Median Price of SFH in East Honolulu
As expected, the Coronavirus (COVID-19) and the ensuing statewide shutdown did have some very dramatic impacts on real estate activity. Across Oahu for the month of April 2020, the number of sales of single family homes (SFH) were down 22% and condo sales were down almost 28% compared to April of 2019. Those numbers were even more drastic in East Honolulu, with Hawaii Kai SFH sales down 73% from last year. However, PRICES WENT UP with the median sales price for SFH in Hawaii Kai UP +4% to $1,171,750! The Aina Haina to Kuliouou region also saw an increase in price, UP +6% to $1,394,500. This is largely due to the lack of inventory and extremely low interest rates for qualified buyers.

As the government begins to ease restrictions, I fully expect the real estate market in East Honolulu to rebound quickly.
