The Kitchen Island: From Behind the Scenes to Center Stage

The backstory of today’s kitchen island has roots in the standalone scullery workstations of large estates in the 18th century. In the early 20th century, architect Frank Lloyd Wright’s open-plan homes blurred or eliminated physical barriers between kitchen, dining, and living spaces, with islands serving as important pieces of functional furniture for mingling and food prep. Their mainstream arrival surged in the 1960s as The French Chef hit cooking show featured host Julia Child serving up at-home recipes and radiant joy while stationed at her kitchen island.

Today, kitchen islands honor their ancestral roots as extra countertops for roughchopping onions and dishing out a quick breakfast before the kids head to school. And in many households, they’ve become the heart of the home, gathering places for family and friends to simply snack, dine, drink or just hang out.

Here’s a handful of favorites from Giffin & Crane, and a bit about the bigger projects they were part of.

Here’s the honest truth: Unless you’ve recently undergone a full-scale renovation, your home likely looks dated to today’s buyer. Yet, if you’re able to make some modest updates and have a solid pricing strategy in place, buyers will be turning heads (and sending offers!) your way.

Abel Ramos, Managing Broker for Compass Santa Barbara & Montecito, is advising his agents to be laser-focused on strategy to navigate today’s shifting market. “Santa Barbara is still experiencing a historically low number of sales, with homes now averaging 44 days on the market and inventory levels rising back above 2.5 months,” says Ramos. Ramos added, “With more homes hitting the market and an increase in price reductions, pricing based on the most recent comparable sales is critical. Sellers need to prioritize their home’s presentation, as staging, marketing, and overall appeal are more important than ever. Even minor upgrades, exterior enhancements, and improved curb appeal can make a significant impact in attracting buyers and maximizing value.” Here are my top tips to give your home the competitive edge:

Replace Windows:

Updating the windows in your home with energy-efficient options not only improves curb appeal but can also boost overall property value. If replacing windows isn’t in the cards right now, simple fixes such as adding weather stripping, repainting frames, or replacing cracked panes can make a significant difference. Indoors, replace outdated window treatments with stylish options like floor-to-ceiling linen curtains or woven Roman shades.

Upgrade Exterior Lighting:

Adding outdoor lighting is a great way to elevate the charm and value of your home. Before hitting the market, consider modernizing dated exterior light fixtures and check that all lights around your yard and house are functioning properly. Replace burned-out bulbs or non-functioning solar lights, and ensure that motion sensors are in working order. Consider adding path lights along walkways or uplighting near trees for added appeal.

Renew Wood Surfaces:

What’s Insurance Got to Do with It?

Anyone who is or is looking to be a homeowner in California knows that insurance in our state is “a situation.” Nestled between restrictive state regulations, rising building costs, and natural disaster occurrences, many insurance carriers are pulling back on coverage or placing so many hurdles to obtain it that some folks are calling this a crisis.

To date, there’s been much press around this: why we are here and what we can do about it. I strongly urge everyone to educate themselves on this subject because if you live here, it affects you in one way or another. This article instead serves to outline a bit less covered topics: the mechanics of how it impacts borrowers on the day to day.

If you have a mortgage, your property is required to have hazard insurance coverage. The idea is that the insurance provider will help rebuild structures should something disastrous happen. Your mortgage holder is listed on your policy in your “Mortgagee Clause,” which tells the insurance company who to contact if something has happened

and when you are trying to cash a check to repair that same something. As a homeowner, it’s your obligation to ensure your insurance is up to date and servicers typically require reverification annually.

My advice is to keep your “Replacement Cost Estimator” (RCE) handy as mortgage holders cannot require you to have coverage over this figure. Essentially, the RCE is a calculation of what the insurance company estimates it costs to replace (a k a rebuild/repair) your property to a similar condition. Not only is this good to know so you’re not paying for more than you need, but it’s also important to be sure it’s in line with current building costs.

And what if your insurance lapses? Well, your mortgage company could “force place” insurance wherein you are paying for coverage they chose. And if you are in a flood zone? Then you’re required to have the insurance impounded in your monthly payment, meaning there is no option to pay it separately as many folks do for standard coverage.

And what about those payments being higher now than they used to be? While not great for your pocketbook, the good news

is that the mortgage holder cannot change the terms of your loan once you have it just because the premium went up. Where it is super impactful is if you are looking to qualify to buy a new home, or refinance the property you currently own.

Premium payments are calculated in your debt-to-income by taking the annual premium(s) divided by 12 for each month of the year that it would cost to pay in full. Using the adage that every $700 in monthly debt coverage equates to about $100,000 in real estate finance, it’s easy to see how rising premium costs impact qualification. This means you might not get the original loan you planned for, or even be able to get one at all.

We have a long road ahead to figure out the insurance situation in California. We need

to look at what it means to be an admitted or non-admitted carrier, and if these policies support the people’s needs. We must admit that the amount of devastation we’ve been through is not cheap to rebuild, and that these types of disasters are becoming more frequent. It will be important to consistently educate, use your voice, and be reasonable and curious about what we can do to mitigate risk for all.

If you’re financing the home with a mortgage, your lender will order an appraisal to ensure the home's value aligns with the agreed purchase price. If the appraised value comes in lower than expected, it may require renegotiating with the seller or making up the difference in cash.

At the same time, your lender will be finalizing your loan approval. This involves verifying your income, credit history, and financial stability. The lender will also conduct a title search to ensure there are no outstanding liens or legal disputes on the property. You’ll also be required to purchase homeowners insurance, and if your home is in a high-risk, additional fire or flood insurance may be necessary.

3. FINAL WALKTHROUGH & CLOSING DAY

Before closing, you’ll do a final walkthrough to confirm that any agreed upon repairs were completed and that the property is in the expected condition. Then, on closing day, you’ll sign a mountain of paperwork, including your loan documents, and provide your final funds, known as cash to close. Once all parties sign off, the escrow company officially records the sale, and you receive the keys to your new home!

HOW LONG DOES THIS ALL TAKE?

Escrow timelines vary, but in Santa Barbara, most closings take 30 days or so. However, factors like lender delays, complex negotiations, or last-minute surprises in inspections or appraisals can sometimes extend the process.
