It’s November already. Wow. Where does the time go?
November. My birthday month. For the last year, it seems like everyone I went to High School with is turning 50. For the first time in my life…. I feel old. I did not feel old at 35 or 45. But now that I have been celebrating 50th birthdays with everyone I
know, it has hit me pretty hard.
The Real Estate Market has cycled a lot in the last 50 years. It goes up and down, hot and cold. When presented with new challenges, I reply with old solutions. In a seminar we called “Help! My listing has not sold, what do I do now” the answer, invariably, is to go back to the basics. Not that we forgot them, but certain items have been less important in the last two years. Our focus was on other things. We need to go back to the basics. Sometimes it takes the Jewish Holidays for me to remember that, so I am grateful for those days and lessons.
Feeling old. Meeting new agents and customers that are only a few years older than my kids (kids? they are Seniors in High School and I am so proud of them). Scroll down for some pictures of David playing football with friends he has known since first grade. And when I tell stories about my career in real estate I say words like fax machine, pager and "before the internet."
Not only am I turning 50, but so is Disney World and the YMCA. So while I celebrate my 50th birthday this month with my new wrestling company, there will be many more adventures to choose from. So I hope to celebrate with you at events, talk to you through my podcasts, and help with your real estate needs. What better use of 50 years of experience and real estate knowledge? 50 years of perfection, like the 1972 Dolphins.

County property appraisers assess all real property in their counties as of January 1 each year. The property appraiser sends an annual Notice of Proposed Property Taxes in August to each property owner. After the local governments determine their annual budgets, the county tax collector sends a tax bill for the CURRENT YEAR to each property owner in late October or November. The taxes are due by the March 31 of the FOLLOWING YEAR.
So if the Seller paid the taxes in January or February, it was for the PREVIOUS YEAR.
If the Seller did pay the current year (let’s say the closing was in December), the closing agent will make the necessary adjustments on the closing statement for the Buyer to credit the Seller.
