New Benefit to MLS Members Helps Manage Multiple Listings SABOR MLS members now have access to two new benefits, Offer Manager by ShowingTime and ShowingTime Appointment Center Plus. Offer Manager brings improved efficiency and communication to a critical part of the real estate process. Its integration with the ShowingTime platform provides agents with significant benefits without disrupting their current workflow and communication styles. Appointment Center Plus will allow you to schedule over the phone or online on any listing you would like to show. Whether you prefer to schedule online, or by calling ShowingTime, your dedicated Appointment Specialists will manage your requests. Infosparks improved its showing based metrics to enhance your existing Infosparks service, providing agents with additional insights. Benefits for buyer’s agents include submitting offers through the MLS. Just click on the green arrow on the MLS listing that you want to submit an offer for. Your offer will then be submitted to the listing agent and/

or co-listing agent by email and text, based on their preferences. You will then automatically receive a date/ time stamped read receipt once the listing agent has opened your offer. You can easily forward this to your buyers. Call 210-222-2227 or schedule online for any listing. Benefits for listing agents include having all offer documents, offer summary, and buyer’s agent contact information automatically organized by listing directly in your ShowingTime account. For teams and agents with assistants, you can customize who gets notified of the offers for each listing. You can text, call or email agents in 1-touch or mass update all buyer’s agents who have shown your listing. With ShowingTime Secure Access, you can control the window of time access information is visible for your listings, providing increased peace of mind for your clients. Seller's Disclosures

Sometimes REALTORS® ask who must fill out the seller’s disclosures. They specifically ask the question, “do my investor clients/owners have to fill out the Seller’s Disclosure?” Some believe an investor client/ owner does not have to fill out the disclosures because they have never lived on the property. This presumption is incorrect. Unless one of the other statutory exclusions applies, investor sellers must still fill out the Seller’s Disclosure. Section 5.008 of the Texas Property Code addresses the law regarding disclosures. It does not have an exclusion from this obligation for investor clients/ owners. As with many other sellers/owners of the property, investor clients/owners are required to fill out the Seller’s Disclosures to the best of their knowledge and ability. If a seller does not have knowledge of the facts related to a particular disclosure, they can mark a question response or answer as unknown and still meet their disclosure requirements under the Texas Property Code.

According to San Antonio Board of REALTORS® March Housing Trends, 2022 Remains Strong for the San Antonio and Surrounding Area Housing Market San Antonio – The housing market remains strong, according to March reports from the Multiple Listing Service Report for the San Antonio Board of REALTORS® (SABOR). The average home price saw a 19 percent increase from a year ago to $374,168. Median prices increased to $326,500, a 22 percent increase from 2021. The area saw a 1 percent increase in total closed sales with 3,522 homes sold. The month closed with 3,782 new listings, 4,258 active listings, and 3,432 pending sales. The price per square foot increased to $183, a 24 percent increase from 2021. The average home stayed on the market for 34 days, a decrease of 11 days from 2021. “As we close the first quarter of the year, we are seeing a gradual increase in new listings, active listings, and pending sales for the month,” said Tracie Hasslocher, SABOR's 2022 Chairman of the Board. “Homes were on the market for 34 days, compared to 45 last year. The average and median prices of homes are also seeing an increase from what we saw this time last year.” The San Antonio-New Braunfels MSA report showed March with a total of 3,490 closed sales, 3,796 new listings, and 3,359 pending sales. Days on the market went down to 35 days, compared to 45 days last March. The average price for a home in the area increased to $373,815. The median price also increased to $320,950 from $265,000 last year.

In the month of March, Bexar County reported the average home price for the area increased 14.8 percent to $341,564 and the median price increased 18.7 percent to $302,900. In total, 2,462 homes were sold. That’s a 3.2 percent decrease from 2021. 100.8 percent of homes were sold for list price and the price per square foot increased to $171. Across Texas, 33,157 homes were sold in March, a 0.34 percent increase from 2021. The average home sales price increased 13.9 percent to $394,472. The median price increased 19.2 percent to $339,900. The price per square foot increased to $187, a 20.6 percent increase from the previous year. March closed with 39,831 new listings, 34,859 pending sales, and 1.1 months of inventory. Across the state, homes spent an average of 35 days on the market, 9 less than in 2021. 101.1 percent of homes sold for its listing price in the month of March.

NAR Director Applications Open Applications are now open to be a director for the National Association of REALTORS® in 2023. As a director, you represent more than one million members. You have the authority to approve association expenditures, set membership dues, set public policy positions as they relate to the real estate industry, approve programs, products, and services, as well as approve amendments to the NAR Bylaws and recommend amendments to the NAR Constitution and Code of Ethics to the NAR Delegate Body. Some of the responsibilities of a director include knowing issues of importance to your constituency and bringing matters of concern to the attention of the Association. You must also report matters of concern or actions taken by the Association back to your constituency and participate in NAR meetings. If you would like more information on the responsibilities of a NAR director, contact NAR’s Member Support team at 800-874-6500 and ask for the Governance team. If you would like to apply, head to sabor.com. The last day to submit an application is Sunday, July 31st. Interviews will be held starting Friday, August 5th.

Food Fight Continues The Great SABOR Food Fight benefitting the San Antonio Food Bank is in full swing. More than 15 companies have signed up to help the thousands of families in need of assistance. If you would like to participate, there’s still time to register. You can collect food items based on your company size. Businesses with 101+ employees (tier 1) are collecting cereal, 26 - 100 employees (tier 2) are collecting mac and cheese, and smaller companies with 1 - 25 employees (tier 3) are gathering rice. Donations can be collected in your office and later dropped off at SABOR. First place trophies will be awarded to companies with the most donations in each tier. If you have already signed up to participate, you’re encouraged to submit your food count for our leaderboard. All food donations must be delivered to SABOR by 4:30 pm on Tuesday, May 31st.
