Among her numerous accolades, she received the city’s Distinguished Sales & Marketing Award in 1999; she was named both SABOR’s REALTOR® of the Year and the CRS REALTOR® of the Year in 2007; she received the Texas Real Estate Super Agent award in 2005 (awarded to less than one percent of all Texas REALTORS®); and she was named the Phyllis Browning Co. Pinnacle Award Winner for

2020 Broker of the Year.

Rispoli received her license in 2008 and became President of Coldwell Banker D’Ann Harper, REALTORS® in 2016. In 2017, Leesa launched the Global Luxury Division of CBDH and in 2019, Rispoli’s leadership was instrumental in one of the company’s nine offices being recognized as the top producing Coldwell Banker office in the state. She consistently seeks out ways to change the status quo in order to provide the best mentorship and training to her agents. She ensures her agents remain informed and have the latest tools at their fingertips to provide the best care for the buyers and sellers they serve.

Rispoli is also an advocate for involvement in the industry. She has served on numerous SABOR committees and encourages her agents to be involved as well. Outside the office, Rispoli donates her time and resources to Communities in Schools and she also supports the Dr. Herbert Harper, Jr. Memorial Scholarship Fund which provides $25,000 each year in multiple scholarships used toward higher educa-

Switch to connectMLS Modern View Starting in January of 2021 classic view in connectMLS will no longer be available and modern view will become standard. But don’t worry: classic search will still be available along with modern search.

Modern view is designed to be more convenient to use and has exclusive tools not available in the classic view.

What features are available in modern view?

• Modern view uses a responsive design so that no matter what device you are using the layout adjusts accordingly.

This feature makes using a tablet or smartphone to access connectMLS much easier and eliminates the need to zoom in and out repeatedly.

• The SmartBar is a feature that is displayed at the top of connectMLS pages.

The SmartBar is a search tool that allows users to find listings and clients by simply

typing in a few letters. As you type in your search, the SmartBar will automatically display matching suggestions. If you click in the SmartBar without entering any search criteria you will be shown a list of your recent activity. By clicking on an entry, you will be taken to that page.

• The Enhanced Report is another tool available in modern view. This tool allows you to easily view scannable listing data with HD photos from any device. The report can be accessed by clicking the orange icon for any listings displayed in the SmartBar and can also set it as your default for browsing photos from the “My Defaults” section of your settings page.

The features listed above are exclusive to connectMLS’s modern view and are designed to save time and make using connectMLS from any device simple. Make the switch to modern view today to start familiarizing yourself with the features before the launch in 2021.

THE WAY I SEE IT By: Cathey Meyer

A Song for the Holidays The opera ain’t over till the Fat Lady sings is the famous quote from beloved sportswriter Dan Cook. These days, I watch for any singing fat lady just in case we are counting our days.

Back in the day, Dan famously referred to his sage advisor, Benjamin P. Broadhind when he needed direction on a sports bet, writer’s block or help with a gift idea for his wife. Dan always met Benjamin P. at Audry’s Mexican Restaurant—a favorite haunt of downtown reporters needing a homemade Mexican food fix. Both men were well known for preferring anonymity even though they were both infamous and usually spotted hiding in plain sight.

Dan left us for the high heaven boxing ring years ago, but no one ever noted where Benjamin P. landed after the sale of Audry’s Mexican Restaurant back in 2009. To my astonishment, I spotted him dining recently at a local family restaurant and took a chance to say my hellos. He looked very much

the same from the days I spotted him at Audry’s; just a bit grayer and a step slower. I hesitated to approach, but I needed advice from a trusted soul. “Mr. Broadhind?” I slid up in a socially distant manner fully masked. He looked up and the twinkle in his eye hinted he might be smiling behind his mask. “I need some advice.” I did not want him to think I was panhandling for cash.

To my surprise, he waved his hand for me to sit. Nerves flittered in my stomach with a loud growl, but I told him it was my enchilada hunger pangs. “Chili or cheese?” He asked. I told him I had just order the Wednesday special and I heard his chuckle. “Me too,” he offered. “Please join me.” He waved his hand and suddenly, I was at a table for two and dining with San Antonio Express-News royalty. “Don’t dawdle dear. What do you need?” I jumped right into my situation.

“We are losing all our traditions this year and I am so sad. I want

2019 back and I want to skip 2020.

How do I face yet another holiday without the old traditions of gathering with family and friends?! I miss people!” On cue my enchiladas arrived, so off came my mask and a tear down my face. “Dear,” he began, “Tell me about your most memorable holiday meal.”

His meal arrived and he dug right in not waiting for it to cool. I thought for a moment and smiled.

I recalled the Thanksgiving diner when I was in high school. For some reason, the Meyers were home alone. No extended relatives and no one made plans for a ‘special’ Thanksgiving dinner. My mother noted it was not her job. So, we ordered pizza, watched the parade on TV, played a little family football in the yard and ate cereal for dinner. We always refer to ‘that’ Thanksgiving when we think back about family traditions. All the others were the traditional turkey fiascos that included tense smiles and arguments about who would clean up. I shared this with Mr. Broadhind.

“My dear,” he began as his scraped the last of the enchilada sauce from his plate. “Your best memory involved a tiny group of folks who apparently had a grand time--it is YOUR BEST memory. What are you fretting about now? Find yourself just a few folks you love, simplify your anticipation and create a new holiday expectation.” I mentioned I might miss my older relatives and wanted to be with them. “You can’t see them any

other time? Why does it only have to be a special Hallmark moment? I am sure you spend time with them during the year. Just make those times extra special. Now if you will excuse me, nature calls.” He slowly stood up and wandered to the back of the tiny restaurant.

I felt this huge sense of relief.

He was right. We tend to make too much of manufactured moments, when in reality, we should be living them every day. My traditional holiday memories all run together, involve all the same people and nothing really stands out. My Thanksgiving pizza meal has sparkled for decades. I need not stress about what was but need to deal with what is. I heard no singing from any fat lady.

I was overjoyed at several things: I got the courage to introduce myself to the legendary Mr. Benjamin P. Broadhind; I learned I was fretting about the wrong things—we cannot control our circumstances, only our reactions. Just take a breath and remember the good times! Finally, an enchilada plate can equalize all issues.

I waved for the waitress to pay the tab.

It was the least I could do for Mr. Broadhind, but alas I was even slower than Mr. B. He had let nature take its course and disappeared through the back door. He also treated me to lunch. Thank you, Mr. Broadhind, for putting the holidays into perspective and may your opera’s next act bring you great joy.

As we step into December…

As we step into December, some have found themselves exhausted and others still coming to grips of what has transpired or what the near future will bring amidst the pandemic and politics.

At the end of the day we all could use joy and positivity in our lives and what better way to work towards that then by the day we all could use joy and positivity in our lives and what better way to work towards that then by recognizing and taking part in November’s Gratitude month. If you have lost your stamina, it is okay. We have all been there. Find yourself an accountability partner or start your morning with affirmations. The positive you are, the more the world with greet you with positivity.

Through these trying times SAMAC, NARPM stayed positive and did not show any signs of slowing down and was due to great leadership.

Our leadership stayed up to par and when things slowed down or shut down, they moved forward. They kept in contact, stayed excited and kept us motivated, educated, and healthy.

Zoom was immediately implemented and was our go to, for our educational classes, chapter meetings, vendor interactions and charitable events.

In a meeting mid-November, a seasoned vendor that attends other NARPM chapters throughout the country, mentioned that SAMAC is one of the best chapters because of our love for sharing and consistency. We are a healthy chapter, and the goal is to continue to lead and grow.

In fact, we were recognized as the “Largest NARPM Chapter of the Year” for 2019 and hope to accomplish the same in 2020.

It is hard to believe that in December of 2019 we attended our induction celebration to introduce the new executive officers and directors to our peers and while the gavel was being passed along none of us knew at the time what the universe had planned come March 2020.

Leadership plays an integral role in keeping us together and meeting our goals and we need to give them kudos,

How To Help Your Client Get A Mortgage - #101 Another year is drawing to a close. A year of turmoil in the financial sector sparked by the devastating crash of the housing market across most of the US, that has now spilled over into almost every other industry in the country. A year of foreclosures, layoffs, bailouts, and elections……… ..a year that quite frankly wasn’t that bad for San Antonio compared to the rest of the country.

And as this tough year comes to an end, a new year begins. A new year of hope, a new year of “change”, a new year of buyers, and for the purposes of this article a whole new year of first-time homebuyers is now upon us.

But with all that’s been in the news lately about the dreaded “Credit Crunch”, how on earth does anyone qualify for a loan these days? Well, believe it or not the answer is quite simple………..they qualify the same way they always have; by assessing their ability (income/assets) and willingness (credit score) to repay their debt.

That’s right; even though sub-prime, stated-income, and almost every other niche loan product has been taken off the market

we can still do loans the old fashioned way.

And if your client has never applied for a mortgage before, they may not realize it yet, but they’re about to have every crevice of their financial life looked over by banks who will consider them for a loan. They’d better make sure their financial house is in order.

Determine How Much Your Clients Can Afford This is the most important yet often overlooked and misunderstood step.

Clients can start by looking at how much they currently pay for rent or mortgage. Is it hard to make ends meet at the current payment or are they living comfortably and feel that they can afford to spend more on a monthly basis? Have they been able to set aside money for savings or investments at the current monthly housing expense? If so, then they are probably ready to move up to a larger monthly mortgage payment. If not then they should probably look into a home that will cost less than the current payment.

Okay, now that we understand a little bit more about what they are willing to pay, how does that translate into what sales price

they should be looking at? As a rule of thumb for homes here in San Antonio, the monthly mortgage payment with taxes and insurance included should be about .9% of the sales price of the home. For example: A $100,000 home will cost around $900/month, a $200,000 home will cost around $1800/month, and a $300,000 home will cost around $2700/month, etc…..Of course these figures will vary depending on loan type, interest rate, down payment, location of the home (taxes), and actual cost to insure the home.

(Please keep in mind what the client’s willing to pay and what the bank thinks they can afford are quite often very different.)

Check Out Credit Report and Score Start the search by having them order a copy of their credit report and finding out the credit score. If they’re worried that the score is looking kind of low (below 580), don’t worry, there are some ways that can boost the score in a relatively short time. Just understand that “a relatively short time” in this case means months, not days. Which goes to a bigger point: Clients thinking about buying a home should give themselves three to six months to get everything in order.

Pull Together the Financial Records and History Clients are always amazed how much paperwork is involved with getting a mortgage. Remind them they’ll be asked to supply tax returns from the last two years, W-2’s, pay stubs, bank statements and other

bits and pieces of information. Start gathering that info now, well before they even apply.

Collect and Deposit Family Gifts as Soon as Possible A lender will view gifts from family members differently than savings diligently set aside over time. If it’s feasible, have clients deposit any contributions from other people to the housing fund at least two months before applying for a loan. That way, when the lender goes over the last few bankaccount statements those funds will already be seasoned.

Get Pre-qualified It’s always a good idea to get prequalified for a mortgage if buyers haven’t found the house yet (if they have found a place, then they can just go ahead and apply for the mortgage). What pre-qualification means is that a lender has checked the credit and verified that they make and owe what they said they make and owe. The lender will also issue a letter that can be provided to brokers and sellers, indicating that the bank has agreed to lend a certain amount of money.

There are two big benefits to getting pre-qualified: It shows sellers that buyers are serious, and it gives a head start on the mortgage application process.

Maybe even more important, it can save “finding the dream home, falling in love with it, and then not being able to get the loan.” Save them the heartache, get prequalified before looking.

3 Minute Chocolate Mug Cake 1 Coffee Mug 4 tablespoons flour (that's plain flour, not self-rising) 4 tablespoons sugar 2 tablespoons baking cocoa 1 egg 3 tablespoons milk 3 tablespoons oil 3 tablespoons chocolate chips (optional) mini chips would be the best Small splash of vanilla Add dry ingredients to mug, and mix well.

Add the egg and mix thoroughly.

Pour in the milk and oil and mix well.

Add the chocolate chips (if using) and vanilla, and mix again

Salcedo Attains CRP Designation Apartment & Relocation Center announces Caroline Salcedo has earned t h e Certified Relocation Professional (CRP®) designation through Worldwide ERC®, SALCEDO the workforce mobility association. Caroline Salcedo is one of 110 members earning the Certified Relocation Professional (CRP®) designation. The exam was offered between 16 May and 1 June via an internet-based testing (IBT) format, and candidates participated at test centers in 34 U.S. states, the District of Columbia and Puerto Rico. The CRP® exam tests candidates’ command of corporate mobility policies and programs, real estate, tax considerations, transferee counseling, and other services. Exam content is developed under the guidance and expertise of a Worldwide ERC® CRP® Certification Review Board, and it is administered by Castle Worldwide, an independent testing consultant and proctor.

Review Board Chairwoman Stefanie Schreck, SCRP, SGMS, notes that “The Certified Relocation Professional® designation is widely credited with raising the bar in our industry, helping to build a consistent, uniform understanding of the many and intricate practices that employee mobility entails.
