A Message from Matthew H. Maschler Real Estate Broker


As we head into Spring, I want to take a moment to thank each and every one of you for reading this newsletter and thank my agents and employees for your hard work and dedication to our company. We continue to grow and succeed thanks to your efforts.
And I want to thank my customers for trusting me and my agents when it is time to buy or sell your homes.
This weekend, I will be attending Wrestlemania 39 in Los Angeles as Wrestlemania goes Hollywood.

But while I’m here, my thoughts drift to Houston, as I root for the
“Boca Ballers” aka the FAU Owls Basketball Team competing in the Final Four.
My family has been season ticket holders to the FAU Owls Football Team since 2012 when the Stadium was opened. I had the privilege of meeting Coach Howard Schnellenberger in 2010 when he was building the football program and he sold me on the relationship between the team, the school and the community. Watching the community support FAU for the last 10 years has been incredible. People who did not attend or have family attend FAU would come to the games and cheer on the team. It seemed Basketball was always an afterthought but this year has been very exciting. I look forward to what the future will bring for FAU.
I am so proud of the team, FAU and Boca Raton.

Douglas Shavel, PA, MBA, Broker Associate

With over 30 years of management experience, Doug Shavel brings a broad understanding of the inner workings of the real estate and business world to the Signature Commercial team. Prior to joining Signature Commercial, Doug worked as a Global Investment Banker and Private Equity Consultant.
In his most recent position as Chief Operating Officer of Momentis Property Group (successor developer), Doug played a crucial role in the management of day-to-day operations.
Doug was also responsible for the management and disposition of several residential condominium projects and commercial properties, notably Las Olas Riverfront. Doug has closed sales in the multi-millions each year in his capacity as a commercial real estate broker and has been involved in numerous transactions representing tenants and landlords.
Doug’s understanding of commercial real estate and the commercial real estate market is coupled with his experience closing deals, and the process by which that is accomplished. As a consultant with the Cerberus Operations and Advisory Company, Doug was active in the due diligence and transition of companies acquired by Cerberus Capital Management.
As an investment banker, Doug was a global product head, and head of equity syndication. During his time as an investment banker, he was responsible for closing in excess of $7 billion in transactions globally.
Doug brings his extensive business career as Managing Director of the Signature Commercial Real Estate team. In addition Doug is a volunteer with SCORE, and a Director of the Broward, Palm Beaches, St Lucie Realtors Board Realtor Commercial Alliance where he chairs the Community Outreach committee.

After moving to Florida in August 2017, the Boca Raton resident awakened his beloved club and re-established The Red Meat Lover’s Club. The club put a focus on being an exclusive networking club and creating more significant, more dynamic events with a dynamic core of “Steaksmen” who love to ‘feast on the beast’ while working to give back to causes in need.
“My job is to shine as much light on to our Red Meat Lover’s Club sponsors as possible,” says Darnell. “We’ve raised over $1,000,000 in funds for charity. We’ve done events at some cities, and we've done multiple events in Nashville, Dallas, Houston, Austin, Orlando, Tampa, North Jersey, New York City, and Toronto.”
The organization works together to discover Florida’s best meat offerings such as featuring rare meats like Japanese Waygu, during their monthly “meatings” gathering once a month to discover,
conquer and consume, all while raising critical funds for organizations and charitable causes in need.
“On a small side, we can bring in about 60 people,” says Darnell. “On a big side, is probably 300 and we do have a couple of events circled in 2023.”
Their love of food and helping others has also made The Red Meat Lover’s Club partner with Master Blender Steve Saka, owner of Dunbarton Tobacco & Trust, to unleash the Red Meat Lover’s Club cigar.
On the last Thursday of the month, The Red Meat Lover’s Club holds events and meets to build strong personal and business bonds with each other. Like-minded meat lovers can join to form friendships, network through business opportunities, eat, and laugh with a cigar in hand – all welcomed.
“That's one of the huge things that's happening in 2023 around July is right now the cigar is in stores,”says Darnell. “We’re going to be in about 300 stores and in 2023, we’re aiming for 30 “meatings.”
Red Meat Lover’s Club is an inclusive and responsive membership organization that is a national catalyst for philanthropy. Working with a variety of local charities such as the Junior League of Boca Raton, George Snow Scholarship Fund, working with the legendary football player, Bo-Jackson, who partnered with The Red Meat Lover’s Club Make-A-Wish South Florida. To date, RMLC has raised over $1 million for charities in need through its member network.
“Right now, we're not a 501C3,” says Darnell. “But we partner with a different 501C3 organization every event. Palm Beach County happens to be one of the most generous cities I've ever seen and that's why our raises have been so consistently high and at our events and beyond. For instance, we just raised $65,000 at our last meat throw down.”
Darnell also works with his daughter Samantha with Selfless Love Cookies. Warm, and soft-to-the-bite chocolate chip cookies with caramel halo rims with each golden crumb going towards charity. All 100 percent of the money raised will be donated to Selfless Love, all cookies will be shipped, and Darnell’s daughter has handed out samples at events.
“It's amazing,” says Darnell. “The guys love it we sent cookies around the country, and we bake them all. Darnell’s love of meat became a lifestyle for unity and similarly visioned members who all share the same desires.
“This club is a lifestyle that can only be shared with similarly visioned members,” said Darnell. “We have the desire to beef, drink, smoke, and give back. These are the core values of our existence. “It’s beyond red meat, it's really just a lifestyle of being united and causes and getting together and getting to know each other in a meaningful way.”

Dear Real Estate Broker,
I represent a Buyer. The listing said that the cooperating agent would get 3% of the purchase price as compensation, as well as a $500 bonus.
After the contract was executed, the listing agent marked the property “pending” in the MLS. And then they changed it from 3% to 2%. And deleted the bonus.
Can they do that?

Dear Agent,
A listing agent can only change the offer of compensation by providing notice BEFORE an offer is made. If this happened after an offer was made, and you say the contract was executed so it must have been, the listing agent may not make such a change. You can ask them to change it but if they won't, or if you wait till after the closing, I as your broker can file a commission dispute with the board. You can also file an ethics complaint against the agent.
