PROJECT DESIGN ANALYSIS SITE INTRODUCTION In 1900s, the site was utilized for Malayan Railway workshops and depots. The historical landmark buildings around the area has aged over 100 years .The buildings were mostly built in the late 1800’s and 1900’s with amazing architectural styles of the old colonial, Moorish , Tudor , NeoGothic and Islamic. Nowadays, the site is known as a tourist attraction area due to having historical buildings around the area. The location between the buildings are quite close which can be reach within walking distance but due to no proper covered walkway, the density of human around the site are scattered around without no purpose while trying to find shades. Under the River of Life beautification programme, The Kuala Lumpur City Hall (DBKL) is currently working on its Heritage Trail Project within its area. The programme compromises of 11 precincts and the Heritage Trail falls under Precinct 7 where Site A is situated. Site A has a direct linkage from Pasar Seni LRT Station and KTM Station via pedestrian bridge. The proposed site which is 64000 sqm in size is located in between Dayabumi (an office) and Museum Textile (tourist attraction) while the back of the site is where the Klang River is located. The proposed site is located near the busy street of Kinabalu Highway which is the entry way to the highway. Even though it is located at a strategic place but due to the high speed traffic in front of the site, people might pass-by the site without realising the surrounding of the site.

SWOT ANALYSIS  WELL MAINTANED HERITAGE

STRENGTH

-The local authority has preserved and maintained the heritage buildings well as it contains rich historical background and being an important heritage area.  CULTURAL AND HISTORICAL ESSENCE -The heritage area has a strong cultural essence as most of the heritage building functions as museums and galleries. Unfortunately, tourist are only able to receive informations and experience it passively.  ACCESSIBILTY -The site can be access easily via LRT stations, foot bridge and vehicles.

LIMITED OF EFFECTIVE PUBLIC SPACES

WEAKNESS

-The heritage area has limited effective public spaces with no proper covered walkway and no proper sheltering spots for resting

TRAFFIC CONGESTION -Jalan Tun Hishamuddin aligned with the entranc and exit to Jalan Kinabalu highway which results the road being difficult to cross as it is highly congested by traffic during the day. DUAL FRONTAGES -The site is open to the river front and Jalan Tun Hishamuddin, it is directly exposed to east and west sun, increasing heat gain


RECREATIONAL HOTSPOT

OPPORTUNITY

-The introduction of recreational spaces welcomes the locals to come and experience different recreational activities, removing the restriction of the site being in a mere heritage area. CULTURAL LEARNING AND INFLUENCES -Possibility of enhance and broaden the education of tradition arts and crafts making, through hands on experience, the impression and knowledge can be imprinted into the participants especially the younger generations. MULTIFUNCTION INFRASTRUCTURE -The site has the potential to incorporate arts and craft learning with public spaces at the same time. As the site lacks effective public spaces to shelter people and allow people to interact, the proposal allows tourist and locals to carry out recreational activities on the site.

THREATS

-Seperation by the river post a different development on the east and west bank of the river. The situation may cause one end to be prosperous and neglected on the other. TOURIST AREA

-The site is located at an tourist area thus the site will only be filled with people during the day and become quiet at night due to less local being at the site.


PESTLE ANALYSIS POLITICAL Jalan Sultan Hishamuddin is located in between the heritage area and commercial area of Kuala Lumpur. The site is considered as the middle, located between two different zone. The heritage area is well maintained by the Tourism of Malaysia , thus it has a high possibility of attracting more tourist to the site. By creating a youth creative centre and extreme park that caters arts and crafts of Malaysia, it might attract tourist to the site to interact with the locals.

TECHNOLOGY The technology and art have evolved together to create beautiful and pleasant things for the people. Interactive arts are offered to the users at the site to be able to grasp their attention and explore the possibilities. The faรงade of the building is also made interesting by cooperating interactive faรงade to allow users to connect with the building by physical touch and fell.

ECONOMY The economy of Jalan Sultan Hishamuddin is based on the tourist coming to the heritage site by paying to see information regarding Malaysia such as KL Gallery, Museum Textile and Central Market and also government workers. Thus, by creating the centre, it may able to create job opportunities for the local youth who are in a competitive state to find work nowadays.

LEGAL The building laws in Malaysia has strict policies regarding the building planning in each area. The setback requirements for the site have to be followed which is 6 meters from front and both side and 10 meters from the back side.

SOCIOLOGICAL The community in Jalan Sultan Hishamuddin are government workers, shop workers , families, youngsters (during the weekend) and from time to time tourist would come and flood the heritage area. Through the observation, the bond between the communites at the site is not strong due to the obvious differences between the workers and others. The site is rather quite due to the inconsistent visitation from the tourist and rigid working time for the workers from 9am to 5pm. With the addition of the centre that offers different activities, it might help to attract the youth community and others to the site and creates opportunity to establish stronger and new community within the people.

ENVIRONMENTAL Some parts of the site have beautiful landscape decorated with water fountains and palm trees but is lacking of shelter and covered walkway for the pedestrian to walk comfortably. The centre introduces public park with large area of greeneries to allow people to enjoy the scenery and walk comfortably around the site. Thus, the movement of the people will slow down and increase the human densities around the site.


PROGRAMME VIABILITY THE PLAYGROUND [ YOUTH CREATIVE CENTRE + EXTREME PARK] CLIENT’S OBJECTIVES 1) Act as a platform for youth to express their creative ideas freely

in terms of arts, design or music with proper spaces and facilities. 2) Introduce and encourage extreme sports among the youth in Malaysia in order to exposed themselves to new activities that might spark an interest in them. 3) Allowing the creative thinkers to be among each other and attract more youth to the site. 4) Introducing Malaysian culture and art to tourist through the participation of the youth and allowing interactive interaction when learning about the culture

iM4U (1Malaysia for Youth) is an initiative of the Malaysian government that encourage volunteering among Malaysian Youth. It is knowsn as the catalyst that empowers and builds resilient youth with engaging, unconventional and inspiring activites. It is through these activities that iM4U aims to build sustainable and stronger community with economic impact and foster greater leaders of tomorrow.

The Art Malaysia Association initiates to create an interactive platform to promote the finest artwork of Malaysian emerging and known artist. Artists can truly express their individualism and exhibit their works in liberty of heart and mind. It endeavour in organizing innovative and meaningful art exhibitions is an on-going process of promoting diverse imagery skills in contemporary and abstract idioms to transform reality on canvases. ArtMalaysia is dedicated as an intermediary between the art world and art market to increase awareness of contemporary art in Malaysia.


PROPOSED PROGRAMME Every weekend in front of Dataran Merdeka, the road will be close to allow people to do activities such as picnic at the field and riding bicycle. As for tourist, it’s a chance for them to take better pictures with Sultan Abdul Samad’s building as their background. One of the particular activities that is happening at the site that caught people’s attention is when the youngsters are doing extreme activities such as skateboarding and riding bmx bicycle. The site is located in a heritage area that is filled with Malaysian culture, arts and craft, thus the proposed programme is trying to emerge both activities. Therefore, the proposed programmed is to cater the youngsters who enjoy extreme sports , arts, design, crafts and music activities to let the youth express themselves. The proposed building also allows tourist to explore the site while learning and gaining experience from the users through interactive activities such as joining the workshops for acting , dancing, music or arts and crafts. It allows the youth and tourist to interact with each other and learn about the beauty of art in Malaysia. The building also acts as a vertical extension of the street which includes arts, history, music, street art and extreme park under one roof. The building act as a platform for the youngsters and people around Kuala Lumpur to express their creativity and explore themselves,which is very important in the society nowdays. Furthermore, it also allows the youth to be more independent and able to hang around more freely. Through this platform, it will also able to produce creative, fit and healthy youngsters that will lead Malaysia in the future.

PROJECT GOALS SHORT TERM - To ensure the project will go smoothly and managed to meet the client’s requirements MEDIUM TERM - To become the hub where people will be able to explore their creativity and interest through arts and sports LONG TERM - To be able to produce creative, fit and healthy youth with fresh and

open mind.


SUCCESS CRITERIA TIME The duration given by the client to complete this project is 18 months from 1st March 2016 to 31st August 2017. Gantt Chart needs to be strictly followed in order to avoid any delay on project completion. If fail to do so, project will be delayed longer and extra cost will be needed to add onto the project. Thus, assigned contractor with architect, consultants and project manager needs to supervise the situation all the time to ensure smooth work flow. SCOPE The stakeholders determined the scope of the building. Based on the project brief, the building must not exceed 2000 sqm,not less than 3 stories or more than 5 stories. The building should also cater to at least 20 parking spots exclusive loading bay.Furthermore, it must also follow the UBBL and fire safety regulations. QUALITY The success criteria to a successful project is when the project is managed to be delivered on time within the budget cost and able to meet the revelant scopes and customer satisfaction. The project triple constraint act as a pivotal tool while planning the project. While maintaining the three important criteria, the project shall be able to achieve the client’s expectations.

The quality of the project determines the success of the building. The work quality shall be consistent through out the project to meet the client’s expectations. Therefore, in order to maintaned the quality of the project, the quality of work by the workers should be worth the price. COST The total cost of the building is more than 6 million and will be funded by the Ministry of Youth and Sports. The total maintenance cost of the building should not exceed 3% of total construction cost. For cheaper price of construction, material used should be locally supplied to reduce transportation cost and avoid any miscalculation and wasted materials.


DESIGN SUITABILITY KEY FEATURES LAYOUT

PUBLIC PARK

The layout of the building is carefully designed considering the integration of spaces between the activities. The layout is arranged in such way where there are voids on every floor that managed to catch the eye of the users and attract them to go to the upper level. The spaces are also grouped in such the ground floor is cater for public, first floor is cater for workshops and studios, second floor is cater for gallery and making space and the third floor is for accommodation and terrace. The idea is to allow the users to explore the building that offers different activities on every level

The public park cater spaces for the public users to enjoy their time through various activities such as street performance, skating, bmx bicycle, parkour or they can even rent bicycles and enjoy the heritage trail along the Precinct 7. The public park started from the front side, through the building and till the end of the site. It caters for the public users who does not want to do activities inside the building but simply wander around the site. Sometimes, the public park will also be used to host various events such as night market or food truck vendors.

CIRCULATION The staircase located at the side of the building act as the main circulation for the users through out the building. It is located at the back side of the building allowing the users to enjoy the view of the river as they continue their journey inside the building. The industrial finishes on the staircase gave the interior a whole raw look. A nylon circular loop is also available at the site of the staircase to allow users who are more daring and playful to use it as a secondary circulation. The spaces are arranged in an island space manner where the spaces are slightly push inside to allow more random and not compact circulation and easier access for skaters. The extra spaces for circulation will be decorated with arts and paintings.


MASSING STRATEGY DIAGRAM The massing of the project derives from the typical floor plan following the site to breaking it into various irregular shape to cater to the 360 views of the site. Different floors have different floor plates that intentionally and unintentionally creates a terrace and shading for the floor below or upper. The voids created by the upper floor allows visual connection and interaction between the floors. The railings, walls, nylon mesh and metal mesh are used to as the faรงade, protecting the people from falling and safety. The spaces which has no walls on it is guarded by railings 800 mm push in from the side. Thus, users are allowed to enjoy different views of the site and as much natural wind as possible coming in from different sides while doing their activities.

PROGRAMME RELATIONSHIP The Playground (Youth Creative Centre + Extreme Park) is a place for youngsters to explore their creativity and exposed themselves to extreme sports activities. Through this programmes youth are able to ease their mind and enjoy doing what they like without any restrictions. The building also acts as a platform for the street performers and artist to showcase their talents in a proper way rather than performing at the street side of the Jalan Sultan Hishamuddin. Some of the activities spaces are integrated together where as some are separated to allow more privacy for the users. Through the random circulation on each floor the users are allowe to explore what kind of activities do they want to do from variations of extreme sports (rock climbing, skateboarding, parkour, bmx bicycle) to arts and crafts or performing. These kind of activities are lacking of platform in Malaysia for the youth or people to express themselves. Thus, this building creates a good opportunity for them to start enjoying these kind of activites
