HOUSING MARKET IN A STATE OF TRANSITION IN 2023

The first half of 2023 has shown a transitioning real estate market in East Honolulu. The total number of sales are down and the median price of a single family home is down slightly to $1,600,000. Higher interest rates have been the main factor for the slight decline. However, extremely low inventory (Hawaii Kai active listings down 20% and Aina Haina through Kuliouou listings down 8%) and calming of the interest rates are pointing towards a quick rebound of the market conditions.
