One car flipper had a prac tically brand new 2022 Hummer EV1 for sale for $220,000 on Facebook, when it had been retailing for less than half ($105,000). And assisting this market is an unusual combina tion of issues affecting both elec tric vehicle manufacturers, as well as potential vehicle buyers, including a shortage of lithium batteries and supply chain prob lems, among production goals not being met and an overall shortage of new cars being pro duced. For car shoppers, these issues include sky-high fuel prices, as well as long waiting lists for electric vehicles, leaving a niche market open to those interested in investing in the business of car flipping.

GuntherKia.com conducted a survey of 3,012 would-be inves tors to find out how many have either engaged in, or plan on, investing in the car flipping busi ness. This found that 2,074,924 Floridans said car flipping is something they plan on getting into – that is, if they haven’t already. Moreover, the average person said they’d be happy with flipping a car and expect a profit of 41% of its original value. Broken down across states, this figure was highest in Wyoming and Vermont, where it seems people are automotive enthu siasts – a third (33%) said they have either dabbled in or would be interested in getting into the car flipping business. Comparatively, this figure was only 3% in Massachusetts.Inasignof how desperate buyers are to land their perfect vehicle, the survey also asked people which model they would be most likely to purchase at a value above the recommended retail price if they were looking to buy a car and there was limited stock. Overall, 21% said they would most likely purchase an SUV at a higher value than the recommended retail price if they were looking to buy. Eighteen percent said they’d buy a sedan; 16% would purchase a sports car; another 16% would buy a pickup truck at this elevated value; 11% said a station wagon; 7% said they’d buy a hatchback; 6% said coupe and 5% said minivan.When it comes to the values involved in the car flipping busi ness, it can be a contentious topic. Although it appears many would be in support of joining the car flipping business, nearly half (44%) think car manufactur ers should ban this market. However, 68% of people said personally, they wouldn’t have any moral hang-ups about buy ing a car with the sole purpose of reselling it at a higher cost. ‘The car flipping business is definitely a contentious topic –especially with used car prices having begun to soar during the pandemic due to a lack of brandnew vehicles available on the market,’ says says Joseph Gunther IV of GuntherKia.com. ‘There are plenty risks involved in purchasing a car that has been ‘flipped’. These kinds of deals are usually done privately, there fore, it’s important to do exten sive research prior to investing in any kind of used car – especially one that is being sold for a sig nificantly higher cost than retail value.’

Florida has now seen another land rush since COVID-19. Property values have increased almost 40% across the board. As part of Save Our Homes, owners receive a statement that breaks down market value, taxable value and SOH Values. The tax statement is called Truth In Millage. It also shows the increase in value of what the tax rate is, to generate the same exact revenue as last year, called the roll back rate. What it does not show is the fact that governments, just like other businesses still have costs that are not fixed. In other words, it does not account for the cost of living nor inflation. It also creates the misconception that like other businesses, we can simply cut costs.Iwould like to share this concept. I may produce a line of products. Items P, E and F which all cost money to produce but P does not generate revenues. As a company, I decide to cut P, lay off the workers and streamline manufacturing. Now what if items P, E and F were city services: Police, EMS and Fire. We just cannot stop providing these life sustaining services. Over the past three years, former commissioners and Mayors did just that and cut the services. Our Police Department was down 20 positions. We now only have 5 vacancies. So, do we cut the police? Not on my watch! Cities do not have the luxury to simply not provide services. We can look at ways to streamline operations, but this too comes often with a price tag of reduced level of services or worse having hidden costs. Here are two good examples of why moving away from the best tested practices, does not always work. Over the past 4 to five years there were hiring freezes and layoffs. One Department that truly was gutted was our Building Department. Cities must enforce building codes and are required to provide permitting and code services. Due to vacant positions and turnover our permits were delayed and code enforcement offi cers were inundated. This directly impacts the quality of life around our community. Many people think why not contract out for services. There are major issues with this concept. When you contract out for a service there is a loss of control, automatic increases in fees and they are difficult to get out of. People often forget cities are not for profit entities. Since we can run like a business, we should be able to do it better and for less because we can save and pass the savings onto the residents.Theformer mayor and commission contracted out the management of our EMS and Fire. I need to note our Department was operationally sound and on its way to be cer tified. It was pushed as a way to increase the level of services and put more boots on the ground. In actuality, the increase in staffing came from a fed eral SAFER grant. The level of service is less and it is costing us more! We lost our emergency man agement position as the BSO division director does not provide this position. Many of our staff left, as they could transfer out to other BSO cities. We are now a training ground. The contract costs us over a million dollars annually that we are aware of since we cannot audit the BSO. We still pay for our fire and EMS trucks, building maintenance, equipment and still have legacy pension costs. I do know that people are struggling and our commission is very sensitive to increasing taxes and fees. Our readers need to understand that we live in the City too. What we do on the dais directly impacts us. Our costs to operate are not fixed. Your commissioners and I along with staff are working hard to provide services in the most cost effective way. By Hallandale Beach Mayor, Joy Cooper It’s September and counties, school boards, special taxing districts and cities are formally adopting their budgets. Over July, property tax statements all went out. In Hallandale Beach we did increase our tax rate which was to maintain our level of serv ices and in some cases increase them. In addition to the tax rate increase many residents saw a huge jump in their taxable values due to the current housing market and the taxing structure here in Florida.Our property tax sys tem in Florida is different compared to other states. Typically, there is flat tax assessed on the value of a property. In Florida, years ago, the State Legislators passed what is called, “Save Our Homes.” In the seventies there was what one would call a land rush. Many devel opers flocked to the Sunshine State and began building. Many condomini ums were built. Since there is not very much land between the seagrass and sawgrass, property prices rose. Many year-round residents and seniors were being taxed out of their homes. The Save Our Homes Law was passed so that no matter what the tax rate was set at, home steaded properties would not have to pay over a 3% increase in tax annually. Obviously, the seniors and families that lived here were relieved. The biggest problem with the law was the actual cost to live in our cities, towns, villages and counties that were paid for by the non homesteaded and commercial properties equating to higher taxes. Over the years, this imbalance has been exacerbated by additional exemptions. With $50,000, plus another $25,000, plus the $75,000 in tax able value, some properties in Hallandale Beach were paying no taxes. A good example of these properties are on Layne Boulevard. 20 years ago, many of these units were valued at $50,000.

Baja Fish Taco Bowls Recipe Prep time: 10 minutes Cook time: 10 minutes Servings: 4 • 2 bags Success Tri-Color Quinoa • 2 tablespoons olive oil • 4 white-fleshed fish fillets (5-6 ounces each) • 1 teaspoon Cajun seasoning • 1/2 teaspoon salt • 3/4 cup plain Greek yogurt • 1 tablespoon lime zest • 1 teaspoon lime juice • 1/4 teaspoon ground cumin • 4 cups packed baby kale • 1 ripe avocado, halved, pitted, • peeled and thinly sliced Prepare quinoa according to package directions. In large skillet over medium heat, heat oil. Season fish with Cajun sea soning and salt. Cook 2-3 minutes per side, or until fish is lightly browned and starts to flake. Set aside. In small bowl, stir yogurt, lime zest, lime juice and cumin. In medium bowl, toss quinoa with kale. Divide between four bowls. Top each with fish, sliced avocado and dollop of yogurt and lime crema. The American kleptocracy (a government ruled by thieves) continues to suck the American people down a rabbit hole into a parallel universe in which the Constitution is meaningless, the government is all-powerful and the citizenry is powerless to defend itself against government agents who steal, spy, lie, plun der, kill, abuse and generally inflict mayhem and sow madness on everyone and everything in theirThinksphere.about it. Almost every tyranny being perpetrated by the U.S. Government against the citizenry - purportedly to keep us safe and the nation secure - has come about as a result of some threat manufactured in one way or another by our own government. Cyberwarfare. Terrorism. Biochemical attacks. The nuclear arms race. Surveillance. The drug wars. Domestic extremism. The COVID-19 Pandemic. In almost every instance, the U.S. Government (often spear headed by the FBI) has in its typical Machiavellian fashion sown the seeds of terror domes tically and internationally in order to expand its own totalitarian powers. You see, the U.S. Government isn’t protecting us from terrorism. The U.S. Government is creating the terror. It is, in fact, the source of the terror. Consider that this very same government has taken every bit of technology sold to us as being in our best interests - GPS devices, surveillance, nonlethal weapons, etc. - and used it against us, to track, control and trap us. So why is the govern ment doing this? For money, power and total domination. We’re not dealing with a gov ernment that exists to serve its people, protect their liberties and ensure their happiness. Rather, these are the diabolical machi nations of a make - works pro gram carried out on an epic scale whose only purpose is to keep the powers-that-be per manently (and profitably) employed.Casein point: the FBI. The government’s henchmen have become the embodiment of how power, once acquired, can be so easily corrupted and abused. Indeed, far from being tough on crime, FBI Agents are also among the nation’s most notoriousWhetherlawbreakers.theFBIis planting undercover agents in Churches, Synagogues and Mosques; issu ing fake emergency letters to gain access to Americans’ phone records; using intimidation tac tics to silence Americans who are critical of the government, or persuading impressionable indi viduals to plot acts of terror and then entrapping them, the overall impression of the nation’s secret police force is that of a welldressed thug, flexing its muscles and doing the boss’ dirty work. This is not a government that appears to understand, let alone respect, the limits of the Constitution.Togoafter terrorists, they become terrorists. To go after drug smugglers, they become drug smugglers. To go after thieves, they become thieves. It’s hard to say whether we’re dealing with a Kleptocracy (a government ruled by thieves), a Kakistocracy (a government run by unprincipled career poli ticians, corporations and thieves that panders to the worst vices in our nature and has little regard for the rights of American citi zens) or if we’ve gone straight to an Thisidiocracy.however, certainly isn’t a Constitutional Republic. Some days, it feels like the government is running its own crime syn dicate complete with mob rule and mafia-style justice. In addi tion to creating certain crimes in order to then “solve” them, the FBI—the government’s law enforcement agency—also gives certain informants permission to break the law, “including eve rything from buying and selling illegal drugs to bribing govern ment officials and plotting rob beries,” in exchange for their cooperation on other fronts. USA Today estimates that government agents have author ized criminals to engage in as many as 15 crimes a day (5,600 crimes a year). Some of these informants are getting paid astro nomical sums: one particularly unsavory fellow, later arrested for attempting to run over a police officer, was actually paid $85,000 for his help laying the trap for an entrapment scheme. In addition to procedural misconduct, tres passing, enabling criminal activ ity and damaging private prop erty, the FBI’s laundry list of crimes against the American people includes surveillance, dis information, blackmail, entrap ment, intimidation tactics and harassment. This has become the shadow government’s modus operandi regardless of which party controls the White House: the government creates a menace—knowing full well the ramifications such a danger might pose to the public—then without ever owning up to the part it played in unleashing that particular menace on an unsus pecting populace, it demands additional powers in order to protect “we the people” from the threat.

The Inflation Reduction Act It Could Actually Cause Prices To Rise Further In The Years Ahead

By Sally C. Pipes Congressional Democrats are increasingly optimistic about this fall’s midterm elections. They believe their recently enacted Inflation Reduction Act, especially its healthcare provisions, will win them plaudits from voters. But they could be in for a rude awakening. Contrary to lawmakers’ claims, the Inflation Reduction Act won’t reduce inflation or bring down drug prices for most Americans. Many voters will ultimately feel duped- and they could take their frustrations out at the ballot box for years to Considercome.arecent analysis of the IRA by the Penn Wharton Business Model, the authors of which reported “low confidence that the legislation will have any impact on inflation.” The Congressional Budget Office reached a similar conclusion, finding that the bill would have “a negligible effect” on inflation in the coming years. So much for addressing voters’ chief concern. In fact, it’s entirely possible that the legislation won’t merely fail to reduce inflation -- it could actually cause prices to rise further in the years ahead. The new law extends generous Obamacare subsidies to middle and even high-income households through 2025, at a supposed cost of $64 billion. In reality, the three-year cost may well be higher -- those same subsidies have cost about 50% more than anticipated this year alone, according to health makes the subsidies permanent- as Democrats clearly hope to do -- the ten-year cost will balloon, pumping hundreds of billions more in deficit spending into the economy and driving up inflation. Or consider the IRA’s price controls on prescription drugs. Democrats promised consumers cheaper medicines -difference at the pharmacy counter. Here’s why. The price controls only apply to Medicare, so by definition, Americans with private insurance won’t derive any savings from the price caps. Even seniors won’t notice much change, since their out-of-pocket copays and coinsurance are set by insurance plans, not drug and will only impact 10 drugs. It’s a desperate, cynical strategy, and it’s unlikely to work. Voters will find out soon enough that, with the IRA, they’ve been sold a bill of goods -- and an expensive one at Sallythat.C.
