On Design

We are excited to celebrate another great year for Ryan A+E. We delivered projects in 31 states, grew our talent from 126 to 175 team members and increased our presence from eight to ten offices with our growing team. We are blessed to work with our talented partners throughout Ryan and across the US. While this year had its challenges with working from home while trying to train and mentor the team, we managed to deliver successful projects in all regions and sectors and we look forward to a wonderful year ahead.

National Presence with Local Expertise

You've probably seen some new faces in the office (or on Webex) thanks to the substantial growth of the A+E team over the past year. With over 170 A+E team members now across the nation, our efforts toward better integration and collaboration continue to deepen as we build up our team with designers and engineers that highlight various backgrounds, perspectives and expertise areas.

With team members represented in ten of Ryan's office locations and within the core sectors of healthcare, industrial, multifamily, and senior living, teams collaborate closely by blending sectorexpertise together with knowledge of local building processes.

Our team approaches every project with the same level of detail and care, but our delivery and coordination of that project might look different depending on the source of the client relationship. Outlined on the right are the two core delivery methods on our projects and the key differences between regionally sourced projects - executed by the regions - and sector-sourced projects - executed by the national sector.

Being able to tap into the resources of both our regional and sector experts allow a critical balance between local knowledge and the best practices and lessons learned from a deep sector perspective. Our team's seamless integration is integral to our process and draws upon the unique strength and experiences of our team members.

DEFINITION

Projects are led and executed by the regional teams, partnering with the sector team when sector-specific expertise is needed.

• Local team is backed by sector experts, reducing the need for the local overhead expense to build an entire local A+E team

EXAMPLE

When an international research-based company contacted Ryan's Southeast team to develop their new cutting-edge campus, the entire team jumped into action. With design led by the region's A+E staff, the team evaluated design options, compared program site orientations and acted as the core design delivery team. The regional architecture team collaborated closely with the national interior design team members on office trends and with the computational design team on the envelope design and perforation pattern.

SECTOR SOURCED

DEFINITION

Projects are led and executed by the national sector teams.

BENEFITS:

• Sector team leads customer relationship and brings the project to the region

• Consistency for clients with multiple projects across the nation

• Team members are subject-matter experts in their dedicated sector

• Sector teams may partner with regional teams as needed on local code compliance, city approvals and quality assurance

EXAMPLE :

When grocery retailer Kroger sought insight from a design-builder to evaluate their distribution network, we quickly stepped up to the challenge. As the lead designer and builder for the Kroger Fulfillment Center Program, designing six out of the 10 current facilities nationwide, Kroger is a perfect example to showcase's how A+E delivers a sector-led initiative. By executing at a sectorscale, the A+E team was able to streamline the project delivery, creating nearly identical programs and timelines for the first three fulfillment centers. The team built relationships at a national scale to assist the client in establishing best practices and navigating the intricate project approval process.

Impacts of the New Normal: Remote Work

All of Ryan’s sectors – along with the rest of the world – have been impacted in numerous ways by the COVID-19 pandemic. The two sectors with the largest and longest lasting impact are those of the multifamily and office environments, as they are uniquely – yet directly – intertwined. Working from home has been a blessing for some, a curse for others, and somewhere in between for most. In any event, it has become apparent that working from home to some degree will be part of the new norm for many businesses. Over the next several years, it will be uncovered what a traditional office will look like at the macro scale, but in the mean time we’re seeing both multifamily and office projects invest in tailoring their spaces to promote higher employee satisfaction as a working environment.

OFFICE AT HOME - IMPACTS ON MULTIFAMILY DESIGN

Multifamily properties have been focusing more and more on offering new solutions for people to work from home. With solutions ranging from intentional work-nooks within apartment units, to additional community space for people to spread out, to bona fide co-working environments that offer highly amenitized workspaces within the building itself. All of these options are attractive to prospective tenants because it gives them confidence that when they are working remotely they will be able to focus and be productive, and that they have the resources they need for their working style.

HOME AT THE OFFICE - IMPACTS ON OFFICE DESIGN

With the ongoing expectation that the work-from-home flexibility is here to stay, companies are trying to make sure that employees find value and benefit from being in the office, and to intentionally attract them into the office rather than require them to be there. The tangible reactions to this have been investments in on-site collaboration tools and technology that can’t be easily recreated in a remote environment and hospitality-like amenities for employees, such as additional snack bars in the office or enhanced fitness offerings. While the tactics for how to attract people to the office vary greatly from one office culture to another, many companies are looking for ways to draw people in and help them be more effective at the office through meaningful improvements to their work environment.

Levering our team's combined knowledge to deliver a tailored approach is at the core of how we deliver projects and how we help our clients meet their project goals. By working in harmony across service lines, we are able to draw upon the unique strengths and experiences of our team members and deliver options to our clients to help them make the most informed decisions. Whether that means working with our developers to consider long-term repositioning strategies, marketing position and ROI, working with our construction partners to anticipate cost and construction efficiencies, or reviewing designs with our property management teams to make sure we’ve done all we can to minimize operating expenses, our goal is to always look at the bigger picture to find solutions that improve how the building is designed, built, and utilized. As a result of our integrated process, our team:

MITIGATES RISK DELIVERS SUPERIOR PRODUCTS

At the new Jewel & Jim Plumb Heart Center at Mercy in Cedar Rapids, IA, A+E's partnership with the construction team inherently sped up the design process eliminating the lag time between design and pricing. Being able to reduce the gap between design and construction coordination resulted in a more efficient process as a result of an existing deep understanding of the project and pricing.

At Clarendale Clayton, the fifth A+E project with operating parter Life Care Services (LCS), A+E's goal was to deliver a high-end, large scale community. Working alongside development to find creative solutions to fit the complex program on a tight and sloping site helped ensure that the selected location was feasible. Once in design, A+E focused on identifying the best structural and mechanical systems for the tower component of the project, settling on metal frame as the most cost-effective solution.

BUILDS LASTING PARTNERSHIPS

At the most recent project with Reyes Holdings, due to Ryan's responsiveness and attention to detail we were able to win over the client, transitioning their partnership with their current AOR to Ryan A+E. With a design approach focused on increasing their efficiency and reducing costly design decisions, the A+E team worked closely with construction to review the site, building layout, and materials which resulted in saving the client several hundred thousand dollars and as a result, has pushed Ryan to become a trusted partner for Reyes on projects across the country.
