On Design

Spring is a season of growth, and for the senior living design team there couldn't be a more apt metaphor. With almost 3,000 units of senior housing in design and construction across the country, the senior living team has nearly doubled in size over the past year. With that growth has come an increased focus on customer centricity along with a number of exciting new projects and initiatives.

A few project highlights include starting construction on Clarendale Six Corners, an urban mid-rise in Chicago, ongoing construction on two Grand Living communities in Texas, and wrapping up design on communities in Arizona, Florida and Minnesota.

While a big focus in 2020 was keeping residents safe during the pandemic through design, key focus areas this year are growing the team in all of our regions, project execution, sustainability, and exploring new models and delivery methods for senior living.

We are excited to share some of the great things the team is working on. In this issue you will find information on a variety of topics including interior design, modular construction, project highlights, new team members, and even what airlines and senior living have in common (hint: it's not the food).

We would like to thank all of our development, construction, and operator partners for their support, and we are looking forward to continued growth and partnership in this spring season and beyond!

Strategic Growth & Tools for Success

Major change simply does not happen overnight; however, a little progress every day adds up to big results. After several years of strategic planning, major hires, regional expansions and the creation of a sector, the senior living A+E team is robust and continuing to grow.

Rewind with us for just a moment. Before becoming an official sector, Ryan's total senior living development from 2008 to 2014 equated to $199 million and the projects were not yet being holistically executed. Recognizing the opportunity in senior housing, Ryan's 2015-2020 strategic plan incorporated several key components that have led us to where we are today including a focus on senior living, along with a huge push to expand the architecture and engineering department.

Following the plan, in 2015, Ryan began cultivating programmatic relationships with senior living operators and really began to plunge into the market. By 2017, our A+E team had designed a few of our first major senior living development projects and our holistic approach really began to take off. Ryan’s commitment to growing this new sector provided the resources necessary to turn those initial steps into huge strides. It was also 2017 when senior living specific roles were created including Chris Teigen’s leadership on the A+E team.

Under Chris' direction, design execution evolved through restructuring team roles, developing new leadership positions, training senior living focused designers and adding new talented individuals to the team. This was all done to deliver more successful projects for clients and position the team to strategically respond to new opportunities.

As our One Ryan senior living approach ramped up, the important hire of Julie Ferguson solidified our deep commitment to one of the fastest growing industries in the commercial real estate industry today. Under Julie's leadership, our senior living team and pipeline have both grown exponentially while our integrated approach has strengthened.

Fast forward to 2021 and our total development from 2008 to 2021 has grown to $2.3 billion, and we're more focused on client centricity, total project success and integration more than ever before.

Tailoring the Interior Design Process to Support Community & Connectivity

Bringing over 33 years of collective experience across the team of eight senior living interior designers , our team is dedicated to creating meaningful environments that enhance the experiences and interactions of residents and staff within Ryan's senior living communities. With team member experience spanning 14 states, our team brings a broad understanding of projects needs as it relates to communities across the country. Throughout our process, we give special attention to every detail—addressing lighting, furniture layout and material selection to create spaces that are comfortable, durable and beautiful.

CUSTOMER VISUALIZATION

To assist our client in visualizing the 'Town Center' area of Talamore Senior Living Woodbury, we utilized a white mode Enscape walkthrough to emphasize the connections between the multiple common area spaces. These spaces are designed as the heart of the community to engage residents while also providing a welcoming entry and active amenity area. Tools such as Enscape allow our customers to make more informed decisions about the interior environment earlier in the design process.

LAYERING IN THE DETAILS

To aid in visualization, the team applies materials, lighting and furniture to the 3D model. Customers are able to experience first impressions through the look and feel of amenity spaces and the design team can continue to evaluate products and options in real time. Rendered walkthroughs assist in evaluating feature placements that can have an impact on budget. Through our process we balance these design features and finishes with the practical side of designing for an aging population. We take into consideration appropriate flooring transitions, contrast from walls to floor, furniture to support ease of movement and stability, upholstery that is impermeable or moisture-resistant and opportunities for memorable design features that can assist with wayfinding and navigation.

SUPPORTING MARKETING AND LEASING

Final renderings support leasing efforts by helping prospective residents visualize the look and feel of the residential apartments and amenity-rich common areas. These renderings include finishes, lighting, appliances, and specialty items such as furniture and accessories. Paying careful attention to the local market and prospective residents, our designs are tailored to appeal to a wide generational audience.

Modular Construction: The Building Blocks of Senior Living

Modular construction has been around in various forms since Roman times. Today, with increased commodity prices and constant pressure to reduce costs and construction time, the benefits of modular construction have received renewed attention. The senior living design team has been working with Insights and Innovations on a feasibility study for modular construction in senior living. Starting with the building blocks of our smallest units, the team has worked through an entire building design to better understand the process. Key areas of study have included optimizing unit types, understanding construction sequencing, and making sure the design inside and out can meet the high standards of our development and operator partners. With this critical first step completed, we are looking forward to identifying our first modular senior living opportunity that will incorporate this design work.

What do Airlines & Senior Living Have in Common?

A lot of foot traffic, a long list of clean air concerns and a massive undertaking of surfaces to clean. Sound familiar?

The airline industry is more like the senior living industry than you might think—and most importantly, both focus on serving our communities in the most safe and healthy way possible.

After holding a series of information gathering sessions that focused on designing in a post-COVID world for senior living, Ryan was not done learning. We decided to tap an organization that was leading the way within a similar industry, Delta Air Lines.

During an exclusive webinar with Delta, Radius Living and our partners, we heard from Delta’s Chief Customer Experience Officer and Vice President of Global Cleanliness. They shared how the airline developed and executed new sanitation practices and COVID-19 protocols, which aligned to similar methods that the senior living industry has been exploring.

THE FOLLOWING HIGHLIGHTS SOME OF THE MUTUAL WAYS THE TWO INDUSTRIES ARE IMPROVING CLEANLINESS CONDITIONS AND KEEPING PEOPLE SAFE.

Air Quality: upgrade filtration methodology to ensure high quality airflow.

Delta has replaced their onboard HEPA filters at twice the rate recommended by the aircraft manufacturer, upgraded their jet bridge filters and began testing the use of UV lighting. Senior living communities have taken comparable steps to promote healthy environments. In fact, Ryan Companies, in partnership with our operators, has explored and even implemented some of the following: needlepoint bipolar ionization, UV lighting in HVAC systems, HEPA filters in HVAC systems, negative pressure in common areas, and ducted outside air to the units.

Surface Cleaning: utilize technology and different surface types to keep environments clean. Clean surfaces are a critical part of Delta’s multi-layered approach to cleanliness. Delta regularly cleans aircraft interiors, ticket counters, gates, Delta Sky Clubs and baggage claim areas with high-grade disinfectant that ensures no surface goes unnoticed. The airline has also explored various UV and antimicrobial lighting to clean surfaces in cockpits and lavatories. Ryan has explored UV lighting and a variety of antimicrobial surfaces for use in common areas. The Ryan team has also found that using naturally resistant materials like solid surface counters and one-piece showers is another way to reduce transmission on surfaces.

Food Service: shift to a more efficient method that helps mitigate risk.

Another area of focus for both industries is how food can be safely served, now and in the future. Creating a staggered service approach, reducing touch points, speeding up food service time and disinfecting surfaces are all approaches both Delta and Ryan have incorporated to mitigate virus spread.

General Efforts: elevate standards and communicate those new protocols.

There is no silver bullet to overcoming COVID-19 challenges; however, airline and senior living companies have made great strides in mitigating risk, keeping people protected—and communicating those efforts.

Project Highlights

Acoya Scottsdale at Troon, Scottsdale, AZ

Magnificently situated between Pinnacle Peak and Troon Mountain, Acoya Scottsdale at Troon is the result of our partnership with operating partner Cadence and reflects a creative spirit. From the start, this senior living environment was driven by a singular blend of aesthetic and practical considerations. While stunning Scottsdale is ideal for seniors, the project site’s shape, topography and environmentally-sensitive setting presented substantial challenges. Continuing to adapt to the sloping site, our teams created 22 floorplans with scenic views, ranging from 585-SF to 2,385-SF.

Grand Living at Lakewood Ranch, Sarasota, FL

Beautifully located on a former polo field, this luxurious fourstory community highlights an age-in-place design concept allowing residents to remain in their apartments as their needs change over time. All shared areas incorporate intricate features and finishes, necessitating uncompromising attention to detail, and the exterior finishes required approval by the zoning commission. In addition to the innovative design for independent and assisted living, Grand Living at Lakewood Ranch provides superb memory care and luxurious amenities including fine dining and bistro restaurants, pool/jacuzzi, fitness room, hair salon and day spa, a theater, club room and inviting lounge.

Presbyterian Homes at Highland Bridge St. Paul, MN

Presbyterian Homes at Highland Bridge will provide housing options for seniors that span a variety of lifestyle options— independent living, assisted living and memory care—allowing residents to stay within their neighborhood of choice while comingling with diverse generations from the greater community. Located in an amenity-rich section of the Highland Bridge development, residents will be just steps away from restaurants, grocery and greenspace.

Clarendale Six Corners, Chicago, IL

Built on a uniquely v-shaped property, this 317,000-SF, 10-story senior living community features 258 senior living units, numerous amenities and a retail anchor. With goals to improve residents’ connection to the outdoors, the community includes a fourth-floor outdoor terrace elevated from the city streets and buffered by the two wings of senior living units. Inside, unique shape of the building footprint leads to shorter walking distances for residents to the centralized amenity spaces and allows for a combination of both assisted living and independent living intermixed on the upper floors.
