INNOVATION IN SUSTAINABLE DESIGN
TOWARDS A LOW CARBON FUTURE
One of the most striking features of 8th Lock is its construction, with Ballymore the first company in Ireland to use CarbonCure concrete in the building. This innovative material is central to Ballymore’s sustainability strategy, aimed at reducing carbon emissions.
The integration of CarbonCure involved a meticulous process, taking multiple months to quantify and test by Reddy A+U, Ballymore and the onsite team. This foundational work sets a precedent for broader industry adoption, demonstrating Ballymore’s commitment to sustainability across its portfolio in Ireland and the UK. 8th Lock’s impressive sustainability credentials are further enhanced by its focus on both embodied and operational carbon reduction.

• Reddy A+U conducted a Life Cycle Analysis (LCA) of 8th Lock, overseen by Carbon Trust, eliminating over 200 tonnes of CO2e
• Centralised heat generation plant with twin pipe heat network for residential and commercial units

Home Performance Index
At 8th Lock, Ballymore and its design team aimed to achieve The Home Performance Index Scheme (HPI) v2 certification. Traditionally, sustainabilitybased certifications target office tenants rather than individual units, but Ballymore chose HPI to demonstrate the quality and dedication invested in this project.
The HPI certification exemplifies a holistic approach to designing for people, going above and beyond regulations. This certification aligns with the ambitious vision of the 8th Lock project and has been widely adopted and highly successful.
Key areas of the HPI relevant to the end user include:

Reddy A+U are frontrunners in use of BIM (Building Information Modelling) to foster innovation and deliver design excellence. Our approach and workflow ensures our designs are fully digital from concept through to completion.

Data Driven Design
We use BIM in the early stages of designing, site planning and feasibility studies, through visualisation, simulations, to specifications and construction drawings.
The developing BIM model provides us with live reporting of key metrics — quantum of units, the mix of units, ratio of dual aspect and oversized units, site density — while also considering key architectural concepts of site planning, massing, and the creation of places for people.
Information on material and thermal performance, cost, life cycle analysis, environmental impact and other relevant considerations are integrated into the design process.
This enables us to rapidly test multiple design options and provides the client with extensive insight into design development, operating costs, environmental impact, time schedule and other such metrics.
BIM: THE DIGITAL PROCESS
BETTER QUALITY, EFFICIENT DELIVERY
Environmental Design & Sustainability
Our BIM workflows enable us to evaluate the building’s impact on its environment, to understand impact in terms of light and weather at any time throughout the year, and to evaluate visual impacts of scale and massing, tailoring the presence of the building to its environment and assessing key sight lines and views.
We use Insight analysis to assess the impact of solar radiation on the balance between passive heating and overheating. Integration with daylight or wind consultants provides detailed daylight and wind microclimate analysis.
Collaboration & Coordination
Collaboration with clients, consultants and suppliers assists with coordination and facilitates clash detection, identifying critical interface issues before construction, and minimising the risks associated with redesign and over-estimation of cost.
We use Autodesk BIM 360 (Construction Cloud) as the main Common Data Environment (CDE) for the design team, facilitating coordination, clash detection and issue resolution during the design process, and greatly improving the quality of production information.
Design team models are federated using Autodesk Navisworks Manage, where a rulebased clash detection process is undertaken to identify areas that require further coordination.We lead design teams in the producton of coordinated information.

Our practice was founded on residential design and for over 40 years we been creating successful award-winning housing that has stood the test of time. The creation of inclusive, sustainable and attractive living environments remains at the core of what we do.
We were early pioneers in urban regeneration through apartment living, with projects in Dublin (city centre, Docklands and Temple Bar). These awardwinning schemes have matured to become successful and popular places to live in.
We are recognised leaders in the design and execution of high-density housing, from low-rise to high-rise, from social to private and mixed tenures. Our clients include private developers, local authorities and housing bodies and our end users include home owners, renters, students, the elderly and those needing special care.
With extensive experience in urban design and planning, we create new urban quarters and residential environments at large scale, including those in Strategic Development Zones and Opportunity Areas.
Our current work addresses the urgency of climate action through BREEAM, LEED, HPI and other certifications, lifecycle carbon assessment, low carbon materials, biodiversity modern methods of construction and sustainable housing typologies.

MIXED USE AND GARDEN COURTYARDS
A development in blocks from 5 to 12 stories, incorporating a gym, own-door offices, medical centre, juice bar, and café. On an island site, an entrance plaza is located at grade, lined by the commercial and amenity spaces to foster active uses at street level and screen car parking behind. Main circulation is at first-floor level, where pedestrian routes link the various blocks via sheltered courts and landscaped gardens, connecting also to the adjacent canal with a south-facing plaza. Facades provide shadow and depth, finished in a range of warm colours.

A master plan for a new urban quarter, on former industrial lands in Dublin port, overlooking Dublin Bay. Phase 1 will provide for 324 apartments, including 31 social and 51 affordable apartments. It will range in height from 5 to 18 storeys, form a
frontage to the central boulevard and include one of the landmark towers of the overall development. The design of this building draws inspiration from its surroundings, the coastal location and the industrial heritage of the area.

A development of 43 sheltered apartments around a landscaped courtyard. The southfacing courtyard is a focal point for the residents, with a community room, pergolas, seating and casual spaces facilitating social interaction. Ground floor units have front and back gardens; at the upper levels access walkways act as informal social spaces for residents. All units are designed to Universal Design Standards. A community centre and ancillary accommodation at ground level serves the wider inner-city community.
On a strategic site in Dún Laoghaire town centre, a tall building at the western end of the seafront quarter combines with the Lexicon Library at the eastern end to bookend the town centre skyline from the harbour. The development will will fill a gap in the existing urban fabric at a transition point between the the town centre and the seafront quarter proposing a new public space and pedestrian connection.

Next to the US Embassy in Nine Elms, from a design by Arup and HAL, Reddy A+U provided full execution services from RIBA Stage 3+ to completion of 7 blocks ranging from 8 to 21 storeys. Amenities include reception areas, libraries, private cinemas, retail units, residents’ facilities, gyms, pools and pool
club, landscaped park, elevated gardens and the Sky Pool. All interiors were executed by Reddy A+U’s interiors team. A world’s first in innovative pool design, the transparent Sky Pool allows residents to swim between buildings at 35m above the ground while enjoying views over London’s skyline.
KIDBROOKE VILLAGE

In the Kidbrooke Village regeneration zone of 4,000 new homes, Reddy A+U is taking two phases of the development, from a design by Lifschutz Davidson and comprising 1,200 apartments, from RIBA Stage 3+ to completion. Services include design development, compliances, production information, site inspections and handover. Blocks C and D are completed, Blocks G and H are in progress. Reddy A+U is also contributing to the masterplanning of the next and final phase.
COOLDOWN COMMONS, CITYWEST

Developed through extensive community consultation, this scheme aims to provide a cohesive and sustainable new mixed-tenure community, integrated into the local neighbourhood and well-served by public transport. It includes build-to-sell, social, cost rental and affordable purchase options and amenities will include a public café, retail units, office spaces, a public plaza and a residents’ park. A network of ‘green links’, incorporating existing wildlife corridors, will connect landscaped areas across the development, enhancing biodiversity.
PARKGATE PLACE DUBLIN
A NEW URBAN LANDMARK
Scale: 400 apartments, 43,350 m2

A residential development with workplace and retail spaces at a significant location on the river Liffey, surrounded by landmarks such as Heuston Station and the Phoenix Park. The 29-storey residential tower , in collaboration with Glen Howells Architects, reflects its pivotal location terminating the westward vista along the river. New commercial spaces and amenities at ground level aim to foster an active street life. New public spaces between blocks will open up access to this hitherto inaccessible stretch of riverfront for the residents and public alike.

NEW LIFE IN AN HISTORIC AREA
Scale: 413 apartments

A high-density build-to-rent development with shared amenities such as cinema, gym, sauna, co-working spaces. Replacing a former industrial park and on the edge of an historic former market square, the scheme aims to create a cohesive urban block, with new public connections to surrounding streets, a
courtyard and rooftop terraces for residents, and an active frontage to the market square. Façade articulation, material selection and interior design echo the industrial heritage of the square. The scheme is designed to BREEAM Excellent standard.
Royal Institute of Architects of Ireland (RIAI) Awards 2010 - Commended
A Public Private Partnership mixed-use urban regeneration of a local authority housing scheme to re-integrate the area into the fabric of the city. A wide range of residential tenures – social, affordable, private rented and owner-occupied – fosters a cohesive social mix. All council tenants remained on site throughout the rebuilding, protecting the existing community and its social structure.
‘Over the shop’ living supports lively streets while residents enjoy private raised courtyards. New leisure amenities include a community centre and crèche, leisure centre and an all-weather football pitch, several children’s play areas and hard and soft landscaping.

Most units are dual-aspect, enjoying light and views across the city. With a ‘cross-over’ layout, circulation is minimised and ratio of nett to gross is high. Extensive use of prefabrication and off-site construction reduced carbon footprint and accelerated the construction programme.

As part of a Reddy A+U plan for a new urban centre of residential, office, hotel, community and retail spaces, the first phase includes mixed-tenure apartments and houses, a doctor’s surgery, crèche and housing for the elderly.
