Selling and pricing your property In today's competitive real estate market, price still remains a driving factor for homeowners to sell their property in the shortest possible time. The latest research from FNB shows that only 40% of properties sold in Namibia sell for the asking price and more often than not, properties are over priced. However, the biggest question is determining what that correct price is, as it depends on a large number of aspects that influence the buyer's perceived value of a property. Buyers perception of value changes from time to time. Earlier in the year buyers were paying premiums for large houses on small stands and now they are paying premiums for good locations. In the current market, consumers are not willing to pay premium price for features like entertainment areas, swimming pools and large gardens. But this could change in a matter of months. The importance of correctly pricing a home cannot be overemphasised. This is because in the current buyer's market, a property that is priced at the correct market value will appeal to a much broader number of potential buyers. If two properties in the same area, offering the same features are compared by a buyer, price will become the only factor that will separate each property and influence their decision-making process. When it comes to the property market, time is of the essence and the longer a property is on the market, the less likely the seller is to get their asking price, The following methodology is utilised by a valuator to determine the market value.. Definition under the International Valuation Standards is defined as: The estimated amount for which an asset should exchange on the date of valuation between a willing buyer and a willing seller in an arm's-length transaction after proper marketing, wherein the parties had each

acted knowledgeably, prudently and without compulsion. “It is important to stress that the professionally derived Market Value estimate is an objective, “highest and best use” valuation of identified ownership and land rights to a specific property as at a given date”. Market value is understood as the value of an Asset estimated without regard to costs of sale or purchase and without offset for any associated taxes or fees”. The gap between the initial asking price of a home and the eventual selling price will gradually widen, the longer the property is on the market. If a property is priced correctly, there is a good chance that it will sell within the first four weeks of being on the market. One of the leading influences on the perceived value of property is the current market conditions. As a result of slow land delivery especially in the Windhoek area we have noticed a constant demand for property which has resulted in extremely high property prices. Therefore property prices in Windhoek have largely determined buy just how desperate buyers are for accommodation. Although sellers are the ones who set their asking price, property pricing within a certain market is largely determined by what a buyer is willing to pay for that property. Often a seller's perceived value of their home will differ from a buyer's, based on the fact that homeowners unknowingly add sentimental value to their home. . For this reason, using the services of a professional valuator with experience in the area where the property is situated can be invaluable. A valuator will be able to appraise the home objectively, based on a compilation of the market value of the land, the value of the

buildings, the square meter price of other houses in the same area, the finishes installed and the general state of the property. Valuators will also have their own reports of actual prices paid for homes in a particular area over the past three to six months, which they will use to help them accurately value the property in question, based on what other buyers were willing to pay and adjusted for monthly appreciation / depreciation for that area. The property being valued will be compared with other similar properties that have recently sold in the region, allowing the agent to determine an average price per square metre. Once the valuator has this as their base, they will be able to factor in other features that are unique to the seller's property and will have an impact on the home's precise value. These will include aspects such as a home's security features, finishes and fixtures, size, location within a community and any renovations that add value to the property. Needless to say, homes that are well maintained and have individual features that buyers appreciate and are willing to pay extra for stand out from other homes in the same area will have a greater perceived market value. All property markets have cycles when prices are slow down and when they accelerate. Sellers should time these cycles so that the sell at the peak, while buyers will try and time these cycles so they buy at the trough of the cycle.

Little Voice inside... Relationships are all about communication. And when a break-up or divorce is on the cards even more so! However you cannot work with a problem let alone constructively communicate when that relentless voice in your head says “I am Worthless”, I am too fat”, I can't ever win”. The best solution within this problem is to try to tackle it rather than to believe it. When things go wrong we tend to become more at the mercy of our inner critic than ever, that caustic inner voice that is only to happy to “remind us of how stupid, unlovable, unprofessional, out-of shape, disorganized and inconsiderate we are. It's the voice that prevents you from seeing things in its true perspective and progressing through life. This persistent and intrusive voice that monitors whatever we do, say and feel and appears to have an opinion on everything so often blocks the way to resolving the real issues as it tends to be impulsive, harsh, inflexible, sometimes cruel and mostly unforgiving. For something invisible, this saboteur certainly wield a great deal of power. But why do we let it? Where does it come from? There are ego parts in a person. The critical part which is tempered by the loving and caring part , and the adult part of our personality which is objective and rational. The critical part becomes disruptive when it is driven solely by negative self-esteem and self-doubt and it is not balanced out by the more forgiving and logical parts of ourselves which often happens when going through a bad patch in a marriage or relationship and even worsens when divorce or break-up is on the cards. Any good news? Surprisingly enough, despite the fact that this inner voice is so vicious and relentless, it can indeed a have a positive impact on our lives. It serves the important purpose of self-regulation and mediation. It is the critical part that gets us up and ready to face the day in the morning no

matter how bad things are. It is the same voice that guides us to distinguish between right and wrong. Without this voice we can easily get out of control without any sense of duty and responsibility. It also highlights the disowned or unintegrated parts of our personality. If your inner critic constantly tells you how inappropriately emotional. Bad tempered and confused you are in comparison to other people, it may simply be alerting you to an aspect of your disowned self-your rational and logic side. This inner voice, especially when experiencing relationship trauma can also serve as an important distraction in your decision making process, forcing you to pause and rethink a situation while you listen to its caustic cautions. In other words it is all about getting a grip and managing it effectively. The best way to do this is to encourage dialogue between this saboteur and your conscious mind. Screen the messages

your inner critic sends you, understand them for that they are and start active internal debate with them. There is no simple answer on how to go about it. However the following 10 Tips might help to get you going on managing your negative self-talk and prepare you for rational and logic dialogue when discussing important issues with your partner either in person or in the process of mediation when you have to make important decisions: 1. Monitor your thoughts. The first step is to write down your self-critical judgment such as I'm unreliable, I'm useless, I'm not smart enough. 2. Identify areas of your life in which you are especially critical of yourself and establish whether the little devil is more active when you are at work, at home, alone, with friends, with certain family members or your partner. The question which should pop up after that is why? 3. Articulate these attacks not by using


“I” but by using “You”. In other words say “You are so uncaring” or “You are so useless” instated of I am so uncaring” or “I am so useless”. This should lead you on the way of becoming aware of the acute hostility behind them. 4. Recognize attitudes which were directed to you as a child. If any of your negative self-talk phrases sounds like something that was usually said by your father, your mother, your siblings, friends, teachers or anyone of importance in your life, and the way it made you feel or the atmosphere it created in your house you might end up to have some compassion for yourself. 5. Look at your judgments and find out whether your opinions are arbitrary or fair. If for instance you tell yourself “You are a bad tempered dumb old goat” ask yourself whether you are always bad tempered or only when you feel you are not heard.

6. Do not personalize what is beyond your control. 7. Do not be overwhelmed by your inner critic. Make a list of all your positive achievements. Focus on the fact that you are a devoted caregiver and multitasker rather on the fact that you could not stick to a diet and are now more out of shape. 8. Draw a picture of your inner critic. You will be amazed who this might resemble. 9. Once you have your inner critic under control ask yourself how these patterns of self-defeating thoughts have influenced your past and present behaviour. Can you perhaps recognize why you seldom stand up for yourself because your dad thought women should be obedient and well-behaved?

Namibia's new Sectional Titles Act. This summary intends to afford clarity as to the new Sectional Titles Act and the advantages and disadvantages thereof as will be encountered by Developers and Registered Owners. The Sectional Titles Act , 2009 (Act No.2 of 2009) came into operation on 15 December 2014 in terms of Government Notice No. 252 published in Government Gazette No. 5633. The Sectional Titles Regulations and corresponding Rules for Sectional Titles are contained in Government Notices No. 223 and 224 respectively published in Government Gazette No. 5604 of 31 October 2014. ADVANTAGES 1. Units in Sectional Title Schemes no longer have to be as closely integrated and tied to adjacent Units. Consequently Units can now be seen as “loose standing� to a much greater extent. This allows for more versatile layouts regarding gardens and the proximity to other Units. From this will emanate a larger degree of privacy and the feeling of dis-attachment from the larger Scheme. In practice Developers may nonetheless opt to stay true to the previous densities and proximity of adjacent Units for the sake of the most opportune and economic use of space. The basic proviso is that at least one of the buildings of a Scheme should be divided into two or more Sections; 2. Registered Owners of a Unit may now obtain a Certificate of Registered Real Right in respect of exclusive use areas, which allows for such Certificate to be used as a form of security. Previously this

was not possible. From this new possibility emanates a range of advantages regarding the value this instills in ownership vested by such right as such right is now deemed to be urban immovable property and can now be regarded as a tangible asset. 3. When a Phase Development is anticipated, the Developer can now acquire a Certificate of Registered Real Right in respect of the portion of the common property not yet developed. Against this Certificate of Registered Real Right, the Developer can now raise finance from a Banking Institution by the registration of a Mortgage Bond securing such right. Furthermore, due to such Certificate the Developer can now cede or alienate such right . Previously, the Developer could not acquire such a Certificate and raising capital for the Second Phase was more problematic. 4. The Registered Owner of a Unit now has greater assurance regarding any future Phase Developments within a Scheme, as the Building Plans regarding each such Phase should now already be submitted upon opening of the first Phase of such Scheme. This provides better security of title and avoids future deviations from the Building Plans by the Developer; 5. The new system of registration uses a conventional Deed of Transfer, which is a more secure system. Consequently the previous use of endorsements on Certificates of Registered Sectional Title has been abolished and with such the possibilities of fraud or forgery have been restricted;

6. The Registered Owner of two adjacent Units can now consolidate such into a larger Unit. Previously this was not possible and only subdivisions were catered for. 7. Each unit is now separately rated by the Municipality, and removes the previous involvement of the Body Corporate, with such separate rating the advantage of a municipal valuation of each Unit is possible. 8. Disputes between Owners or between Owners and Trustees can now be resolved by means of Arbitration which will ensure an expedited and more cost effective means of resolving disputes. DISADVANTAGES 1. Previously, Sectional Plans were approved by the Municipality. Under the new Act Draft Sectional Plans have to be submitted by a Land Surveyor for approval by the Surveyor-General. Thereafter such approved Sectional Plans must be submitted to the Municipality. Although this alleviates certain onerous responsibilities regarding the examination of such Sectional Plans at the Deeds Registry, there is a severe dilatory effect emanating from the Surveyor-General's office due to administrative difficulties. 2. The Municipality has also not been able to facilitate the separate ratings of Units and the systems required to do such still have to be implemented.

The client purchased this erf in 2010 at the COW auction for the sole reason that it was the last property in the street adjacent to public open space which meant that there wouldn't be any neighbours.

When soil tests were done, it was discovered that the house would be partially built on Mica. The result of this was that extra excavation had to be done to go deeper and the back wall of the house became a retaining wall. This resulted in extra space under the house and for relatively little extra cost a bachelor flat was fitted into this space. The house was now 3 levels.

The house was designed so that 3 of the 4 en-suite rooms, as well as most of the living areas, faced North and towards the hill. Thus the climate in the house is very moderate, lovely warm and sunny in the winter and relatively cool in the summer.

The brief to the architect was to create a home which would effortlessly open out to the lovely nature surrounding the erf. What the client didn't realize was that the erf was incredibly steep but that would also work to client's advantage as the house could be designed on 3 levels but coming in from the street, you only go up half a flight of stairs to the sleeping quarters and half a flight down to the living areas.

The living area downstairs is a large open space that flows easily from the kitchen to the dining room and lounge and onto the BBQ patio. The study can be made totally private by adding a set of double doors but the client preferred it to remain open and part of the living area. There is a spacious scullery with ample cupboards and shelving so as to incorporate a useful pantry.


Outside, the client originally wanted a room with own bathroom and kitchen for staff but this has subsequently become a nice big laundry with a bathroom for the staff.

Upstairs there are 4 spacious light and airy rooms all with lovely views and own bathrooms. The extra space upstairs was created for a walk-in closet with hanging space for extra jackets, winter clothes and shelving for linen,

suitcases etc, any woman's dream. The main bedroom has a patio which looks out onto nature and windows which take up 60% of the wall space and allows for sunlight and nature to stream in unhindered.

The client's remarks about this house: “It is a beautiful house built for comfortable living and integration with the surrounding nature. The potential of the erf was well used and it is exactly as I had imagined it.�

A world of choice and colour

Colorblinds started in 2003 and has since been part of the Officeconomix group. They offer the widest range of custom made blinds. Want some hot stuff, baby, tonight? Yeah, but it won’t be soup – some “cool” edible winter flowers to spice up life (and your soup as well). Calendula – liewe ou Gousblommetjie Flower petals lend lovely colour and a subtle aroma to any dish. Poor man’s saffron, much cheaper, but as far as colour is concerned, just as effective in rice, soups, omelettes and sauces.

Colourful and tasty in salads. The flower has numerous medicinal uses, externally too – ointment is commercially available. An asset in vegetable gardens, stimulates healthy tomato growth, is a good source of green manure and attracts bees. Viola and pansies Change the appearance of a salad completely into something magical, almost too pretty to eat! Very tasty and easily crystallize to decorate cakes and desserts. Eat five to six flower petals to ease a throbbing headache, tea – using leafs and flowers – as a tonic against tension and insomnia. Still want that soup? All the veggies needed for a good hearty, winter soup can still be planted. Cabbage varieties, including kale, cauliflower and broccoli, onions, leeks, shallots, broad beans and peas. Soil preparation: use ample Black Gold compost for rewarding results as well as 150gr per square meter of Efekto’s Vitaboost. Vitaboost = pelletized chicken manure and its claim to fame: Ÿ More flowers, better quality.

Plants are healthier, more fungus disease resistant. With an ideal pH of 7.0 it is suitable for all plants, except acid loving ones – which don’t fall in the veggie range, anyway. Easily absorbable after initial thorough watering. No possibility of burning crops if prescribed dosage is not exceeded. Slight smell (after all, it is chicken manure) does not linger long after watering. Totally organic with added biocarbon.

Bio-carbon is a non-metal element and forms an important component of all living organisms. It maximizes the utilization of nitrogen, phosphorous and potassium in plants. Namibian soil is extremely poor in bio-carbon, therefore the addition to fertilizers increases the availability of nutrients to plants, at the same time increasing water retention in soil. Combined with oxygen and hydrogen it forms fatty acids that enhances the flavour of fruit and vegetables. Scale, especially red scale and Australian woolly aphid are of the likely unwelcome guests during winter months. Too many pests using a tree as their daily food source can be harmful, causing premature ageing with branch die back, leaf loss and remarkably poorer fruit quality. Pest populations easily increase during colder months as beneficial insects and other parasites that normally control them, are inactive. An insecticide with an oil based formula like Efekto’s Oleum will suffocate the trespassers without leaving any harmful residues. The advantage of

this method of control in winter versus summer, is that minimum damage is done to the new generation of natural predators and parasites. Secondly the pest population in the new season will then be easier for them to handle. Basic winter lawn care Mowed the lawn a trifle short after the growth prompted by the last late spell of rain? Lawns go into natural dormancy during winter and trying to rectify the situation by applying a fertilizer, especially with a higher nitrogen factor, will do more harm than good. Rather apply a light covering of Black Gold’s Lawn Compost. In areas with a high frost factor, lawn can be covered with frost sheeting or sprayed with Efekto’s Wiltpruf.

Father’s Day Sosaties SOSATIES: 1kg rump steak 140g pork fat (optional) 4 large onions 250g dried apricots 8 metal or wooden skewers SOSATIE MARINADE: 75ml (5T) smooth apricot jam 30ml (2T) soft brown sugar 15ml (1T) crushed garlic 6 cloves 3 bay leaves 30ml (2T) curry powder 30ml (2 T) malt vinegar 10ml (2 t) salt 5ml (1 t) ground black pepper 5ml (1 t) crushed root ginger 10ml (2 t) turmeric 10ml (2 t) ground cumin 10ml (2 t) ground coriander

1. Soak the apricots in warm water until they are plump up 2. Cut the meat and fat into 2 cm squares 3. Peel and slice the onions very thick 4. Thread the rump, fat, onions & apricots onto skewers, alternating b e t w e e n ingredients 5. Place sosaties into a sealable plastic container 6. Place all the marinade ingredients in a glass or ceramic bowl and mix well 7. Pour the marinade over the sosaties and ensure that they are well covered 8. Seal and leave in a cool place for 24 to 48 hours to marinate 9. Turn the sosaties 3 or 4 times during the marinating process. If you are braaing the sosaties, grill them over hot coals, turning frequently until cooked.
