TOWARDS A LOW CARBON FUTURE
One of the most striking features of 8th Lock is its construction, with Ballymore the first company in Ireland to use CarbonCure concrete in the building. This innovative material is central to Ballymore’s sustainability strategy, aimed at reducing carbon emissions.
The integration of CarbonCure involved a meticulous process, taking multiple months to quantify and test by Reddy A+U, Ballymore and the onsite team. This foundational work sets a precedent for broader industry adoption, demonstrating Ballymore’s commitment to sustainability across its portfolio in Ireland and the UK. 8th Lock’s impressive sustainability credentials are further enhanced by its focus on both embodied and operational carbon reduction.

Home Performance Index
At 8th Lock, Ballymore and its design team aimed to achieve The Home Performance Index Scheme (HPI) v2 certification. Traditionally, sustainabilitybased certifications target office tenants rather than individual units, but Ballymore chose HPI to demonstrate the quality and dedication invested in this project.
The HPI certification exemplifies a holistic approach to designing for people, going above and beyond regulations. This certification aligns with the ambitious vision of the 8th Lock project and has been widely adopted and highly successful.

We use BIM in the early stages of designing, site planning and feasibility studies, through visualisation, simulations, to specifications and construction drawings.
The developing BIM model provides us with live reporting of key metrics — quantum of units, the mix of units, ratio of dual aspect and oversized units, site density — while also considering key architectural concepts of site planning, massing, and the creation of places for people.
Information on material and thermal performance, cost, life cycle analysis, environmental impact and other relevant considerations are integrated into the design process.
This enables us to rapidly test multiple design options and provides the client with extensive insight into design development, operating costs, environmental impact, time schedule and other such metrics.
BIM: THE DIGITAL PROCESS

Environmental Design & Sustainability
Our BIM workflows enable us to evaluate the building’s impact on its environment, to understand impact in terms of light and weather at any time throughout the year, and to evaluate visual impacts of scale and massing, tailoring the presence of the building to its environment and assessing key sight lines and views.
We use Insight analysis to assess the impact of solar radiation on the balance between passive heating and overheating. Integration with daylight or wind consultants provides detailed daylight and wind microclimate analysis.
Collaboration & Coordination
Collaboration with clients, consultants and suppliers assists with coordination and facilitates clash detection, identifying critical interface issues before construction, and minimising the risks associated with redesign and over-estimation of cost.
We use Autodesk BIM 360 (Construction Cloud) as the main Common Data Environment (CDE) for the design team, facilitating coordination, clash detection and issue resolution during the design process, and greatly improving the quality of production information.
Design team models are federated using Autodesk Navisworks Manage, where a rule-based clash detection process is undertaken to identify areas that require further coordination.We lead design teams in the producton of coordinated information.

A development in blocks from 5 to 12 stories, incorporating a gym, own-door offices, medical centre, juice bar, and café. On an island site, an entrance plaza is located at grade, lined by the commercial and amenity spaces to foster active uses at street level and screen car parking behind. Main circulation is at first-floor level, where pedestrian routes link the various blocks via sheltered courts and landscaped gardens, connecting also to the adjacent canal with a southfacing plaza. Facades provide shadow and depth, finished in a range of warm colours.

A master plan for a new urban quarter, on former industrial lands in Dublin port, overlooking Dublin Bay. Phase 1 will provide for 324 apartments, including 31 social and 51 affordable apartments. It will range in height from 5 to 18 storeys, form a
frontage to the central boulevard and include one of the landmark towers of the overall development. The design of this building draws inspiration from its surroundings, the coastal location and the industrial heritage of the area.

A development of 43 sheltered apartments around a landscaped courtyard. The south-facing courtyard is a focal point for the residents, with a community room, pergolas, seating and casual spaces facilitating social interaction. Ground floor units have front and back gardens; at the upper levels access walkways act as informal social spaces for residents. All units are designed to Universal Design Standards. A community centre and ancillary accommodation at ground level
On a strategic site in Dún Laoghaire town centre, a tall building at the western end of the seafront quarter combines with the Lexicon Library at the eastern end to bookend the town centre skyline from the harbour. The development will will fill a gap in the existing urban fabric at a transition point between the the town centre and the seafront quarter proposing a new public space and pedestrian connection.

Next to the US Embassy in Nine Elms, from a design by Arup and HAL, Reddy A+U provided full execution services from RIBA Stage 3+ to completion of 7 blocks ranging from 8 to 21 storeys. Amenities include reception areas, libraries, private cinemas, retail units, residents’ facilities, gyms, pools
and pool club, landscaped park, elevated gardens and the Sky Pool. All interiors were executed by Reddy A+U’s interiors team. A world’s first in innovative pool design, the transparent Sky Pool allows residents to swim between buildings at 35m above the ground while enjoying views over London’s

In the Kidbrooke Village regeneration zone of 4,000 new homes, Reddy A+U is taking two phases of the development, from a design by Lifschutz Davidson and comprising 1,200 apartments, from RIBA Stage 3+ to completion. Services include design development, compliances, production information, site inspections and handover. Blocks C and D are completed, Blocks G and H are in progress. Reddy A+U is also contributing to the masterplanning of the next and final phase.

A high-density build-to-rent development with shared amenities such as cinema, gym, sauna, co-working spaces. Replacing a former industrial park and on the edge of an historic former market square, the scheme aims to create a cohesive urban block, with new public connections to surrounding
streets, a courtyard and rooftop terraces for residents, and an active frontage to the market square. Façade articulation, material selection and interior design echo the industrial heritage of the square. The scheme is designed to BREEAM Excellent standard.

A medium-density housing and apartment development in Malahide, Co. Dublin. A mix of two- and three-storey houses adjoins existing residential estates. Medium-density terraced housing and apartment buildings are placed in the centre of the site, surrounded by landscaped public open space. Massing and orientation maximise the views towards the sea and landscaped spaces. The layout provides access to a public park and the inclusion of green routes connecting the development to the town with cycleways and walkways, fostering a sustainable community. Reddy A+U provided architectural, interiors, and certification services for Diageo’s Guinness Enterprise Centre in Dublin 8. The project involved refurbishing parts of the existing building, adding a new reception with a lift and stair, expanding the restaurant and WCs, and constructing two new office floors with conference rooms and a café.
The design preserves the site’s industrial character, incorporating exposed brick, steel, and glazing, while glass extensions distinguish old from new. The central corridor features breakout spaces around glass courtyards, maximizing views over the city.
GLENCAR HOUSE DUBLIN

Glencar House, a prestigious 6-story Grade A office HQ on Merrion Road, is designed by Reddy A+U to stand among Dublin’s landmark buildings. Inspired by Glencar Waterfall, it emphasizes sustainability and is targeting LEED v4 Platinum and A3 BER ratings.
The design prioritizes a healthy indoor environment, employee well-being, and
corporate sustainability, achieving WELL v2 and Core Platinum certification. The atrium, featuring bronze fins and Connemara stone cladding, reflects the movement of cascading water, creating a striking and eco-conscious workspace.
HAYMARKET DUBLIN

The project at 56-58 Haymarket is the next stage in the regeneration of the Smithfield district of Dublin. The 6 storey office building includes a basement for parking and ground floor retail to help animate the streetscape.
The striking building is expressed through the alternating use of brick and vertical aluminium panels in front of the glazing. Recesses and the use of slender vertical columns along the eastern and southern elevations respond to the site constraints and provide exceptionally clear office floor plates.
The ground floor provides for commercial (retail, restaurant, café) uses and a doubleheight entrance lobby. The open plan office floors form a ring around the central access core, affording 360 degree views from the office floors.
The development complements the existing development levels of the adjacent buildings and its proximity to the LUAS tram line means it is extremely well served by transport.
TERMINI DUBLIN

Termini, a new office building on Arkle Road, Sandyford, offers some of the largest open-plan floor plates in the business park, attracting major tech and finance companies. Positioned between two Luas stops, it serves as a gateway to the park, with a striking design featuring three protruding office sections that create a sheltered arcade for pedestrians.
Built to LEED Gold standards, the 28,000 m² building boasts 2.9m floor-to-ceiling heights and fully glazed façades with panoramic views of Dublin Bay. The reception, designed as a connectivity hub, features informal meeting spaces, a café, and industrial-inspired finishes softened by timber and wool furnishings.

The luxurious 104-bedroom ‘five-starplus’ hotel and spa on the grounds of Castlemartyr Demesne included a significant amount of historic conservation as well as sensitive modern intervention to the 18th century house and formal gardens, addition of new bedroom and pool buildings, an eighteen-hole golf course, club house, ancillary golf lodges and gate lodge accommodation.

Adaptive re-use and restoration of the existing Cashel Palace. The project involved a sensitive conservation of the heritage elements of the historic house and construction of a modern wing connectevia a glazed corridor to the main building.
To upgrade a protected structure to a 5-star hotel standard with ballroom, spa facilities and an addional 46 bedrooms. The project required significant refurbishment of outbuildings into bedroom suites and the incorporation of external landscaped gardens into a legible series of outdoor rooms.

The Dublin Royal Convention Centre (DRCC) spans three floors of the Ship Street Development, with main access from Ship Street and a new civic plaza at Le Pole Square. Part of Dublin’s medieval city renewal, it includes a pedestrian street linking Chancery Lane and Ship Street Great, and a civic square over St. Michael Le Pole church ruins.
The DRCC features an 850-seat
multifunctional conference room with advanced AV, a bar, catering, and storage. The Upper Ground Floor has four 65sqm conference rooms, breakout areas, and a buffet space. A sculptural steel staircase connects the floors, surrounded by biophilic greenery and Viking-inspired ceramic walls. The interior blends medieval and Viking elements, featuring a longboat wall and buttress details in aged bronze, gold, and verde de gris tones.

Phase 1 of UCD’s Student Residences Masterplan provides 924 new bed spaces and the UCD Village, the student hub and focus of student social life. URBAN INFILL IN A HISTORIC QUARTER

Execution
Professionally managed student living in two buildings on Dominick Street, Dublin 7. Located on the tram (LUAS) line, the site provides ready access to the city’s educational and leisure facilities. The development includes a full range of amenities - gym, laundry facilities, lounge, café, music room, cinema space, games
rooms, study spaces, half sized basketball court, landscaped courtyards, roof terraces and retail space. The buildings restore the historic building line of the street, harmonising with the surrounding historic architecture in the wider Georgian district in material and proportion.

All interiors were designed by Reddy A+U’s interior design team, under the direction of Lisa Smyth. Shared spaces are designed to be bright, colourful and warm. The recurring motif of the arched opening was inspired by the doorways of the nearby historic Georgian streets.
GLENART COLLEGE WICKLOW

A 700 pupil school campus in Arklow, Co. Wicklow.
Glenart College project began as a review of options for extending, refurbishing, or constructing new facilities for the campus. After thorough research and collaboration with the entire design team and client, the new build option was determined to be the most economical and beneficial.
Students now have access to an inspiring place that fosters growth, development and wellbeing in a truly public building. A series of light filled adaptable spaces allow for cost-effective facility management. Wayfinding through the campus has been enabled by the use of colour, creating definable spaces and locations.

Scoil Niocláis, a 500-pupil primary school delivered previously by Reddy A+U was the focus of a new extension comprising 16 additional classrooms, enlargement of the existing general-purpose hall, external play areas and extensive renovation to adjoining out buildings.
The prominent general-purpose hall is an anchoring element in the design. It is the largest single space and acts as a central hub with the pre-existing school connected from one side and the new development connected from the other.
BON SECOURS HOSPITAL

A state-of-the-art medical facility for the people of Limerick and the greater midwest region.
The new Bon Secours Hospital at Ballysimon seeks to greatly expand the quality of health services on offer to people living and working in the mid-west region. The facility will testify to a continued commitment to provide technologically advanced healthcare ınnovation and excellence. The campus will expect to treat more than 50,000 patients annually.
This new facility will transform day-care
surgical and oncology treatments available in Limerick and widen patient-centred services to a growing local population.
This hospital is being built on a sustainable site with access to public transport, provision for EV parking and facilities for cyclists. To save energy and to be aware of climate change, the buildings will be equipped with heat pump technology for heating and cooling, green roof technology and natural daylight and ventilation will be used where appropriate.
OUR LADY’S HOSPICE CORK
A palliative care unit at Our Lady’s Hospice, providing 36 single-bed family bedrooms with support facilities. The project comprises new-built extensions connected to existing refurbished buildings, constructed on a phased basis.
The scheme seeks to provide people with calm spaces to spend their days and welcoming to both terminally ill patients and their families. The hospice provides end-of-life care in a reserved and private facility, reflecting the important nature of the services provided.

The award winning scheme creates a new benchmark in Irish later life care facilities and has been recognised as such by the plaudits received from both Client and Awards received.
With an emphasis on the therapeutic value of a homelike environment, the design seeks to
create the ambience of home rather than an institution, with natural colours, good daylight and extensive views to the outside.
Natural light is an essential element in senior living environments. Roof lights and secondary glazing between the day rooms maximise views and daylight to ensure the sitting spaces are welcoming.
FOUR FERNS NURSING HOME
FOXROCK, DUBLIN
The Four Ferns Nursing Home is an innovative care home whose concept combines cutting-edge interior design with elegant architecture in a sylvan setting.
The three storey building is laid out in a series of radiating wings with central living and dining spaces overlooking gardens and woodland spaces. The building picks up the grain of the Foxrock Conservation Area. Blending seamlessly into its sylvan setting, the building utilises earthen tones in its materiality, with buff bricks, pigmented renders, and fiber cement wall claddings that echo the local slate roofs.

Creating a space for focus, community and collaboration. A sensitive library refurbishment focusing on key deliverables such as user-focused design, sustainability and biophilic design.
The project involved the refurbishment of a 1972 Brutalist-style building by Sir Basil Spence, Glover, and Ferguson. It transforms the structure into a cohesive “Holistic Ecosystem,” preventing future piecemeal interventions and the need for additional space. The reimagined design creates a
welcoming, inclusive, accessible, and safe learning environment that incorporates technological advances and the digitisation of books.
This project showcases an exceptionally sustainable and inclusive approach to older building stock by increasing capacity and eliminating the need for new construction. The once austere and underutilised space has been transformed into one of the most favoured and supportive study environments on campus.

A fully refurbished, state-of-the-art workplace, EastPoint Business Park blends modern design with functionality, fostering innovation and growth. It offers amenities like a café, restaurant, fitness center, childcare, and retail options, along with high-quality workplace facilities such as showers and storage.
Designed for sustainability and digital excellence, the building integrates eco-friendly
systems to minimize its carbon footprint. Following a full MEP upgrade, it will improve from BER C3 to A3 and target LEED Gold and WiredScore Platinum. Enhancements include upgraded washrooms, energy-efficient fixtures, acoustic glazing, improved lifts, and a biophilic atrium design with greenery and bespoke lighting.

The Dublin Royal Convention Centre (DRCC) spans three floors of the Ship Street Development, with main access from Ship Street and a new civic plaza at Le Pole Square. Part of Dublin’s medieval city renewal, it includes a pedestrian street linking Chancery Lane and Ship Street Great, and a civic square over St. Michael Le Pole church ruins.
The DRCC features an 850-seat
multifunctional conference room with advanced AV, a bar, catering, and storage. The Upper Ground Floor has four 65sqm conference rooms, breakout areas, and a buffet space. A sculptural steel staircase connects the floors, surrounded by biophilic greenery and Viking-inspired ceramic walls.

Glencar House, a prestigious 6-story Grade A office HQ on Merrion Road, is designed by Reddy A+U to stand among Dublin’s landmark buildings. Inspired by Glencar Waterfall, it emphasizes sustainability and is targeting LEED v4 Platinum and A3 BER ratings.
The design prioritizes a healthy indoor environment, employee well-being, and
corporate sustainability, achieving WELL v2 and Core Platinum certification. The atrium, featuring bronze fins and Connemara stone cladding, reflects the movement of cascading water, creating a striking and eco-conscious workspace.

NEW LIFE IN AN HISTORIC AREA

A high-density build-to-rent development with shared amenities such as cinema, gym, sauna, co-working spaces. Replacing a former industrial park and on the edge of an historic former market square, the scheme aims to create a cohesive urban block, with new public connections to surrounding
streets, a courtyard and rooftop terraces for residents, and an active frontage to the market square. Façade articulation, material selection and interior design echo the industrial heritage of the square. The scheme is designed to BREEAM Excellent standard.

Inspired by the 1950s New York aesthetic, the bar sits at ground level beneath the iconic Sky Pool at Embassy Gardens.
Before the opening of Darby’s Restaurant, Embassy Gardens lacked a mainstay dining option, making a restaurant and bar a welcome addition to this thriving residential area.
Our interiors team delivered the prestigious restaurant + bar for renowned Irish chef, Robin Gill. Featuring a kitchen with openfire cooking, an on-site bakery, and a central oyster bar surrounded by hanging foliage, it offers a unique dining experience. Ten storeys above, the restaurant links to the Sky Deck, which also includes a poolside barbecue.

A NEW PIECE OF CITY

Fit out of amenity spaces for a state of the art 966-bedroom student accommodation project comprising two buildings, each offering its students equal facilities.
Each building includes a dedicated study zone, isolated from the main amenities to maintain low noise levels. These zones provide group and individual study desks, group study "huts" with smart screens,
and private study rooms. The design emphasises a sense of ownership, with flexible spaces that students can book or use as needed. One building features a ‘Club Lounge’ for events, Netflix viewing, or quiet conversations. Each building also has a cinema room available for movies or presentations. Additional facilities include a fitness studio for activities like yoga and Pilates.

This project consisted of the review of available lands in the LDA's ownership, the preparation of a feasibility options study, the preparation of surveys and a constraints diagram, mapping of boundaries and preparation of a land registry submission for the lands. Ultimately the project lead to a planning application.
The rich history and heritage value of the site was sensitively considered, respected and celebrated. Engagement with the community and working with our Conservation Architect helped to explore the heritage and design considerations

The LDA appointed a multi-disciplinary design team led by Reddy Architecture + Urbanism to develop this draft spatial framework. The objective of the Spatial Framework is to develop the following three structuring principles for the development of a new mixed-use neighbourhood at Sandy Road:
• A comprehensive vision
• Masterplanning themes
• Key principles and guidelines
The future development of a new urban quarter at Sandy Road will focus on optimising brownfield and underutilised areas in order to deliver on the vision established in the Design Review.
The proposed development consists of a residential development of 148 units on the northwestern periphery of Galway City. The site is bounded by the Letteragh to the north and by existing residential developments to the south and east.
The site is bounded to the west by a reservation for the proposed N59 link road connecting the N6 to Rahoon and the west of Galway city which consists of undulating fields with rock outcrops.

A masterplan framework which sets out a road map for the future development of this nationally important urban regeneration project for the Port of Cork Company.
Reddy A+U, in collaboration with Tyrens, led an international design team to develop a masterplan framework for a new urban quarter in Cork. This plan will accommodate a population of 11,000 residents and a working population of up to 4,000, effectively creating a new town.
The development will be built in six phases over 20 to 25 years, in line with the relocation of port activities. The masterplan features a continuous public waterfront, optimising river transport and leisure potential.

Reddy A+U undertook the urban design and master planning of the site following a design competition. The team developed a masterplan which was to have a healthy mix of uses including educational, employment, residential, enterprise development, recreational and community uses.
Following on from the successful Masterplan, Reddy A+U developed the Brewhouse Building from design concept to completion, redeveloping and extending the old building into a new 6,500 m2 (21,325 sq ft) state of the art workplace facility. The former Brewhouse Building represents the single largest structure to be retained and reused in the Abbey Creative Quarter Site. The Brewhouse is a unique structure in terms of its industrial heritage and modernist qualities within the city of Kilkenny.

Our masterplan is rooted in sustainability and community cohesion, addressing Dublin's diverse needs through thoughtful design. There will be 850 new homes of various tenures, social housing, cost rental units, and affordable purchases.
The masterplan was developed with extensive community consultation in order to create a successful mixed tenure scheme that is integrated with the local neighbourhood. Our approach ensures inclusivity while prioritising placemaking. A new city park will have permeable connections with the surrounding urban areas and a neighbourhood centre will be provided at a key node in the masterplan.
