Progress Has Truly Made Our Lives Easier – But Is That All?

It is unlikely that anyone living today could have experienced living conditions during the 1800s but most have heard or read about them so it would be simple to recognize that life today as compared to it then must be much easier. During the years since 1800 there have been a significant number of items and processes created, along with innovations put forth with simplifying life being the major goal.

Possibly one of the most transformative events in history was the creation of the railroad systems as prior to the 1800s goods and people were transported by horse drawn vehicles or overwater. The game changer for the transportation industry occurred during the first half of the century with the development of the steam engine and a transformation from using wooden rails to using more durable iron rails. The advent of the railroad was especially useful during the industrial revolution as it facilitated transportation of raw materials like coal, carried in six or more loaded coal-laden cars to industrial centers and then carried the finished products to their markets. It was also during this period that the first transcontinental railroad system was completed, linking the East and West Coasts of the United States.

As far back as 2750 BC civilizations were aware that “electric” fish were capable of giving off a shock and by 600 BC ancient cultures in the Mediterranean recognized that certain substances, like amber, when rubbed, could attract lighter substances even though the reasons for this were not yet evident. In 1600 English scientist William Gilbert after a study of magnetism wrote De Magnete, where he coined the word “electricus” (from the Greek word for amber) referring to its property of attraction after being rubbed. And it was during 1752, when Benjamin Franklin conducted his experiment with the kite and key that the world learned the potential value of electricity. But it wasn’t until the late 19th century that electricity became an essential tool for a comfortable life rather than being just a scientific curiosity.

By1879 we were able to do away with our use of candles for illumination and could enjoy the luxury of electrically produced lighting that

Thomas Edison helped provide with the creation of the light bulb. The widespread adoption of electricity revolutionized daily life, powering homes, industries, and transportation. It enabled the development of appliances, lighting, and communication technologies, making life more convenient and efficient. Heating and cooling systems were created enabling people to work and live comfortably beyond daylight hours and fueled industrial production, modern appliances, and communication methods with the introduction of telegraphs and telephones. In the early 1900s the invention of the automobile transformed personal transportation, making it faster and more accessible. This facilitated urbanization, expanded movement into newly created suburbs, improved trade, and connected remote areas. All this thanks to innovators like Henry Ford.

The 1920s saw the availability of a plethora of electric devices designed to simplify taking care of a household including appliances like the vacuum cleaner, refrigerator, washing machine and dryer. Then, in 1928, Alexander Fleming discovered penicillin, which became the first true antibiotic and revolutionized medicine by effectively treating bacterial infections that were previously deadly. This breakthrough led to the development of other antibiotics and a dramatic increase in life expectancy.

Prior to the 1940s, newspaper and radio were the main sources of news, general information, and sports results, but then along came television which transformed entertainment and information dissemination. By the mid-20th century, families gathered around TV sets for news, entertainment, and educational programming. This innovation also played a significant role in shaping culture and public opinion.

The invention of the jet engine in the 1940s revolutionized air travel. Jets made it possible to travel long distances in a fraction of the time compared to previous methods. This innovation greatly impacted global trade, tourism, and even international relations. Then the personal computer, developed by companies like Apple and IBM, brought computing power to the masses. PCs revolutionized how we work, communicate, and entertain ourselves, leading to the digital age

and the internet revolution. The internet connected the world in unprecedented ways, enabling instant communication and access to information. It has transformed commerce, education, entertainment, and social interactions, creating a truly global community.

And now, smartphones, with their combination of communication, computing, and multimedia capabilities, have become indispensable in modern life. They have transformed how we communicate, work, and entertain ourselves, making information and connectivity available at our fingertips.

Yes, there is little doubt that these innovations along with others not listed here have greatly simplified our lives, have been time savers and have allowed us more time to enjoy life, but is there only the “good” side to this progress or have there been some unintended consequences? For example, although automobiles made personal travel more accessible, they also introduced problems like traffic congestion, air pollution, and urban sprawl which necessitate continuous urban planning and environmental policies to mitigate their impact.

While social media platforms have connected people worldwide, they have also introduced challenges such as online harassment, misinformation, and privacy concerns. With the exponential increase in the collection and storage of personal data, privacy concerns have become a major issue. Laws like the General Data Protection Regulation (GDPR) and the California Consumer Privacy Act (CCPA) aim to give consumers more control over their data, but companies still need to do more to protect privacy. The impact on mental health and societal polarization are ongoing issues.

Technological advancements in healthcare have improved access to medical services, but there are still disparities. The disjointed healthcare infrastructure makes it difficult to connect those in crisis with appropriate care. The overuse and misuse of antibiotics, initially hailed as miracle drugs, have led to the development of antibiotic-resistant bacteria. This complicates the treatment of infections and presents a significant challenge to

public health. On another note, while plastic materials revolutionized manufacturing and packaging, making products more durable and affordable, the environmental impact of plastic waste has become a significant global issue, leading to pollution and harm to wildlife. And, the production and disposal of electronic devices contribute to environmental pollution. E-waste is a growing concern, and there is a need for sustainable practices in the tech industry to mitigate its impact.

And now, the rapid deployment of artificial intelligence technologies with its incredible potential, also raises ethical concerns about bias. AI systems can perpetuate and even amplify existing biases if they are trained on biased data. Addressing these biases is crucial to ensure fair and equitable AI applications. Technology has made it easier to create and spread misinformation, including deep fakes. Scams, identity thefts and other attempts to relieve people (especially the elderly) of their money are rampant. This poses significant challenges for verifying the accuracy of information and maintaining trust in media and communication channels.

And we are now in a relatively new era featuring independent contractors and work from home jobs, and while this offers flexibility and autonomy, it also raises concerns about job security, benefits, and labor rights. Also, the blurring of boundaries between work and personal life due to technology can impact work-life balance. And the constant connectivity provided by smartphones and email can lead to longer working hours and difficulty disconnecting from work.

On a final note, while nuclear technology has its beneficial applications, such as in medicine and energy, the creation of nuclear weapons introduced a new era of existential threat. The potential for mass destruction and the political tensions it causes continue to complicate global security. Just think back to April,1986 when the poorly designed nuclear reactor in Chernobyl, Ukraine exploded, releasing radiation into the surrounding areas. This resulted in multiple cases of cancer, especially in children and mutations in plants and animals. Perhaps then a more appropriate title for this article would be “The Good, The Bad And, The Ugly!”

Who's in Your Top 5?

I heard a phrase, quite a while ago, that has really stuck with me. It’s one of those phrases that brings clarity to thoughts and actions that once seemed disconnected. It’s a phrase that has stuck with me for decades and ultimately shaped me as a person. The saying goes, “You become like the 5 people you spend the most time with.”

When you think about it, it’s not too surprising that the people who you spend your time around will impact your attitude, behaviors, habits, and character. I mean, that makes sense, the people that you interact with regularly - the people that you eat with, live with, share activities with, go through challenges with - are both affecting you and being affected by you in every moment you share. This pattern of influence can be easy to spot in the middle school lunchroom, highschool cliques, and even friends you had in college, but the effects can be even more impactful as adults when relationships are more intentional, time is limited,

and commitments pull us in different directions.

This concept is more than just a catchy quote though, it has been studied, tested and proven in psychology, sociology, and even business and it’s often referred to as the Law of Averages – the idea that a person’s success, mindset, or habits tend to reflect the people they associate with most.

But, the reason this quote continues to resonate with me is because of a shift that’s been occurring. In the last 20 years our society, culture and relationships have changed. Between the increase in internet use and digital communication to the social isolation that has gripped younger generations after COVID, this seemingly simple quote has taken on deeper meaning. It’s not just the people you interact with anymore. Now, you become like the 5 media types and content creators you follow.

We know your circle of influence can shape your worldview, priorities, and decisions. We know

that algorithms amplify influence, sorting you into categories and feeding you content it thinks you’ll interact with. Sometimes referred to as echo chambers, algorithms curate content based on what you already engage with, reinforcing existing beliefs and habits. We also know that people are spending more and more time online, increasing the potential effects of digital influence.

“But,” I hear you saying, “those aren’t REAL relationships. We’re not actually hanging out with these people, eating with them, sharing their space.” But, parasocial relationships, this idea that you may feel a personal connection with influencers, celebrities, or online personalities, even if the relationship is one-sided means that their values, habits, and attitudes can influence you as if they were part of your social circle.

“Well, what about online communities and groups? Those have got to be better. People are interacting.” On the surface online groups or platforms can create a sense of belonging and shared values, much like an offline community, but when you think about the type and depth of interactions people have, it’s easy to see the opportunities for behavioral mimicry and the idea that emotions can be contagious, leading to the spread of behaviors, emotions, and even success or failure. On social media

misinformation and edited images can distort perceptions. When you are spending too much of your social time with the wrong circle, otherwise called overconsumption, this can lead to procrastination, escapism, disconnection from those around us, and so much more.

We’ve lost the opportunity for authentic accountability and feedback. We’ve lost the opportunity to communicate with a small community that sees you in different contexts. We’ve lost the skills of reciprocal relationships that led to meaningful communication and story-telling. So, what can be done?

Curate your "inner circle" — both online and offline—to better align with your goals and values. Choose relationships that provide constructive criticism, guidance, and encouragement, counterbalancing digital influence and challenging your assumptions. Be intentional about what you consume. Exposure to diverse perspectives can broaden your worldview. Seek out individuals or groups that inspire growth rather than complacency. Seek out media that is meant to grow and encourage. Educational content can expand your knowledge, and accounts focused on growth can inspire positive change. You have the power to pick. Who and what do you engage with? Who are your top 5?

THE WAY I SEE IT

Don’t Blink

Watching a crazy video sharing an unexpected event used to be a rare moment in time. Back in the times of Bob Saget (may he rest in peace), parents were filming their kids for the family VHS archives, which in reality would never be viewed again. Most of the Meyer family film/video/photography collections are either stored in a box waiting for someone to claim them or have been transferred to a thumb drive that never opens on other computers. The last family gathering where all the collected memories were spread out for anyone to take, nothing was claimed. I guess no one wants to remember their past.

Recently, after 20 minutes of not so uplifting nightly news, reporters have been sharing incredible videos of odd occurrences. Remember the kayaker floating along only to be swallowed by a whale and then spit out? The ‘standard’ railroad track video is always a breath-holding event as a vehicle is either spliced in half or bumped across the street.

Pulling crash victims from burning vehicles is a heart pounding moment. Animal attacks are always fun as everyday people think wild animals are tame, domestic mammals and are shown who really owns the territory with powerful charges at dumbfounded tourists.

As I watched the kayaker being regurgitating (over and over and over again), I got very curious about first, who was filming this; second why were the filmers NOT helping the poor dinner dude; third was this real real or AI real? I heard the kayakers were a father/son duo out for an afternoon trek on the ocean and dad was recording his son in the open water. News flash, if it had been his mom recording, we would only have seen the camera flying through the air and landing in the water. We all know the mom would have either paddled like heck to save her son or would have dove in to personally fight off the aggressive whale. Granted all this was in split second time, but really, dad, are you keeping

a steady hand not missing a moment of your own flesh and blood being devoured by a massive mammal?!

My first thought when watching a burning vehicle crash video is why isn’t the recording person jumping to help save the victim? How can someone just stand by and calmly record a stranger’s near-death experience? Doesn’t something in your core scream HELP THIS PERSON?! I am not so critical of train track rescues. If drivers are not smart enough to know NOT to try and beat a speeding train across a track, they deserve whatever happens to them. Why are folks in a position to record this ridiculousness? If I am approaching a train track when driving and the bells are dinging and the arms are coming down, I stop—just like instructed in driver’s ed. If I am a passenger in the same situation, I am the one screaming, “Stop! Train!” I do not have my camera rolling for the fun ‘what ifs’ crossing the track or watching others attempt the cross.

The wild animal encounters amaze, amuse and astound me. In these instances, I can see someone recording their once-in-a-lifetime experiences. The African Safari clips are interesting in that people see a wild animal coming right at them and they do not move; they keep recording. What is that thought process? This lion will notice the camera and pull-up for a good cameo? This elephant will come a

chargin’ at our wide-open jeep, but will then stop because we are tourist on safari and the elephant does not want the bad press?

The open seas are unpredictable. Whales that approach small vessels and an attempt to overturn them are doing so in the whale’s territory. Nut cases that dive with sharks and share the experience live online are very much on their own. I am on the shark’s side when invaders enter their territory. When the Florida crocodiles emerge from the swamps and swallow small dogs whole, well, that is just Florida. But again, who is recording and why are they not saving the dog or dog walker?

Ring cameras provide endless entertainment with business and home animal intrusions. Bear encounters are very unpredictable as are the actions of the unsuspecting folks who must deal with the surprise. Without fail, when a mom is involved, you always see her grab the kids and/or pets, flip off the bear and head to safety. Men are another observation. More frequently, they either freeze in place or run first and then return for those left behind. Door camera recording is acceptable, guilt-free viewing. A door provides very little recourse in saving anyone in danger. We will always watch the unwatchable, I just hope we see more observers recovering instead of recording.

More than just an event, it was an experience - an atmosphere filled with energy, optimism, and the excitement of building relationships that will continue

Attendees didn’t just network; they nurtured relationships— exchanging ideas, sharing experiences, and laying the groundwork for future collaborations. Experiencing Longer Rental Days On Market?

It was only yesterday thst as soon as a rental hit the market, applications poured in giving property managers a vast pool of potential candidates to choose from. Property managers would pick the best applicant, move them in, everyone was happy and all this within 7-10 days or less. Currently, properties are sitting longer. According to San Antonio Board of Realtors January 2025 Market Report, there was a 13% change from a year ago with 70 days on market and rents at a median of $1695 with no change. I am one of the agents that have experienced firsthand the new landscape of longer days-on-market, higher rent amounts and less qualified applicants. The reasons behind this, can be many. The biggest factors and the ones that are unfortunately beyond our control are politics and the economy. Although that

may seem challenging; we must keep our attention on the things that we can control, such as rent amounts, property conditions, educating clients, being fair to the tenants, keeping our cool and continuing to perform due diligence and providing great customer service.

We should always set the expectations from the beginning and not divert from what was outlined in the contract. For example, when a property is going to hit the market or at renewal time, set the tone by giving factual and accurate information to the property owner. Don’t say what they want to hear, to save face or from fear of losing the management agreement. Also, if the property needs repairs or upkeep, stay abreast of your vendor list and the items needed for the home. Perform proactively and give the list of the items needed with the estimates for owners' review. Something else that can be done is review your rental criteria and see if some items can be

adjusted or changed to meet the new market conditions. This may include a reduced or zero security deposit option or offer move in specials.

Ultimately, the owner makes the final decision; however, we need to disclose as much information as possible for them to make an educated decision, such as why they picked you out of many other property managers. I know, sometimes our owners veer from that and end up taking a risk by seeking advice from other sources such as their work friend, neighbor, other real estate websites or a sales agent with no property management experience. It happens and it’s frustrating, yet you need to be the best source and help owners out of the web they've weaved for themselves regarding excessive days on market or when there needs to be a rent decrease, etc... I’ve had owners in the past increase the rent tremendously or refuse to maintain their asset and expect the tenant to stay in place; knowing that a similar home or in better condition in the same neighborhood is renting for less. After discussing, we proceed with their action plan, tenant moves out to the house down the street, and they are shocked.

Here are a few past owner comments, “I can't believe my tenant left over a hundred dollars a month”, “I’m not making any money. My taxes went up and I’m paying you

too”, “My friend has passive income with his rental and I’m negative”, and lastly, “I lived in the home in that condition, why can't they?”. After the owner feels the burn for a bit based on their decision, most end up repairing and reducing the price to the amount or close to what was initially advised.

Although in real estate there is never a guaranteed “win-win” situation, we need to be just as flexible as the market trends to strive for those moments. Keep your head up, stay informed, don’t be hesitant in reaching out to your client and sharing your expert advice. Show beyond doubt that you are acting in the owner's best interest and working within the law, and you’ll have a client for life.

The Greater San Antonio Chamber of Commerce

The Greater San Antonio Chamber of Commerce started as The Business Mens Club of San Antonio and has a rich history that traces back to its founding in 1894, a pivotal time for commerce and industry in America. In 1910, the Business Mens Club changed its name to the San Antonio Chamber of Commerce. Recognizing the need for collaboration, the Chamber was founded to help entrepreneurs thrive and create a vibrant local economy. In its early days, the organization focused on mobilizing resources to improve infrastructure, making it easier for business owners to succeed.

Over the years, the Greater Chamber of Commerce became a crucial business ally, especially during tough times like the Great Depression and World War II. It rallies the community to support one another, organizing initiatives to boost the economy and help businesses stay afloat. Through networking events and educational resources, the Chamber equipped local

entrepreneurs with the tools they needed to adapt and overcome challenges.

As the economy blossomed in the post-war years, the Chamber took on an even bigger role. It worked tirelessly to promote local businesses and attract new investments, hosting trade shows, Business and Military Mixers, community events, and economic development seminars to celebrate everything local. By the late 20th century, the Chamber had expanded its services to offer professional development programs and advocacy, making it an essential supporter of its members.

"Jeff Webster assumed the role of President and CEO on December 1, 2023, and has demonstrated remarkable initiative, leadership, and vision for The Greater San Antonio Chamber. With a robust background in both the private and public sectors, he brings a wealth of expertise in economic development and public policy to his position. Webster's impressive career spans over

35 years in the business world, showcasing his commitment to growth and prosperity for our region, making him the ideal candidate to lead the Greater Chamber initiatives.

Before his current role, Webster served as Vice President of Business Development at Jacobs. His diverse professional experience includes representing firms such as AECOM, Sundt Construction, Dallas Cowboys Football, Forbes Magazine, and United Healthcare. These roles gave him a broad perspective and a comprehensive understanding of various industries, enhancing his ability to drive the Chamber's mission forward.

In addition to his extensive business acumen, Webster is deeply engaged in local, state, and federal politics and community service. He served two terms as City Council District 10 representative and has been an active Greater San Antonio Chamber member for many years. Most recently, he chaired the Chamber's Public Policy Committee in 2023, reflecting his dedication to public service and his commitment to advocating for policies benefiting San Antonio and the business community.

VIVA FIESTA! VIVA ANTICUCHOS!

The famous Anticuchos from Night In Old San Antonio are a mouthwatering culinary experience that has been going on for decades under the leadership of Mark Rockwood, Chairman for over 22 years. This NIOSA Booth showcases the rich flavors of the meat on a stick, making it a standout and beloved food at this wonderful San Antonio Party!

Ingredients:

12 servings

Marinade:

30 ounces of water

10 ounces Red Wine Vinegar

1 teaspoon ground cumin

1 teaspoon oregano

1 teaspoon garlic powder

1 teaspoon salt

1 teaspoon ground pepper

2 to 3 serrano chiles

Instructions:

Anticuchos:

Prepare grill with Hardwood lump charcoal and hot embers 3 pounds or so of sirloin, cut into 1-inch cubes Wooden skewers, soaked in water for 30 minutes Bacon drippings from 2 pounds of bacon

For Marinade:

Mix water, red wine vinegar, cumin, oregano, garlic powder, salt, pepper, and Serranos in a blender. Reserve 1 cup and marinate the meat in the remaining mixture for at least 18 hours in the refrigerator and up to three days.

For Anticuchos:

Skewer meat—four or five steak pieces are enough, not touching. Grill the skewered meat on a hot grill over a hot charcoal fire. Baste with marinade (Add bacon drippings to the marinade while basting so it creates smoke). You can even baste the grill with bacon drippings! The smoke from the drippings adds to the flavor. Turn frequently, continually basting until cooked medium-rare.

San Antonio Housing Market Sees Rising Inventory Amid Sales Slowdown in February

March 2025: The San Antonio real estate market experienced a slowdown in sales but continued price stability in February, according to the latest Multiple Listing Service (MLS) Report from the San Antonio Board of REALTORS® (SABOR). A total of 2,407 homes were sold last month, reflecting an 8% year-over-year (YoY) decrease, signaling some market adjustment.

The median home price dipped to $289,995, a 2% YoY decrease, while the average price increased to $356,165 (+2% YoY), suggesting continued strength in higher-priced segments.

San Antonio’s housing inventory continues to expand, offering buyers more options. The market saw 4,463 new listings, a 10% YoY increase, while active listings surged 20% YoY to 14,330. However, pending sales declined by 17% YoY to 2,475, signaling a potential shift in buyer behavior, likely influ-

enced by affordability challenges and evolving market conditions.

"We are seeing a market shift where buyers have more options, and sellers are adjusting to longer market times," said Reagan Williamson, SABOR’s 2025 Chair of the Board. "With inventory rising and home prices holding steady, this is an opportune time for buyers to explore their options while sellers must price competitively to attract interest."

Texas Real Estate Trends

Statewide, home sales in February 2025 totaled 21,609, reflecting a 4.7% YoY decrease. The statewide median price dropped to $330,000 (-1.5% YoY), remaining above San Antonio’s median. With 4.4 months of inventory and homes averaging 72 days on the market, the Texas housing market remains more competitive than San Antonio’s.
