The Pearl Qatar is expecting significant growth when it comes to the supply of residential villas. In this quarter, the ready to move-in villas and off-plan villas are actively listed in the market. Although, when it comes to ready-to-move in villas, you will find the beachfront and type of villas. The off-plan luxury villas are active in Giardino Village at The Pearl which have flexible payment plans and facilities such as private swimming pools, gardens, gyms, internal elevators and well furnished villas. In the 4th quarter of 2021 or 1st quarter of 2022, there is a possibility of some ready small villas to enter the market by various developers. In the first quarter of 2021 there were 10 ready residential villas available in the resale market. Around 75% are luxury residential villas with beachfront facilities. The standard size of a beach front villa is around 1,381 sqm and the average price is around 43 million QAR while the median price is 45 million QAR. An average per square meter price is around 31,467 QAR and the average discount rate is between 10% - 15%. In the 1st quarter of 2021, there was a low supply of small ready villas in The Pearl. The standard villa size is 573 sqm. Approximate price is 12.5 million QAR. Median price is 13 million QAR. Per square meter price for villa is estimated at 22,755 QAR. Discount price for a small villa is 7% - 10%.
