Ryan's site team has assisted in recouping projects millions of dollars through public grants. Ryan's site team can support development through grant research, application assistance, and process management. The team has assisted with development agreements and cost-sharing for both offsite utilities, public improvements, and project efforts. In St. Paul, our team assisted in recouping over $10 million worth of Sewer Availability Charge (SAC) credits and were awarded over $9 million of stormwater and planning grants at Highland Bridge. At CHS Field, the site team obtained stormwater and public funding grants.

AMENITY DECKS
Amenity decks in residential communities should be tailored to its desired users, connect seamlessly to the interior program and layouts, and tie directly to the client’s goals and vision for the space. For multifamily communities, these outdoor spaces are typically active spaces focused on individual activities, such as grilling, poolside bathing, yoga, or small-group sports, while at senior living communities, these spaces are designed as an extension of the home and typically laid out to support both small activities and larger-group planned programming. Design studies that consider amenity deck location and sun/shade exposure help determine programming, while materiality and planting design help establish how the space will look and feel.

MARVELLA PHASE II
Focused on extending indoor program areas to the outdoors: a Zen garden outside the spa, fire pits outside the club room, and a sunshade provide flexibility to support small and large groups. Separate zones are used by residents as an extension of their homes and a place to gather and celebrate (e.g., children, grandchildren, and friends). Break-out vegetable gardens, vignette seating areas, miniature golf, and grill stations provide engagement for all.

An Outdoor Extension of "Home"
Raised on the 6th Floor in the heart of Downtown Minneapolis, the 4th and Park garden deck focuses on creating a lush and diverse planting palette that provides multi-seasonal interest with varying shapes, heights, textures, and pops of color blooming throughout the growing season. Tree sizing, growth habits, plant variety, and desired shade qualities were strategically chosen to provide a natural vertical element that would transform you into a lush green oasis.

THE COLLECTION
As a key "wow" factor in recruiting residents, this lush amenity deck features over 76 varieties of plants paired with trees 2.5 larger than average at planting. The landscaping was strategically placed to create space division between patios and actual communal space provides greater privacy and greater separation between private and communal areas.

A creative terraced massing steps this residential complex in scale down from the site's north commercial side to the southern residential neighborhood. Two raised, setback amenity decks face south for optimal sun exposure and toward the center of the building footprint to reduce noise and privacy concerns from nearby neighbors. The two decks (pool and outdoor garden) feature creative landscaping and increased soil depths that allowed for larger trees, shrubs and perennials to be planted.

The master planning process is a unique and exciting challenge that requires a deep understanding of the project's needs and site constraints. Driven to achieve strategic, flexible and forward-thinking outcomes, our team works alongside development and construction and collaborates with key stakeholders through our master planning process to develop concepts that maximize a site's potential while staying constructible and cost effective.
MN SCIENCE & TECHNOLOGY CENTER
This 100-acre redevelopment project is located on site that largely consists of a gravel mining operation and is being transformed into a mixeduse development anchored by Boston Scientific's new office and research facility. Ryan's civil team was tasked with not only designing the new 400,000-SF facility but also conceptually designing the site's remaining 60 acres. To see more check out: mnsciencetech.com

HIGHLAND BRIDGE
This 122-acre redevelopment includes residential, office, retail, civic and 55+ acres of public & greenspace. The goal of this site was to create a dynamic and mixed-use gateway district with a design that honors the natural beauty of the Mississippi River. An iconic central water feature treats all site storm water and recharges the Hidden Falls headwater. CIVIL ENGINEERING
The team worked with this national client to refine their national prototypical standards across multiple fulfillment distribution centers to ensure consistency across different developments. On the California project, the team assisted in the difficult permitting and approval process. They worked with the local Civil Engineering firm and the County on overland drainage easement challenges and removed watermain to save over $400,000.
CIVIL ENGINEERING LANDSCAPE ARCHITECTURE
Located on the University of St. Thomas Campus in St. Paul, MN, the project includes demolition of three existing buildings, a phased rerouting of the South Campus utility infrastructure systems to support the other buildings on south campus, and a complex entitlement process for a 5,500 capacity Multi-purpose Arena for their hockey and basketball programs. Additionally, through multiple client visioning sessions, our team assisted in creating a plaza design that aligned with the overall university standards.

CIVIL ENGINEERING

The redevelopment of the former Ford Motor Company’s Twin Cities Assembly Plant, now called Highland Bridge, includes the dedication of four public park spaces and three privately owned but publicly accessible civic spaces to provide core amenities for the redevelopment. Those public spaces integrate stormwater with both active and passive recreation such as a basketball court, volleyball court, skate trail, dog park, playgrounds, and many walking and biking trails.

CIVIL ENGINEERING LANDSCAPE ARCHITECTURE
From the start of this 400,000 SF office and R&D facility, the team coordinated listening sessions to better understand the vision for the overall site and plaza design. Additionally, the site team provided site layout options; assisted in obtaining TIF; provided public utility infrastructure design; assisted in achieving overall project LEED goals; coordinated with legal/ environmental on US Army Corps of Engineers jurisdictional determination; worked with legal on easement and right-of-way vacations and provided mass grading heat maps.
