SABOR Announces 2021 Real Estate Award Winners Missy Stagers is the recipient of the 2021 Lifetime Distinguished Service Award. The Broker/Owner of M. Stagers Realty Partners, Stagers has been in the real estate business for over 28 years, has sold over 3,800 residential properties, and produced over 700 million in sales. Her contributions to the industry are extensive and she is known for being a consistent and tireless advocate for the value of REALTORS® and this industry. The Hunt for Red December The times they have changed. Gone are the good old days of lastminute meal planning for the big holiday feast. The week before purchase of primary necessities and the last-minute run for the flourish and fluff to your local House Empire of Bounty or HEB may be unavailable for the Christmas holidays if this past Thanksgiving is a clue. Not one to dirty a kitchen, my culinary advisor stated he was not interested in dining out this year. We would attempt an old fashion, create it yourself, Thanksgiving meal. I thought that meant preordering the meal for same day pick-up and reheating in the oven. That, of course, hinged on the idea the oven would heat up after years of use as a storage bin. When negotiating with a serious cook, there are plenty of preparation steps that occur long before the table is set. The intention was to take back the kitchen to its original use and create a holiday atmosphere

using old family recipes. Things came out of the cabinets I never knew were hiding deep in drawers, nooks, and crannies. Items were lined up on the counter tops ready for their initiation into holy holiday heat. I was game for gaming the dinner, but first . . . . the obligatory trip to the HEB. A seasoned cook knows the seasons of food shopping. For our Thanksgiving feast, he spent a good day and half culling the list of required meats, vegetable, spices, creams, soup stock, breads, dairy, and desserts. He made his list and checked it twice. I thought maybe he was one holiday ahead of the game, but I learned early on not to question the master. The HEB’s are ranked in order of aisle accessibility, parking probability and check-out-scan-ability; not to mention time of day for the shopping run, shopping cart conditions and weather. Two weeks before Thanksgiving, we set out for our local

HEB to cross items off the list by aisle and alphabetically; still not sure how that works, but I followed the leader. My typical grocery run involves cruising the wine inventory, sampling the cheese (They do that again!) selecting a bagged salad, stocking up on coffee and debating the purchase of ice cream. I have noticed that the price of wine is skyrocketing, cheese selections are limited, bagged salad has been salmonellaed off the shelf, and coffee is scarce. Ice cream seems to hold its own for whatever reason. My cooking guru had a much more detailed mission and no success in the hunt. Post pandemic acquisition of anything is tricky in these times. Organizing a traditional holiday meal is a pandemic panic. Lesson one: Be prepared for the scavenger hunt. If you are particular about your product, several stops may be required for successful procurement. Lesson two: No time to debate. If your item is within reach, grab it and a spare. No guarantee more is coming. Lesson three: Do not sweat the small stuff. You may have a favorite product brand, but that was before shipping containers created a large floating parking lot inaccessible to rubber to the road tires. Lesson four: The 15 items or less checkout line is essentially a suggestion. Apparently shoppers are not accurate counters. Lesson five: Dining out might not be

the worst Plan B. After the grocery run of multiple HEB’s, our traditional holiday meal monopoly board was ready to be assembled in the now usable kitchen. I attempted to assist with the unbagging and storage, but I missed that day at kitchen organization school and was asked to leave. I was more in the way than lighting the way. It was not long before I heard the loud requests of “Where is your (insert any kitchen gadget)?” No surprise my one Teflon frying pan, melted spatula, and garage sale cookie sheet were not going to support the effort of a traditional meal. Trip number I-have-lost-count to the HEB for pots, pans and other required cooking items. Surprisingly, nonfood items are much easier to acquire in these times of unpredictable shortages. Paper towels and toilet paper not so much. I must admit the homecooked meal was amazing. The aromas of roasted bird, caramelized something or other, warmed rolls and of course, THE pecan pie made for a pictureperfect Thanksgiving feast. The post meal experience was not so perfect as someone (me) had the honor of the home-cooked-meal-clean up, but that is fodder for another time. In the post- Thanksgiving spirit, my gratitude to the kitchen crew. Only 25 days to the next home culinary battle.

"The Lost Art of Agent Communication" (Let’s Keep It Professional – Not Confrontational) Cell phone rings! Listing agent answers. Selling agent, who had initiated the call regarding a multiple offer situation immediately starts aggressively barking sentences at listing agent. “I just saw in MLS that your listing at 123 Crazy Town is already under contract! Why didn’t you call me? You told me you would. My clients are going to sue you and file a TREC complaint!” Does the above scenario sound familiar? Sadly, these type conversations are happening all too often these days. Typically, things don’t get resolved very amicably when agents communicate like this. Who is to blame in this circumstance? Who knows, but it’s likely both agents may have played a role. The listing agent may have forgotten to reach back out to update the selling agent or maybe the selling agent had texted the listing agent, “my clients will beat any offers you

have,” but never sent a formal offer. Or even crazier yet, maybe the listing agent was just honoring their fiduciary to their seller and doing exactly what the seller had asked them to do. Regardless of how they got to that point the selling agent was not going to help the situation by communicating in that fashion. The ability to communicate effectively is one of the most important skills an agent can possess. One of my favorite definitions of communication that I’ve ever seen is, “communication is simply the act of transferring information from one place, person, or group to another. Every communication involves (at least) one sender, a message, and a recipient.” What’s often overlooked is the importance of understanding how and to whom the message is conveyed coupled with how the message was interpreted - formats, emotions, and non-verbal factors all

come into play in orchestrating effective communication. Agents must be able to communicate in writing, while conversing, and while presenting information in a variety of different formats. Most importantly, we must be able to facilitate the communication between the multitudes of participants involved in a transaction. Essentially, we become the project managers for our clients and should ensure everybody understands what is required in order to achieve our client’s goal. An effective agent using sound communication skills is not only effective at transferring their own ideas, but should also excel in aligning expectations, inspiring action, and spreading vision. An agent can accomplish all of this without making every encounter a “heated battle of the wills” while still being resolute in support of their fiduciary. How you ask? First and foremost be authentic. Don’t try to disguise who you are and what your clients’ needs are. Be visible throughout the transaction. Be involved and relentless communicate information, thoughts, and ideas clearly and frequently in all forms possible. It’s fine to use assistants, but make sure you are monitoring what is being discussed so you can help if needed. One of the most critical components is listening because it allows you to gain

a clear understanding of all participants’ perspective and knowledge of the important issues/facts. Be simple, direct, and stick to the key decision points - don’t hide behind complexity or pile on a ton of information in order to try and overwhelm the other person - this tactic serves no one. Encourage input from all involved participants. Remember, it’s ok to pause! Be okay with silence. Encourage all involved in the discussion to offer ideas and solutions before you give yours. You can use stories to illustrate points - examples of previous transactions that help others understand why you may voice the concerns you have. Above all, back up your words with action - do what you say - realize that your attitude and actions give additional meaning to your spoken and written messages. Your behavior gives people information about your disposition, opinion, or mood - regardless of the words you speak. One of my favorite quotes is by Ralph Waldo Emerson who said, "Your actions speak so loud, I cannot hear what you are saying." In the end, to be more effective in communication, think not only about your words, but also about your attitude and actions, as well. It will make a huge difference to the person you are communicating with - and your reputation as a professional.

Mexican-style Shrimp Cocktail Ingredients:

1 1/2 C tomato juice Juice of 1/2 large lemon 1/2 C catsup 1/2 C chopped green onions 1 ripe tomato, seeded & chopped but most of the time, I use 'Nature Sweet' cherry tomatoes, and I don't peel them. Cilantro, chopped, to taste 1 jalapeno, minced (optional) Dash or two Worcestershire Avocados Tabasco, or Tapatio, or other hot sauce -- preferably Mexican if you can get it

Preparation: Combine all ingredients except avocados. Chill for several hours. Traditionally served in large goblets, like beer schooners, called 'copas' in Mexico, or in large parfait or Pilsner glasses. Pour the cocktails into copas. Slice your avocadoes in half. Remove skin and seed. Now cut your avocado halves lengthwise again. On top of each 'copa' of shrimp cocktail, arrange two crescents of avocado. You can also decorate with a sprig of celery. Serve with saltines, extra slices of lime, and a selection of hot sauces.

Personal Brand MUST HAVE’s for the Real Estate Agent Jeff Bezos, founder of Amazon says, “A personal brand is what people say about you when you’re not in the room.” But William Arruda, Personal Branding Guru says, “Personal branding is not about you. It’s about putting a stamp on the value you deliver to others.” As a business development rep. for Chicago Title, I agree with both. I want people talking about me when I’m not around, but most importantly, I want them talking about the value my brand delivers. A brand, and more specifically a personal brand, is what will set you apart amid a very crowded and saturated marketplace. As we head in to 2022 and fully embrace The Digital Age it’s important now, more than ever, to be memorable and to add value. If you’re looking to connect (or reconnect) with more people in 2022 then consider developing a personal brand. ONE: You are your brand and your

brand must add value. A strong personal brand attempts to deliver a product or service in a unique and memorable way. The value your brand offers should solve the problems of others in a way that no one else can. If you think the name of your Brokerage alone will sell your services or do the lead generating for you then think again. Very few people will use a brokerage because of its name, brand colors, or font selection. However, many people will use an agent because the agent’s personal brand delivers value, fills a need, and provides an outstanding experience or service in a way that no other competitor is able to do. What is the value you bring? What skill sets, talents, or knowledge do you bring to the table that will enhance the lives of those around you? TWO: Your personal brand must solve a problem. Any licensed agent can help a

person buy or sell a home. But what are the main points your personal brand addresses? What are the obstacles, hurdles, and conflicts that your ideal client faces and how does your brand solve those problems better than anyone else? Early in my career as a business development representative for Chicago Title I realized a personal brand was a must if I wanted to thrive. I needed to stand out. But I also knew that for my brand to take root and grow I needed to offer value, eliminate pain points, and solve problems in a creative and unique way. “Personal Branding is all about your unique promise of value and what you bring to the table. It’s (also) about getting your potential clients to choose you as the only solution to their problem” (Dr. Sarah David). Through research and social listening I found that many agents struggle with meaningful content creation, video marketing, and general brand development. In 2019 my brand, TexasTitleGirl, was born and over the last 3 years it has continued to evolve. Building a personal brand is a journey. It will not happen overnight – your brand will morph and take shape as you become more aware of your consumers’ pain points and how your skill set and value helps to address those problems. If you don’t know the problems your consumers face then get out a pen and start taking notes. Look for common obstacles and how you can solve them.

THREE: You must humanize your brand. People no longer love the Instragram filtered images the way they once did. These images alienate brands from their consumers. Gen Z and even many Millennials are demanding quite the opposite from what Instagram has historically offered. The new consumer wants authenticity. They want to know you are human just like them. An authentic brand fosters trust with a consumer. This trust is what also converts and ultimately breeds loyal and raving fans. One of the best ways to build that trust is through video content creation. Teach. Inform. Educate. Entertain. This type of content will show people the genuine, human side of your brand. Your personal brand must be something with which others can identify and connect. When you allow the world to see the real side of you and your brand it humanizes you. Too many brands come off as overly polished, buttoned up, and corporate. Your personal brand can still be classy, elegant, and even luxurious so long as it showcases the authentic, human side of you. Employee feedback leads to "Top Workplace" recognition for Hollywood-Crawford Hollywood-Crawford was named as one of the top workplaces in the small employer category by the San Antonio Express-News in its Top Workplaces for 2021 program. The ranking is based on a voluntary survey of its employees. HollywoodCrawford, which employs a staff of 58, has provided garage door service and installation in the San Antonio area since 1947. "We are proud that our employees voted and thought highly enough of us to be able to receive this award," said Randy Oliver, president of Hollywood-Crawford Garage Door Company. "One thing we've learned from being in business for 74 years is that the only way to create happy customers is with happy employees." Hollywood-Crawford Door Co. strives to be a fair, honest, professional and safety conscious business that respects its employees and helps to meet their needs, Oliver said. The foundation of the program is a scientific survey of employees who rate their workplace culture. In all, 1,282 employers in the region were invited to have their employees take the survey this year.
