And Long May It Wave May 2022 is now in the history books and along with it the days when most of us took time to celebrate our mothers, our own or our friend’s birthdays and many either watched or attended the running of the Kentucky Derby. Also in May was a time to pay tribute to those who are currently serving in the military during Armed Forces Week beginning on the second Saturday of the month and ending on the third Saturday with Armed Forces Day. The month concluded with the observance of Memorial Day, a national holiday which, despite the celebrations with parades in many cities and the barbeques throughout the nation, was set aside to remember and honor those who died during their service to our nation so that their countrymen might remain free. Of interest too is the debate over how inappropriate it is to wish others a “Happy Memorial Day” when the day is actually a solemn remembrance of those veterans who are no longer with us. And now in June, in addition to celebrating our fathers, we also take time on the 14th to remember the flag that flies over our country. When the Second Continental Congress met in 1775 they established the colors for the first American flag, a design with 13 alternating red and white stripes representing the original colonies and the Union Jack (the red cross of St. George of England and the white cross of St. Andrew of Scotland) in the upper left corner, an area known as the canton. George Washington, however, objected to the use of any flag with an emblem that was similar to that of their enemies and considered it a hindrance to the Revolutionary War effort. As a result the Congress in 1777 passed a resolution: That the flag of the United States shall be of thirteen stripes of alternate red and white, with a union of thirteen stars of white
in a blue field, representing the new constellation.” The Resolution was not specific as to the arrangement of the items on the flag or the number of points for the stars. Washington determined that the design and scheme of the flag should be symbolic of the new America and explained it thus: “We take the stars, blue union from heaven, the red from our mother country, separating it by white stripes, thus showing that we have separated from her, and the white stripes shall go down to posterity representing liberty.” The notice for someone to make the flag went out and some who applied included Cornelia Bridges, Elizabeth (Betsy) Ross, and Rebecca Young, all of Pennsylvania, John Shaw of Annapolis, Maryland and Francis Hopkinson of New Jersey, to name a few. So who did make the first flag? Although her flag did not appear until the late 1790s the most popular answer to that question would be Betsy Ross, who had supposedly told her family the story of a visit from General Washington, Colonel George Ross (a relative), and Robert Morris, a major financier of the revolution, to discuss the flag with her, as she was an upholsterer and a flag maker. But it wasn’t until 1873, some years after Ross had died, that her grandson, William Canby made the claim, supported by affidavits from Betsy’s daughter, niece and a granddaughter that his grandmother was the flag maker and he submitted the following to the Pennsylvania Historical Society: “It is not tradition, it is report from the lips of the principal participator in the transaction, directly told not to one or two, but a dozen or more living witnesses, of which I myself am one, though but a little boy when I heard it…. Colonel Ross with Robert Morris and General Washington, called on Mrs. Ross and told her they were a
committee of Congress, and wanted her to make a flag from the drawing, a rough one, which, upon her suggestions, was redrawn by General Washington in pencil in her back parlor. This was prior to the Declaration of Independence. I fix the date to be during Washington’s visit to Congress from New York in 1776 during June when he came to confer upon the affairs of the Army, the flag being, no doubt, one of these affairs.” Although not considered official documentation, Canby’s claim told the oft repeated story of General Washington’s visit, during which the design being discussed had the blue field in the canton with 13 white stars each with six points and that Betsy had suggested the stars should have only five points as they were much easier to sew. Her design placed the 13 stars, each having five points, in a circle. Today there are few who remember or even knew the names of any others who had claimed to make a flag, however, most historians credit the New Jersey applicant for that flag with his design which placed the 13 stars in five alternating rows, each star having six points. Francis Hopkinson was a signer of the Declaration of Independence, and at the time they adopted the flag resolution, was the Chairman of the Continental Navy Board’s Middle Department. He had also previously helped design other devices for the Government including The Great Seal of the United States. Although Hopkinson submitted a bill for the labor involved in making the flag it was repeatedly rejected by Congress who regarded him to be a public servant. The 13 original states, in order of the date they ratified the Constitution were: Delaware, Pennsylvania, New Jersey, Georgia, Connecticut, Massachusetts, Maryland, South Carolina, New
Hampshire, Virginia, New York, North Carolina and Rhode Island and were each represented by a stripe and a star. When Kentucky and Vermont were added to the union the next flag added two stars along with one white and one red stripe and was the official flag of our country from 1795 to 1818. This was the flag that inspired Francis Scott Key to write the “Star-Spangled Banner” when Fort McHenry was under attack in 1814. As states continued to join the Union it was soon recognized that the flag would be difficult to manage if a new stripe were added for each new state so in 1818 President Monroe signed a bill that required the flag be designed as follows: the Stripes be only the original 13 and a star be added to the blue field for each new state, effective the fourth of July of the year following its admission. The current flag with its 50 stars in the canton represents its 27th revision. More than 100 years after the Resolution that established the design for our national flag President Woodrow Wilson proclaimed June 14 be set aside annually as a day to commemorate that flag. Although it is not a federal holiday, Pennsylvania has established the day as a state holiday and New York celebrates Flag Day as a state holiday too but on the second Sunday in June. Bernard Cigrand, who in 1884 was a small-town teacher in Wisconsin, is credited with originating the idea to celebrate Flag Day every year and led his school in the first formal observance of the day. Parades to commemorate Flag Day have been held annually in Fairfield, WA since 1912, in Appleton WI since 1950 and in Quincy, MA since 1952. In Three Oaks, MI Flag Day is truly an event which is held annually on the weekend of Flag day as a three-day event. Now that June is here, how will you observe Flag Day?

Selling Out of This World As the real estate market continues to escalate and defy all inflation odds, many of us have tunnel vision in the map grid of potential profit. Many zone into a few zip codes and become the market expert of those five digits dash four more digits. Some are adventurous and will sell anything, anytime, anywhere. Even that limits the scope of available real estate to come. There exists those rare few that have visions of dominance in parts unknown. Think about it: Is the space race among men with more moola than good sense really a battle of testosterone for the biggest and fastest spaceship or is that just a deflection of what is quietly happening in the background? Sir Richard Branson, Jeff Bezos, Elon Musk and of course, NASA all have claims to breaching the outer bounds of Earth. We simple earthlings watch each mission for two reasons: One to see our childhood dreams materialize and fantasize
about our turn to the moon; and two, the odds are one of those launches will produce more fireworks than launch smoke. That is the price one pays for all those fancy antigravity spins. But back to real estate . . .let us think this through . . .who owns the real estate beyond the disaster of climate change on Earth? According to The Outer Space Treaty of 1967, no one owns interplanetary geography beyond the bounds of Earth. Maybe do not hold me to the details here, but the bigger picture is the discussion that one day, someone will lay claim to surfaces out there. Treaties be damned, the afore mentioned moguls are not known for their business ethics, integrity or reputation for working well and playing fair with others. As they say in the business, buyer beware but, in this case, it may be first claim, first own. The technicality will be The Outer Space Treaty applies to space only; no one said nothing about land.

My public education memory is spinning attempting to remember how the West was won and who claimed what from whom in the New World. As the correction of history engulfs us on a daily news release, certainly innocent people who thought they had claim to lands were wronged. What I am unclear about is how the fencing aspect of claiming land occurred and who got to decide what land went to establishing private property, city limits, county limits and the complicated road systems outside the interstate boundaries. We all know the highway system was established by eminent domain; just taking land for public use from people who took open land from those using the land as their own with no thought of establishing a legal claim through a corrupt court. The moon is just floating about with only random flags, a lunar vehicle that may or may not have all its parts with an abandon vehicle warning stuck on it, and a golf ball floating about looking for the 17th hole. Mars only has the abandon vehicles waiting for the 311 call from irritated neighbors. In the Battle Galactica of claiming moon, Mars and whatever dust, just may be an open claim. The nonNASA space pioneers are not in a race to float above the Earth’s atmosphere, but more likely launching separate space crafts while we are distracted watching famous folks say

‘WOW!’ to their two minutes of atmospheric burst. Those crafts are landing and marking territories before mere mortals have a chance to plot a spot. This must be a title company nightmare. What if the aliens already have a system in place and have claimed the space dust the pioneers are attempting to land grab? Can you guarantee clear title in another universe? “We are so sorry Mr. Bezos. Your closing has been delayed. A cloud has appeared on the title to the acreage on Mars. Apparently, the will was never probated in space court and the alien heirs are in dispute over who has the rights to sell.” “Mr. Branson, your crypto currency offer has been compromised. You responded to an unsecured email and your block chain has been stolen in interterrestrial territory.” “Mr. Musk, the addendum to your contract was rejected by the Outer Global Electrical Grid Council. Also, the Crater Culde-sac Association rejected the tunneling proposal for inter-planetary travel. Time to review the teleport docs covering grid monopolies. Please tweet your response.” This is fair warning to not let the space dust-grass grow under your watch. The universe is full of unclaimed property. No reason not to expand the zip codes of expertise and cash in on alien territory. May the space force be with you.

What Are Your Plans Next Saturday? Spend a day at Yanaguana Garden and the Tower of the Americas. This quaint corner of San Antonio is a mustsee, and you’ll find it’s as visually beautiful as it is fun. Everyone will discover something to enjoy! Yanaguana Gardens is neatly tucked in the corner of South Alamo Street and Cesar E Chavez Boulevard just east of the Tower of the Americas. Compared to some of the city’s larger parks, Yanaguana covers a small area, only about 4 acres, but each nook holds an opportunity to bring people together. Filling the spaces between historical buildings, apartments, and remnants of HemisFair Park, the meandering walkways and thoughtfully designed areas are enticing to all. Yanaguana Garden is a beautiful example of a park designed for the people. Recently, the park hosted the Cystic Fibrosis Foundation’s Great Strides event. A gathering place and stage were positioned in the main courtyard area where several walkways intersect. Attendees were able to enjoy the

amenities of the garden, and the fundraiser route allowed everyone to see the unique scenery. Children of all ages will enjoy the sprawling playground. Towering rope obstacle courses, slides and a variety of climbing scapes are shaded by huge live oaks and an eye-catching reflective arch. Mosaic benches line the edges of the playground, giving parents a cool place to watch the fun. One of the most popular sections of the playground is the largerthan-life glistening blue jaguar - a great photo opportunity! Adaptive playground equipment that allows people of all abilities to play is seamlessly integrated. A quick glance at the variety of swings shows the thought and attention that went into the design. Near the playground, little ones can can be heard splashing and giggling on the splash pad. Parents can join in the water fun or lounge on the nearby beach chairs. As if the park didn’t already have enough to offer - check out the city’s park webpage and print downloadable educational
materials and do-it-yourself activities for your next visit. Across the beautiful arboretum path, you’ll find a permaculture-inspired chicken coop. The fancy chickens are entertaining to watch as they curiously inspect each new potential food opportunity. Near the playground you will find a shady selection of built-in gaming spaces. Play ping pong, cornhole, foosball, checkers or chess at the permanent gaming tables. Gaming equipment is even provided by the park! At this pleasant park you can stroll the beautiful grounds, do a photoshoot, or embrace your local tourist enthusiasm and take the speedy elevator ride to the top of the Tower of the Americas. For less than $20 you can enjoy breath-taking panoramic views of San Antonio. With over 250 days of sunshine a year, the views from San Antonio’s tower are unbelievable! Open the maps on your phone and try to identify key locations from the ultimate crow’s nest. You can even dine 750 feet in the air! Atop the Tower of the Americas, their revolving restaurant, Chart House, is a meal to remember. As the entire platform slowly turns, your party can enjoy high-class food high above San Antonio. Looking for a unique place to take out-of-town guests? No views in the city can compare to Bar 601. Their drink prices are encouragingly reasonable. Large groups will want to book in advance. But, keep in mind that the bar is not available on holidays or special occasions.
This small section of downtown houses a big part of San Antonio's history. Originally built for the 1968 World’s Fair, the icon of the San Antonio skyline, the Tower of the Americas is a monument dedicated to the city’s 250 year anniversary. Even though the iconic shape of the tower is an easy identifier of the San Antonio skyline, there are still San Antonians alive that remember a very different, significantly lower skyline. Step back in time and connect with the fair’s theme, "The Confluence of Civilizations in the Americas'' that celebrated the many nations which settled the region by visiting the nearby Institute of Texan Cultures. It’s worth an entire day on its own! Hemisfair Park Area Redevelopment Corporation (HPARC) and the Hemisfair Conservancy have been working to redevelop this historical site. Civic Park, the newest addition, which is anticipated to arrive next year, plans to capture San Antonio’s heart by creating an “uncommonly beautiful urban greenspace” that will host everything from culinary festivals to live music and community celebrations. The beginning stages of this intensive project can already be seen. Several historical buildings in the park are in the process of being fixed up and expanded into the new park area and now spaces are already under construction. If you’ve never been, or you’re like me and haven’t been in a while, a visit to the Tower of the Americas and Yanaguana Garden is above and beyond.

lush tropical flowers and greenery. People were coming like crazy to visit the little Island, the weddings started happening, and the Island took on the infamous name Marriage Island. Carlos Cortes is a third-generation Faux Bois Public Artisan carrying on a family tradition that has roots in San Antonio circa 1924. Carlos' great-uncle Dionisio Rodriguez brought this European form of sculpting to the U.S. from Mexico City and taught it to Carlos' father, Maximo Cortez. The Hotel Contessa commissioned two Faux Bois benches in 2008 as functional art. Artist Cortes hand sculpted them to look like wood with a heart engraved on the seats of each. Marriage Island is the perfect canvas for proposing. The beautiful benches make proposing naturally romantic. You have the ring; you have the mood....on bended knee under the Majestic Cypress; propose to your lover and listen to them say "YES" for sure! Many claim Marriage Island to be among the Top 10 destination spots to get married in the world. In 2018 close friends of mine, Rodulfo and Kimberly created a romantic memory with a dinner party on the Riverwalk for a group of 20 on a decorated river barge during the colorful Christmas season. They were hiding a lifechanging secret from their guests! Hidden under their winter coats were their wedding clothes! As the barge operator came upon Marriage Island, he pulled over with no hesitation. Rodulfo and Kimberly jumped out onto the little islet to meet their Reverand, off with their coats, and the beautiful wedding vows ceremony began before their closest family and friends. We watched in awe from the barge under millions of twinkling Christmas lights,

Marriage Island Marriage Island is in beautiful Downtown San Antonio right in the middle of the San Antonio River on the Riverwalk. Its beginnings are traced to 1691, when the Spanish Missionary Massanet performed the first Catholic Mass on this spot of the San Antonio River on June 13. About 1900, the city planted the towering cypress tree. Over time its root system grew so large that it started forming a small island. The Island was saved because of the historical Cypress and is now Marriage Island, the destination venue so beloved for weddings, proposals, and vow renewal ceremonies. It is a tiny, heart-shaped, 25-foot by 15-foot space, part naturally occurring and part man-made island, with a maximum capacity of 20 individuals but suggested 12. Owned and managed by the City of San Antonio, the Island sits between Navarro Street and Presa Street Bridges in front of the charming Hotel Contessa along the Riverwalk. Everyday river barge drivers tell the story that this Island brings good luck to newly married couples. The tradition of marriage ceremonies on the Island began shortly after the Mexican Revolution when the Mexican Priests blessed the spot that would eventually become Marriage Island. This romantic and somewhat
secluded locale would become the perfect place to say "I Do." In 1991 Public Artist Rolando Briseno was commissioned by the Order of the Alhambra to create a sculpture memorializing the first time Catholic Mass was celebrated on the San Antonio River. Briseno sculpted a wrought iron table, "Padre Damian Massanet's Table ." "A table sprouting out with the symbols of the Mass." Oscars Iron Works, serving San Antonio since 1981, fabricated and installed his art piece when the Island was organic and rough. Much like a deserted island until 1991, when San Antonio celebrated her 300th Anniversary, Briseno's sculpture gave the Island meaning and hope. The city planted

I Know A Place Where Everybody Will Know Your Name Thinking of growing your property management business or just getting started? I know a place where everyone will know your name. No, I'm not talking about that popular TV Series, Cheers. I'm talking about NARPM. Our industry is forever changing and as busy, big, or small that we are, are we capable of keeping up with legislative news and industry trends? I'm all for sharing and constantly learning and that's one of many reasons I'm a member of, and believe in, NARPM. Our organization is made up of many individuals with special gifts and talents and many years' experiences in this evolving market. Why wouldn't you want to be around people that may come in as strangers and leave as friends? NARPM will always hold a special place in my heart. When I
first started in real estate, I came in as a sales agent and never thought that property management would be in my near future. That was in 2001 and now fast forward to 2022. I whole-heartedly believe I wouldn't be where I am today without the guidance and support from all the people that I've met and joined with on numerous occasions, at conferences, conventions, classes, meetings, office socials, and now by joining the local NARPM Board and taking an active leadership role. In this business size doesn't matter. There is room for everyone and it's okay to have one door or over time decide you only want 45 doors as that many fits your comfort zone and if you like the challenge and are courageous enough, later grow to 1200. Our job is limitless with so much potential for

Over time you'll notice that people come and go and that could be due to lack of guidance, education, loss of interest or not bringing in enough income. Although all those things are important, I think we need to c o n c e n t r a t e m o r e o n l o n g e v i t y. Wi t h o u t i t , y o u d o n ' t g r o w a n d learn from your mistakes and won't be around long enough to have your advice sought after from not only us in NARPM but over time from the upcoming generations. Longevity is the key and that's how you'll learn everyone's name. It's always been fun and a proud moment to watch one of our peers being recognized with the Property
Manager of the Year award, earning designations, or attending a conference or convention and watching one of ours being there as a presenter or panel member. I also like to see my "friends" become successful in a business that can be cutthroat. I love to see them grow their family, buy a move up home or car, get more property doors and teach us a class about how to earn more income. After reading this, I hope I've motivated you to join NARPM or at least consider it. If you need us to come to you or to visit by phone, just let us know and we'll be happy to make the contact.
