1. Property presentation

The presentation of your property is one of the most important steps in the marketing process and, presentation wise, photo day is the most important day. As this is the part in the marketing process that is your responsibility, we have included some tips later in this book, to help you prepare your home For Sale. If you need further advice, or help, just talk to any member of our sales team. As the seller, you should also arrange a pre-sale building & pest inspection.

2. Material used in marketing

3. Marketing to the largest audience

When it comes to real estate marketing, the largest audience is on the internet. Apart from a listing on our own website, RJR Property market your property at the highest level on both premier real estate websites. Your listing will be featured on realestate.com.au at a premier property level and domain.com.au at platinum property level. The listing will also be posted to our Facebook page and Instagram account.

4. Using the right marketing strategy

When marketing a property, you have two options. You can list with or without a price. Either of these options can be the right choice, depending on your property and your circumstances. If the property is listed with a price, it needs to be the right price as overpriced properties do not sell! If listed without a price, it must be listed For Sale by Auction. Less is more

We all accumulate ‘stuff’ over time. This isn’t a great look when your home is on the market. The more open you can make your individual rooms look, the more spacious your home will feel to buyers. So, be ruthless and, as much as you can, pack your things away.

Freshen it up

Appeal to as many people as possible. Painting is a cost-effective way to freshen up tired or boldly coloured areas in your home. Not everyone will love your purple doors and orange walls so think neutral tones – this will also make your home look more spacious and allow buyers to picture their furniture in your house.

Smell Terrific

Inspect your home and make sure that all pet blankets and beds are washed and clean to eliminate unnecessary odors. Carpet cleaning is a cost-effective way to give your home a really clean smell and gives your buyer a great first impression when inspecting.

Finally finish it

We all have those ‘one day I’ll get around to it’ projects. Now is the time to get these finished, packed up and cleaned away. Whether it’s loose door handles or towel rails, torn fly screens or dripping taps – again first impressions are everything. You want your buyers to think they just need to move in.

Make it welcoming

First impressions are key when selling! Stand in front of your home and think like a buyer. Would your home present better if you painted the front veranda or door, planted new flowers around the house or fixed the struggling grass. Little changes can give huge rewards. Make your buyer keen to see more.

Price or no price – that is the question?

When marketing a property, you have two options. You can list with or without a price. Either option could be right for you, depending on your property and your circumstances.

If your property is listed with a price, it needs to be the right price – overpriced properties do not sell. Often, we hear a vendor say, “I can always come down, but I can’t go up”. There are plenty of examples of properties sitting on the market for a very long time, after being listed at a price that the market decides is too high.

If your property does not have a price, it must be listed For Sale by Auction, as this is the only “no price” option that the market understands. An Auction allows the market to assess your property first and establish a value second. A potential purchaser can discount a property based on what they believe the sales price should be, without ever inspecting the property. Selling by Auction is about selling the property not about having the best Auction. The auction process allows competition between potential purchasers and an Auction date to work towards –decision time!
