HAPPY NEW YEAR –WELCOME TO 2023!

As we start a new year, I trust you had a great Christmas and New Year break. We certainly were ready for it at the end of last year. I know many took the opportunity to enjoy the great weather – it was fantastic to see so many Facebook and Instagram posts of boats and BBQ’s in Wanaka, families on the beach in Mooloolaba, snorkelling in Fiji, time in Bali and of course some amazing trips to New York, London as well as safari parks in South Africa. It’s certainly great to be able to travel again – like so many things, you don’t really appreciate something until it’s gone.

2022 was challenging. The economic pressures, the “post Covid” social and mental health issues and of course a slowing real estate market for many. I can’t tell you how proud I am of our people and how we stepped up throughout the year – in the face of challenge, we continued to focus on helping our colleagues and clients, we continued to be a positive force, to smile and give confidence to the people around us at a time it was most needed.

And how do I know we did – not only from speaking with so many of you and hearing and feeling the strength and positivity but also in our results. Across every market in 2022 we outperformed the industry. We were one of only two groups in Australia that grew our market share, in NZ we achieved our highest market share on record and in South Africa we celebrated our 10th year in a row of growing market share and moved into the 3rd position nationally for volume – from 8th position just 12 years ago. In North America we opened more offices including in Mexico and continued to grow the auction numbers – in a market where auction is virtually unheard of.

There are so many more examples of the impact we make – from the growing number of people who choose to trust us with their real estate business to the amazing contribution the Harcourts Foundation continues to make. hope you share the same pride that I do with what we continue to achieve as a Group.

I’m really excited about the year ahead. Yes, we are likely to see ongoing economic uncertainty, but we all know that in that uncertainty our business partners and clients will look for the people they can trust, the people that are confident and positive, the people that they feel safe with.

We are the most trusted brand in New Zealand and we were recognised

in November by Canstar as the number one real estate group in Australia with 5 stars for communication, knowledge and advice, contract handling, problem resolution and overall satisfaction. We have a culture built on a clear purpose to help others achieve success and a set of values we use throughout our organisation to guide our decisions and behaviour. We have a strong foundation. We will continue in 2023 to roll out our new CRM VaultRE. The Hub, launched in South Africa and Australia will be rolled out in New Zealand. Our new websites continue to gain traction generating over 1000 appraisals in just 10 months. Our commitment is to provide our team with the very best tools and resources. We are well on track to achieve this objective.

This year our theme is to build on our vision that the Harcourts experience is recognised as the finest in real estate by our team, our business partners and our clients.

One Team : The Finest Experience.

I believe if we embrace the theme, if we take on board the principals of awesome customer service demonstrated by the Ritz Carlton, we can achieve the same dominance in our industry. Read the feature on page 8. In 2023 imagine if we all apply a single lens to everything we do? Every interaction, every conversation, every connection – two questions - have we delivered what the other person expected and then have we created the finest experience by delivering the ‘extra mile’? My commitment to everyone in the wider Harcourts team is to look through this lens and ask, are they receiving the finest experience in real estate? And if it isn’t, fix it!

I’m looking forward to an awesome year ahead. Thank you for everything you do that allows this Group to continue to achieve the wonderful impact that we do on so many lives.

With the launch of its new Temecula office, Harcourts Prime Properties is strengthening its hold on the Southern California real estate market. The dynamic duo of Shane and Michelle Stevenson have joined forces with super-agent Jesse Salas to open an office offering their exceptional real estate services to the burgeoning population of Temecula Valley. Shane and Michelle saw Jesse’s commitment to excellence, hard work, dedication, and ability to graciously bring people together as motivational factors in teaming up for the perfect partnership in the beautiful town of Temecula. As one of the fastest-growing areas in Southern California, the town is known for its combination of entrepreneurial spirit and a median age of 34, a perfect destination to open a Harcourts office. But coming to Temecula has a bigger purpose for this group, who have a heart to serve the many Veterans moving to the town for convenient access to the military benefits they have earned.

Harcourts Century City, California

Harcourts is expanding its grip on the Los Angeles real estate market with the opening of its new Century City office. Harcourts Beverly Hills super-agents Glen and his daughter, Brooke Coutinho, and power couple Laily Boutaleb and Ari Eskandari are heading up this new upscale office. Connected initially five years ago when Boutaleb served as the Coutinho family’s immigration lawyer, the friendship of these four developed into a group that is primed and ready to forever change the real estate landscape in Los Angeles. “It made sense to combine our strengths into one team,” Glen Coutinho, partner of Harcourts Beverly Hills, beamed when asked about the new partnership. “They (Boutaleb and Eskandari) specialize in legal and property development, while we specialize in property sales. So, under the Harcourts umbrella, the four of us can grow and offer our clients options in development, legal, immigration, and general sales. We are a one-stop shop.”

Benjamin Moriarty

Senior Finance Business Partner, Harcourts International

Having worked in various accounting roles in multiple industries such as fashion, recruitment and engineering Benjamin recently spent nine years at Flight Centre. During this time he worked as an analyst before moving into a head of finance role which sat on the senior leadership team of an acquisition entity, Travel Money Group, which had 700 staff across Australia and New Zealand. After Covid disrupted the travel industry that business went into hibernation and he moved across through various roles. After a couple of years away from accounting, Benjamin has joined Harcourts in the finance team. Benjamin is passionate about growth, development and supporting the Harcourts business and its people. He says, “Having come from operational leadership roles in other businesses I’ve always valued the assistance support staff like finance can bring and so I’m passionate about providing that support.”

Mellissah Novobranec

Credit Controller, Harcourts Australia

Mellissah has joined the Harcourts team as the AUS Credit Controller. Within this role she will be working closely with the Finance Business Partners and Franchisees to ensure fees are invoiced and recovered in a timely manner. Mellissah brings 12 years of finance experience to the team, coupled with Business Management and Accounting credentials. Born and raised in a country town in South Australia, her move to the big city has opened the door for her to pursue her career aspirations.

With a long-standing passion for real estate, Mellissah has found her dream job to call home. Outside of work, she likes to unwind with arts and crafts, photography and spending time with family and friends

Welcome back to Rachel, who returns from maternity leave after having her third child. Rachel has been with Harcourts for almost 8 years and is thrilled to be back and working with the South Australian network to drive growth. Rachel has a diverse background in business, marketing, and relationship management, and has worked with teams throughout Australia, as well as in Europe and Canada. Having worked in a variety roles across the real estate industry Brittany brings a wealth of knowledge and passion to her role as Business Operations Manager. Her outstanding abilities are aided by a Degree in Law from Griffith University. Irene Limnios

Property Operations Manager, Harcourts Western Australia

Irene has 25 years’ experience in the Perth and Western Australia Real Estate Industry across all disciplines including Commercial and Residential Sales, Property Management, managing development projects, offthe-plan sales and consulting to Government departments on Inner City urban renewal and redevelopment projects. Irene has also managed the start-up of several new businesses including a theatre production company, an industry award-winning boutique hotel and a successful restaurant in Perth’s entertainment district. She has provided consulting and business improvement strategy services to businesses in the Financial Services, Fast Moving Consumer Goods and complementary and alternative medicine sector. Irene’s passion is collaborating with businesses to develop their strengths, overcome challenges and position themselves to achieve their full potential.

More than 20 years of experience within all sectors of the Real Estate Industry has positioned Lisa McNiven well for her role as Victorian Property Operations Manager. Highly versed in all aspects of property management, she fully understands that this is a business based on relationships and has been very successful in developing and inspiring staff to achieve their professional goals. Having spent the past four years in training and leadership roles, Lisa has a wealth of knowledge to share and a natural ability to deliver training and strategic support to our team. Gregg Toyama CEO, Harcourts South Australia

In his 16 years with Harcourts, Gregg performed in multiple roles, adapting to the unique changes placed before him to create innovation for his industry. Prior to being named as CEO, Gregg was the Head of eBusiness for Harcourts International.

As the Head of eBusiness, Gregg learned to embrace the idiosyncrasies of the various states and countries of which Harcourts operates, ensuring that their mobile technology tools were relevant and customizable to local market conditions. In 2017 won the REB “Innovator of the Year” award.

Similarly, in his role as the CEO of Harcourts SA, Gregg revelled in the opportunity to best decide how to apply resources to enhance productivity, culture and increase retention and recruitment opportunities in the real estate sector.

After spending 2021 caring for parents who lived in the USA and were experiencing ill health, Gregg returned to Adelaide, where he resumed the role of CEO for Harcourts SA.

“On reflection, realised that I still had the desire, thirst for learning and vision to support and challenge Harcourts SA, and myself, to be the very best we can be in the never-ending journey to provide the finest experience in real estate.”

Fondly known as ‘GT’, Gregg Toyama is revered throughout the Harcourts team as a man of courtesy, enthusiasm and sage guidance.

Wendy is a fully licensed real estate agent and about to complete an MBA. Her extensive industry experience includes business management, commercial and residential leasing and sales, investing, property development, administration, and marketing. Entering the realty industry in 2010, her enthusiasm and desire for continued learning keeps her up to date with current real estate trends and industry information. Now, moving into the Harcourts Victoria Performance Coach role, she brings a holistic approach to business, real estate, and customer service. Wendy adds, “With my study background, industry experience, and people skills, am well equipped to advise and educate the Harcourts network in regard to their real estate career needs. My focus as performance coach is to support the network in building robust client relationships, and industry resilience while at the same time delivering a high level of service with honesty and integrity.”

Sonja Low Reception and Events Administration Support, Harcourts New Zealand

Sonja has joined the Auckland Regional Office as a part-time Receptionist supporting the administration team. Outside of work Sonja has her own business as an Interior Designer & Stylist where she has been doing home staging and colour consults for her clients, helping them promote and sell their homes. Sonja is looking forward to getting involved in the extensive Harcourts network bringing her skills in art, design, photography and making all things beautiful to the team.

Firstly, we must get the last mile right. Delivering on the fundamental expectations of what our team, our business partners and our clients want is critical in ultimately achieving the finest experience. No amount of delivering the extras, the special surprise and delight factor, can make up for not getting the basics right.

Have we met our teams’, our business partners’ or our clients’ expectations?

Once we have, then we can add the special “extra mile” factor that takes a great experience and makes it the finest experience.

We all know the “extra mile” is often just the small things that cost virtually nothing, but take the experience to that extra level. The personal touches – a short video of thanks, a personal visit, a pizza delivered on moving in day, flowers on an anniversary, or a kind word and a ‘how can I help?’ during a tough time. The unexpected. The genuine caring. The wow!

Featuring our first office, Harcourts Baja, located in Cabo San Lucas, Mexico

With Cabo San Lucas currently being one of the most popular places to invest in real estate, the opening of Harcourts Baja in early 2022 was the right move. Award-winning agents Melissa Murphy and Heather Walker, two highly respected brokers with a combined thirty years of experience in the business, have taken charge of this new venture. In addition to their strong focus, kind approach and methodical work ethic, Heather and Melissa have their certified international property specialist (CIPS) designations, with Melissa also holding the resort and second property specialist (RSPS) designation, making them the perfect team to represent an international brand like Harcourts.

BRANDS WITH THE BIGGEST IMPACT SIMPLY OVER MANAGE THINGS THAT OTHERS DON’T.

While many of the world’s famous brands – McDonald’s, Coca-Cola, Nike, Disney – have an enviable brand promise that has become synonymous and second nature with billions of customers across the globe, few of these, and many others don’t share the same opportunity to materially change the lives of its customers, those fortunate to be in real estate can.

The famous adage popularised by the Marvel Comics phenomenon, Spiderman, comes to mind - ‘with great power, comes great responsibility’. And while this conjures up very different emotions and feelings for fans of this powerhouse brand, it’s a great reminder of the power, and responsibility we have – and equally, the power it has for us all when together, we deliver on our brand purpose – ‘we help others achieve success’.

And whilst it is incredibly important we drive this narrative harder in our streets and suburbs, we have the opportunity to turbocharge the feelings and emotions people do and will have of our brand through this year’s theme – ‘One Team - The Finest Experience’.

Whilst broadly speaking, the measurement of ‘the finest experience’ can (and will) be visible through things like our Rate My Agent customer experience tracking, and the quality of our Google Reviews, it’s Disney’s ‘over management’ principle that is proven to have made a seismic difference to a person’s experience, and their perception of the brand – simply put, it is to overmanage the things that others don’t to have the biggest impact.

A simple example that demonstrates this is the way Disney over manages the parking. When you arrive in one of Disney’s parks, you’re immediately directed to a parking space. On the way into the park, the tram drivers repeat your section and row number several times. But after a long day of fun, quite a few people forget. Disney understands that this happens, so they prepare their parking lot attendants to help. These cast members know the time each row was filled, so if you know what time you arrived, they can direct you to your row. Even if you were so excited that you don’t know when you arrived, some of them can scan your ticket to see what time you entered the park to narrow your search.If you think about it, leaving the parking lot is one of the last “touchpoints” Disney has with guests, so they overmanage it.

More recently I had the fortune of visiting Christchurch for the first time and stayed at The George Hotel – a favourite of many in the Harcourts business. During this stay, I also experienced my own

example of ‘over managing’ a customer’s experience to create a positive experience and an emotional connection to their brand –a hotel brand of all things. For those playing along, what happened was this – notwithstanding my check-in experience was prepared, simple and efficient (inc. bag delivery to the room while I checked in), twenty minutes after arrival I had a phone call to my room – not something I was expecting given very few people knew I’d arrived. On the other end of the call was reception who asked if I’d like a complimentary coffee to help me settle in. Whether they knew I’d flown in from Sydney or not is irrelevant and in the grand scheme of things, an extremely simple thing to do which was also low cost, but for me, it was timely, of value and made me feel great.

There was a number of these ‘touchpoints’ where the experience I had was (in my view), over managed but this a simple, practical example of how The George has made this a part of their procedures that will likely have a very positive impact on their brand experience.

When we bring this back to real estate and our theme for 2023 – ‘the finest experience’ – it makes me think we have a real opportunity to not only do what Disney, or The George do, but what the Ritz Carlton has become famous for, which is ‘deliver the last mile, before you go ‘the extra mile’.

Thinking about your operation and the touchpoints you and your people have, what could you ‘over manage’ without adding complexity or huge cost to the experiences people have with the Harcourts brand? Think about your digital office front door (website, social media), your physical front door (offices and the homes of those we are selling or renting) and the people who are delivering your Harcourts experience across hundreds of touchpoints every day – are we delivering ‘the finest experience’ and delivering on our promise of ‘helping others achieve success’?

I think we have both a huge opportunity, but also a winning brand purpose that coupled with a network of thousands of people focussed on delivering ‘the finest experience’ makes for an incredibly exciting year ahead.

And just like that we’re into 2023! New year. New Opportunities. love the opportunity to make a fresh start each year. Having a blank canvas and the opportunity to design the year that you want and deserve. Last year had it’s challenges and, as expected, there was plenty of change. So, what are our learnings and how can we harness them to be even better this year?

Our annual theme focuses on the “Finest Experience”. What I love about the theme is that it applies to every person in the Harcourts team around the world, irrespective of your role, experience, language, or skill level. Each member of the Harcourts team has a role to play in creating the finest experience for our team, our business partners, and our clients.

It’s been said that people won’t remember what you did, or what you said. But they will remember how you made them feel. I’m sure you can recall moment in your life where you’ve been made to feel really special and valued. We’ll never forget those moments.

Consider, for a moment, that we have it within our control to create experiences and moments like that. What an immense opportunity we have to make our mark in people’s lives. How can we plan to take full advantage of that opportunity this year?

There is no question that it get’s tougher and tougher to win business in a competitive environment. The difference between achieving our goals or falling short is sometimes measured in inches. Yet all of us have the ability to differentiate ourselves in a positive way by seeking opportunities to deliver the finest experience in real estate.

Women’s Refuge

At Christmas our Harcourts corporate team in Auckland came together to give the gift of a fresh start to families in need at Women’s Refuge. The Harcourts Foundation initiative was driven by the increased needs of the organisation over the festive period and saw Harcourts offices across Auckland work together to collect household, toiletries and food items. Together they collected a staggering 1705 items overall! Thank you to everyone who was involved in this cause, we know you will make a huge difference to families in need.

Property Management Update

Property Management in New Zealand closed out 2022 on a high and celebrating the team’s achievement and success over the previous 12 months.

Not only did we produce the widely acknowledged Harcourts Tenant newsletter in November 2022, we also collated and sent a number of relevant and well received complementary blog items. Whilst these are produced alongside the business-as-usual monthly landlord newsletter and blog items, the suite of documents and information worked in synergy to give property management the platform to showcase the exciting developments in our side of the business - as well as enabling our team to strive for success; armed with a range of legislative updates and topical news about the industry.

Starting with a bang, the first quarter of 2023 has presented our leadership group, property managers and BDM’s with awesome training opportunities both in-person and via Zoom. In March 2023 the momentum will be ramped up again with the roll-out of the Property Management ‘Activate’ series in Auckland, Hamilton Wellington and Christchurch. These sessions are invaluable for anyone who is interested in improving their performance through education.

am also thrilled to announce that have been asked to facilitate a session on Unlawful Dwellings at the REINZ Conference in March 2023. This is a subject close to my heart and I am delighted that my knowledge in this area has been recognised with this facilitation opportunity.

Auction Update

It’s a new year and our auctioneers across the length and breadth of New Zealand have kickstarted 2023 with heightened enthusiasm. It has been a great January where we have begun seeing auction rooms full again and some results filter through from big players in cities such as Christchurch that 100% of listings were sold either before auction or under the hammer. It is a great news story amidst the negative rhetoric bubbling all around us. I am confident that the kiwis who opt for auctions as their method of sale, are going to be the winners on sale day. Even in a harder market, the results cannot be challenged.

Work has also begun in force for Harcourts HX auctioneering championships in May and for the REINZ auctioneering competition in June. In my opinion, it is never too early to sharpen our swords and refine our art, so I am thrilled with the engagement in training that we are rolling out to our novice and more experienced auctioneers. It’s like the quote from Samuel Goldwyn states, ‘the harder I work, the luckier I get’ and this appears to be the case with our hardworking auctioneers and attendees of training as they are the auctioneers with the highest rates of success.

Lastly, I want to acknowledge the passing of a dear friend of our industry and auctions. John Abbott, a life member of REINZ was the epitome of auctioneering and the enthusiasm, hard work, and determination one needs to put into the craft, to be excellent. He was a gentleman, and his wit, charm and authenticity was adored by so many of us. I am heartened to have attended his living wake at the end of 2022 where John regaled us with legendary stories from years gone by. You’ll be missed John, thank you for everything you gave us.

To finish, I want to celebrate an announcement made by the Minister for Housing regarding regulation of the property management services with a Bill which is ready for a first reading in May 2023. I can only hope this results in opportunities to provide the best outcomes for kiwi landlords and tenants.

1. How long have you been at Harcourts? have worked for Harcourts Whakatane for 4 years now but started my Harcourts journey in Cambridge working for Kevin and Andrea Deane back in 2005. Their guidance and support was invaluable and I love catching up with them at Harcourts events.

2. What is special about your office? We have a really close-knit team of experienced agents, and our goal is always to provide the best possible result and to deliver an ‘above and beyond experience.’ We also follow the Harcourts recommendation and have taken fun and laughter to a new level. The knowledge and ability to share creates a great camaraderie between us

3. What career awards have you won? I’m not really an awards focused agent, but in my first year of real estate I won the top exclusive lister in the Cambridge Office, made it into the top 20% of agents nationally for an unnamed company, and this year won #1 overall agent for the Whakatane office. I win every day, just by having the opportunity to serve and provide value to people that have trusted me with their biggest asset. Sometimes I think we forget how privileged we are.

4. Why did you win the Harcourts International Client Experience Award 2022? have given this much thought and really, have come to the conclusion that as an agent, we all want to succeed, but success for me is not

the amount of transactions I can achieve, but the relationships formed along the way. I strive to serve and provide value to my clients, and I guarantee that if you do that, they will remember you long after they have forgotten the price achieved.

5. What was your reaction to the win? I was waiting for the steward’s siren to go off and someone to demand a recount! Honestly, it was a such an overwhelming feeling and something of which am incredibly proud.

6. How important is client experience to you? It is the reason I do what do. Money is not my driver, yes it certainly helps but for me my jam is seeing people achieve their goals, helping to educate, share local knowledge, and to guide them through the process. Sometimes this means adapting my skill set and becoming an emergency gardener, window cleaner, stager or simply sitting down and listening to someone’s story.

7. What is your advice for new sales consultants starting out? I think the best advice can give would simply be to remember that this job is about people. The man with a $2million property has the same feelings as the man with a $200,000 property, just different circumstances. Treat all people the same and provide the same level of service. Don’t worry about the number of transactions, concentrate on connecting with people and watch your transaction rate increase. It’s about people, not houses. Study your local knowledge and be honest…people will respect you for it. The best exercise to discover how powerful a simple smile can be is to go to a suburb that you are not known in. Walk down one side of the street, without making eye contact with people. When you get to the end, stop and see how you feel. Now walk down the other side of the street, make eye contact with as many people as you can, smile and say hi or give a compliment to someone. guarantee you will have just made someone’s day and that’s just how simple it is!

Each year Harcourts picks a theme – a saying, a message, an aspiration, an inspiration.

In 2022 it was “One Team, We’ve Got This”, and in a year marked by rate rises and market downturns, the extensive tech roll outs, and the numerous other challenges, Harcourts lived and breathed as One Team. We walked the walk, and we talked the talk, and showed that absolutely We’ve Got This: Our market share increased, our amount of offices increased, and our corporate surveys showed increasing levels of respect and workplace satisfaction.

Now, in 2023, as you can see from earlier in this publication, we present a new theme. More than just a sound bite or a slick sentence, the 2023 Harcourts theme represents an attitude, a determination. Not just words, but words into action.

Property Management Update

We all know that building a rent roll is a valuable asset for any real estate office. I’m often asked by business owners “How can I grow my rent roll? Where can I find new managements?” It’s easy to see why this could illicit a complex response around market conditions, overcoming losses to sales or finding the world’s best BDM. The real answer, however, may be way simpler than all of this. The Harcourts theme for 2023 is ‘The Finest Experience’. I have asked many people if they would associate the words ‘finest experience’ with property management and not one of them said yes. What an incredible opportunity we have as a brand to turn this around. Our single biggest asset as a team is the ability to not only communicate well with our clients but to connect with them. How can we do this?

In a world where technology and discounting fees are touted as points of difference, let’s go for something different! SOUTH AFRICA UPDATE

Before looking forward to 2023, I think it is important to reflect on a major achievement in 2022. Harcourts recorded positive year on year growth in 2022, while the residential property market in South Africa was in negative territory. This is obviously market share growth and marks an increase in our market share for 11 of the past 12 years. A great testimony to the growth mindset and consistency of the Harcourts network in South Africa.

We enter 2023 with plenty of reasons to feel very positive despite the higher interest rates and general market slowdown. Firstly, interest rates are only slightly higher than they were before Covid. So, it may feel like they have been hiked very fast, but they are really just back to “normal” levels. Secondly, Harcourts has proven, like most of the bigger, stronger brands that a slightly weaker market suits us. With our strong Client Experience focus, large databases and national footprint we have always outperformed the market significantly in downturns. We have every confidence that this will continue. Finally, our people and culture are envied in the industry. Our One Team philosophy and support of each other gives us a great advantage.

In the coming year we will continue to focus on growing the agent numbers in our offices as we know that Agent Share = Market Share. We are also focused on continuing to grow our Auction business. From humble beginnings 3 years ago we have seen Auction becoming established as an integral part of our offering to sellers. The rollout of our new Technology Platform is our biggest project for 2023 and whilst it is a major undertaking, we are confident that the end result will be well worth it.

We have a very full program of Events this year which will ensure that our culture is fed and remains our “secret sauce”.

Top Agent Day – Inland, South Africa

To celebrate their outstanding successes throughout 2022, 15 of Harcourts’ finest Inland agents were wined and dined at the Four Seasons in West Cliff in November, held by Inland Business Development Managers AJ Cochrane and Robyn Evans. Congratulations to the region’s Top Agents on their achievements! We look forward to seeing what they do this year!

Sandcastle Building Competition

In December 2022, several Harcourts franchises hosted sandcastle building competitions on their exquisite, white, sandy beaches!

Harcourts Port Alfred has run an annual sandcastle building competition for the last 11 years. It’s always a fun morning, with both locals and holidaymakers participating. All proceeds from this competition are donated to the Port Alfred Soup Kitchen, who feed needy families on a weekly basis, and Harcourts Port Alfred loves being part of the fundraising for this worthy cause.

They had a remarkable entry by an 80-year-old lady, who singlehandedly built an enormous Duck and subsequently won that category. In the Family Division, a group called Beatle Juice won with their VW Beetle creation.

Harcourts Hermanus hosted their second official sandcastle building competition at Grotto Beach in Hermanus. It was a roaring success and loads of fun for all. More than 200 children, along with their parents,

showed up to compete, creating a wonderfully festive atmosphere! Three major prizes were up for grabs and each entry/child received a gift pack after the event. Hermanus town was painted blue with the sandcastle competition posters and there was a plethora of marketing on the beach itself. An extremely successful and fun event was had by all, and a brilliant brand marketing exercise.

Harcourts Cape Agulhas hosted their very first sandcastle building competition and WOW what an event it turned out to be. Mind-blowing sandcastles were created by young and old residents and visitors. From an octopus, shark, sea turtle to so many more. Fantastic prizes were up for grabs, as well as snack packs, ice lollies and Harcourts frisbees for all participants. School stationary or cash donations were the “entry requirements” and were donated to a local primary school.

Harcourts Oyster hosted fantastic sandcastle building competitions in both beautiful seaside villages of Cape St Francis and Jeffreys Bay. Here, too, stationery donations were the ticket to participate, and two local primary schools were the beneficiaries of these generous donations.

The sandy shores were bustling with energy as contestants put their creativity and innovation to the test, constructing impressive castles and sculptures! Both events were huge successes, and all the participants went to so much trouble. It was awesome to see and experience the energy and joy these two days created for our holiday makers. Everyone, big & small, old & young, families, friends even the cool teenagers participated.

The Harcourts Oyster team was overjoyed to visit both schools on the opening day of the new school year to deliver school supplies that were generously donated by the holiday makers and locals. The smiles on the faces of the students and staff at the school were priceless! It is such an honour to be able to make such a difference in people’s lives.

After all the amazing feedback our Harcourts franchises and team members have received from the participants and spectators, all are in agreement that they will most definitely repeat these events this December!

Expanding to Maurtius

Our footprint expanded in 2022 with the opening of Mauritius office Harcourts Offshore, led by Harcourts SA Business Owners Hartwieg du Rand, Azelle du Rand, Denis Dunn, Morne Vorster, and Eberhard Kruger – all members of the prestigious Harcourts SA RWK Legacy Club –exclusively reserved for the top performing Harcourts business owners in the country.

With real estate being as formidable as it is in the world of investment and its ability to defy turbulent conditions, we looked beyond our

borders – Mauritius. The country has long been a popular destination for South Africans and for many of them the perfect getaway location. It is a stone’s throw from the South African coast and offers cost-effective, international, island-style travel. This island has, in recent years, become a popular location for South Africans to emigrate to, that the bustling island has garnered much foreign interest and investment. Harcourts Offshore identified this growing economy and the fantastic return on investment it offers investors. The branch opened its doors in August 2022, and they’ve already seen stunning interest from developers, buyers, and sellers, proving exactly how promising this market is – not to mention the tax benefits! The stable economic climate of Mauritius, combined with the cost-effective market entry, makes it the perfect opportunity for investors hesitant about the South African market yet still looking to invest.

We couldn’t be more thrilled about this new venture and cannot wait to see what the future holds for Harcourts Offshore.

The Harcourts South Africa Business Leaders Conference was another incredible success!

The event took place in November 2022, was set in the luxury tropical Zimbali Capital hotel & conference centre in KwaZulu-Natal and was packed to the brim with our colleagues and partners from across the country.

Some of our top business owners and Business Development Managers, as well as internationally acclaimed special guest speaker Femi Adebanji, took to the stage to enlighten and motivate us with some of their latest insights, secrets, and industry knowledge. Topics ranged from agent recruitment to Property Management models to skills needed by Sales Managers. The group also discussed Interfirms and were exposed to our plans for Digital Marketing, the new Technology Platform and Auctions.

The Harcourts leaders in South Africa were left hugely inspired and motivated by the event, leaving us ready to take on 2023 with optimism and excitement for what’s to come.

A happy New Year to everyone. Congratulations to members of Harcourts Indonesia for achieving a new record in gross earnings for both top five sales consultants and each office in average. However, much work still needs to be done to unlock the full potential. We look forward for achieving another good performance in 2023.

Harcourts is adding its third office in Bali and to be opened soon. Foreign buyers are returning to Bali including from Europe, North America. While the last buyer recorded in December is from Peru. The 2023 Annual Awards will be held offline in early March for the first time since the Covid outbreak. The team is busy preparing for the event to create the best ever experience for all participants.

Lastly, The Indonesia economy is projected to grow at a healthy pace despite high inflation and high interest rate environment. This is the source of optimism for the property market in 2023.

The beginning of 2023 has been a fast and furious start for all Harcourts North America as we look to further build on the incredible success that we saw in 2022. The entire network is feeling invigorated and energized and are ready to hit the ground running. With so much going on in the marketplace across our entire network, our agents are poised to take their business even further than they did in 2022. Much of this comes down to our 2023 Kickstart event that we held in the first week of the year. Our agents were presented with our new Business Planning strategy that was aimed at giving them the insights they need to build all-rounded business and set themselves up to have a database of clients that allow them to develop a repeat and referral style business.

Harcourts North America is excited to announce the launch of Harcourts AI. This new platform will utilize the AI technology developed by ChatGPT to assist our agents with tasks such as property descriptions, bios, social media, and many more so that they can continue to service their business and their clients. After being on hiatus for the last couple of years, we are also excited to announce the return of our podcast Rethink Real Estate. The podcast will have a much broader range of categories as we have rethought the way that we approach our content. We will continue to have a large focus on our non-distressed auction platform, but we also intend to have more traditional real estate topics and guest speakers to better serve our goal of providing valuable information to the real estate industry. We also recognized the success of our network with our Quarter 4 Awards. This was done in a slightly different fashion to our usual awards events with our conference coming up in February, but it was still great to see the amazing achievements of so many of our agents as they closed out the year strong. Congratulations to all winners. We are also excited to announce the opening of two new offices to the North American network, Harcourts Prime Properties - Temecula and Harcourts Century City. Shane and Michelle Stevenson have partnered with Jesse Salas and will be opening Harcourts Prime PropertiesTemecula in Southern California. Shane and Michelle have been agents with Harcourts previously, and after a brief stint away, have returned to

partner with Jesse in a location that will benefit well with the Harcourts brand. Harcourts Century City is going to be headed up by Harcourts Beverly Hills partner’s, Glen and Brooke Coutinho, with the addition of Ari Eskandari and Laily Boutaleb. Glen and Brooke recognized a great opportunity to continue to expand on the Harcourts brand in the Los Angeles marketplace and partnering with Ari and Laily will give them all an incredible opening in a very vibrant area of Los Angeles. Australia Update

As some markets have taken pause to understand what the “new normal” is supposed to be, NAI Harcourts Offices from around the country have simply put the foot down and powered on. December 2022 saw us celebrate the second biggest settlement month in two years.

We welcome Oliver and Angela Kietzmann over in the West- as they establish a significant footprint on the regional areas outside of the Perth market. Please welcome them and keep an eye out for the growth of NAI Harcourts Regional Commercial.

Dexter Prack, Lou Paola and the Judd White team have also embraced the “splash of red” launching a commercial business in addition to their highly successful residential business. NAI Harcourts Monash Commercial to excite the Victorian market in 2023.

Warrick Hobart and the NAI Harcourts Tasmania team had a strong finish to the year with a number of deals finally settling after some lengthy delays. The office also showing that when sales aren’t about, there is always a good lease to be written somewhere. Newcomer, Kingsley Wallman putting together a 5 x5 year lease to Osteostrong, established by a well-known Hobart cardiologist, best-selling author, and keynote speaker focused on preventing heart disease on a global scale. Tight stock conditions continue to prevail in commercial markets and project delivery delays have added to settlement timeframes but overall the outlook remains positive for the trading results of our offices, and the race for top office remains very tight.

New Zealand Update

The commercial property market in New Zealand is still trying to find its feet in the post-Covid world and assess the impact rising interest rates and inflation are having on the industry as a whole.

However, what does remain certain, even in challenging times, is that quality property remains in demand and in 2022 the market outlook found positive occupier demand for good quality space. In fact, there was an evident trend in demand for prime real estate in the years leading up to the pandemic which saw tenants and investors looking for more sustainable property, particularly buildings that are Green Star rated and in essence are higher specification and more modern buildings.

Office space is a variable too, in that companies are still navigating what the work from home or office (hybrid) working environment looks like for their particular organisation. Anecdotally, we have heard from our talented teams across New Zealand, that many companies quite simply don’t know if they will continue with their current lease at the next renewal date as they don’t know what footprint they require or how many ‘bums on seats’ there will be.

Retail is a mixed bag in that major retailers are reporting an increase in online but a decrease in physical footfall in store. The cost-of-living crisis will inevitably challenge retailers in a survival of the fittest type of scenario which we saw play out in 2020 at the start of Covid times. Retail needs managed well by the retailer’s administration to swerve the recession hitting them too hard, and so like the tenants of the

With a contribution of over $8,000, the work that can be achieved for cancer prevention is huge.

There are a steady stream of new industrial parks in development in the major hubs across the country and within these parks we are seeing a combination of spaces being made available. This includes traditionally focused manufacturing or healthcare centric areas such as Highbrook now creating shared office spaces in an attempt to diversify. Lastly, leisure is the positive ray of light in our larger centre. With high-end hotels and convention centres in creation in what feels like an abundance, many areas of New Zealand are feeling that the investment in this area is a positive nod to the brighter days ahead of us where we will again welcome not only kiwis, but parties, conferences and large-scale events from overseas contingents. Let’s hope they’re right as it would be wonderful to showcase this growing sector of our fine country, to the rest of the world.

The winner of the Wellington Region Inspiration Awards for this quarter is a franchise that lives and breathes the Harcourts values, using them to empower the communities across Hawke’s Bay.

At the end of 2022, they supported Enliven Disability Services which is a service of Presbyterian Support East Coast, to purchase a generator for their Middle Road facility in Havelock North. Something that Enliven said would provide great peace of mind to staff and their patients. Round 55 Update

Victoria

Victoria felt the Holiday Spirit by supporting 5 Organisations with incredible donations to close out 2022.

• Very Special Kids received a $5,000 grant to go towards the purchase of music equipment to run Music Therapy at their children’s hospice supporting up to 15 children every week to express themselves, gain confidence and improve mobility and dexterity.

• Camp Quality are using their $4,100 grant to host a Family Fun Day at Sovereign Hill in Ballarat. The Fun Day provides families with the chance to have a much-needed break from the cancer experience and enjoy a special time together, free of charge.

• Theodora House received $2,740 to provide 200 families with Christmas Hampers to bring some vital Christmas cheer to those doing it tough.

• Footscape Inc. identified those most disadvantaged in our communities experience painful foot problems which are accentuated for those individuals whose primary mode of transport to get food and find shelter are their feet. Footscape’s $5,000 grant will go towards providing these people with access to high quality new/ second hand footwear, new socks, and foot care kits.

• Breakaway Youth are using their grant of $1,200 to take 10 disadvantaged children on a full day outing to the Torquay Foreshore for a day of community interaction, swimming, games and sporting activities. The young people supported by Breakaway commonly have histories of trauma and abuse and this day out provides respite from their home, encourages healthy participation in public life and allows for face-to-face time in a relaxed and positive environment.

Corporate Grant

This quarter, Irene Green, Harcourts Director of Professional Development, received the opportunity as a donating corporate team member to donate $1000 from The Harcourts Foundation to the charity of her choice. She chose ‘Suited to Success’ stating “I have always donated my corporate attire to Suited to success because I wanted to help those who wanted to get ahead but were disadvantaged… Love this organization and the people in it who make a difference every day”.

As a fantastic addition to the donation 4 of our incredible corporate team - Tace Devitt, Caitlin Gwynne, John Impey, and Melissa Sidara - used their yearly “Giving Back Day” to roll up their sleeves for the organisation. They assisted with cleaning, organising, and displaying items ready for the store to get stuck into more styling sessions, assisting disadvantaged people on their path to securing lasting employment.

12 DAYS Christmas of

New South Wales

This grant round New South Wales is throwing their support behind ReachOut Australia, the leading online mental health service supporting young people. Their new one-to-one online text chat service, ReachOut PeerChat, supports young people experiencing mental health challenges. The $5,000 will support them with one additional support worker for a whole year to grow their service capacities.

Tasmania

Tasmania is supporting St Michael’s Training for the second time. St Michael’s Training delivers highly contextualised and supportive training for people with a disability and for those working in the disability sector. They reached out for backing to purchase a patient lifter(hoist), slings and patient care manikins to support this much needed training and Tasmania answered with a $5,148 grant.

Queensland

This grant round Queensland sought to support the Wildlife Warriors. The $5,000 will go towards their fight to protect our wildlife and wild places.

Throwback

Community Living Australia reached out to thank The Harcourts Foundation and the South Australian team for their grant in Round 51. The grant allowed them to purchase a Mobi-Mat which they put to use recently on Kangaroo Island for an International Day of People Living with Disability event in partnership with the Kangaroo Island Council. Every December, Harcourts South Africa through the Harcourts Foundation alots R120 000 to our offices. The amount is divided between 12 offices over 12 days, so that they can pay it forward to their most loved organisations.

began my career in the real estate industry at the age of 19, young, impressionable and full of ambition. A few years later I found myself shifting from the world of franchisee to franchisor and took on my first role in the corporate sector working in a team predominately made up of females. I soon realised how rare this opportunity was and am forever grateful for it.

Being able to learn directly from strong female leaders, provided a great example for me both personally and professionally. I witnessed firsthand that it is possible to (not without challenge) balance a successful career and family life, whilst also navigating through the trials of being a rare statistical anomaly in the real estate sector.

Surrounding myself by not only one, but multiple strong female leaders in the early stages of my career gave me an inspired belief in my own potential as well as the confidence and support to break down archaic barriers. I was constantly reminded that the only glass ceiling in this industry was the one created for myself. This belief, that was engrained in me at an early age and nurtured through my career is the reason I believe that I have had opportunities continually presented, allowing me to grow and learn in leaps and bounds.

Encourage other women into the real estate industry, it’s the perfect job.

Over the years, I have met many phenomenal women within the real estate industry with inspiring success stories, all of which eager and ready to help others. From single mothers needing to earn a living to support their families, mums returning to the workforce after raising children, to ambitious saleswomen simply shaking up the status quo. There is an abundance of inspiration women at our fingertips proving there is no need for this industry to be so heavily skewed. This only raised more questions for me internally, specifically as to why, as one of the only industries that allow a career path with little certification, no experience necessary, flexible working hours and unlimited income, we are still not attracting more women into real estate sales. Statistically, although the industry at a glance, attracts both genders equally, women mostly sit in positions throughout the administration and property management sectors, limiting opportunities for growth and potential business ownership.

During one of Melbourne’s lockdown periods, it became apparent that not only were the numbers weighted in sales and directors, but that there is also a limited number of female auctioneers in the industry. Highlighted by the amount of media attention in the news, I happily volunteered to take a step in the right direction to slowly change the statistics. After participating in the facilitation of corporate training for many years, my interest in auctioneering had officially been sparked, only in order to encourage more up and coming women in the industry to step out of their comfort zone and challenge themselves, therefore shifting the norm.

Support the Inspirational Women network, it’s important and I’m proud to be your Ambassador.

When asked why the Inspirational Women initiative was so important to me, I had to be really sure my answer was simple and clear to understand. Ready and eager to continue this journey on a big picture scale, it seemed only fitting to accept the challenge as Ambassador for the Inspirational Women’s Network.

Just as I personally, was motivated to push boundaries on societal rules from engaging with other female leaders, this initiative will work to build a community of like-minded networking individuals to support and encourage one another by sharing their personal successes, challenges and experiences. In order to make a genuine difference in the roles women partake within the real estate business, whether be business ownership or top performing sales agents, we need to first set the building blocks of a solid foundation.

It is that simple. We will join, we will network, we will share challenges and ideas in order to support one another to keep doing what we are already doing, breaking our own glass ceilings, so eventually this initiative won’t be necessary anymore. The goal will be to inspire more young women into the industry to take on roles of leadership, business ownership and make their own footprint in our great industry of unlimited potential. Challenge accepted!

Like many of you, I have been busy creating my business plan for 2023.

My focus for this year is scale and leverage. With a lot of the groundwork completed during 2022, now is the time to take it a step further and start implementing.

An important part of that planning is to look back on last year so we can celebrate the wins, assess areas where there is opportunity for improvement and define exactly what we need to do to grow our businesses.

One of the most common conversations I am having at the moment are all related to new leadership challenges. The hybrid workplace, wellness, technology, recruitment and retention are just a few of the recurring themes I’m hearing about.

It’s important to remember that leaders are not born. Great leaders are constantly investing in themselves and know that our people are our greatest strengths in business. Today they are asking for a new way to work which is creating challenges on how we can do this and still manage them, hold them accountable and ensure they are connected to our culture and goals.

There is no playbook. In fact, we are writing it as we live it.

Part of my scale plan has been to start a new podcast called Future Fit Leadership. I talk to leaders mostly outside the industry about how they are working through the same challenges we are facing.
