Sourcing the Best Vintage Pieces for Your Project

In a world saturated with massproduced decor, vintage pieces offer a refreshing sense of authenticity, history, craftsmanship, and sustainability. There really is truth to the saying “They just don’t build things like they used to.” Vintage and antiques breathe life and patina into a space, offering a sense of warmth and character that makes people feel right at home. But finding those perfect pieces is both an art and a science. Here are my best tips on how to source the most amazing vintage treasures for your next project.

Understand the Why Before the Where

Before diving into flea markets or scrolling online, clarify why you want to incorporate vintage. Are you looking to introduce character? Add sustainable, eco-friendly choices? Balance modern elements with time-worn charm? Knowing your “why” helps you stay focused and avoid getting sidetracked by every quirky find. I often use vintage as an anchor in a space: be it a stunning mid-century sideboard, an antique mirror, or a set of worn leather club chairs, I typically gravitate to pieces that will offer scale and presence to the room.

Start Local: Antique Stores, Estate Sales, and Thrift Stores

Don’t underestimate small-town antique stores, and we have some of the best right here in Santa Barbara! Pictured here are beautiful finds from The Blue Door, The Vintage Fox, and The Summerland Antique Collective. These local shops are always a great place to start when looking for inspiration, or for something specific for a project. Also, don’t hesitate to ask the staff questions! Tell them about your project and what you are looking for. They might suggest something you hadn’t thought of, or missed along the way.

Some of the most unique finds come from places that require a bit of digging. Local flea markets and estate sales are goldmines, especially if you’re looking for one-of-a-kind pieces with a story. Arrive early, bring cash, and always inspect pieces for quality and potential repairs. Often, a minor reupholstery job or a fresh coat of wax can transform an overlooked piece into a gem.

Leverage Online Platforms for Broader Access

When local options fall short or time is limited, turn to trusted online vintage retailers. Sites like Chairish, 1st Dibs, Etsy, and even Facebook Marketplace offer a vast selection. Set up alerts for specific search terms such as “vintage Eames lounge chair” or “brass bar cart,” and check frequently. If you’re sourcing internationally, factor in shipping, customs, and potential restoration costs. Always request detailed photos and ask questions about condition, dimensions, and provenance. Many reputable sellers will also offer video walkthroughs upon request.

Be Strategic with Restoration

Some vintage pieces need TLC to fit into a modern interior, but not every piece should be restored to perfection. Scratches, patina, and small imperfections often add to the character. However, structural issues or unsafe materials, like old wiring, must be addressed. Contact a reputable restorer and/or upholsterer who understands how to maintain the integrity of a vintage item while updating it for practical use. Vintage lighting is often worth the money for restoration, as it brings so much history to a space and can often become the statement in the room.

Trust Your Eye, and Your Instincts

Ultimately, sourcing vintage is intuitive. If something speaks to you or feels like it belongs in the space, there’s probably a reason for that. Even if it doesn’t check every box, those emotional responses often lead to the most impactful design moments. I’ve learned that sometimes, the piece you didn’t know you needed becomes the star of the project. I’ve lost count of the number of times I’ve been stopped in my tracks at an antique store by a piece I simply had to have. These pieces often become the most loved and treasured in your collection, so don’t ignore that tug toward a particular object or furniture piece.

Final Thoughts

Sourcing vintage is more than just shopping; it’s a treasure hunt, a storytelling opportunity, and a sustainability statement all in one. With a thoughtful eye, a little patience, and a clear design vision, vintage pieces can bring soul and sophistication to any space. Start searching, and see what catches your eye!

THE BEATING HEART OF SANTA BARBARA

Refined Party Animals Celebrate Fiesta at the Zoo

Aptly known as Fiesta’s wildest party, a sold-out DIGS drew 1,600 guests last Thursday to the Santa Barbara Zoo’s scenic hilltop for a sunset and beyond celebration. Formerly known as La Celebracíon de los Dignatarios, the fundraiser is jointly held by the Santa Barbara Zoo and Old Spanish Days. It featured a copious selection of food and drinks from 28 food and 21 drink purveyors, each serving from booths set amid the lush landscape of the zoo.

Guests, many sporting Fiesta attire, were greeted at the entrance with music by the talented Mariachi Orgullo de Mexico and offered margaritas and more. Most opted for the direct stroll up to the hilltop party venue, while some detoured off to experience the zoo after hours.

The mariachi group kicked off the short program, during which Fiesta El Presidente Fritz Olenberger welcomed guests and shared how the event is one of his favorite traditions because it brings together city and county leaders and a few hundred of his closest friends. Olenberger bade guests to “capture the spirit” his theme for this year’s Fiesta noting that “the spirit of joy, tradition, and community are all wrapped up in this one unforgettable evening.”

Local dignitaries included Mayor Randy Rowse, Police

and

Olenberger.

Especially popular food offerings came from Los Agaves Restaurant, S.B. Fish Market, Acme Hospitality/Loquita S.B., Opal Restaurant and Bar, and The Andersen.

Spirit of Fiesta Natalia Treviño captivated guests with a breathtaking flamenco performance, followed by an open dance floor, with guests dancing into the night.

A WIN FOR HOMEOWNERS: SALT DEDUCTION INCREASE OFFERS RELIEF FOR SANTA BARBARA RESIDENTS

If you are a homeowner in Santa Barbara, you have likely felt the impact of the $10,000 cap on state and local tax deductions that was introduced several years ago. With high property values and corresponding property taxes, it has been easy for residents in our area to exceed that cap. As a result, many homeowners have seen higher tax bills and fewer opportunities to benefit from itemizing deductions.

That is now changing.

On July 4, the federal government passed H.R. 1, better known as the "Big, Beautiful Bill," anew tax reform package that brings meaningful relief to homeowners. The most significant change for many of us is the increase in the SALT deduction limit. Beginning with the 2025 taxyear, homeowners can deduct up to $40,000 in combined state income and property taxes. This is a substantial increase from the previous $10,000 limit and is expected to make itemizing deductions worthwhile for many more taxpayers.

For Santa Barbara residents, this is welcome news. Our property taxes, along with California’s state income tax, often far exceed the old cap. The increased SALT

deduction offers real savings for local homeowners and creates additional incentives for renters who are considering taking the step toward homeownership.

The legislation also preserves the mortgage interest deduction at current levels and restores the deductibility of private mortgage insurance premiums. This change can be especially helpful for first-time buyers who may be putting down less than 20 percent.

To take advantage of these benefits, homeowners will need to itemize their deductions if their expenses exceed the standard deductions. In addition to SALT, deductible expenses may include mortgage interest, charitable contributions, and certain medical and dental expenses. Keeping thorough records will be important to ensure you are capturing all eligible deductions.

The increase in the SALT cap is the result of persistent advocacy by the National Association ofREALTORS®. NAR has long supported policies that make homeownership more accessible andaffordable. This change reflects that commitment and is a direct response to the needs ofhomeowners in high-cost states like California.

Homeownership brings a wide range of benefits, from financial stability to stronger

communities. With the passage of this new legislation, our tax system now offers better supportfor those who choose to invest in a home. For many in Santa Barbara, this is a timely andmeaningful improvement.

For more information about how these changes could affect your tax situation, speak with your qualified tax professional and when you are ready reach out to your REALTOR® to assist you with your purchase.

Copying Our Sweating Process Can Cool Buildings

As our planet keeps warming, airconditioning systems are proliferating. While such systems make interior work and living spaces cooler, they add heat to the immediate outside space. Almost every city suffers from the heat island effect, a phenomenon where concrete-abundant environments trap and radiate heat. This released hot air makes neighborhoods hotter, further discouraging people from going outdoors. Space cooling accounts for about 30 percent of total electrical usage worldwide. With increasing temperatures, this number keeps growing, adding more greenhousegas emissions and more climate impact.

An international team of scientists in Singapore has recently developed a cement-based paint that mimics our body’s natural cooling mechanism of sweating. Most cooling paints rely on the radiative and reflective properties of white to reflect

sunlight and beam heat to the colder outer space by emitting infrared radiation. Such products work well in dry climates with clear skies but falter in humid regions with frequent cloud cover and high humidity. The moisture and blocked skies trap heat and prevent it from escaping. In addition, these paints don’t work well on vertical surfaces, which cannot emit to the overhead skies.

The new paint incorporates passive cooling mechanisms. It combines three forms of passive cooling: radiative cooling, evaporative cooling (like our sweating), and solar reflection. It reflects 88-92 percent of sunlight, even when humidity is high, and emits up to 95 percent of the heat it absorbs.

Commercial paints repel water to protect structures. This new paint, however, stores water in its porous structure, slowly releasing it and evaporating heat away

in the process. In control tests, the commercial products faded to yellow under the equatorial sun, while the passively designed product remained a brilliant white with high reflectivity and consistent cooling. To further enhance performance, researchers added nanoparticles (calcium silicate hydrate) for greater reflectivity and durability, along with some polymer and salt to help retain moisture and prevent cracking. It can hold 30 percent of its weight in water.

The new paint’s performance is impressive, reducing energy use for air-conditioning by 30-40 percent. This is significant since around 60 percent of building energy

is used for cooling. In tropical regions, those most in need of cooling, this Singapore-inspired paint provides 10 times the cooling power of other cooling paints.

Evaporative cooling absorbs significant amounts of thermal energy from surfaces as the water turns from liquid to vapor. With climate change cranking up the thermostat, innovations like this offer a passive, planet-friendly way to beat the heat.

BUILDING A STRONGER COMMUNITY TOGETHER

At the Santa Barbara Association of Realtors (SBAOR), we believe in the power of community and the importance of giving back.

It was an honor for SBAOR to attend Habitat for Humanity Santa Barbara’s recent Mission Milestone Celebration, an event that highlighted the tremendous progress being made toward creating more affordable homeownership opportunities in our area.

As past sponsors and active volunteers through our CORE Committee and Young Professionals Network (YPN), we were proud to stand in support of this impactful work.

Over the years, our members have contributed to Habitat’s mission in many ways, from fundraising through our annual Charity Golf Tournament to rolling up our sleeves for hands-on home rehabilitation and construction projects. These efforts are more than just acts of service; they are investments in the future of local families and in the strength of our broader community.

The celebration was a truly inspiring moment. We witnessed the presentation of keys to a new homeowner, a powerful reminder of the life-changing impact that safe, stable housing can have.

Habitat for Humanity also broke ground on their latest

project on Cota Street, signaling another important step forward in the journey toward housing equity in Santa Barbara.

As Realtors, we understand how foundational homeownership is to financial stability, personal growth, and community wellbeing. That’s why we’re proud to continue supporting Habitat for Humanity in their mission. Together, we are not just building homes, we are building hope, stability, and opportunity.

We look forward to being part of many more milestones in the years ahead.
