by Charles Grant as a hobby and was a home based business until the beginning of 2012. In 2008 Richard Grant took the business over from his father. The home business then grew to such an extent that it was decided to open Namibia’s first and only fully purpose-designed framing studio. Richard purchased a wide format ink jet printer to add an additional service to customers. The printing side of the business focuses on adding value to the framing side of the business as well as creating custom decorative art. Extensive wood working equipment makes CG Framing the only framer in Namibia to offer customised framing whether being specialised box framing or the manufacture of custom frames. Where has 2012 gone? It feels like yesterday that I was house hunting and just a moment ago that we were in the middle of winter. Now, 6 months later, Father Christmas is ready to knock on our doors. So, what to do? I am going to take a deep breath and I will not panic. I will work (like we all seem to) towards tying everything up before the December holidays. I will not venture into shops with reckless abandon. In fact, I am going to be still and quiet, relax and indulge in something inspirational – like the pages of Housefinder. There is always something you can find to inspire you. I always put all the innovative ideas from this issue to test like our “In the Kitchen” recipe from Flaunt, the “Christmas Pavlova”… can't wait to make that myself. Two months ago we moved into our brand new renovated home, and with that I cannot wait to contact FrameTique to discuss the exciting options for the framing and hanging of our artworks (see page 2). I am going to buy one of Casa Anin's luxurious Sanders ClimaBalance Down Duvets , that are perfect for Namibia's very hot summer - and freezing - winter nights . It is as light as a feather, it's allergenic and filled with Grade 1 90% goose down, 10% goose feathers. I will study the wise words on what to do with our pool during the holidays, from our “Pool Doctor” (page 62). We don't have a property at the coast ... yet, but for our coastal readers, you can read all about how to start a herb garden on page 73. Homeconomix has their amazing sale running from 1- 12 December which I will definitely not miss. I will also indulge in the Eastern Concepts showroom in Swakopmund once I am there. They stock the most beautiful decor items and gifts. Best of all, I'll be spending some quality time with my family, enjoying our new home and some time at our beautiful Namibian coastline. A Guide to Bond Registration It helps to know the parties involved and the 12 steps of bond registration. Understanding all the steps along the way makes the whole process much easier. Parties involved in the sale or purchase of a property • Seller • Estate Agent • Buyer • Transferrring Attorney (appointed by seller to transfer the property to the buyer's name) • Bond Attorney (appointed by the bank granting the bond) • Cancellation Attorney (appointed by the bank cancelling the bond of the seller) The same attorney could be dealing with more than one, or all of the above, transactions. Step 1: Buying a property The buyer and the seller sign the Offer to Purchase. The buyer applies for a bond with a bank. Step 2 : Bond Approval The bank approves the bond and advises the Bond Attorney to register the bond. Step 3 : Property Transfer The seller advises the Transferring Attorney to transfer the property. The title deed and cancellation figures are requested from the bank which currently has a bond over the property. A statement of rates and taxes is requested from the local authority. Step 4 : Bond Attorney contacts Transferring Attorney The Bond Attorney advises the Transferring Attorney of the amount available for guarantees and requests the draft deed of transfer and guarantee requirements.
Step 5 : Cancellation Attorney The Cancellation Attorney is requested to cancel the seller's bond upon receipt of a guarantee for the amount owing. Step 6 : Transferring Attorney The transferring Attorney receives the title deed and cancellation figures and sends a copy of the deed of transfer and the guarantee requirements to the Bond Attorney. The Transferring Attorney requests the buyer and seller sign the transfer documetns. The buyer pays the transfer costs and the Transferring Attorney then pays the rates and taxes and the transfer duty. Step 7 : Bond Attorney The Bond Attorney prepares the bond documentation together with the relevant account. The buyer signs the documents and pays the costs. The Bond Attorney prepares and issues the necessary guarantees, forwards them to the Transferring Attorney and prepares the bond documents for lodgement in the Deeds Office. Step 8 : Transferring Attorney Once the Transferring Attorney has received the guarantees, they are forwarded to the Cancellation Attorney. Step 9: Cancellation Attorney The Cancellation Attorney obtains consent for cancellation from the bank which holds the seller's bond. Step 10 : Documents prepared for the Deeds Office After all the documentation has been signed and the costs paid, the transfer, new bond and cancellation bond documents are prepared by the respective attorneys for lodgement in the deeds office. Step 11: Deeds Office All the documents are lodged in the Deeds Office by arrangement with the
attorneys concerned. The Deeds Office takes approximately 2 - 3 weeks to check the documents before they are ready for registration by the attorneys on the same day. Step 12 : Bank pays out the loan On the day of registration, the bank pays out the loan in accordance with the guarantees issued. Allow at least 3 months for the registration and transfer of the bond. Factors that could delay the registration of a bond: • Failure by the seller and/or buyer to provide personal information • Failure by the seller to provide details of the bank holding the existing bond • The existing bondholder delaying/not providing cancellation figures and Title Deeds to the Transferring Attorney • Delay in receiving rates figures (local authority) and/or clearance certificate (Transferring Attorney) • Failure by the buyer to pay a deposit (if required) • Delay in the provision of guarantees • Failure by the buyer to pay bond and transfer costs on time • Delay by the seller in signing the transfer documents • Delay by the buyer in obtaining government capital subsidy approval/employee subsidy documents for new bondholders and failure to comply with other requirements of the bank • Delay by the buyer in signing transfer and/or bond documents • When the Bond Attorney, Transferring Attorney and Cancellation Attorney are three separate firms

Mediation - a few questions answered
Is litigation no longer an option? Mediation is not a substitute to legal advice as mediators neither advise nor represent any person partaking in mediation. Although we can provide legal information we have a neutral facilitative role and do not advise you in the same way that a legal practitioner will. Should mediation be unsuccessful you can proceed or continue with litigation. As mediation is completely voluntarily the parties remain in full control of the result despite the process being handled by the mediator. Through the involvement of a mediator legal practitioners can be assisted to come up with various practical options for settlement still retaining his/her role as litigating counsel. A mediator can also help the parties to understand the risks involved in litigation which might outweigh the benefits of a facilitated settlement. Mediation can also ensure that the parties stay in control of the process, in that if it appears that the procedure is unnecessarily being protracted, you can always dictate whether negotiations should be entered into and on what terms. As parties are supported to resolve their own disputes there can be a frequent movement between the mediation and litigation pathway at all stages of the procedure. “The other side is too unreasonable and there is too much hostility” As action calls for reaction angry behaviour justifies the other side in r e s i s ti n g or e n ga g i n g i n h a r d bargaining. Mediation has as its purpose the creation of a process through which the other side is encouraged to be more reasonable and less hostile. “All attempts at settlement so far were futile- why should mediation make a difference.” We may be able to discover why previous
efforts to settle failed and assist with solutions to overcome these difficulties as we are a third party outside the dispute and can therefore identify the options more clearly. “ We cannot loose the case so why mediate” It is always possible to lose in court. In mediation the parties may both be able to win. If parties are not amenable to the settlement proposals in mediation they may still proceed to litigate without losing anything “We are not prepared to compromise as comprise is what mediation means” Mediation does not necessarily mean compromise. In many cases both sides can get exactly what they want. The final decision always remains with the parties. ” We can't agree on anything and the other side does not respond to anything. Why waste time?” The other side might be hostile but not necessarily unwilling to engage into reasonable conversation. The mediator will call the other side and try to encourage them to enter into mediation. If they agree, will you? “I have an experienced legal practitioner who settled many cases so a mediator is not required” While legal practitioners are often able to settle their cases it settlement is more probable when an independent mediator conducts the negotiations. This allows the legal practitioner to remain the legal counsel and allow the mediator to concentrate on achieving a settlement. “It is not necessary to settle” If you do not want you to settle you don't have to. Nobody is required to do so, but mediation may allow you to get what you want at a lower financial and emotional cost and in less time. Mediation never forces a settlement, but is likely to open up choices which did not exist before.
“This case is to complex for mediation” Mediation works extremely well in complex cases because each issue can be negotiated separately or as part of a whole package. If it cannot be settled, the case may be simplified and trial costs curtailed as there will be less issues to argue in court. “The other party already acted in bad faith” Trust is often destroyed by the adversarial nature of litigation and may be recreated in mediation. Mediation is a process in which remedies can be found that do not have to depend on trust. “The trial date is set” At trial anyone can win or lose but in mediation, because both sides agree, there is a win/win outcome. Surprises do happen at the trial. “Mediation is a non-binding process and we need a final call to end the dispute.” For numerous reasons it is obvious that not all mediations will result in final resolution. Before agreement, parties have a right to change their minds, to try an option out, or make sure the final result will be balanced and fair. When mediation results in agreement, a document is prepared which makes the settlement final and binding. You cannot lose anything by entering in the process because the parties control the process. Even if the matter is not settled in its entirety mediation always result in a measure of improvement of the manner in which parties manage their dispute. “Mediation will only provide the other side with an opportunity for a fishingexpedition” Obviously both parties will learn more about each other's case in mediation, but the truth will in any event come out at the trial. It is also a given fact that surprises generally do not help or produce fair results.

The Presidents View development, recently completed this year is located along the Walvis Bay lagoon. The development is situated on the border of the new Meersig Extension. Due to its location, the development automatically inherited an underlying social responsibility to set the tone/introduction to the new Meersig extension. It was therefore important to focus on the design language and create something that would be â€œprogressiveâ€? but at the same time recognise the existing character of the esplanade. The concept was based on a sub divided piece of land forming smaller free hold stands, instead of sectional titles, collectively positioned to create a secure residential complex controlled by a home owners association. This model is not often used in Namibia but this has specific positive advantages. Design guidelines were put in place and viewing servitudes were registered over neighbouring plots to ensure and entrust that the
owners' intent are protected at all time and specifically with the appropriate future additions. The coastal climate conditions and mircro climate around the lagoon as part of the natural environment played a large part inspiring the design concept. To make the most of the views the location offers, it was decided to raise the site level and have the units elevated as to provide the occupants with uninterrupted and a clear site line to the lagoon especially on ground floor level. The site with its' inspiring views over the lagoon does however create conflicting design parameters One such which had to solved. parameter was solving the problem the viewing lines facing the setting sun on the lagoon with tremendous glare off the water. This was resolved by use of concrete overhangs above windows and the use of tinted glass. For the exterior, it was decided to use a soft mineral surface finish, in colours that respond to the dune sand, beach and the lagoon grey blue tones, all set
off with the use of a natural stone texture. In terms of the interior design, the idea was to create somewhat of a contemporary urban living feel, something what would be popular with tenants/owners. The language and style was inspired by the lines and basic design characteristics of the exterior architecture. The interior colours however are strong and bold with accents of black and American Walnut set off against off shutter concrete ceilings and a neutral colour palette. This development is an example of where finding design solutions for the specific environmental conditions creates opportunities for careful detailing and where unique parameters create a building that is specific to its location and hopefully creates a step in the right direction of establishing our own Namibian architecture. When a bank finances your mortgage, the house is registered in your name. This means that the house belongs to you and you can renovate or extend it in whatever manner you wish. For example, one cannot make any structural changes to a sectional title/townhouse without the permission of the body corporate. To keep your house from losing its appeal in the market, or in other words, depreciating in value, it is advisable that you constantly upgrade your house on a regular basis. The maintenance could include doing inspections and replacements where necessary, e.g. electrical wiring, plumbing, tiling, new kitchen and bathroom fittings, painting and roofing amongst others. â€œOften, home owners forget how important it is to maintain not only your physical property, but the property as a whole (erven), including the landscaping. A beautifully landscaped garden can add tremendous value to your house, especially when you want to sell your house. To create a beautiful space home owners can hire a landscaping company or do their gardening themselves. After all, it is your dream homeâ€?, says Kathy Hamed, Sales Manager of Property Finance at Bank Windhoek. Remember to budget for renovations and be careful not to buy a house that costs the total amount that you qualify for. With surplus funds you could use some of the balance to do renovations on your house and in the process avoid taking out a second bond. However, one should keep in mind that you should not over-capitalize on your house, as you could end up
getting no return on your investment. For example, it would not make sense to do renovations of N$3 million on your house, when the market value of houses in your area only go for less than N$1 million. You would not get a return on your investment.

Twice Yearly Roof Inspections Several factors determine how long a typical flat roof will last. The durability of the products, the design of the system, the quality of the installation and how well the roof drains, are all important to maximizing roof life. But even with top grades in each of these categories, there is an additional element which is vital to the longevity of a roof and that is regular roof inspections. Yet the importance of regular inspections is often overlooked. Once the roof has been installed, building owners tend to assume that they are well protected and there is nothing to worry about for several years down the road. They gain a false sense of security and quickly forget about the roof. It's the “out of sight out of mind” syndrome that we know so well. When the roof is neglected, however, a lot of bad things can happen – and often without the owner's knowledge. Roofs are subject to regular abuse. Elevator service technicians, electricians and mechanical contractors have no respect for the roof. They drag heavy equipment across the roof causing cuts in the membrane. They puncture the membrane when they drop their tools and they fail to properly seal around penetrations they make in the roof during the installation of pipes, anchors, etc. Roofs can also become convenient
storage areas for surplus equipment and materials, with no thought given to protecting the membrane. It's though the membrane did not exist. Again, no respect. Severe weather can also shorten roof life unless there are regular inspections to trigger prompt repairs. High winds can cause delamination of the membrane and hail can create punctures. Many times, the owner is not aware of the damage because leaks do not occur immediately.

Another problem which occurs all too often is clogging of the drains by leaves, dirt, debris and other matter discarded on the roof by service people. This can be quite serious. Water can pond causing accelerated deterioration of the membrane and in the extreme, the added weight from water can even cause structural damage to the roof.
Clogged drains result in standing water and the rapid deterioration of the membrane.
Building owners take for granted that a new roof is a long term investment, but long life is by no means automatic, as can be seen by the perils mentioned above. It is only when the roof is properly maintained that maximum roof life can be achieved and proper maintenance begins with regular roof inspections. your list of things to do before heading off on vacation.
Pools require a daily regimen of being tested for chemical balances, being swept for settling debris, and having a net used to get larger articles that are floating on top. Before you leave use your test kit to d e t e r m i n e
chemical levels. Set chemical levels rather high before leaving and they'll lower themselves over a few days. Be sure and shock the pool the day of or the day before your departure. It's a good idea to purchase a pool cover, if you don't already have one, since it will prevent the gathering of bugs and leaves on the water surface. If you don't have someone that can help with the pool while you're away, set chemical levels high, make sure the pool is well-vacuumed, and add a cover to the pool. Top up the water level of your pool since pools can lose a couple of centimeters or more of water during the duration of your trip. If the water level goes under the skimmer, air can be sucked into the pump, causing it to shut down permanently. You definitely don't want to come home from vacation only to find you need to buy a new pool pump.
Ensure you have a Biogard floater from LIC Pool because it is not just a chlorine floater but it also has additives to keep your water balanced during your absence. A good working Barracuda also helps a lot. When you return from vacation test the water, treat if necessary, backwash and rinse and top the water, before swimming again. Proper pool maintenance spells the life of your pool, so don't neglect it more than three days while away or on vacation. If you'll be gone for more than three or four weeks you really need someone to maintain it in your absence. LIC Pools offer a weekly service to make sure everything goes fine. Nothing nicer to show off all those lovely raspberries, blueberries & cherries than to pile them high onto a sweet meringue filled with vanilla pod cream. So festive.
Ingredients: 8 Egg whites Pinch salt 500g Castor sugar 4 Teaspoons cornflour 2 Teaspoons white vinegar Preheat oven to 180c Whisk egg whites and salt till peaks form. Add sugar bit at a time until meringue is stiff & shiny. Sprinkle over cornflour & vinegar. FOLD in. Line tray with baking paper. Form a dinner plate size pavlova base with a slight hollow in the center. Spoon it rather than piping it, I thinks it looks way better if it has a slightly rustic, homemade look. Reduce oven to 150c Bake meringue for 1+ hours (this part can be tricky, it depend on your oven, it
may need up to and hour and a half). Leave in warm oven to dry out further. The trick is to turn your oven off and let it cool down slowly with the pavlova inside. This way it will hopefully not crack (too much). Don't worry if it does, you cover up any imperfections with loads of cream & berries Once pavlova has cooled completely, make up a vanilla cream as follows Whisk: 1 Tub cream Â˝ Cup castor sugar Seeds of half a vanilla pod 1 Teaspoon vanilla extract Ladle generously into the pavlova & then pile high with as many different types of fresh berries as you can get hold of. I like to garnish it with crushed pistachio nuts and granadillas cut in half.

Challenging but possible! The Festive Season is here and that means dishes prepared with loving care to enjoy with family and friends or those lucky enough to share them with us! When a recipe requires a herb nothing is more enjoyable than picking it from our own garden. A herb garden at the coast is a challenge, but with some extra effort it can be successfully established with the usual simple to daily weekly maintenance afterwards. Although herbs are often native to poor soils, desert dirt, with mainly salts and acidic minerals, makes it rather complicated to cultivate healthy herbs. BEST OPTIONS instead of planting directly in the soil - in both cases the depth should be sufficient to accommodate herbs with a deeper root system like lovage (Maggi Kraut), rosemary, or bayleaf • Raised beds built with bricks – don’t forget drainage holes. These can even be tiled with a mosaic effect, using left over tiles. • Containers of your choice. PREPARATION U s e ( P l a n t e x We e d g a r d – distributed by Efekto) as a liner at
bottom of beds and containers to prevent messy seepage. Fill your planter of choice up to a third with sand (any salts and unwanted elements will drain out sufficiently after a time, make a mixture of good compost and potting soil obtained from your local garden centre, adding a cup of Efekto’s bone meal and Vitaboost organic fertilizer for each bag of compost and potting soil combination. WATERING Although it is cooler at the coast, hot spells with excessive wind, can cause too frequent temperature changes that will stress herbs. Therefore it is important to mulch surfaces with pine bark chips. As water at the coast is even more expensive and precious than elsewhere, use water retention granules when planting. These granules expand by absorbing many times their weight in water, being like a mini reservoir next to your plant’s root system. EXTRA WIND SHELTER Coastal winds can reach howling proportions that can be extremely unkind to shallow rooted herbs like tall growing dill, mint and annual sweet basil. If not situated in an inner courtyard or having the protection of northern facing walls, think of a fence by utilizing plants such as Buxus or Syzigium that can
be shaped as desired, both very tolerant of salt laden coastal winds. Or even a wooden picket fence. Lush growth should be cut out selectively to allow generous airflow as occasional humidity at the coast can cause fungus diseases such as powdery mildew. Ants enjoy life at the seaside, but want their cake and eat it! To enjoy a supply of honeydew they will diligently deposit aphid eggs on your herbs. Place one or two of Efekto’s Antrap bait stations where you notice activity to nip the situation in the “butt”. Nasturtiums are excellent companion plants and do not mind growing in coastal sand, so plant a few nearby to lure away other pests, once this happens, they attract the Lady Birds to “clean” them up again.
