A Message from Matthew H. Maschler Real Estate Broker
March will be a great month for the Maschler Family. On, March 7th, my father and I will be honored at the AMFDA BocaDelray Community Event at St Andrews Country Club. On the SAME DAY and SAME TIME in New York City, my brother Lee will be the Headline Honoree for 1000 STRONG to Support the IDF and the Victims of Terror. https://snip.ly/1000Strong. I am so proud of my father and brothers. We never stop working!!!!
March is also a great month to sell your house!!!
Buyers are here on vacation, Spring Break, visiting family, etc.
Many northerners have second homes in Florida that they can flock to as a reprieve from the cold weather, so the number of buyers is typically much higher. Maybe you do not know what your house is worth, or how much you can afford to buy when you sell.

It takes time to craft a marketing plan and put it into action. I have seen it happen dozens of times.

Dear Matt,
Can a realtor sell a mobile home if the owner does not own the land? If only the mobile home is owned by the seller and they lease the land the mobile home is on?
Im thinking this is like selling a car as they would have a title to the mobile home they may or may not have a lien.
However, I have seen mobile homes on the MLS without owning land.
How does this work?

Unfortunately, we cannot sell mobile homes where the land is leased.
A Realtor can not sell your manufactured home on leased land in the state of Florida. In order to be considered real estate the land must convey with the home. Since manufactured homes are titled like cars it takes a different sort of license to sell the home without the land - something similar to a car dealers license.
