The Tampa Bay real estate market remained active in April 2025, with strong listing activity and steady buyer movement across both Hillsborough and Pinellas Counties.
Hillsborough saw a 10.2% increase in new listings compared to March, while Pinellas declined slightly by 0.3%, keeping inventory levels elevated across the region. Closed sales held relatively steady, but average prices moved in different directions—Hillsborough increased by 1.3% to $495,491, while Pinellas declined 2% to $510,327. Buyers continue to benefit from increased options and stronger negotiating power.
Days on Market remained elevated, averaging 54 days in Hillsborough and 58 in Pinellas, the highest levels seen in over a year. With more homes on the market and longer selling timelines, sellers need to price strategically and plan carefully to align with their move goals.
