Ask The Broker
Dear Matthew,
I have two offers, one verbal and one in writing. Even though we are leaning towards the written offer, we are still negotiating the verbal one since it is for more money. Do you think it's wise right now to ask the agent that gave the verbal offer to send me an official one too, in writing?

Dear Listing Agent,
A spoken offer means nothing. It can not be accepted, it can not be enforced and can not possibly contain all the relevant terms to compare to the other offer.
Besides the price, terms like financing details, inspection period, deposit size, who pays for title, closing date, Seller concessions, etc. are all relevant when evaluating which offer is best.
You may even find that the agent who says they have an offer may be jumping the gun and their Buyer may not even intend to make an offer.
So yes, ask the agent to prepare a written offer that you can present to your Seller.
