• The number of closed sales in the 12 months ending October 31st, 2025 for the Naples and Bonita Springs Area increased 2% year-over-year (5,981 vs 5,843).
• There were 68 closed sales priced above two million in October 2025 compared to 33 in October 2024; a 106% increase. During the 12 months ending October 31st, 2025, sales in this category increased 14% over the same time period in 2024 (764 vs 671 units).
• During the 12 months ending October 31st, 2025, a total of 10,846 new listings were added to the market, this is a 6% increase vs the same time period 12 months ending October 31st, 2024.
• Available inventory as of October 31st, 2025 consisted of 3,882 units, an increase of 3% vs the same time period in 2024. Current inventory represents 8 months of supply based on current absorption rates.
• The year-over-year average sales price for the area was $1,300,125, a 10% increase vs the same time period in 2024.
• The median sales price for the area in October 2025 decreased 3% to $660,000 vs October 2024.

• During the 12 months ending October 31st, 2025, a total of 8,656 new listings were added to the market, a 9% increase vs the same time period 12 months ending October 31st, 2024.
• Available inventory as of October 31st, 2025 consisted of 3,627 units, an increase of 17% vs the same time period in 2024. Current inventory represents 11 months of supply based on current absorption rates.
• The year-over-year average sales price for the area was $744,573, a 12% decrease vs the same time period in 2024.
• The median sales price for the area in October 2025 showed no change at $400,000 vs October 2024.
