finder Die warmer weer maak mens sommer lus om die wintervaak af te skud en nuwe kreatiewe dinge aan te pak! Ja, lente is in die lug. Daar is iets baie spesiaals en vertroostends aan die nuwe lentebloeisels en -geure wat jou tegemoet loop in die vars vroegoggend en gloeinde skemer. Jou sintuie kan ervaar hoe hulle hoopvol en met soet afwagting uitsien na die vernuwing wat die seisoen bring. Hulle is lig en sonnig, helder en lewendig en jaag stilweg maar vasberade die somberheid van die winter weg. Die besef dat die natuur weer eens noodsaaklike verandering gebring het, laat my hart altyd glimlag.

En wanneer ek aan die lente dink, dink ek dikwels aan ... Hierdie is ook die tyd wat ons in afwagting uitsien na die eerste lente reëns, wat so uniek ruik in ons mooi land, net soos die blomme en veld grassies wat afgebrand het, nie kan wag om te spog met hulle nuwe groen kleedjies nie. Ons pak die winterklere weg, skuif die swembroek versigtig nader, en dink aan ‘n oefenprogram om die wintervetjies af te skud. Ek dink altyd aan ons Lente uitgawe wat die fokus weer skuif na tuinmaak, buitelewe, en blomme. Die seisoen het gedraai en ons kan dit al lankal voorspel, want God het weereens getrou gebly en ook hierdie “Ek maak alles nuut...” uit Sy groot genade geskenk. Soos altyd. Hy het nog nooit ‘n datum gemis nie en nog nooit die volgorde van die seisoene verander nie. Dis ook nie nodig nie, want Hy het dit volmaak ontwerp. So gaan ons ook deur seisoene. Soms is ons lank vasgevang in een seisoen, soms gaan ons deur al die seisoene in ‘n baie kort tydjie. Soms kan ons net nie wag om met ‘n seisoen klaar te maak nie. Dikwels raak ons seisoene deurmekaar en soms verander omstandighede ons seisoene in ‘n oogwink. For me Spring is about getting back outdoors, taking weekend minibreaks and planning for your summer trips....Some people are getting into Rugby World Cup fever while others are concerned about the world economy & depreciation of the currency value... but always stay calm and don’t make hasty desicions. Enjoy a fabulous Spring edition that is loaded with articles, properties and shopping expierences...

Pliers are also a must have for every homeowner; the best option is a pair with serrated jaws which allow for better grip. Conflict Resolvers Relationships can and will change over time. Some changes are great but others can threaten closeness. Getting perspective on these changes is essential for the health of any couple. There is no such thing as a relationship without conflict; it is part of life and it is not necessarily a bad thing. Actually a relationship with no apparent conflict may be unhealthier than one with frequent conflict. Conflict either weakens or strengthens a relationship. Productive conflict can create a deeper understanding, closeness and respect. Destructive conflict can cause resentment, hostility and divorce. How conflict gets resolved, not how much it occurs, is the critical factor. There are basically three main forces that govern any relationship. These are communication, individual differences and stress, Communication matters, so you want to get it right, but this requires a good understanding of both yourself and your partner. And while we can accept our individual differences, even good communicators can struggle if we fail to understand what stress does to us.

This may feel awkward at first as it is different to the normal communication pattern of people in conflict. This allows the mediator to ask questions that will assist the understanding of each participant's perspective.

A couple can find balance but they need to communicate. The key, as difficult as it might be, is not to accuse the other of doing too much or too little. One of the biggest issues, it often appears, is that woman believe that they need to be superwoman-that you are expected to do everything and manage everything. And how do you successfully balance work,

No lose - If you cannot find an alternative you both like, look for an option which is “acceptable” to both of you, or reach a compromise. Neither gets what they wanted but each gets enough to be “satisfied”

Win-lose equally - If there are only two options, one person will get what they want, while the other will not. There will be a clear “winner” and “loser”. However if you are fair with each other, and generally half of the time each gets their own way, it will be easier the time that you do not. The “loser” will regain trust that next time, or the time after that he or she will be the “winner”

The design principles of Kerry McNamara Architects revolve around the idea of educational, human and social spaces creating various levels of public and private teaching, learning and social interactive spaces internally and externally.

The facts in Koumantarakis Group CC v Mystic River Investment 45 (Pty) Ltd and Another (2008) 3 All SA 384 (Supreme Court of Appeal); 2008 5 SA 159 (Supreme Court of Appeal) were as follows: The purchaser concluded an agreement with the seller to purchase an immovable property for R12 million. The agreement was not conditional on the purchaser obtaining finance secured by a mortgage bond from any financial institution, but was intended to be a cash transaction. Accordingly, the price was payable by way of a deposit of R1 million secured by a bank guarantee acceptable to the seller and a similar guarantee for the balance payable on transfer of the property. The agreement was silent on the nature of the bank guarantee required, that is, whether it had to be revocable or irrevocable. It left the nature and format of the guarantee required entirely in the discretion of the seller. The purchaser supplied a bank guarantee that was in the standard form that the specific bank used in similar transactions. The standard guarantee contained the following important clause, which accorded the bank the right to withdraw from its commitment under certain circumstances: Should any new or previously undisclosed fact emerge which may prejudice the Bank's security or any circumstances arise to prevent or unduly delay registration of the abovementioned transaction(s) we

reserve the right to withdraw here from by giving you written notice to the effect, where-upon the said sum will no longer be held at your disposal. The guarantee provided by the purchaser thus constituted a revocable bank guarantee. The seller however, advised the parties that the guarantee had to be irrevocable and valid for a year. The purchaser could not submit a guarantee that was acceptable to the seller and the seller cancelled the agreement. The main dispute turned on the question whether the seller had acted unreasonable in rejecting the revocable guarantee provided by the purchaser. The court a quo held that the revocable guarantee did not provide adequate security to the seller and that the seller was entitled to reject it and cancel the agreement. On appeal Mhlantla A J J held, that neither a provision for irrevocability nor a provision that the guarantee provided security was expressly stipulated for in the agreement. In this regard, the court referred with approval to the earlier decision in Rosen v Ekon 2001 (1) SA 199 (w) in which it was held that, subject to any express term in an agreement for the sale of immovable property, the function of the bank guarantee for payment against transfer is not one of security, but rather one of payment. The delivery of a revocable guarantee is in compliance with the purchaser's obligation to provide a guarantee for

payment, unless the contract expressly provides otherwise. Where a seller has the discretion to accept or reject a guarantee, it must exercise an honest judgement in deciding whether to accept or reject a guarantee. The seller's decision to reject – objectively viewed – must be based on reasonable grounds. The court pointed out that the type of clause in question has been in use for a long time and has become a standing practice in most transactions involving a guarantee. The right of the bank to withdraw its guarantee is also not an unfettered discretion, but limited to the particular circumstances. The bank is not entitled to a “whimsical” withdrawal of its guarantee, but is limited to a withdrawal that is factually based and related to its security. Finally, the Supreme Court of Appeal held that the guarantee in the context of this contract was not irrevocable and was not intended to serve as security in the true sense of the word. It is evident that the letter issued by the bank is a contractual undertaking that payment will be made on registration of transfer. The appeal was allowed with costs.

Now Showing: How it’s done. While developing its core business, FaanBergh Winckler Projects (FBWP) is building on the social impact it has on the country with projects encompassing education, the environment, disabled and disadvantaged individuals. In October 2014, FBWP provided the Eros Manor Women’s Knitting Club with wool to knit 25 colourful blankets for the Katutura Old Age Home. This created a sense of worth and love among the elderly; appreciated both on the receiving and the creating end. Aside from their work with the elderly, FBWP also assists various academic institutions and children, both financially and with training techniques. This is reflected in the help given to the Amos Meerkat School’s National Pre-School Project, which aims to provide Christcentred education ensuring school readiness for children, and the fact that the company adopted three children for

one year from the Tsumeb Orphanage Village. This was done as part of a programme to bring positive change to the lives of children who have been orphaned due to HIV/AIDS. Along with these projects, FBWP aims to provide support to children that not only suffer financially, but physically and mentally as well. Direct financial support is provided to the Brain Palsy Trust and the Dagbreek School for the Impaired and Physically Handicapped. This improves the lives of these children by alleviating their suffering and equipping them with skills to live a happier and more productive life. Other projects that the company is proud of supporting is the Namibian Environment and Wildlife Society, the “Donate to Renovate” project of the SPCA, as well as being part of the Great Commission Centre in which FBWP helps to build the foundation of the Campus Crusade for Christ in Namibia.

The ď€ ne art of plumbing What is plumbing? Plumbing is generally understood as the water supply system and waste water system as well as the installation thereof. This includes the city's water supply system, the pipes and fittings within your house, your water heating or filtering system and the drainage to the sewer. What is the importance of quality in plumbing? A quality plumbing system is one that functions well and lasts for many years and requires little time and effort to keep running. Quality is particularly important because plumbing it is not something you want to change at all, due to the costs and effort involved. You will not ever want to replace pipes in walls, or your toilet, or dig up your drainage system due to leaks.

Therefore the quality of plumbing also adds an important economic dimension to any building.

Copper and steel piping: Ideal for hot water installations due to high pressure and thermal conductivity capabilities. A bit more difficult to install, but very durable.

What are the most economical piping systems for buildings? 'Economical' can be understood in two

drainage. Fittings are of the same material. There are different jointing techniques, depending on what specification has been drawn up. Extremely durable, if UV protected. Corrosion resistant. Cast iron piping: Economical system for high rise buildings, because of ease of fixation, rigidity and sound deadening properties. HDPE (high density polyethylene) piping: Used for high temperature and corrosive fluids in factories, welded / fused together to prevent any leakage during expansion and continuous flow. Particularly high quality due to chemical inertia and fused (no seam) character. Geysers, solar geysers and boilers, what quality considerations are important? The most important quality factors are energy consumption and durability. Because heating water is a high energy consuming process you should try to save costs by only heating the required amount of water with the least amount of energy. Switching to a solar geyser or another more energy efficient option (small kitchen boiler) can reduce your energy needs significantly. In terms of durability


there are also big quality considerations. Any device needs to deal with pressure changes, heat expansion of materials and the chemically corrosive nature of minerals in the water, specifically lime. It is therefore advisable to install only devices that are known to be durable and that have a supplier warrantee that is honoured by a dealer or service agent. Any possible damages through material weaknesses would otherwise not be reimbursed. What about taps, shower heads and drains? The quality of visible appliances lies in their functional design, their serviceability, and their durability. Because of the hard

water in Namibia the serviceability factor is rather important. Even the best products need servicing. For example, a quality shower rose with rubber holes can be cleaned with a swipe of the hand, while others will need to be de-scaled in a vinegar bath. In addition, there are some great long-term warranties on certain branded of high quality products that will give you peace of mind if normal maintenance is done. How important is the installation for the effectiveness of plumbing? A quality installation can make a big difference in the longevity and experience of plumbing systems. Professional installations save energy and water and on maintenance costs in the long term.

Mr Alvaro Ferreira, now residing in Cape Town, had a vision – he realised the need for a retail nursery in Windhoek and so Ferreira’s Nursery had its humble beginnings in 1981, situated in Kiekebusch St (off the old Gobabis Rd) in Klein Windhoek. Eventually his son, Avelino Ferreira, took over the business and decided that it was time to relocate to larger premises in order to develop the nursery into a proper garden centre. In

1992 a suitable spot was identified and the first structures were erected. Practice makes perfect (and growing pains help), the business expanded and improvements were added over the years to eventually achieve the initial aim of a one-stop shopping experience. Including the warehouse section at the back, the premises comprise of 1.5 hectare.

tools out of the garage or tool shed and make sure they are in “working order”. • It is a good idea to wash all garden tools to get rid of possible fungus spores or any form of contamination. Use a disinfectant such as Jeyes fluid or a weak solution of bleach. • Can all the brooms still sweep clean? If not, it’s time to replace them. Keep the handles, very useful as tree stakes or to prop up scare crows. • Pruning shears, especially, should be cleaned and disinfected on a regular basis as there is no easier way to transfer diseases from plant to plant. Keep them sharp as well, nothing like blunt shears chewing through twigs and branches. Clean cuts look neat and is easier to seal. • Get rid of tatty garden gloves, make sure you have spare masks to use when applying pesticides. Pruning can be “risky business”, so wear safety goggles and rather be safe than sorry. • Lawn mowers – do the blades need sharpening or replacement? Are they clean?

until the next day. This will ensure that the pellets break up sufficiently and the damp soil will make it easier to gently firm down the seedlings. Plant early in the day, newly transplanted seedlings will experience stress with a hot sun baking down on them. • Water seedlings well an hour or two before transplanting, it will be easier to lift them out of the cavities. Should there be any roots growing out of the drainage holes, pinch them off and discard, firmly press back into the cavity and try and lift out intact. Should there be any resistance, don’t pull, lift out with a tablespoon or table knife. • Loosen the entangled roots gently with your fingers or a table fork, this will enable them to spread and settle correctly. • Spacing is important with a minimum of 15 – 20cm between plants to allow airflow, prevent fungus diseases and spot other pests easier. Allow a little extra space around the root ball, but do not plant deeper than the cavity of the seedling holder. • Firm down the soil around the rootball to allow any trapped air to escape, use just enough pressure for the seedling to remain upright. Allow moisture to spread evenly when watering, not creating a mud bath, taking care not to expose roots. Should you notice this after a few days, cover again lightly using a hand fork. • A monthly application of Efekto’s Seagro or Nitrosol, together with the Vitaboost already applied, will further encourage strong, healthy growth. • Wilting after planting is usually the result of root rot due to overwatering, therefore monitor the situation and only water when it is really necessary.

Nonsense, there’s no such thing as “no green fingers”, it’s simply a matter of a little knowledge is dangerous and ignorance is not bliss. • Whether you plant vegetable seedlings or flowers, crop rotation is important to maintain healthy soil symbiosis, for instance, Petunias and Pansies perform very poorly if not rotated regularly. Naturally, after a season, the organic matter must be replenished. Per square meter use at least one bag of Black Gold compost as well as 150g of Efekto’s Vitaboost organic pellets. Work in well with a garden fork, water the area as required and wait

It's finally season for our fresh Swakopmund asparagus, so let's celebrate!!! This recipe is perfect for a lazy Sunday lunch with a crisp glass of white wine. Enjoy! Ingredients: Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ Ÿ

1 tablespoon all-purpose flour, plus more for dustin 1 sheet frozen puff pastry, thawed 1 cup mascarpon 1 1/2 teaspoons salt 1 large egg, beaten 1 lemon, zest finely grated (about 1 tablespoon) 1 tablespoon chopped fresh chives 50g asparagus, woody bottoms trimmed off 1 tablespoon olive oil Freshly ground black pepper

Directions: Preheat the oven to 180˚ C. Line a baking sheet with greaseproof paper. Lightly flour the work surface and roll out the puff pastry to fit the baking sheet. Transfer to the prepared baking sheet. Combine the mascarpone, 1 1/4 teaspoons of the salt, the flour, egg and lemon zest, and then fold in the chives. Spread over the puff pastry, leaving a 1cm border. Make small cuts around the border about 1cm apart with the tip of a paring knife. Toss the asparagus with the olive oil in a bowl. Lay half of the asparagus in a neat row across the surface of the tart so the tips meet the edge. Do the same in the opposite direction with the remaining asparagus. Season with the remaining 1/4 teaspoon salt and some pepper. Bake until the border of the tart is deep golden and puffed and the top is lightly spotted golden brown, about 25 minutes. Let cool for 5 to 10 minutes and serve. Serve with lightly dressed greens.
