SMITH & ASSOCIATES REAL ESTATE KNOWS THE MARKET

The Tampa Bay market remained acve last month, but trends varied notably between Hillsborough and Pinellas.

In Hillsborough, we saw an increase in new lisngs, more closed sales, and a slight bump in average sales price compared to the previous month.

In contrast, Pinellas experienced a decline in new lisngs, closed sales, and average price.

With housing inventory increasing and more sellers open to negoaon, now is a good me for buyers to secure a home on their terms.

For homes priced over $1 million, sales acvity increased around the bay, showing renewed interest in the high-end market. However, these properes are taking nearly three mes longer to sell than the market average, so sellers should plan accordingly when ming their move.

If you're planning a move this year, be prepared for a longer selling meline. That said, homes that are well priced, move-in ready, and located in strong neighborhoods are sll garnering movated buyer interest.
