A trip to the spa leaves you feeling like a new person. So why go out when relaxation can come to you? Building the ultimate in home pampering is becoming the new normal for many Hamptons’ homeowners. Bud Handel from East End Spa Service, in the business over 25 years, finds that most homes being built in the Hamptons over $2 million right now include some aspect of a spa or sauna room. When deciding where to build the sauna, Handel says it is wise to consider somewhere relatively private for obvious reasons. It is becoming increasingly common to install saunas in finished basements or home gyms and exercise rooms. For convenience he usually builds a dressing area adjacent to the sauna with a bench, hooks, and shelves for towels. Handel suggests an area where you have close access to a shower if you dare to participate in the Norwegian / Swedish method of taking a real sauna bath, where you jump back and forth between the extreme heat of a sauna and a frigid shower. Handel explains, “I guess that their theory is that it tightens up your skin. In the old days you jumped into a cold pond.” For those lucky enough to be located near the ocean, the scenic views give homeowners the option to have spa settings with a gorgeous backdrop. Handel’s favorite spa and sauna combo included an ocean 54

front facing steam room with curved heated glass so it would not fog up while you were in the steam room enjoying the stunning view of the ocean. The homeowner even created a massage area with table and installed an outdoor hot tub overlooking the ocean just steps away from the sauna, shower, and steam room. How do you top that? Homeowners have also had some unusual requests. The strangest sauna Handel created was for Russian clients who wanted him to build what they considered to be a true Russian bath where temperatures rise above 200 degrees. Handel accepted the challenge, building the walls out of teak and putting in two heaters which had to be modified to allow the temperatures to go above the normal preset of 190 degrees. The benefits of a spa and sauna don’t end at feeling totally relaxed. In fact, with high-end sales and rentals in the Hamptons this amenity is expected, much like a pool or tennis court. “A sauna is a must for the perfect Hamptons’ home spa. And absolutely de rigeur for the perfect escape,” says real estate pro Renee Dahl of Rosehip Partners in East Hampton. “The busy movers and shakers don’t have time to drive, or be driven to the spa, and sharing random DNA? So last century! You can’t have all the bells and whistles without the steam from those hot rocks.”

With so many design options to make your home soothing and comfortable, one enduring design practice is the ancient Chinese art of Feng Shui. Pronounced “fung shway,” it literally translates into “wind-water”. Feng Shui has a 3,000-year history, and in its simplest terms, is the practice of aligning energy known as “Chi,” to optimize health, happiness, wealth and success. Dismissed by some as folklore or superstition, serious practitioners will not even consider designing a home until they have consulted with a feng shui master. There are several different schools of feng shui practice, but balancing the elements of wood, fire, earth, metal and water is the key. Too much or too little of an element can create an unbalance of Chi, leaving a room feeling unsettled, tense, or just “off.” The most important rooms in feng shui are the bedroom, kitchen and bathroom, known as “the trinity.” These rooms incorporate strong elements of water and fire and are the cornerstones of the feng shui process. To start creating a harmonious environment, feng shui experts recommend first de-cluttering your home. Clutter blocks the flow of Chi, leaving a home stale and stagnant. Good light should be the next focus, and windows should be clean, with no furniture, heavy drapes or outside foliage obscuring them. 56

The third step is to find the energy compass of your house, known as the Bagua, which is an eight-sided grid that corresponds to a specific area in your home. Each home will have weak areas, and fixes known as “remedies” are easily implemented to counteract them. Remedies include the use of mirrors, crystals, wooden flutes, lush green plants and bamboo, wooden furniture, metal objects, fountains and color. For example, in traditional feng shui, the southeast area of your home is connected to the flow of money. For those seeking to attract more prosperity, the elements of wood and water in the southeast area of your house could be introduced by placing a wooden bench topped with a small indoor fountain. Traditional feng shui colors are red, orange, purple, pink and strong yellow. Strategic use of these colors either on a whole wall or just a piece of art is thought to cure a weak spot in a house. Those with home offices who are encouraged to paint one wall red, or incorporate strong reds into their office surroundings, as red is associated with luck and prosperity. With all the different thoughts and opinions on feng shui, experts agree that if your home feels pleasing and serene, chances are your Chi is flowing just as it should.

“I think as long as the Hamptons retain their natural character and NYC is less than two hours away, the East End will always be a golden investment,” says Mala Sander, Corcoran Group Senior Vice President/Associate Broker. Real estate was a “natural fit” for Sander who spent a career in sales and marketing prior to moving full-time to the Hamptons in 2000 with her husband. A view of Noyac Bay from her North Haven home is a calming backdrop for the customer service pro as she prepares for appointments throughout the East End.
Q: What are the emerging trends in architecture? A: Clean, modern lines are the hot trend right now. Less formality, more public spaces in the home, and rooms that blend the indoors with the outside are very much in demand.
Q: If “location” is the first rule in real estate, what is the second? A: Location, followed by location again. There is no substitute! You can always change the house but you can’t change the location!
Q: What is an easy way to increase the value of a property? A: Believe it or not, pricing it right is one way to get the highest price for a property. That’s one way. Beyond that, make sure any outstanding repairs are done, paint is fresh, entryways are welcoming, windows are clean, and that the house looks and smells fresh & clean. Get rid of the clutter. Clean out closets. Upgrade kitchen appliances if you can, that will get a lot of bang for the buck. Spruce up landscaping. Update your furnishings and window coverings, making sure they’re properly sized for the house.
Q: What is your forecast for the spring/summer real estate season in the Hamptons/North Fork? A: It’s been a very active market that didn’t slow down even during the holidays. Granted there was some “fiscal cliff ” push and a fear of upcoming cap gains taxes, but there was a lot of activity even independent of those uncertainties. Now that we’re into the new year it remains very busy, with buyers and renters on the hunt for summer 2013 occupancy. Prices are still low, interest rates remain incredibly low, and there’s a healthy amount of inventory. That bodes well all around.

Q: How have buyers/sellers changed over the past two years? A: Everyone is much more tech savvy, and therefore more market savvy. It actually makes for a better market environment. Educated buyers and sellers know how – and when – to make a deal.
Q: Tell us about one of your favorite listings on the market right now. A: I don’t have a favorite, but my newest listing is a renovated, hundred-year-old manor house in North Haven. It’s on 2 acres and has views of Sag Harbor Bay.

In the Hamptons, barns come in all sizes, shapes and functions. From the modern barn design for chic homes to the subtle architecture of a famous art museum, to a tony store in East Hampton, the traditional barn, long associated with potato farming on Long Island has been reinvented into a modern day icon here to stay. Alfonso Giaquinto, President of Plum Builders in East Hampton and his wife Mary have been in business for 30 years. The Modern Barn (their registered trademark) is designed by the internationally recognized design firm, Alexander Gorlin Architects. The envelope of a barn has big open floor plans with high ceilings and lots of open space reminiscent of the lofts in Chelsea. Exterior materials such as stone, clapboard siding, cedar roofs, and wood trim are used in modern ways. In the interior, there is always a room that resembles a barn where the ceiling is open and trussed. Walls are taken away in an “open planning” that gives multipurpose flexibility to the living space. There are nine-foot high sliders and doors on the first floor, with upper level bedrooms en suite. There is an abundant use of glass in order to bring the outside in. Outside, there are covered fireplaces and summer kitchens for outdoor entertaining. Although not by design, the newly constructed building that tripled the original museum’s exhibition space to 34,400 square feet, evokes many of the features of traditional barn architecture with a modern twist. Designed by the internationally acclaimed architects Herzog & de Meuron, The New Parrish Art Museum is an architectural delight. The shape and form is of two long adjacent winged structures jutting diagonally out into an open field. Metal roof overhangs cover the exterior concrete walls and benches. The interior of the museum has a cathedral ceiling with exposed wooden rafters and skylights facing north, creating lots of natural light and space. It is truly a remarkable setting for exhibiting artwork. RLL & Co., the Ralph Lauren store in East Hampton, opened in the summer of 2008 and resides in a beautiful old historic barn. The cedar shake barn has sky-high ceilings with large wooden rafters inside a great open space. The interior space emphasizes the Vintage rugged design of the clothing, with its country style. Old surfboards are displayed above and blend in with the natural wood. It is a unique experience to enjoy designer clothing in an historic venue. The barn motif is quietly making its mark in the Hamptons, as it has captured the imagination of homebuilders, is subtly felt in the new architecture of an iconic art museum, and has classically showcased a renowned designer brand.
