• The number of closed sales in the 12 months ending July 31st, 2025 for the Naples and Bonita Springs Area decreased 7% year-over-year (5,675 vs 6,091).
• There were 38 closed sales priced above two million in July 2025 compared to 46 in July 2024; a 17% decrease. During the 12 months ending July 31st, 2025, sales in this category decreased 0.7% over the same time period in 2024 (710 vs 715 units).
• During the 12 months ending July 31st, 2025, a total of 10,716 new listings were added to the market, this is a 5% increase vs the same time period 12 months ending July 31st, 2024.
• Available inventory as of July 31st, 2025 consisted of 4,158 units, an increase of 12% vs the same time period in 2024. Current inventory represents 9 months of supply based on current absorption rates.
• The year-over-year average sales price for the area was $1,291,994, a 9% increase vs the same time period in 2024.
• The median sales price for the area in July 2025 decreased 4% to $640,000 vs July 2024.
• The number of closed sales in the 12 months ending July 31st, 2025 for the Naples and Bonita Springs Area decreased 15% year-over-year (3,829 vs 4,486).
• There were 18 closed sales priced above two million in July 2025 compared to 14 in July 2024; a 29% increase. During the 12 months ending July 31st, 2025, sales in this category decreased 37% over the same time period in 2024 (287 vs 453 units).
• During the 12 months ending July 31st, 2025, a total of 8,402 new listings were added to the market, a 6% increase vs the same time period 12 months ending July 31st, 2024.
• Available inventory as of July 31st, 2025 consisted of 3,400 units, an increase of 15% vs the same time period in 2024. Current inventory represents 11 months of supply based on current absorption rates.
• The year-over-year average sales price for the area was $769,633, an 8% decrease vs the same time period in 2024.
• The median sales price for the area in July 2025 decreased 12% to $400,000 vs July 2024.

• During the 12 months ending July 31st, 2025, a total of 879 new listings were added to the market, an increase of 11% compared to the same time period 12 months ending July 31st, 2024.
• Available inventory as of July 31st, 2025 consisted of 411 units, a 5% increase vs the same time period in 2024 (411 vs 392). Current inventory represents 14 months of supply based on current absorption rates.
