Promoting the Value of a REALTOR® Did you know that SABOR runs a marketing campaign each year to target consumers and educate them on the value of using a REALTOR®? Last year SABOR was part of nearly 200 media placements including advertisements, interviews and features across television, radio and print, all intended to promote the value of a REALTOR®.
SABOR’s goal is to educate the public on what a REALTOR® is, why a REALTOR® is an essential part of the process and how to find a REALTOR®. One of the ways in which SABOR accomplishes this is through printed advertisements that are placed in local news publications consistently throughout the year. The campaign also uses online advertisements to target consumers already hunting for real estate in the area. In addition to these messages, SABOR’s Chairman has an article that appears each week in the Real Estate section of the San Antonio Express News. These columns offer tips and insights to the market, all while promoting the value of a REALTOR® and positioning a REALTOR® as the resource for all things real estate.

As you can see, SABOR is busy promoting the message that everyone should use a REALTOR®, and positioning REALTORS® as the expert source when it comes to all things real estate. Non-realty Property Items Often, MLS listings include a refrigerator as part of the property for sale and sometimes after closing the refrigerator is not left behind. Agents often wonder why the seller did not abide by the information in the MLS listing and how can they compel the sellers to provide the refrigerator. The first thing to consider is if there was a non-realty items addendum to the contract. Most times there was not, and without one there is not much a buyer can do to require the seller to deliver the refrigerator. It is important to remember that the sales contract is ultimately the document that controls how all property connected to the transaction will be handled. The information included in the MLS listing is not innately an agreement between the seller and the buyer. The sales contract is the only agreement between the seller and buyer related to the sale of the property. As such, the sales contract is the only way to contractually obligate a seller to leave behind a particular non-realty item— like a refrigerator. Because of this, a buyer’s agent should include a nonrealty addendum describing the any non-realty items that the buyer wants the seller to include in the sale of the property to their client’s contract.
