Happy 2015! As I’ve mentioned previously, this year you will receive four editions of the Riva Reader instead of six. You may also notice I’m changing the format slightly from previous editions, but still keeping our neighborhood “brand’ the same. I decided to address some internet faux pas in this edition. It is my hope that a little information could save you a lot of trouble in the long run. A big thank you to those of you who contribute time and time again to the newsletter. It helps tremendously and I do appreciate it. Be sure to check out the Classified section, especially if you’re in the market for a new snow blower! ow in the world did we get to the year 2015 so fast? But here it is, and we’re ready to tackle whatever it brings to us! (Hopefully nothing but GOOD stuff.)

If you’re new to Riva Chase, I’d like to say WELCOME…and hope to see you at one or more of our meetings or events during the year. This is a special community, and we know you’ll enjoy life here, as we all do. Between scenery, wildlife and the peacefulness of the Colorado mountains, what’s not to like? Speaking of meetings and events to come, the board has set dates for the year, so do mark your calendars. • Board meetings: Held at 4pm at the home of Ann Nutt (our gracious hostess) March 4; May 6; Aug. 5; Oct. 7; Dec. All are welcome to attend, and if you have issues you’d like on the agenda, just let me know ahead of time. • Clean-Up Day: June 5 Clean-up 8am Picnic 1pm. • Annual Meeting and Election of Officers: June 17, 7pm at the home of Ann Nutt. • Chili Cook-Off and Firefighters Benefit: Sept. 19 4:30pm • Guard House Decorating: Nov. 28 10am Naturally, reminders will be sent out in advance of all meetings and events. Will Raatz, P.E. (W2 Engineers, LLC)

Will is a highly qualified water and wastewater engineer with many years of experience designing and implementing water and sanitary sewer systems in Colorado. Will holds a BS in Mechanical Engineering and an MS in Civil Engineering, both from the University of Minnesota. Prior to starting his own company in 2014, Will worked as an engineer and project manager at a variety 6

FHMD New Staff Forest Hills Metro has put in place a new management structure as follows which we believe will be responsive, efficient and cost effective by Ted Laves

of local and national firms including Martin/Martin, Burns & McDonnell and the Lawrence Livermore National Laboratory. Will is responsible for managing all business, statutory and technical aspects of FHMD.

Ronda Zivalich Marketing and Professional Services, Inc. Assisting Will is Ronda Zivalich who has broad experience as an office and marketing manager for a variety of concerns. Ronda handles all of the District’s administrative


functions including vendor relations and resident questions.

Accounting Nickie Holder NM Holder Financial, Inc. The District’s accounting remains in the capable hands of Nickie Holder, who has many years of experience auditing and managing Special District accounts. Nickie keeps the District’s books and works with the outside auditor on the annual audit.

District Engineer Rich Cassens ENS Consulting, LLC Rich Cassens continues as the District’s engineer with responsibility for technical designs and project management. Rich has over 40 years of experience designing roads, water and sewage pump stations, under and above ground water storage tanks and pipeline systems in the foothills and over the years has designed many of the developments and pipeline

systems ranging from Denver’s western suburbs to as far west as Aspen.

Jim Collins Collins, Cockrel and Cole Jim Collins continues as the District’s outside legal counsel, advising the Board and the Manager on all legal questions. Jim holds a JD from the University of Denver and since 1975 has been the Executive Vice President of the Special District Association of Colorado.

Water and Waste Water Operator

New Billing System FHMD’s water and sewer billing is now being handled by American Conservation and Billing Solutions (AmCoBi) of Colorado Springs. AmCoBi costs the District less, provides the District with better reports while reducing FHMD’s administrative paperwork. AmCoBi also offers our residents detailed information on water usage and the ability to pay with credit and debit cards. All payments now need to be sent to AmCoBi.

New Bollards

Forest Hills Metro recently put out a Request for Proposal (RFP) for an operator to manage our water and waste water systems. Three proposals have been received from highly qualified firms including one from the District’s current operator. We expect the new operator to begin managing our water & waste water system on February 1st.

Residents have brought to our attention several dangerous places along Riva Chase’s roads where drivers could or in the past have slid off the road, endangering themselves and nearby homes. In response, FHMD will soon install wooden safety posts along Anasazi across from the entrance to Kachina Circle, along Sleepy Hollow across from the entrance to Springflower (there have actually been at least two

incidents of a vehicle sliding down this embankment and almost landing inside a nearby house) and along Springflower across from the service drive. These new wooden safety posts will join existing bollards along the edge of Willobe, Eastwood and Star Ridge.

New Water Meters In 2015, FHMD will continue installing so-called “Smart Meters” from Metron-Farnier, a well-established company based in Boulder. These meters are much more accurate than the existing meters, most of which are by now 25 years old. Metron smart meters record usage in real time and then upload data over Verizon’s cellular network, which saves FHMD the cost of having a meter reader visit every home every month. Smart Meters also allow residents to review their usage online down to 4-minute intervals. In the near future, the Metron system will also alarm high usage and leak conditions of individual homes in order to minimize wasting water due to such problems as running toilets or faulty sprinkler systems. To date, FHMD has installed 7 Metron meters and plans to fully upgrade all meters over the next 5 years.

Telemetry FHMD is beginning to install new monitoring systems to inform the operator about the performance of critical elements of our water & waste water systems and to send out alarms by phone, email and text when something fails. We recently completed

installing a sophisticated alarm and parameter monitoring system at Lift Station #1 which is located off Forest Hills Drive near the padlocked back gate. This lift station pumps about 35% of the District’s sewage up over the Anasazi ridge so it can reach the Wastewater Treatment Plant. In years past there have been several very minor sewage spills due to pump problems but fortunately none have resulted in fines from the Department of Public Health. The new telemetry system greatly reduces the risk of future spills and will help the operator to anticipate problems before they happen. Going forward, we hope to install similar telemetry systems at other critical places in the water and waste water system. The installation of smart meters and telemetry are part of the Board’s efforts to keep the District’s water and waste water systems compliant with changes in the regulatory environment by utilizing technological advances.

Tree Trimming Along Genesee Ridge Road Forest Hills has been notified that the Genesee Foundation in cooperation with Jefferson County will be trimming and removing trees along Genesee Ridge Road in order to facilitate evacuation in the event of a forest fire. These trees are all located on property owned either by the Genesee Foundation or by Jefferson County. Some areas, however, border on parts of Riva Chase. The trees to be removed have been marked if you wish to

inspect. Feel free to call the FHMD office (303-495-2330) if you have any concerns that you want us to pass along to the Genesee Foundation.

Other Activities in 2014 2014 was a busy time for your metro district. Among other things, we • Completed the pipe Connecting our water system to Genesee’s. This pipe is normally closed but it can provide Riva Chase with substantial amounts of water in the event of a serious fire. • Completed jetting and videoing 2/3rds of our sewer lines, which have not been cleaned in probably 25 years. In the process we discovered four sewer line separations that have all been repaired. We expect to complete jetting the remaining sewers in 2015 and then plan in accordance with recommended practices to re-jet and video inspect them on a five-year rotating cycle. • Supported the thinning of trees around the water tank at the end of Whispering Woods and on District property along Eastwood. Trimming was performed by volunteers led by Dick Shaw and the District helped by hiring tree services to chip and remove the resulting slash on a weekly basis. This work has been critical for everyone’s safety because


in the event of a forest fire overgrown stands of saplings threatened to block evacuation along Eastwood and to destroy our community’s water system, which of course is also used for fire fighting.

The ACC is the committee delegated to enforce the Covenants. It is homeowner’s responsibility to read and comply with the standards of the Covenants to prevent violations that may affect property values and the ambiance of the community. If you do not have a copy of the By-Laws, Covenants and ACC Rules and Regulations, please call Ann Nutt at (303) 526-5846. As spring approaches, landscaping and home repairs will follow. The ACC reminds homeowners that landscaping, exterior home improvements (changes and/or additions), playground equipment, dog runs, etc. must be approved by the ACC. Refer to the Covenants and ACC Rules and Regulations for additional issues that must have approval. A few reminders: Dogs must be kept on a leash while being walked by their owners. Garbage cans, wood piles, boats, campers, trailers and non-operating vehicles must be kept screened from the view of neighbors and the street. Construction or planting used to conceal the above must be approved by the

ACC. PODs, dumpsters, placement of antennas and solar paneling must also be approved. Be a good neighbor‌.Do not put your trash out in front of your home before Wednesday morning. With the winds and wild animals that we have in our area, garbage put out earlier than pick-up day can be a problem. Garbage containers should be covered and bags should be tightly tied. In consideration of those homeowners who have a home listed for sale or who may have guests, lawn trash should not be on the street prior to Wednesday mornings. The ACC appreciates your help in keeping Riva Chase a beautiful community.

What is Malware?

I thought I’d use this edition to remind everyone how to help keep your information protected from those who want to take advantage of you.” —Roz

alware is short for “malicious software.” Malware is any kind of unwanted software that is installed without your adequate consent. Viruses, worms, and Trojan horses are examples of malicious software that are often grouped together and referred to as malware.

How to help protect your computer from malware There are several free ways to help protect your computer against malware: • Make sure automatic updating is turned on to get all the latest security updates. • Keep your firewall turned on. • Don’t open spam email messages or click links on 14

suspicious websites. • Download Microsoft Security Essentials, which is free, or another reputable antivirus and anti-malware program. If you run Windows 8 or Windows RT, you don’t need Microsoft Security Essentials. (see the warning below). • Scan your computer with the Microsoft Safety Scanner.

Warning:

Don’t click links in email messages and avoid websites that offer free software— especially free antivirus software. Cybercriminals sometimes try to trick you into downloading rogue (fake) security software that claims to protect you against malware. This rogue security software might ask you to pay for a fake product, install malware on your computer, or steal your personal information.

hen you read email, use a social networking site (like Facebook) or surf the Internet, you should be wary of scams that try to steal your personal information (identity theft), your money, or both. Many of these scams are known as “phishing scams” because they “fish” for your information. How to report a scam You can use Microsoft tools to report a suspected scam.

1. Internet Explorer. While you are on a suspicious site, click the gear icon and then point to Safety. Then click Report Unsafe Website and use the web page that is displayed to report the website. 2. Outlook.com (formerly Hotmail). If you receive a suspicious email message that asks for personal information, click the check box next to the message in your Outlook inbox. Click the arrow next to Junk and then point to Phishing scam. 3. Microsoft Office Outlook 2010 and 2013. Right-click the suspicious message, point to Junk, and then click Report Junk. You can also download the Microsoft Junk E-mail Reporting Add-in for Microsoft Office

Outlook. Report phone scams • In the United States, use the FTC Complaint Assistant form. • In Canada, the Canadian Anti-Fraud Centre can provide support. • In the United Kingdom, you can report fraud as well as unsolicited calls. Whenever you receive a phone call or see a pop-up window on your PC and feel uncertain whether it is from someone at Microsoft, don’t take the risk. How to recognize scams New scams seem to appear every day. We try to keep up with them in our Security Tips & Talk blog. To see the latest scams, browse through our fraud section. In addition, you can learn to recognize a scam by familiarizing yourself with some of the telltale signs. Scams can contain the following: • Alarmist messages and threats of account closures. • Promises of money for little or no effort. • Deals that sound too good to be true. • Requests to donate to a charitable organization after a disaster that has been in the news. Bad grammar and misspellings. For more information, see How to recognize phishing emails and links.

Popular scams Here are some popular scams that you should be aware of:

These scams include fake email messages or websites that use the Microsoft name. The email message might claim that you have won a Microsoft contest, that Microsoft needs your logon information or password, or that a Microsoft representative is contacting you to help you with your computer. (These fake tech-support scams are often delivered by phone.)

Lottery scams. You might receive messages that claim that you have won the Microsoft lottery or sweepstakes. These messages might even look like they come from a Microsoft executive. There is no Microsoft Lottery. Delete the message.

Rogue security software scams. Rogue security software, also known as “scareware,” is software that appears to be beneficial from a security perspective but provides limited or no security, generates erroneous or misleading alerts, or attempts to lure you into participating in fraudulent transactions. These scams can appear in email, online advertisements, your social networking site, search engine results, or even in popup windows on your computer that might appear to be part of your operating system, but are not.

What to do if you think you have been a victim of a scam If you suspect that you’ve responded to a phishing scam with personal or financial information, take these steps to minimize any damage and protect your identity. • Change the passwords or PINs on all your online accounts that you think might be compromised. • Place a fraud alert on your credit reports. Check with your bank or financial advisor if you’re not sure how to do this. • Contact the bank or the online merchant directly. Do not follow the link in the fraudulent email message. • If you know of any accounts that were accessed or opened fraudulently, close those accounts. • Routinely review your bank and credit card statements monthly for unexplained charges or inquiries that you didn’t initiate.

Identity theft protection tools to help you avoid scams Microsoft offers several tools to help you avoid phishing scams when you browse the web or read your email. • Windows Internet Explorer. In Internet Explorer, the domain name in the address bar is emphasized with black type and the remainder of the

address appears gray to make it easy to identify a website’s true identity.
 
The SmartScreen Filter in Internet Explorer also gives you warnings about potentially unsafe websites as you browse. • Outlook.com. Microsoft’s free webmail program (formerly Hotmail) also uses SmartScreen technology to screen email. SmartScreen helps identify and separate phishing threats and other junk email from legitimate email. • Microsoft Office Outlook. The Junk E-mail Filter in Outlook 2013, Outlook 2010, and other Microsoft email programs evaluates each incoming message to see if it includes suspicious characteristics common to phishing scams. 
The Junk Email Filter evaluates each incoming message and if it determines that a message is suspicious, the message is sent to the Junk Email folder. The links in the message are also disabled as are the Reply and Reply All commands. How to recognize

phishing email messages, links, o Phishing email messages, websites, and phone calls are designed to steal money. Cybercriminals can do this by installing malicious software on your computer or stealing personal information off of your computer. Cybercriminals also use social engineering to convince you to install malicious software or hand over your personal information under false pretenses. They might email you, call you on the phone, or convince you to download something off of a website.

What does a phishing email message look like? Here is an example of what a phishing scam in an email message might look like.

• Spelling and bad grammar. Cybercriminals are not known for their grammar and spelling. Professional companies or organizations usually have a staff of copy editors that will not allow a mass email like this to go out to its users. If you notice mistakes in an email, it might be a scam.

• Beware of links in email. If you see a link in a suspicious email message, don’t click on it. Rest your mouse (but don’t click) on the link to see if the address matches the link that was typed in the message. Watch out for fake virus alerts Rogue security software, also known as “scareware,” is software that appears to be beneficial from a security perspective but provides limited or no security, generates erroneous or misleading alerts, or attempts to lure users into participating in fraudulent transactions.

How does rogue security software get on my computer? Rogue security software designers create legitimate looking pop-up windows that advertise security update software. These windows might appear on your screen while you surf the web. The “updates” or “alerts” in the pop-up windows call for you to take some sort of action, such as clicking to install the software, accept recommended updates, or remove unwanted viruses or spyware. When you click, the rogue security software

downloads to your computer. Rogue security software might also appear in the list of search results when you are searching for trustworthy antispyware software, so it is important to protect your computer.

What does rogue security software do? Rogue security software might report a virus, even though your computer is actually clean. The software might also fail to report viruses when your computer is infected. Inversely, sometimes, when you download rogue security software, it will install a virus or other malicious software on your computer so that the software has something to detect. Some rogue security software might also:

• Lure you into a fraudulent transaction (for example, upgrading to a non-existent paid version of a program). • Use social engineering to steal your personal information. • Install malware that can go undetected as it steals your data. • Launch pop-up windows with false or misleading alerts. • Slow your computer or corrupt files. • Disable Windows updates or disable updates to legitimate antivirus software. • Prevent you from visiting antivirus vendor websites. Rogue security software might also attempt to spoof the Microsoft security update process. Here’s an example of rogue security software that’s disguised as a Microsoft alert but that doesn’t come from Microsoft.

What’s Ahead A lot has been happening with real estate and our economy. According to Clear Capital’s Home Data Index Market Report, Denver is projected to be one of the top ten metro markets, expecting some of the highest price gains in 2015. Although double-digit gains are considered a thing of the past, four percent continued growth is forecast for this market. Here are a few possible factors supporting this position: • The National Association of Realtors states there has been a three-year cumulative rise of 25% in home prices which has helped home owners regain their equity. This recovered equity can be used as a down payment towards their next home purchase. • The MLS Multiple Listing Service found that in December 2014, home inventory levels in the Greater Denver area, including Jefferson County, reached an all-time low. Low inventory almost always means higher home prices. • Fewer distressed sales allow for home value increases. • The rental market continues to be very strong resulting in extremely high monthly housing costs. This encourages renters to become home buyers. • New mortgage products 22

difficult. • Many analysts predict the Colorado real estate market may hit a pivotal inflection point in 2015 since many home prices are at or above pre-bubble levels. To summarize - The Colorado market will continue to be strong. Remodel

We would like to recommend Caribou Contracting for your home remodel projects. We needed a lot of work done on the wood trim on our windows and framing around some doors all around our home and Josh, the owner of Caribou Contracting, did a great job replacing or fixing on the rotted/ broken wood trim and framing. Josh was a pleasure to work with - he was very responsive and reliable and got the job done when he promised. He took great pride in his workmanship and did a remarkable job. Tile Work / Remodel

My husband and I recently had our master bathroom remodeled and had extensive tile work done.
