SHOPPING CENTRES AS LIVING HUBS
The retail sector isn’t dying — it’s evolving.
Once the epicentre of suburban life, shopping centres are now being transformed into mixed-use hubs, combining housing, retail and entertainment in a bold bid to stay relevant in a changing world.
Developers are increasingly seeking to complement their under-pressure retail + department stores, trading the racks and registers for apartments and affordable housing.
In some cases, entire sections of malls are being reimagined with outdoor spaces, restaurants and modern living quarters.
• Hammerson at Dundrum Shopping centre is developing the Ironworks with Reddy A+U - 120 Apartment Units over an existing car park, making clever use of the otherwise redundant overhead space.
• The Frascati Shopping centre’s recently completed residential scheme brought 45 new units above the existing centre – Reddy A+U completed the scheme for Burlington Real Estate.
• Jervis Shopping centre’s extension at the rooftop comprises a shared living and office scheme which dramatically reimagines the skyline of the city whilst maintaining the shopping centre below.
It’s a logical and entirely suitable use of the space above and proximate to the retail and shopping centres – places to live and shop as well as relax.
Despite development plan concerns which
seek to limit new hotels and retail use at city centre locations, under the guise of concern at erosion of cultural use, the move is clear in the markets of Europe and the US. People will live close to amenities and there is space and the ability to deliver development of scale at these locations.
At Reddy A+U, we believe that contemporary hostel architecture reflects a paradigm shift in communal living. We are working with our clients to reimagine these spaces to offer more than just a place to sleep.

As travel trends evolved, so too did the concept of hostel accommodation. No longer confined to the stereotypical image of bare-bones accommodations, modern hostels have redefined the notion of communal living.

Reddy A+U are frontrunners in use of BIM (Building Information Modelling) to foster innovation and deliver design excellence. Our approach and workflow ensures our designs are fully digital from concept through to completion.

Data Driven Design
We use BIM in the early stages of designing, site planning and feasibility studies, through visualisation, simulations, to specifications and construction drawings.
The developing BIM model provides us with live reporting of key metrics — quantum of units, the mix of units, ratio of dual aspect and oversized units, site density — while also considering key architectural concepts of site planning, massing, and the creation of places for people.
Information on material and thermal performance, cost, life cycle analysis, environmental impact and other relevant considerations are integrated into the design process.
This enables us to rapidly test multiple design options and provides the client with extensive insight into design development, operating costs, environmental impact, time schedule and other such metrics.

Environmental Design & Sustainability
Our BIM workflows enable us to evaluate the building’s impact on its environment, to understand impact in terms of light and weather at any time throughout the year, and to evaluate visual impacts of scale and massing, tailoring the presence of the building to its environment and assessing key sight lines and views.
We use Insight analysis to assess the impact of solar radiation on the balance between passive heating and overheating. Integration with daylight or wind consultants provides detailed daylight and wind microclimate analysis.
Collaboration & Coordination
Collaboration with clients, consultants and suppliers assists with coordination and facilitates clash detection, identifying critical interface issues before construction, and minimising the risks associated with redesign and over-estimation of cost.
We use Autodesk BIM 360 (Construction Cloud) as the main Common Data Environment (CDE) for the design team, facilitating coordination, clash detection and issue resolution during the design process, and greatly improving the quality of production information.
Design team models are federated using Autodesk Navisworks Manage, where a rulebased clash detection process is undertaken to identify areas that require further coordination.We lead design teams in the producton of coordinated information.

Our design process is a collective approach ensuring that the stakeholders remain and integral part of the design process. Our team studies in detail the brief and through a collaborative strategy prepares a concept that aligns with our clients expectations and considers in detail the projects end use. Our team are focused on user movement and we bring all the modern technology and research at our disposal to all our projects. This includes aspects of wellness, biophilic design and we incorporate these ideals as part of our development of a sustainable project.

Adaptive re-use and restoration of the existing Cashel Palace. The project involved a sensitive conservation of the heritage elements of the historic house and construction of a modern wing connectevia a glazed corridor to the main building.
To upgrade a protected structure to a 5-star hotel standard with ballroom, spa facilities and an addional 46 bedrooms. The project required significant refurbishment of outbuildings into bedroom suites and the incorporation of external landscaped

The 120 bedroom four star hotel is surrounded by a number of protected structures including Kilmainham Gaol and the Royal Hospital Kilmainham.
The new development sensitively integrates the new build into existing historic landscape and an existing 13th century Norman castle. Facilities within the luxury complex include a swimming pool & spa facilities, a large (330+) conference and function room, as well as a number of full bars and restaurant
RADISSON HOTEL GOLDEN LANE
Scale: 10,500 m2

115 Bedroom Extension to Radisson Hotel also originally designed by Reddy A+U to compliment a mixed-use development at Le Pole Square in Dublin 8.
The bedrooms share views of the square and Dublin Castle and are located directly over the convention centre and extensive spa facilities.
CASTLEMARTYR HOTEL
CORK
Scale: 20,000 m2
Services: Detail Design, Execution
The luxurious 104-bedroom ‘five-starplus’ hotel and spa on the grounds of Castlemartyr Demesne included a significant amount of historic conservation as well as sensitive modern intervention to the 18th century house and formal gardens, addition of new bedroom and pool buildings, an eighteen-hole golf course, club house, ancillary golf lodges and gate lodge accommodation.
