Home loan: an effective savings tool “This week the home loan base rate increased from 10, 75% to 11,00% and for many home owners this 0.25% increase is often a hard nut to crack,” says Thomas Slabbert, Head of Home loans at FNB Namibia. “There are, however, those customers who also have a small investment or savings account somewhere into which they deposit funds on a regular basis or as they can,” he added. Slabbert went on to say that rather than risk going further into debt and borrowing money this year, home loan customers should consider using their bond facility as a savings tool. “Increasing the repayments on a home loan facility above the minimum requirement will create financial flexibility for home loan owners to deal with during unexpected financial pitfalls. Most home loan customers underestimate the power of their home loan as a sophisticated money management tool. If managed on a disciplined basis it can give you the financial flexibility to weather tough times.” A home loan is relatively cheap because it is a secured loan which means that the loan is protected by using the home as an asset. “Consumers often resort to using personal loans and unsecured credit to finance unforeseen expenses or when they start experiencing cash flow pressures,” says Slabbert. “However, given the risk factors associated with these types of loans, the interest rates on unsecured credit are usually well in excess of interest rates on your bond, which don't make them the best choice when considering ways to borrow money.”

Slabbert offered an example and said: “On a normal, 20 year home loan of N$ 1m, paying the minimum installments at base rate, 11% would cost you N$ 10,321.88 per month. Increasing your repayments by 10%, to N$ 11,354.07 will allow you to pay off your loan in 181 months, almost five years sooner, as well as give you access to funds of just under N$ 60 000 within 5 years of keeping up these additional payments. Your total

interest saving under this option would be 25% or N$ 428,057.74. Obviously, the more paid into your bond, the further the benefits stretch. Increasing bond repayments by 30%, to N$ 13,418.44, will give you a N$ 787,000 saving on total interest paid, and pay off your bond in just over 9½ years sooner than the 20 year term.” Paying in excess of the minimum required repayments, should be a consumers' first port of call when looking for ways to be financially flexible. “If you start now, you will very quickly create surplus cash in your account that can be used instead of taking out short term loans. The greater the repayment consumers are prepared to make towards their home loan, the lower term they will pay the loan off over, the more interest they will save and the greater the available pre-paid funds that they will have at their disposal.”

When the scales tip from a 'bad patch' to a divorce When divorce is on the cards and one or both partners perceive that their spouse’s needs are met at the cost of their own, arguments, stonewalling and resentment often defines this stage of the relationship. B e c a u s e f e e l i n g s o f a n g e r, disappointment, betrayal, hopelessness and fear goes hand in hand with the decision to separate or divorce those feelings often overshadow partners’ ability to discuss and resolve the issues in a manner which serves everybody’s best interests especially those of the children. Partners therefore may be stubborn and their aim can range from the pie in the sky attitude of “I deserve everything’ or “I will give up everything to get out of this.” The most typical response to the conflict is to engage a lawyer to fight to the bitter end. Sadly litigation typically escalates the conflict that exists and often the effects of such battle remain long after the matter is no longer in court. In many instances whatever anger and animosity exists when the battle begins becomes even worse when the one “wins” and the other one “loses” and only bitterness remains. Often the emotions and unfinished business is actually the obstacle barring the way to making the best decisions. To opt for mediation at an early stage of the divorce proceedings is a good choice to make as mediation creates a safe space to work past accumulated resentments. Surely it would be far better to have regrets over the good aspects of a former marriage than to have regrets because of the necessity to ratchet up hostility to get out in the first place? Mediating a tailor made and comprehensive settlement for future parenting, financial and business issues, division of assets, organizing finances will not only reduce the level of anger and non-communication but help to minimize the impact of two separate households and also promote your

children’s best childhood experience they can have despite the fact that you are no longer sharing a common home. Experience has shown that all mediations result in a measure of improvement in the way people manage their dispute. Obviously however not all mediations will result in a final resolution of the dispute. It is advisable, before attending the first mediation session, to do a bit of serious gazing at your own navel. The best thing you can do is to know yourself. This will enable you to distinguish between a real obstacle barring a settlement and an issue of your own. Both partners should ask themselves a few questions such as: 1. Do you understand the need to learn to love your children more than you hate or resent each other? 2. Do you understand that although you are divorcing each other you are never divorcing your children as both of you will continue to have a relationship with them for the rest of your lives. All are actually doing is ending one relationship with your partner and starting another one with him/her. 3. Have you determined what lies ahead in order to ensure that children have a relatively normal life, good interaction with both of you as well as family members and have both of you involved in the important happenings and decisions in their lives 4. Have you listened to and understood what the reasons are for what your partner need and want when it comes to financial issues and dividing the assets?

5. Is your refusal to listen or making financial decisions based purely on denial of a reality you do not want to face, anger, retribution for being hurt, guilt because you initiated the divorce or because you are unfair to yourself just because you want to make it go away? 6. Are you conscious enough of yourself as a human being to know the real problems concerning the options for dividing assets and organizing finances? 7. Are you wiling to take accountability for your part in the demise of the marriage? There is no reason to perpetuate anger and animosity just because you want a court to know how “bad” your partner is and find validity in your own perception that the whole cause of the “bad patch” turning into divorce is the “fault’ of your partner. Such attitude only elevates the stress and takes it toll emotionally as well as financially on the whole family. Ending a relationship is always painful but it can also be an act of love. If you decided to end your marriage you can also choose how you would like your divorce to play out. It can be done with as much honour and respect as you had for each other at the beginning of your relationship.

The effects of rain on swimming pools Here in Windhoek, the rainy season is typically during the months of January, February, March, and April. We al love to have a rainy season and hope and pray for a good one this year but you have to know a couple of things about rain effecting your swimming pool. Swimming pools can turn green after a shower because of an infusion of nitrogenenriched rain that provides the perfect breeding ground for algae. If left unchecked, that crystal clear swimming pool can turn green almost overnight if an algal bloom “blossoms.” At that point, the water is unusable for several days during the cleanup process. We provide your with three main tips for keeping the water clear and algae at bay. The three areas of pool maintenance to pay attention to are: disinfectant levels, proper circulation, and optimizing filtration systems. Maintain Proper Disinfectant Levels Usually, a small dose of chlorine and algaecide immediately after the storm is all that is needed to keep algae at bay. But maintaining proper disinfectant levels— chlorine level above 1 parts per million—is just part of the battle. The disinfection process also includes brushing the walls and floor of the pool to move the remaining algae particles into the circulation and filtration system. Instituting a weekly maintenance plan that includes adding a small dose of algaecide and brushing the walls and floor will help keep algae away. Maintain Proper Circulation Good circulation is essential to ensure proper filtration and the even disbursement of chemicals and disinfectant throughout the water. One of the most common mistakes that we observe at pools is the placement of chlorine tablets in the skimmer baskets. Because chlorine tablets are acidic, putting them in the skimmers baskets will likely cause the pump impeller to erode and affect the proper circulation of the water. The result

can be a costly pool repair as well as increasing the likelihood for algae growth. The best is to use an chlorine feeder or the comman floaters. Maintain Proper Filtration A number of products are available to be applied to the pool’s filter so that dead algae can be trapped and back washed to keep the pool looking good. The most common type of filter is a sand filter, but its effectiveness can be ruined by using the wrong additives. Adding chemicals to get the water clear can sometimes gum up and prevent proper filtration of the water. There fore it is important to replace the filter sand on 2 -4 yearly (depending on the pool and the usage) basis to make sure the filter capacity of the sand is the highest and you can use less chemicals to keep your keep in perfect condition.

Zucchini Bake with Cream & Parmesan This is an awesome recipe, great to bulk up your dinner if you're banting. Ingredients: 1 Pack zucchini 4 Cloves of fresh garlic, crushed 500ml Cream 1 Cup grated parmesan 2 Tablespoons butter Salt & cracked black pepper Method: 1. Preheat your oven to 200˚C 2. Slice your zucchinis on the length 3. Place a layer on zucchini in the bottom of a casserole dish 4. Sprinkle half of the crushed garlic over the zucchini 5. Sprinkle half of the parmesan over the top 6. Put half of the butter in knobs all over this layer and season with salt & pepper 7. Repeat the whole process a second time 8. Bake in the oven until golden brown, this should take around 20 minutes DELICIOUS!!

So much easier to warm up in winter than it is to cool down in summer – soul food, your favourite sweater or scarf, relaxing in front of the fire place with a good book. What about our gardens? Although our winters are fairly short compared to other parts of the world, there are many zones that experience below zero temperatures that can wreak havoc with plants. What causes frost? During the day, plants and the soil absorb and store heat from the sun. As night approaches plants quickly lose all their stored heat. Unfortunately our winter nights are mostly cloudless without any insulation to slow down the process and if it happens to be wind free, there is no protection at all. The temperature within the soil and in plant cells may even drop to a few degrees colder than the air. Moisture in the air then condenses into dew, causing ice crystals to form in plant cells. Frost damaged leaves appear water soaked, shrivel and turn dark brown or black. Site selection is important Elevation, surface reflectivity , soil

properties, canopy cover and proximity of structures or plants can all affect heat radiation within your garden. Avoid planting tender species in open, exposed areas or in low spots where cold settles. Rather put them near a south or west facing wall, which absorbs heat during the day and radiates it at night. Fences, boulders and shrubs can also serve a protective function for nearby plantings. If you live in an area where spells of severe frost is a fact of life, buy plants that will last. If a plant is “hardy” according to a label, make sure it can really take a beating, consult sales personnel, the selection is not that limited. Defensive measures • Don’t let soil dry out, water early in the day when necessary. Wet soil holds heat better than dry soil, protecting roots and warming air near the soil. This does not apply to succulents, very few are hardy and when the cells are plump with water, they are more likely to burst if the water freezes. Whether your succulents are in pots or in the ground, try to keep them on the dry side during the colder months.

• Use a mulch such as pine bark nuggets to insulate – always at least 10cm away from trunks or stems to prevent fungal diseases. • Frost sheeting works very well, use stakes to prevent the fabric from touching any foliage. • Efekto’s Wiltpruf is an antitranspirant that seals in moisture. One application can protect up to three months by coating the leaves with an invisible polymer film. This works especially well for very cold sensitive plants and subtropicals like citrus, mango and avocado trees. Don’t overreact to frost damage – you may cry, though! Plants can be remarkably resilient. Pruning is necessary, but the longer you wait the better. Damage will in any case not be that apparent at first. Should there be a late spell of frost, damaged foliage and branches will serve as protection. Thirdly, pruning encourages the plant to sprout new growth which then will be easily hurt by another frost. Also remember not to apply a high nitrogen fertilizer too late in the season. Once again new (weaker) growth will appear that will suffer when the cold strikes. Use Efekto’s 3:1:5 the last time in April for the season.
