Reddy A+U is an international firm of architects, planners, urban designers and interior designers with over 40 years of experience in the design and management of complex building and planning projects. Our many awards and repeat clients are testament to our reputation for creative design and high-quality professional service.

Lisa Smyth is the Head of Interiors at Reddy Architecture + Urbanism.

Since graduating in 1996, Lisa has worked as Interior Project Architect in Ireland and internationally on a wide range of projects including Residential Fit Outs, Student Amenity and Accommodation, Office, Retail, Hospitality and Healthcare.

Our team is constantly studying design trends as well as keeping up to date on the latest technological developments and looking at how we can best incorporate these into our clients projects. We are aware of the various inputs and changes happening in the market in terms of design, technology and engineering and we strive to optimise the solutions while collaborating with the various consultants. Ideally located between the River Thames and one of London’s most stylish streets, King’s Road Park seamlessly combines modern architecture with refurbished buildings and nature-inspired interiors. The result is a unique and inspiring living space, enhanced by thoughtfully designed residents' amenities. We have applied our

years of experience in residential projects into developing this bespoke and curated design which responds not only to the needs of modern city living but also its site specific location. The end result is an extremely high calibre which will no doubt set a new benchmark in residential design.

EMBASSY GARDENS DARBYS RESTAURANT AND BAR

LONDON

Scale: 1,024 sqm

Inspired by the 1950s New York aesthetic, the bar sits at ground level beneath the iconic Sky Pool at Embassy Gardens.

Before the opening of Darby’s Restaurant, Embassy Gardens lacked a mainstay dining option, making a restaurant and bar a welcome addition to this thriving residential area.

Our interiors team delivered the prestigious restaurant + bar for renowned Irish chef, Robin Gill. Featuring a kitchen with openfire cooking, an on-site bakery, and a central oyster bar surrounded by hanging foliage, it offers a unique dining experience. Ten storeys above, the restaurant links to the Sky Deck, which also includes a poolside barbecue.

SEAMOUNT RISE

MALAHIDE, DUBLIN

Scale: 142 units, density 35 units/ha

Services: Design, Execution

A medium-density housing and apartment development in Malahide, Co. Dublin. A mix of two- and three-storey houses adjoins existing residential estates. Medium-density terraced housing and apartment buildings are placed in the centre of the site, surrounded by landscaped public open space.

Massing and orientation maximise the views towards the sea and landscaped spaces. The layout provides access to a public park and the inclusion of green routes connecting the development to the town with cycleways and walkways, fostering a sustainable community. A mix of houses and apartments provide for various tenures, giving the development a strength in depth.

8TH LOCK, ORMONDE

ROYAL CANAL PARK, DUBLIN

MIXED USE AND GARDEN COURTYARDS

A development in blocks from 5 to 12 stories, incorporating a gym, own-door offices, medical centre, juice bar, and café. On an island site, an entrance plaza is located at grade, lined by the commercial and amenity spaces to foster active uses at street level and screen car parking behind. Main circulation is at first-floor level, where pedestrian routes link the various blocks via sheltered courts and landscaped gardens, connecting also to the adjacent canal with a south-facing plaza. Facades provide shadow and depth, finished in a range of warm colours.

NEWMARKET YARDS

NEW LIFE IN AN HISTORIC AREA

Scale: 413 apartments

Services: Design, Execution

A high-density build-to-rent development with shared amenities such as cinema, gym, sauna, co-working spaces. Replacing a former industrial park and on the edge of an historic former market square, the scheme aims to create a cohesive urban block, with new public connections to surrounding streets, a

courtyard and rooftop terraces for residents, and an active frontage to the market square. Façade articulation, material selection and interior design echo the industrial heritage of the square. The scheme is designed to BREEAM Excellent standard.

CASTLEMARTYR HOTEL

CORK

Scale: 20,000 m2

Services: Detail Design, Execution

The luxurious 104-bedroom ‘five-starplus’ hotel and spa on the grounds of Castlemartyr Demesne included a significant amount of historic conservation as well as sensitive modern intervention to the 18th century house and formal gardens, addition of new bedroom and pool buildings, an eighteen-hole golf course, club house, ancillary golf lodges and gate lodge accommodation.

CASHEL PALACE

TIPPERARY

Scale: 25 acre site

Adaptive re-use and restoration of the existing Cashel Palace.

The project involved a sensitive conservation of the heritage elements of the historic house and construction of a modern wing connected via a glazed corridor to the main building.

DUBLIN ROYAL CONVENTION CENTRE

DUBLIN

Scale: 2,500 m² ( 26,909 ft² )

The Dublin Royal Convention Centre (DRCC) spans three floors of the Ship Street Development, with main access from Ship Street and a new civic plaza at Le Pole Square. Part of Dublin’s medieval city renewal, it includes a pedestrian street linking Chancery Lane and Ship Street Great, and a civic square over St. Michael Le Pole church ruins.

The DRCC features an 850-seat multifunctional conference room with

advanced AV, a bar, catering, and storage. The Upper Ground Floor has four 65sqm conference rooms, breakout areas, and a buffet space. A sculptural steel staircase connects the floors, surrounded by biophilic greenery and Viking-inspired ceramic walls.

The interior blends medieval and Viking elements, featuring a longboat wall and buttress details in aged bronze, gold, and verde de gris tones.

FOUR FERNS NURSING HOME

FOXROCK, DUBLIN

The Four Ferns Nursing Home is an innovative care home whose concept combines cutting-edge interior design with elegant architecture in a sylvan setting.

This project delivered the highest possible clinical and healthcare standards in a warm, comforting and homely environment. Through a sensitive design which promotes independence, well-being and therapeutic activities, it proves that elderly care does not need to look like hospital care.

Sustainability was also a key consideration; finishes were specified based on their eco-friendliness and recycled materials, locally produced items, and woods from renewable sources were used wherever possible.

POINT CAMPUS

DUBLIN 1

A NEW PIECE OF CITY

Scale: 966 student bed spaces, 33,520 m2

Services: Design, Execution

Fit out of amenity spaces for a state of the art 966-bedroom student accommodation project comprising two buildings, each offering its students equal facilities.

Each building includes a dedicated study zone, isolated from the main amenities to maintain low noise levels. These zones provide group and individual study desks, group study "huts" with smart screens, and

private study rooms. The design emphasises a sense of ownership, with flexible spaces that students can book or use as needed. One building features a ‘Club Lounge’ for events, Netflix viewing, or quiet conversations. Each building also has a cinema room available for movies or presentations. Additional facilities include a fitness studio for activities like yoga and Pilates.

JAMES JOYCE LIBRARY, UCD

DUBLIN 4

Scale: 23,222 sqm

Services: Design, Execution

Creating a space for focus, community and collaboration. A sensitive library refurbishment focusing on key deliverables such as user-focused design, sustainability and biophilic design.

The project involved the refurbishment of a 1972 Brutalist-style building by Sir Basil Spence, Glover, and Ferguson. It transforms the structure into a cohesive “Holistic Ecosystem,” preventing future piecemeal interventions and the need for additional space. The reimagined design creates a wel-

coming, inclusive, accessible, and safe learning environment that incorporates technological advances and the digitisation of books.

This project showcases an exceptionally sustainable and inclusive approach to older building stock by increasing capacity and eliminating the need for new construction. The once austere and underutilised space has been transformed into one of the most favoured and supportive study environments on campus.

UCD VILLAGE AMENITY SPACE

DUBLIN 4

With a focus on providing amenity for students, the space offers expansive seating and study areas alongside clearly defined interaction zones. A key focus was achieving a balance between small social spaces and larger community areas, ensuring both flexibility and functionality.

To support the high student capacity and diverse activities, a carefully planned acoustic solution was implemented for the

central atrium and cellular pods, seamlessly managing noise from multiple concurrent activities.

The end result is a high quality student amenity with a variety of study, dining and breakout areas, including bookable spaces, which is accessible to the university’s large student population.

BREWER’S CLOSE DUBLIN 8

FROM BROWNFIELD TO URBAN QUARTER

Scale: 282 student bed spaces, 10,600 m2

Services: Design, Execution

Professionally managed accommodation for 245 students, 37 rental apartments and 3 new retail units. The project, together with the adjoining New Mill development, also by Reddy A+U, makes an urban block that creates a new active street edge, provides public access to the Poddle river, incorporates a protect structure and activates a prominent corner in the urban regeneration of the Newmarket and Coombe area. It aims to provide a connected student community through a series of interconnected landscaped pedestrian walkways and routes.

GLENCAR HOUSE DUBLIN

Scale: 6,968 m² (75,000 ft²)

Services: Design, Execution

Glencar House, a prestigious 6-story Grade A office HQ on Merrion Road, is designed by Reddy A+U to stand among Dublin’s landmark buildings. Inspired by Glencar Waterfall, it emphasizes sustainability and is targeting LEED v4 Platinum and A3 BER ratings.

The design prioritizes a healthy indoor environment, employee well-being, and

corporate sustainability, achieving WELL v2 and Core Platinum certification. The atrium, featuring bronze fins and Connemara stone cladding, reflects the movement of cascading water, creating a striking and eco-conscious workspace.

GUINNESS ENTERPRISE CENTRE

DUBLIN

Scale: 8,230 m2 (88,586 ft2)

Reddy A+U provided architectural, interiors, and certification services for Diageo’s Guinness Enterprise Centre in Dublin 8. The project involved refurbishing parts of the existing building, adding a new reception with a lift and stair, expanding the restaurant and WCs, and constructing two new office floors with conference rooms and a café.

The design preserves the site’s industrial character, incorporating exposed brick, steel, and glazing, while glass extensions distinguish old from new. The central corridor features breakout spaces around glass courtyards, maximizing views over the city.

AON DUBLIN

This modern, purpose-built space was designed to align with Aon’s vision for a collaborative, innovative, and employeefocused workplace. The design integrates custom workspaces, including bespoke collaboration zones, breakout areas, and technology- enabled meeting rooms, fostering seamless interaction and hybrid working solutions.

LEED and WELL Platinum targeted, this project is a sensory, inclusive and sustainable design solution which supports Aon’s Smart Working approach. The project will set a new benchmark for AON office design globally. From a sustainability point of view, the project has reduced running CO2 and energy consumption by 60% compared to Aon’s previous location.

EASTPOINT DUBLIN

Scale: 4,620 sqm, 4 Floors

Services: Design, Execution

A fully refurbished, state-of-the-art workplace, EastPoint Business Park blends modern design with functionality, fostering innovation and growth. It offers amenities like a café, restaurant, fitness center, childcare, and retail options, along with high-quality workplace facilities such as showers and storage.

Designed for sustainability and digital excellence, the building integrates eco-friendly

systems to minimize its carbon footprint. Following a full MEP upgrade, it will improve from BER C3 to A3 and target LEED Gold and WiredScore Platinum. Enhancements include upgraded washrooms, energy-efficient fixtures, acoustic glazing, improved lifts, and a biophilic atrium design with greenery and bespoke lighting.

BNY MELON, THE SHIPPING OFFICE DUBLIN

Scale: 3rd-6th Floor (8,000 sqm)

The BNY Mellon project delivered 8,000 sqm of agile office space across four floors, designed for 1,166 staff with 700 non-assigned desks managed via a booking app. The workspace is zoned into departmental neighborhoods, ensuring an even distribution of support spaces such as meeting rooms, wellbeing rooms, print and tea stations, all allocated based on usage data from existing facilities.

To maximise natural light, meeting rooms are positioned away from the main core, allowing open-plan desks to benefit from perimeter glazing. The design incorporates biophilic

elements, including textured materials, planting, and natural wood finishes, creating a warm and inviting atmosphere. Dedicated wellness features include yoga rooms, genderneutral facilities, and neurodiverse spaces. Flexible working options extend beyond desks, with collaboration zones, a staff restaurant, and a 6th-floor café providing alternative workspaces.

Targeting LEED and WELL Platinum certification, the project prioritises sustainability, employee wellbeing, and energy efficiency,

TERMINI DUBLIN

Scale: 11,360 m² (122,200 ft²)

Termini, a new office building on Arkle Road, Sandyford, offers some of the largest openplan floor plates in the business park, attracting major tech and finance companies. Positioned between two Luas stops, it serves as a gateway to the park, with a striking design featuring three protruding office sections that create a sheltered arcade for pedestrians.

Built to LEED Gold standards, the 28,000 m² building boasts 2.9m floor-to-ceiling heights and fully glazed façades with panoramic views of Dublin Bay. The reception, designed as a connectivity hub, features informal meeting spaces, a café, and industrial-inspired finishes softened by timber and wool furnishings.

BANK OF IRELAND DUBLIN

Scale: 950m² / 10,255 Sqft

Services: Design, Execution

We were appointed by Bank of Ireland to take an existing workspace fitout by Henry J Lyons and re-imagine the space delivering a more biophilic, comfortable and modernised setting. This enabled greater collaborative and activity-based working, which aligns with the banks’ approach to the new hybrid working model. The ‘Trail-path’ concept addresses the new way people work, meet, collaborate and recognises how this has changed. The design allows for bookable meeting rooms in a range of formats from intimate 4-6

person spaces, open plan collaboration zones to high tech townhall configurations. The carefully selected materials, timber joinery, lighting and furniture was choreographed to harmonise the space and envelop the user with a strong sense of home comforts.

Reddy A+U continue to have a strong relationship with Bank of Ireland and have commitments to continue this design approach in future pipeline projects.
