was won. The radio partner was Kosmos 94.1. Which brings us to the December 2016 edition you have in your hands right now. 100 pages (our biggest yet) jam-packed with goodies, options and interesting and informative content. Ronel says: “ I am humbled that the business kept growing, even through difficult times in the property market, but to stay focused, keep on working hard and always find new ways to bring initiatives to your business was what made the difference, I believe. I know that if you keep to your values and mission, which in our case is to provide not only a powerful marketing platform for business in the home and property industries, but also a magazine with interesting and engaging content, then you have a winning recipe. Never let technology take the place of personal touch and relationships. I keep a very close eye on that. Celebration

It's hard to believe that the year has come and is almost gone. We've passed through a relatively challenging year and as we come to December, it's always a good opportunity to take stock of the past year. I almost want to say: “We made it!” - between the drought, the falling rand, the property industry challenges, and so forth, but apart from all the challenges this year, mine also reect on a year full of celebrations - excitement, new opportunities, and change that goes along with that. So, with only a few weeks to go to the end of the year, I will use this moment to say ”Happy Birthday”, Housender!! We celebrated

this whole year, but you now, have the boasting 100 page (for the 1st

time) 10th year Celebration issue in your hands!!

Overwhelmed, humbled, proud, thankfull... are just a few words that comes to mind thinking of the past 10 years... And may I add another word: “relieved”, after working endless hours putting this massive baby together with less than a handful of team mates. Over the past decade,our magazine has accomplished a lot, (page 2). It’s been a delightful run, and we’d like to thank those who have stuck with us all this time, those that came along for part of the ride, and those who joined us later and are with us still. We literally could not have done this without you. But it is still a young publication, and we can and must do more for its future growth. I am looking forward working with everyone past, present and future to achieve this goal. I truly hope this issue, leaves you with a smile and wonderful memories of the past decade, and what will come.

PROTECT YOUR HOME, WHILE ON HOLIDAY When you leave your home, whether for a quick weekend getaway or a longer holiday, you'll want to take some basic safety precautions to keep your house and belongings as safe as you can. This makes most of us think about burglarproofing, but preparations extend beyond locking your doors or setting timers for your lights. 1. Create the Illusion that someone's home Beyond setting your lights on a timer, you can also set the television and radio on a timer to create the typical noise and flickering lights of an average family home at night. But wait, that's not all! Arrange for someone to mow at least once a week. If you normally leave toys outside, or keep a hose unrolled, or do anything that shows signs of a home being lived in, don't tidy up too much before you leave.

FORMING A TRUST IN WHICH

TO BUY PROPERTY A trust is an entity that can be used to purchase and own property. The basic structure of a trust is as follows :

There are two main distinctions as to types of trusts which can be registered with the Master of the High Court. Importantly the Master of the High Court administers the registration of all Namibian Trusts under the Trust Monies Protection Act, 1934 (Act No. 34 of 1934). The person creating the trust (trust founder) can create the trust while he is still alive or the trust can be created upon the trust founder's death. The trust that is created whilst the trust founder is still alive is called a trust inter vivos. This means it is a trust between living persons. A trust that is created when the trust founder dies is called a trust mortis causa or a testamentary trust. Such a trust is normally created in terms of the provisions of the trust founder's will. In either event, the assets need to be placed into the trust. This can be achieved by the trust founder donating the assets to the trust or the trust

has to purchase the assets. If the assets are immovable and sold to the trust, then transfer duty must be paid by the trust.

The advantages of Using a Trust to Own Property As soon as the assets have been transferred into the trust, the trust founder is no longer the owner of those assets. In the event of the trust founder's death, those assets will not form part of the deceased estate. The trust is therefore an excellent

Planning for a new shower When planning a new shower there are a few things that can make the difference in how it is integrated with the rest of the bathroom. The basic design problem of a shower is to keep the water from splashing into the room, without compromising the practicality of the cleaning process or the usability of the bathroom as a whole. A standard shower enclosure or shower cubicle fulfils the basic requirements of practicality, but it rarely enhances the space or integrates with the rest of the room. So when you have the opportunity to renovate or design such a space here are a few things to consider in order to improve your quality of life. A standard shower size is 90x90cm and this is what standard shower enclosures will be designed for. This is a functional and economical size and by varying material of the enclosure, the taps and the tiles you will still have a lot of decisions to make to get to a finished design. On the other hand many bathrooms have dimensions that require other solutions: the space is none standard, a wash basin may be in the way of the shower door or you will want a more spacious shower. In these cases it really pays off to search a bit wider for innovative solutions. We have compiled some thoughts that a professional installer would look at when preparing the shower specification. 타 Entrance into the shower is important for

comfort. At minimum you will need to allow enough space to allow a large person to enter (50cm). But ideally you will want a larger opening and enough space to open and close the door without hindering movement in the room. There are a number of systems and choosing the right one will make the difference between a usable shower and an unusable one. For a

barrier free installation there should be no step and enough space for a wheel chair to pass fully into the shower. 타 Consider the placement of the mixer and shower head. You will want the mixer to be close to the entrance to avoid getting wet when turning it on. Unless you consider a shower rail with adjustable height, your shower head should be placed high enough to let most people stand comfortably. The direction of the shower stream should not cause splashing into the room if you plan on having an open shower. 타 It is entirely possible to integrate curbs and walls in the design of a shower enclosure. They may add to the aesthetic design or they may be functional, to avoid flooding or as a surface to keep soaps and bottles. 타 Of greatest importance for the final spec is that the finished surface is used to take measurements After tiling has been done and the floor is closed with a shower tray or mosaic you should get a professional in to take the measurements. Walls are often a little skew and angles may not be perfect, but these minor differences are crucial for shower doors. Frames have only limited adjustment potential and glass has none at all. Additionally good manufacturers have a number of solutions for numerous design requirements that may arise. 1. Frameless vs framed enclosure: A frameless design is the most open and luxurious option. With toughened glass most showers can be designed frameless these days. 2. Corner entry vs side entry doors: Showers in corners are usually more accessible from the opposite corner than from the side. There are rounded and

sharp corner door options. 3. Hinged vs Pivot doors: A hinged door requires a fixed panel or wall whereas the pivot requires a frame. 4. Slider vs folding doors: Slider doors need a frame to slide, while folding doors can be used in frameless applications. 5. Open vs closed showers: By placing shower panels in a way that reduces splashing or by leaving a part of the bathroom as a wet area, installing a shower door can be avoided. 6. Bath integration: In smaller bathrooms where a bathtub is needed it is possible to install a shower in the bathtub. The panels will seal on the rim of the tub. A different shade of red..for CHRISTMAS Tired of using the same old items to decorate your Christmas table? Try pomegranates – there are 101 ways to create stunning displays, big or small. Your creative side will be stimulated beyond imagination! Combine these beautiful fruits with artificial grasses, ivy, conifer twigs, nuts, fresh or dried fruit – the end result never ceases to amaze. AND SO THE NAME EVOLVED – The ancient Romans called it malum (apple) granatum (from granum meaning seed) – the “apple with seed” which we now know as the Punica granatum. PLANT OUR OWN – you'll never regret it Wonderful is one of the best known varieties and commonly available in garden centres, also very popular as a commercial crop due to its sweet taste and plentiful juice. Harvesting time from October right through to January. Pomegranates grow best in a warm, sunny location, such as an area next to a concrete wall or a place that gets southern exposure. Although they tolerate poor, gravely, alkaline soil found in many part of Namibia, they perform better in average, well-drained soil. They are drought tolerant, but produce better fruit if they are watered occasionally. Young trees can be watered once a week for the first growing season, established trees every two to four weeks.

Pests and Diseases

In dry climate zones, other than in humid conditions, they rarely suffer diseases or pest problems. Aphids, whiteflies and scale insect sometimes infest pomegranates, but can easily be “diverted” with a steady stream of water when irrigating the tree.

When can you harvest?

Trees can begin to fruit within a year of planting, but don't stress if the first few years' fruits mature late, or drop before maturing. It normally takes 3 – 4 years for the tree to mature and produce large harvests. Harvest fruits as soon as they reach their mature skin colour, feel heavy and sound metallic when tapped. Fruits will split open if left too long on the tree or if it rains heavily during harvest season. You can still harvest and enjoy them, but cannot store them whole. Harvest with pruning snips instead of pulling from the branches. Fruits can be stored in a cool place or a refrigerator for up to 3 months. For longer storage, you can de-seed and freeze the arils whole.

How to open a pomegranate – not a difficult as one thinks! *Cut the crown end off the pomegranate and lightly score the skin from top to bottom in quarters. *Immerse the pomegranate in a bowl of cool water and break open the fruit under water to free the arils which will sink to the bottom and the membrane will float on top. Discard the rind and membrane. *Strain the remaining liquid and put the arils to one side to dry. CLAIM TO FAME – It's one of the healthiest fruit on earth and a very good reason to have at least on tree in your garden.

As pomegranates have a tendency to sucker, they are often grown as shrubs instead of trees. Prune young plants when they stand about 1.5m tall to leave four or five branches. If you want a tree, remove suckers as they appear every spring. Pruning your pomegranate tree will result in better fruit, a shapelier tree and ease of harvest, but it is not necessary.
